Welcome to our beautiful, spacious 2 bedroom townhome, located in the new Balmoral Resort. Our townhome is more than just a great alternative to a hotel or condo, with a private courtyard and prime location just steps from the clubhouse, bar & grill, and water park.

The upper floor features a wide open, bright space with a family room, kitchen, and dining area. The large kitchen island provides ample space to prepare meals, while the living area with a 46" Smart TV and Blu-ray player is perfect for relaxing after a long day at the nearby theme parks.

Our townhome comfortably sleeps up to 6 guests, with 1 king bedroom on the top floor and 1 two-twins bedroom downstairs, both with en-suite bathrooms and 32" Smart TVs. You'll also have access to FREE WiFi throughout the townhome. The separate washer and dryer are located on the ground floor, and the back door opens up to your covered garage.

All of our townhomes have private courtyards and balconies where you can enjoy the Florida sunshine. - "Beautiful area great property." - "Overall was good, BUT…. Light on bedding/blankets and towels. Also, no street parking so you had to park in back or in a really nice garage. The problem was no opener was available (I understand the issue with this), so it made it a bit of a challenge to get in and out- particularly when it rains- which it did." - "The GOOD: Overall great location, great unit, very clean, and close to pool and grill/restaurant. Easy access in and out of resort and unit. The BAD: Carpet is well worn with lots of carpet wrinkles that are high and easy to trip on in bedroom and living room. Would suggest hardwood floor/or hardwood like flooring. Also, Communication with Tropical Vacation Resort is not that great through the VRBO app. It took days for a response, especially during stay. For a weeks stay, there should be more toilet paper and paper towels. There was only one roll of each in bathrooms and kitchen. Not enough for weeks' stay."

- "Outstanding property. My only complaint is that a community swimming pool is advertised as being available for use. THERE IS NO POOL. The pool mentioned in advertising is closed for maintenance. We were in this same Haines City area 2 years ago and the pool was closed for maintenance then also. Please remove the pool from your advertising. It is misleading. The swimming pool you say is available is part of the Greenlefe golf condos that went bankrupt."

The space
All 3 bedrooms are stylishly decorated and comfortable with their own TV. The 1st floor has an open concept with plenty of sunshine coming through the unit. The view is breathtaking.
Guest access
Guest will have access to the entire space. For the outside patio, all guest should stay within the parameters and not extend social gathering on the golf course. Guest can park their vehicle in the driveway. Driveway can hold 2 medium size vehicles and can also park on the street. Please follow HOA guidelines on parking. Guest will have access to all amenities provided in the Southern Dunes community. Access to golf course, gym, library, pools, clubhouse restaurants, and any activities on site. Guest will be given a visitor pass to enter in and out of the premises by the security at the entrance.

Other things to note
All guest will be given an access code for the duration of their stay. No pets are allowed. Quiet hours between 10p-8a. No commercial Photography or filming allowed. Guest can utilize all appliances provided. Please do not leave any open food in the refrigerator or cabinets per Florida law.

Relax & unwind in this quiet cul de sac property in the country. The space is similar to a bed and breakfast with filtered water throughout, a rocking chair, and dining on the patio. There is karaoke, a library, a game room with atari arcade machines, a wi console, & cable tv with international channels all complimentary with your stay. For a little extra chef style, meals and bar drinks are available if you desire. All food types are available+ soul food, vegan, Pescatarian, Cajun & Caribbean.

The space
Your room and bathroom are private with a pocket door to close you off from the rest of the house.
There are dark cherry wood bamboo hardwood floors in the bedroom and hallway and light tiles on the floor of the bathroom. There is a king-sized bed and night stand. An hardwood and chrome ceiling fan. A standing shelf lamp with candles and decorations on the shelves. A 40-inch flat screen Roku smart TV with all of your favorite apps. A desk and chair, a full length mirror behind the door. A microwave and mini refrigerator, an iron and ironing board, 2 tray tables, a fire proof safe. A drip coffee maker, coffee mug and filters, hair dryer, digital scale, 2 kitchen towels, body towel, wash cloth and hand towel.

Guest access
Besides your room you can access the 2nd living room/family room, kitchen and dining area in the kitchen, the game room and the back patio and back yard. All cooking will be done in the outdoor kitchen with gas range. You also have access to the wood pizza oven, the smoker, the charcoal grill and oil fryer. There is also an air fryer in the inside kitchen. There is a waffle maker, a toaster, a blender and many other kitchen appliances for you to use.
