We have taken pleasure in making sure the home we provide has the listed amenities available, is clean, and is well maintained. Although we do a thorough professional clean between each guest stay, we kindly ask that before leaving, you clean and put away any dishes or kitchenware used and any dirty towels in the hamper. Also, please report any malfunctioning appliances or issues to us right away. The house is very comfortable, and we hope you love it as much as we do. We want to emphasize that there is to be absolutely NO SMOKING in the home. Also, cooking with strong-smelling spices or deep frying is prohibited. Guests have done this in the past and it has taken nearly three days to remove the strong odors from the house, even with our professional cleaning. If the home is found to have a pungent smell from cooking or smoking following your stay, we will need to impose a $300 fine. If it is found that you have more guests staying the night than has been booked, you may be requested to leave the property without a refund.

Neighborhood was quiet. I liked that they proved games, bugs spray and did not have laundry on-site (so no chores to start the washing machine before checkout like at other places I’ve been). Kitchen has a pretty cool air fryer oven sort of deal. I loved the color and layout of the space. They have fancy chickens, bunny and a goat nearby (not in an area you go in, but I could hear the goat when I parked my car). My 6ft4in husband did feel some of the areas where the roof slanted were too low for him. but at 5ft10in, I have no complaints."

You might even stroll right out onto the covered patio to start enjoying the outdoor space right away. But if you stop to check out the living room, you’ll love how comfy and inviting it is. With a plush gray sectional, a wall-mounted flatscreen TV for movie nights, and a cozy fireplace, it’s a great spot to relax with a book or play games with the kids.

Hot summer days are best enjoyed in the large, heated brand-new saltwater pool with color-changing lights and deck jets that the kids will love! Sunbathe on lounge chairs while the kids use our floaties and dive for toys in the 6-foot deep end, or dip your toes in while the tiniest tots splash on the sun shelf.

Just at the end of the lawn is beautiful Lake Otis. You’ll love the sandy beach area and the private dock over the water, which makes the perfect spot for fishing. We provide fishing poles and a tackle box for you to use and enjoy. There is a public boat ramp as well, so feel free to bring your water toys to get out on the water! You can tie up your boat or jet ski to our dock.

As the sun sets, fire up the Blackstone grill and grab a drink from the mini fridge on the patio while the color-changing pool lights create the perfect ambiance for a relaxing evening on the lake.

SECURITY: This home is equipped with fire extinguishers, Bluetooth-linked smoke detectors (with a master control in the kitchen to silence in case of accidental smoke like burning food), and a carbon monoxide alarm. There is also a doorbell camera, but no other cameras on the property.

POOL: Our saltwater pool is equipped with a heater. During the winter months we keep the pool around 74 degrees which is similar to many hotels in the area. We can turn the heater up to 80 degrees for an additional fee of $25 per day. Guests have access to the pool light controls. You can request to have the deck jets turn on at scheduled times during your stay.

This property has stairs to access three levels, so it’s not suitable for wheelchairs.

Please note that a number of windows in the home are outdated and can be hard to use. We are continuously improving the property and updating windows as we go! But we have three central A/C units for your comfort, so no need to worry.

We will make sure your linens are clean, bed is comfortable (better than a hotel) and you have everything you need as mentioned in the listing. However, you won't find granola and fruit (they attract ants) or mints on your pillows. Just a very good value for the budget minded traveler. Part of the deal is that you leave it tidy!

My home has a hippie vibe with oak draped streets and big old porches. The Birdsnest apartment has a private outside entrance up to the second story (be mindful that its a two-story exterior staircase). Perfectly private for sleeping and going on independent adventures. My home is in a historic neighborhood that is fast becoming a setting for lawyers and accountants who wish to convert homes into workspaces. We are within walking distance of the business district and many lakes and walking paths in the area.

None of the rooms share walls with another unit's bedroom or living room. However, neighborly kindness is always important and appreciated.

Parking is in the back of the house in the mulched area. Please be mindful that no vehicles are permitted to park in the front of the house or on the easements next to sidewalks. The City will issue violations.

Your entrance is up the only exterior two-story staircase on the property.

Other things to note
During your stay, alteration requests are only used for extending a stay. If you’re needing to shorten your stay you’ll need to cancel. Upon canceling, Airbnb requires the guests to vacate the premises immediately.

Property can’t be vacant for over 7 days without inspection or cancellation. We require guests to communicate.

