An architect designed stone villa with superb views across the Kotor bay and the mountains beyond. The villa is flooded with light from its full height windows which open out onto either the top terrace, middle floor balcony or pool level colonnade. The bay is just 6 metres away from garden wall meaning guests have a choice of swimming in the private pool or dipping in the sea. Bedrooms are on the first and third levels while the second level offers a spacious living room with kitchen and a dramatic double height dining area. There are two terraces to the side of the villa and one to the front for lounging, dining, barbecuing and swimming. The private pool is located at the front. There is private parking for one car as well as plenty of free parking on the road side.

The main living space has stone floors, a fireplace, under-floor heating and air conditioning. There is an open plan fully equipped kitchen including a fridge-freezer, oven, hob, dishwasher, microwave, toaster, kettle, drinks alcove. A table for 8/10 is situated on the terrace immediately adjacent to the kitchen (at the highest terrace level) with wonderful views across the bay.
Inside, there is a lounge area with seating for 6/7 people including the following facilities; broadband Wi-Fi, smart TV and speaker. Adjacent to the seating area is a full width balcony with views across the bay and onto the pool terrace. A large dining table for 8 people is situated in a double height space next to the kitchen and lounge.

The villa looks out across the bay and therefore perfect for boat watching and timing the day by the colour of the sunlight falling on the mountain face opposite, or star gazing in the evening. The villa is in a relatively quiet part of the village although in either direction you will find some great restaurants which tend to sit out on the bay on stone piers. The nearest is about 250m away.

This 18th century fortified house is our holiday home so has been restored to our tastes. The musket ports have been excavated and illuminated to maintain the ancient character and, although one of the largest houses on the Bay, we have avoided dividing it up for maximum rental income. There are four generous bedrooms, two sitting rooms, one in the double height loft, and a hand made kitchen with Bosch appliances. TV and wifi are available and beneath the limestone tiles is underfloor heating. (We've now added a third bathroom.) A terraced garden rises to the rear of the house, in front steps descend into the sea.

Muo is an old fishing village with a shop, quay and restaurant. One can swim past sailing ships mored at the marina or walk up the mountain on ancient paths. Kotor is a stroll along the water front. Our hope is to give guests the best possible holiday at a reasonable price.

You can walk to 3 local waters' edge wonderful fish restaurants within 5 minutes and yet the Villa itself stands on a quiet and secluded part of the fiord, and there is a tiny hidden away local shop several hundred yards away. So you don't need to get in the car either to dine or shop but just stroll along in either direction for lunch, a coffee or dinner. Or just to top up with a few bits and pieces for a BBQ lunch at home. The fisherman comes along the water in a boat (sometimes a car) shouting 'Riba, Riba' - fresh fish so its worth rushing out to view his local 'catch' for a very special BBQ. He will also clean and gut the fish for you! In August/September you can pick from the garden the most delicious figs, apricots and pomegranates & flavour your fish BBQ with fresh rosemary from the pots.
The Villa has 6 doubles (1 double & 4 twins & open plan top floor huge room with 4 beds) and 3 shower rooms and a master bedroom with bath & shower en suite.
(4 w.c's/showers in total) There is also a ground floor twin room with shower, w.c. etc next to it which is sometimes very useful for more elderly guests preferring not to use the stairs but wanting private washroom on the same floor.
With fully fitted kitchen, living area and dining area inside and fab terraces outside with BBQ in which to relax overlooking the waters edge.
A short drive to Kotor, the old medieval walled city Kotor is charming and splendid & provides a wide range of shops and restaurants, bars and cafes to suit all tastes and some lovely boutiques, nightclubs and even a casino!

We particularly enjoyed using the BBQ and cooking fish bought from the local fish man. Kotor, the local medieval town is a must as full of wonderful sites, shops and restaurants. I would recommend the walk up to the fort .. it's worth it for the fabulous views. There are lots of excellent walks either along the fjord or if feeling more energetic then up to the top of the hills and along the top (more fabulous veiws). The supermarket new Kotor was excellent and also a local shop about 300 meters away so all very convenient. Also cafes and restaurants in easy walking distance. We all had a great holiday! "

