We have replaced all bed linens and our comforters are now upgraded to interchangeable duvet covers to improve hygiene standards.
All our pillows have protectors which are fully washable as are our mattress protectors.
For the safety of our guests all bed linens, duvets, pillow cases, pillow protectors are always washed between guests.

Shopping is minutes away. Gate security was very friendly and professional and made coming and going quick and easy once you check in the first day. Great wifi let us stay in touch. There is a welcome binder with all the info you need about the facilities. All in all a lovely stay and this property would definitely be a repeat stay if we are coming back to the area."

Home was located in the gated Southern Dunes community, close to restaurants and shopping. It was a 40 (weekend) – 90 (weekday) minute drive to Universal Studios. The home was very clean and rooms/furnishings were generally as pictured with expected wear and tear. A very small supply of essentials was provided (an extra roll of toilet paper in each bathroom, one extra trash bag, enough soap for 2 loads of dishes), though there were no baking dishes, cooking essentials (salt/pepper/oil), or laundry soap. While we had to pay extra for pool heat, we appreciate that the heater was on for 20 hrs per day, so the pool was always warm. And even though it’s a corner lot, the landscaping made the pool area private and cozy. The weather was cooler than usual during our stay, so we didn’t really need the air conditioner, which worked out nice since we didn’t find out until check in that the air conditioning is set to 80 degrees F during the day (75 F at night) and can’t be adjusted. (The heat was set to a comfortable 70 degrees F.) Check-in and out was easy and communication with the host was always prompt and clear. Overall, we had an enjoyable stay and would consider renting this home again if we find ourselves back in the Orlando area!"

At the time, due to prolonged cleaning times we do not accommodate early check in or late check out times.

All homes are stricly non smoking inside and a $350 fee will apply, if our cleaners detect smoking odor in the home.

No big parties or events allowed in any home. No loud outside noise after 10PM in any homes.

First night of Essentials provided, after that the guest are to cater their own. A list of what is included will be provided prior to arrival.

Stroller, high Chair and/or Pack'n'Play+ Grills. These items can be rented through various vendors, and we will provide a few rental company recommendations.

Pool warming is not included and requires an extra nightly standard fee of $35+tax per night. It is recommended between November- May.
We urge guests to add this feature as soon as they place a booking, to avoid any scheduling issues. We turn the pool heaters on the day prior to arrival. There is a 4 night minimum for pool heat charge. An extra call out fee of $25 applies if pool warming is added on the day of, or after arrival.

Facts about pool/spa warming. It takes up to 24 hours for pool to reach set temperature. Pool heaters keep a pool temperature between 83-87 fahrenheit. Pools and spas keep the same temperature as water circulates between them. Pool systems are set on timers so they run from morning to afternoon/evening. Therefore it will be some cooling of during night time when temperature drops. FMH is not responsible for any refunds on freezing winter days (50s and 60s outside temps) which causes lower than normal pool temperatures. Guests are not allowed to tamper with any pool equipment during their stay, this must be handled by a licensed pool professional.

Hurricane Debby rolled through so we had one day in during our 2 week stay, but it's Florida, weather can change in an instant. The home was very clean, and located within the beautiful Southern Dunes golf course. Played 2 great rounds and the house backs on to the 3rd hole. Kitchen was perfect for us with great appliances. the area is very quiet, with all the amenities within a 5 minute drive. If you are looking for proximity to Disney, its about a 45-60min drive, as you have to deal with the constant I4 traffic which is always horrendous. our recommendation is head West and spend the day in Tampa. the home is centralized to Anna Maria/Clearwater beach and to Daytona/Vero Beaches. Looking at a 1.5hr drive to either. Only issue we had was the pillows could be replaced, but we just went to Walmart and bought a few to use."

- "My husband and I visited the area to celebrate our anniversary. The house was very well kept. The furniture was just as pictured, and the pool was immaculate and heated. There were plenty of dishes and cooking utensils. There were neighbors on both sides, but it was a quiet neighborhood. The only issue we had with the community was the street parking. We drive a minivan, and it took some Maneuvering to get out of the driveway. Someone came while we were gone and put the garbage cans by the curb for us, which was very nice of them. Really the only complaint would be privacy by the pool but definitely not a deal breaker. I did notice that some homes had a privacy screen across the bottom of their pool cages which would benefit this property. We plan on coming back and visiting with our children."

All homes are stricly non smoking inside and a $350 fee will apply, if our cleaners detect smoking odor in the home.

No big parties or events allowed in any home. No loud outside noise after 10PM in any homes.

First night of Essentials provided, after that the guest are to cater their own. A list of what is included will be provided prior to arrival.

Stroller, high Chair and/or Pack'n'Play+ Grills. These items can be rented through various vendors, and we will provide a few rental company recommendations.

Pool warming is not included and requires an extra nightly standard fee of $35+tax per night. It is recommended between November- May.
We urge guests to add this feature as soon as they place a booking, to avoid any scheduling issues. We turn the pool heaters on the day prior to arrival. There is a 4 night minimum for pool heat charge. An extra call out fee of $25 applies if pool warming is added on the day of, or after arrival.

Facts about pool/spa warming. It takes up to 24 hours for pool to reach set temperature. Pool heaters keep a pool temperature between 83-87 fahrenheit. Pools and spas keep the same temperature as water circulates between them. Pool systems are set on timers so they run from morning to afternoon/evening. Therefore it will be some cooling of during night time when temperature drops. FMH is not responsible for any refunds on freezing winter days (50s and 60s outside temps) which causes lower than normal pool temperatures. Guests are not allowed to tamper with any pool equipment during their stay, this must be handled by a licensed pool professional.

This is the warmest room in the house because the sun is directly pointing towards that area during the entire day. SECURITY CAMERAS
We have cameras outside of the property. One is located in the pool area, and the other one is located in the front of the house, pointing the driveway for security purposes and always minding the guests' privacy.

HOT WATER
Be mindful of the amount of hot water you run at the same time. You will have hot water in the house, and we would love for you to enjoy it. But you need to know that if you use the hot water for the tub, you will need to wait for the heater to finish preparing the water for the other showers to be used. The tank has a certain (limited) capacity.

LOCATION:
The Villa is around 40 minutes drive from Disney and Universal area, but close enough to enjoy the magic of the parks. Expect longer drive in high season. It is normal when there are lots of people on vacation. But hey, you will be on vacation too ! So we hope the house is far enough from the noise to return from the parks to rest and relax.

HOUSE RULES:
1. You need to be 25 years or older to book with us. We kindly ask you to send us a copy of your ID before booking.
2. Please respect other people in the community and be quiet after 10 pm. We ask that you be prudently discreet, especially at night.
3. No more than 8 people can be staying in the house.
4. No pets.
5. No smoking or vape inside the house and pool area.
6. No parties or events. We are located in a quiet community, with neighbors eager to rest and relax.
7. Keep all doors closed. Do not open the garage door.
8. There is a penalty fee of $500 if rules are not followed.

There is one extra in between cleaning fee for stays of 10 days and over. One month stays, will be charged two extra in between cleaning fees. The crew is to pass by during your stay to clean, an we will notify you ahead of time.