KITCHEN ELECTRIC BREAKER:
In the kitchen, Do not plug-in the hot plate/stove with any other appliances. Do not plug-in more than one appliance on outlet wall plate. Do not use the microwave and hot plate at the same time. Doing the above can cause the breaker to trip and cut off the electricity. If electric cuts off, there will be a $50 fee to flip the breaker.

If required items (ID of all guests, agree to rules & waiver, names of all guests, and reason for the trip) are not received or the guest refuses to provide, the guest will need to cancel their reservation and no refund will be issued. The host will not provide check-in instructions until all items needed below are received. If the listing is booked and guests refuse to provide required items (after booked) guest agrees to cancel the reservation without receiving a full refund.

Pest control services are provided by Orkin every 3/4th Tuesday 7a-7 pm on even-numbered months. Orkin is our service provider and they will access your room during this time. Subject to change. Dead bugs maybe in crevices or random places present which means the services are working.

The space
This Room location is very privileged, and this room is the result of the experience of working in the hospitality industry for many years, for which I can guarantee through policies of quite hours and good coexistence practices that you can fully enjoy your stay.

The Room is recommended for long stays. It is located in the heart of Winter Haven close to Winter Haven Hospital and Clinics, Medical Care Centers. Most of our guests are therapists, medical personnel, students doing practice, nurses, teachers among others.

When you rent it the day before the day of check in, you will receive an instruction manual so that you know step by step how to access the room and can follow instructions that allow you to enjoy the room with ease. I will also be ready to assist you in whatever you require.

The room is in the back of the house. which makes it more private and the parking lot for your car is next to the room's door, which makes access very easy and simple.

The room has its own minifridge and its own microway. It also has a table that serves as a table to eat or to do your studies. It has a very large closet where you can put your suitcases, there you will find various items such as sheets, blankets, towels, plates, glasses, coffee maker, hangers, first aid items. Also has broom and toiletries.

The bathroom is private. The bathroom has all the amenities such as shampoo, shower gel, toilet paper, of which we expect you to use them reasonably and keeping the bathroom clean.

Due to the current pandemic situation, this room does not share a kitchen, laundry, dining room or living room.

The room has a trash can, when it is full please empty it outside the house (see the instructions manual for the exact place where the large trash can are) to avoid the accumulation of bad odors.


On the outside of the room there is a chair and space that you can enjoy outdoors.

This room has self-check in and self-check-out. Self-check in is at 12 pm but if you need to check in early there is an additional charge of $ 15 that can be sent to my Airbnb account.

The self-check-out is at 10 am, but if you need to extend the check-out hours with a maximum of up to 6 more hours, that is until 4 pm, this has an additional cost of $ 20 us.

This room is for the exclusive use of one person only. Guests who are not registered are not allowed. But, if you need someone to come visit you, exceptions can be made with prior notice. To confirm the visit and the number of nights you must send the money before the new guest arrives. Each night has an additional cost of $ 15 per night.

We have received an exception, Service Dog are not allowed

It is important to mention that the room has a very reasonable price per night, therefore it has a strict money-back policy in case you need to cancel after you have already booked.


In the other hand, this room is super well located. Everything is very close, for example the Walmart at 6 minutes, the Publix at 6 minutes, the church at 6 minutes, restaurants between 6 and 10 minutes, among others.

Finally, Winter Haven is a city in central Florida, known for its channel-linked Chain of Lakes. Several lakes have waterside parks and eateries, as well as boat ramps and water-sports rentals.

On Lake Eloise, Legoland Florida Resort includes Cypress Gardens, a 1930s botanical garden, and Lego-brick attractions, rides and a water park. West of the city, Circle B Bar Reserve has forest trails and alligator-inhabited wetlands. Bok towers Gardens, Cypress Garden _ Water Skiing, rollercoaster.

Additionally, it is 1 hour from Orlando and all the parks of Disney, Universal, Volcano Bay among other tourist attractions, it is also close to the beaches of Tampa, Clear water, Saint Petersburg (1 Hour 30Min).

This neighborhood is 5 minutes from downtown Winter Haven. He has very easy access. It is 3 minutes from the main avenue ( 1st _street.
Also you will have great advantage, you Will find any kind of restaurants, walmart, Publix, buffets, laundry coin services 5 to 10 minutes away from the house. Very easy to find parking space anywhere, light traffic, everything is pretty close.