- "We flew into Podgorica which was around a 1hr40 drive away, through many many mountains. Roads are good but I am glad we drove and didnt have a shuttle bus due to the bends and cliff drops. Ana was extremely welcoming and helpful on our arrival, so we settled very quickly. The villa was very clean, and we had access to everything we would need (towels, wifi, laundry..etc) The pool was our absolute highlight and we spent most of our time in it. The villa is right on the lake front, but getting into the lake you had to walk on the shells and stone, which was a bit awkward with the younger child. Weather was all we could ask for around 36' most days, and there was always somewhere to shelter in the villa garden. There were plenty of local shops so we didnt have to always drive to the supermarkets. My only bits of advice to future travellers are take mosquito repellent, and Montenegro is not part of the roam anywhere destinations on the '3' mobile network. Would highly recommend both Montenegro and this villa to anyone seeking a holiday."

(Villaljuta) This newly built 4 bedroom villa and pool, just 50m from the sea, has spectacular views over both the sea and mountains. It sits on the edge of the picturesque village of Ljuta, which is located between the two UNESCO heritage towns of Kotor (6km) and Perast (4km). In front of the house is a large stone patio with an 8 x 4 metre swimming pool. The accommodation consists of a spacious and well appointed open plan kitchen, dining and living area. The top floor has a single bedroom and en-suite bathroom, and the middle floor has three further bedrooms and two bathrooms. All the bedrooms have access to balconies with their spectacular views. Within 100 metres is the famous Stari Mlini restaurant (probably the best known restaurant on the coast). The village has a shop about 50 yards away, and a fantastic fresh fish market/deli (Cogi).

- "An excellent base to explore this fascinating country. House is very spacious, with 3 big bedrooms and one smaller room with bunk beds. Good Aircon in bedrooms, but thick walls and shutters keep the place quite cool. Pool is pretty good size and depth; view from the front over the coast and mountains breathtaking. There's plenty to see and so nearby. As you'll see from the pics, the house is very modern and clean - not luxurious but a really nice place to stay. It's on a busy road, traffic noise didn't bother us at all but take great care on the blind bend! Very useful shop almost opposite. We managed without a car. WhatsApp red taxis, not too expensive locally but gets pricey for longer journeys. Downsides? Not the place for a dedicated beach holiday if that's what you're after. Pavement runs out within 1km, walking roadside in the dark is a bit hairy and car recommended. Kitchen is adequate but fairly basic. Overall we had a fantastic time and would recommend this place highly"

There is access to a large ponta/jetty in front of the house and a small beach is just two doors down. Perfect for 1 or 2 families: extra beds can be added.

More about our home: Casa Zarden is a unique home, in just as unique location. It has two restaurants and a well stocked mini market a two minute walk away. The main village of Prcanj, with a supermarket, restaurant, café, bakery and post office, is a five minute walk away. Kotor, the Unesco heritage walled castle city, is a 10 minute drive, and Tivat, home to the super yacht marina, Porto Montenegro, is a twenty minute drive away. Casa Zarden is also on the local bus line to both Kotor and Tivat.

Casa Zarden is fully equipped with all the amenities to make your stay enjoyable –even a Meile espresso machine and a large traditional outdoor barbeque with an electric spit.

The home is accessed by stone steps on the side of the house (there is a separate apartment on the first floor) that leads to the beautifully lush walled back garden. Here there is a gas barbecue, an outdoor kitchen with sink and a large traditional barbecue with an electric spit, sink, a small granite bar style table with four bar stools, a glass top table and six chairs. There is ambient lighting and an outdoor sound system. At the back of the garden there is a casita/guest house. The casita is a twin bunk bed studio apartment with a kitchenette and separate bathroom with a shower. It also has its own separate garden in front.

At the other end of the garden is the main entrance to the house and the main floor that consists of a very modern kitchen and the living room. The kitchen is fully equipped with all the appliances one would expect as well as an American sized fridge and freezer (with an ice maker), Meile espresso maker, microwave, steamer, dishwasher, and a washer and a dryer, There is an island in the middle with a ceramic hob and lots of extra counter space. There is also a bar style eating area at the far side of the island as well as a dining table and chairs. There is a bathroom off the kitchen.

The living room is spacious with striking views of the bay and the majestic mountains. It has a flat screen TV (cable) large couch, sound system and a computer desk area. There is wifi throughout most of the house. From the living room there is access to an elegantly carved small stone balcony: Perfect to sit and watch the world go by.

The stairs off the kitchen lead to the second floor with 3 bedrooms: 3 queen size, a large hall and a bathroom with a bath and European shower. One of the queen size bedrooms is at the back of the house and looks toward the back garden. The other 2 queen size rooms offer exceptional views of the water through the “porthole” windows. All rooms have Dutch doors with hand blown art glass.

The third floor, Master Bedroom, is a queen sized bedroom with an en suite bathroom with a shower. Off the bedroom is a private balcony that offers a stunning vista of the bay, mountains and Prcanj village. It is also host to a small gym area.

Directly across the street is the “ponta” (swimming pier). All pontas (the cement jetties that dot the waterfront) are public and there are 2 big trees for shade and plenty of room to catch some rays. We also provide patio furnature.

There is air conditioning/heating throughout the house.

Prcanj is a perfect get away spot to either relax on the ponta/jetty reading or swimming or taking a stroll into town to visit the many restaurants, cafes and historical sites. Hop on the bus (just outside our gate and runs every hour) to explore the walled castle city of Kotor (10-15 mins depending on traffic) or, in the opposite direction, to Tivat and the super yacht marina, Porto Montenegro or Tivat's famous waterfront "Pine" (20 -30 mins depending on traffic.)

This unique stone house is situated on the waterfront in Dobrota, only 5 meters away from the sea. On the ground floor of the house there is an open concept kitchen, living room and dining room. To the right side of the entrance is the living room with 2 spacious sofas, dining room table, flat tv screen, cable tv and wi-fi connection. Right opposite the dining room space there is a fireplace with small library and sitting places. Next to the fireplace there is a kitchen (fully equipped) with a bar and 2 bar chairs. Kitchen has a dishwasher, washmachine, fridge, oven,cooker, microwave, coffee machine, water-heater, dishes and cuttlery for 6 persons.To the left side of the entrance there is a dining room space with table for 6. On the ground floor of the house there is also a bathroom with shower. Space is air-conditioned. Wooden stairs are leading to the first floor where there are 3 bedrooms and a bathroom. Master bedroom with double, king size bed , LCD cable tv and wardrobe has 3 windows and is facing the sea. It offers amazing views to the sea and the bay. Second bedroom which is also facing the sea is smaller and has two single beds, LCD cable tv and wardrobe.
Third bedroom is facing the garden but has also side view to the sea and the green area around. It has a double queen size bed LCD cable tv and wardrobe.
In front of the house there is a small courtyard covered in grape vine with stone table where it is possible to sit and relax in the shade during the hot summer months. Next to that small courtyard there is a bigger courtyard with a bigger table and six chairs from where one can enjoy stunning view to the sea and the mountains or make barbecue with friends. Next to it is a garden and a parking for one car. It is possible to provide more parking spaces in the neighbouring garden, as per request. All of these areas are used exclusively by the guests of the house. Mediterranean flowers and trees in the garden and the courtyard are allowing one to enjoy unique pleasure of living surrounded with old stone architecture, mediterranean style and scent of the sea (being only 5 meters away).
In front of the house is a pier where it is possible to put sun-bathing chairs and enjoy swimming and sunbathing in the hot summer months.
Old town of Kotor is only 2 km away ( in a walking distance). Overthere one can visit restaurants/bars museums, souvenir shops, boutiques, night club or go to theatre, movie etc.
There are numerous shops/restaurants and bars along the promenade in Dobrota, nearest being 100 meters away.
Linen and towels are provided as well as beach towels for 6 persons. Sun-bathing chairs are also provided (for 6 persons).
Once a week changeover of linen and cleaning is provided. Usually it is after one week of stay ( time can be agreed).
All guests who are staying one week or more receive complimentary bottle of vine upon arrival, as well as a fruit basket and selection of coffee/tea.

- "We had a wonderful stay in Kotor. The home was across the street from the water and had a platform on the water for those who wanted to swim. Beautiful views from the front of the house with lots of boats, sailboats, and cruise ships going by. The outdoor space was large and very comfortable. The three bedrooms were located upstairs and there is a very comfortable living area and a well-stocked kitchen on the first floor. The bathroom downstairs has a shower while the upstairs bathroom has a tub. We very much enjoyed our stay."