You hereby unconditionally release, waive and discharge your right, whether by contract or under operation of law to file a cause of action(s) or claim(s) which you may have against Gen H Properties & Mngmt, her/his/their heirs and assigns, now or in the future. You hereby assume any and all risk of loss, liability, damage and/or costs, including, but not limited to, bodily injury and/or property damage and/or loss that may incur arising out of or in connection with your stay at the property located on the welcome message after booking. You fully understand the terms set forth herein, and you hereby waive your rights freely and voluntarily without any inducement, assurance, or guarantee being made to you to the fullest extent allowed by law.

You understand that renting this home is at your own risk and that special risks may be involved with parking, showering and using the appliances. You accept full responsibility for any bodily injury arising from anything in regards to your stay such as parking, showering and using the appliances and hold owner harmless. You understand there are potential dangers that parking, using the backyard, showering and using the appliances may present to children who are not carefully supervised, as well as the danger to any person staying in the home if a person has health risks, or if a person uses the home while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising from parking, using the backyard, using the property walking on the property, showering and using the appliances. All Airbnb Guests in your party acknowledge and agree that they have read and understand this waiver and they acknowledge that booking constitutes a binding and enforceable contract between Airbnb Guests and Airbnb Host.

I, on my own behalf and on behalf of the other Guests, acknowledge that the Guests fully understand that COVID-19 is highly contagious, and that although Gen H Properties & Mngmt. is taking reasonable efforts to mitigate contamination risks, all risk of exposure cannot be fully eliminated. As such, the Guests are assuming the inherent risk of exposure to COVID-19 by visiting and/or staying at our property or any other place of public accommodation. In consideration of the use of the guestroom and/or other Gen H Properties & Mngmt. facilities and services, the Guests hereby waive and release the property owner, property manager and each of their respective affiliates, subsidiaries and employees from any and all claims, liabilities, damages, actions or costs directly or indirectly arising from or in connection with potential or actual exposure to COVID-19 at our property or any of other Gen H Properties & Mngmt (or at any medical facility or testing center visited subsequently) including, but not limited to, any illness, injury, loss of work, loss of wages, trauma, emotional distress, medical expenses or death suffered in connection therewith. By signing below, I acknowledge, on my behalf and on behalf of the other Guests, that I have informed all Guests of these terms, that the Guests fully understand the waiver set forth above, and that each of the Guests fully accepts all risk of exposure to COVID-19 in connection with visiting or staying at our property

Our insurance provider requires:
- you enter the FIRST & Last names of ALL guests in your booking message

-Upload a picture ID (in the message thread) of all guests over the age 18.

- you give the general purpose of your trip

Other things to note
During your stay, alteration requests are only used for extending a stay. If you’re needing to shorten your stay you’ll need to cancel. Upon canceling, Airbnb requires the guests to vacate the premises immediately.

If required items (ID of all guests, agree to rules & waiver, names of all guests, and reason for the trip) are not received or the guest refuses to provide, the guest will need to cancel their reservation and no refund will be issued. The host will not provide check-in instructions until all items needed below are received. If the listing is booked and guests refuse to provide required items (after booked) guest agrees to cancel the reservation without receiving a full refund.

Access to the property for ongoing maintenance is mandatory.

Pest control services are provided by Orkin every 3/4th Tuesday 7a-7p pm on even-numbered months. Orkin is our service provider and they will access your room during this time. Subject to change. Dead bugs maybe in crevices or random places present which means the services are working.

We are not held responsible for lost, damaged or stolen items.

THERMOSTAT:
We typically keep the temperature at 74. Please do not manipulate the thermostat. We want you to be as comfortable as possible during your stay. Let us know if you have any temperature related issues. For your convenience, your room has a ceiling fan inside.

Effective June 28, 2022 AirBnB bans all parties. No “visitors” that aren’t included in the total reservation guest count*. No dinner parties regardless of reason (someone died, family reunion, holiday, etc). No local visitors are allowed to come over to do their laundry. If you are in town to visit someone please visit at their house not ours. Only the max guests on the listing are permitted at the property- inside or out. Violators with undisclosed overnight guests, visitors, or parties will be cancelled immediately with no refund.

* A guest is defined as any person who visits the property either inside or out, whether staying over or not. We expect the max guests on the listing to be the same people throughout the duration of your stay, not different people every day. We charge the same price for a certain number of guests and the amount over there’s a $5 per day charge.
