- "What is there not to love? From the help coordinating our plans prior to the trip all the way through our check out, we had a fantastic experience. Our group was 15 people -- and the size and layout of the house was perfect. Very clean, lots of bathrooms, many little touches (e.g. tide pods for the laundry). The location is great -- beautiful views, walkable to a few restaurants, and on a quieter part of the lake with pretty easy access to other cities/towns. We rented 1 car for our group and only used it twice all week to get groceries. If you're thinking about booking this property, do it!"

"Casa Vittoria" is a guest house of a villa, once owned by Litta Modignani, built in neoclassical form during the first half of the nineteenth century by the Architect Luigi Tatti.
It is located in a hamlet of Tremezzo, in an ancient fishing village (Portezza), where you can also find the small Romanesque church of S. Vincenzo, and a villa built in the 1930s by the Architect Pietro Lingeri, a well-known exponent of the Comasco rationalism.
The guest house is surrounded by a beautiful garden overlooking the lake and is accessible from the lake by a jetty that allows mooring of motorboats and seaplanes.
The town of Tremezzina is the most well-known stretch of the Lario, and together with the lakeside of Bellagio and its surroundings, it houses the most famous villas for their architecture and gardens: among them we can find Villa Carlotta, Villa Melzi and Villa of the Balbianello.
Casa Vittoria has been recently and carefully restored by the architect Cristiana Vannini (which has retained and redesigned all the original characters, integrating them with every modern comfort, including the lift and Wi-Fi connection.

- "Situated directly on Lake Como, Casa Vittoria is a beautiful, very clean and well maintained 19th century villa with a beautiful garden, lake access and plenty of space inside for us to enjoy. We found the library off the main floor is a good place to gather for a glass of wine. The dining room is great for breakfast and dinner. The bedrooms all have bathrooms so it was easy for everyone to enjoy private space. The garden is very inviting and definitely a highlight of the property. So green, beautiful and quite secluded. We had one outdoor dinner here and spent many afternoons stretched out on lawn chairs, chatting and enjoying the gardens magical setting. We spent a few afternoons on the boat doc swimming, laughing, enjoying the sun. It is a great place to boat watch! The villa is a 10 minute walk to nearby Lenno where you will find the ferry boat station, the 2nd best gelato stand in the Como area and a few wonderful restaurants. From our first inquiry to the time she and her daughter waived to us goodbye, Silvia was most attentive to our every need. We did not expect this level of service - it was quite exemplary. Silvia made recommendations based on our needs, then made the reservations for us! Silvia is very professional and organized. It is evident that the complete satisfaction of her guests is a priority. - "The house was beautiful and clean. We enjoyed the big outdoor table and pool that overlook the lake for hours every day. The kitchen was big and had plenty of plates etc for our party of 9. There is one bedroom that you can only get to through two other bedrooms, but because we were all family it wasn’t a big problem for us. The bedrooms were all comfortable with big windows and fans that kept everything cool without the need for AC. The views from all around the house are spectacular, we took many pictures! The location of a house big enough for our group was great- we could walk to restaurants and bars and the local beach as well as the ferry in 10-15 minutes. The town is big enough to have lots of variety while also feeling like a small Italian town. There were amazing restaurants nearby that we frequented many times. There is also room for more than three cars in the driveway which is helpful for big groups. We also had a meal prepared at the house by a chef recommended by the host that was a real treat. The food was made in the house and was delicious, we ate outside overlooking the lake, and everything was cleaned up for us! I definitely recommend this experience!"

The Villa sits in a lovely and welcoming private garden and has been designed to a high specification throughout, in the modern-rustico style. The accommodation is arranged over two floors with the front door opening into a spacious open plan living room which is tiled and features a stylish and grey B&B Italia sofa, two comfortable armchairs, two small side tables and a flat screen TV with Apple TV connection.

A bright and modern dining area with a fitted kitchen provide a great area for food preparation and fine dining in a relaxed and informal atmosphere with guests during your stay. The spacious kitchen is perfectly equipped with all the desired appliances including a new Smeg gas oven and hob, sink and a new Bosch dishwasher. The dining table seats 6 people and can be extended to seat 8 people if needed.

It's an easy walk to the two ferries that can get you anywhere on the lake. You have your own dock for water taxis. And it's an easy walk along the greenway to wonderful lakeside restaurants. The large grocery store is also less than a 5min walk away. The outdoor dining area at this property is great -- plus, pizza oven! -- and three of the rooms have their own large balconies overlooking the lake. The swimming pool is great too. Definitely bring your pool towels (not provided). Arrange taxis and water taxis beforehand because Uber and taxi bookings can be tough. On the constructive criticism side: The house is a little dated and quirky; we had a tough time working the air conditioners; and sheets and towels are European-adequate though not plush. But again, we had a great time at this house for an epic 50th birthday party week, and the location really can't be topped."

Laid out over 2 floors, surrounded by an attractive private garden, this villa sleeps 8 people in comfort. It is an ideal base for a group of friends or a family holiday.

The spacious, airy living room has several French windows leading directly to the garden and looking out at the lake. It has polished wooden floors and elegant sofas. There is a workstation in one corner of the living area, with a wooden desk and another set of French windows leading to a shaded back garden. In a nook, tucked in the far corner of the living room, there is a sofa bed which converts into a comfortable sleeping area.

The large, open-plan kitchen is off the main living area. There is a dining table for casual meals and modern, fitted units as well as two more glass doors leading into the garden. The kitchen is equipped with a cooker hob, oven, microwave, dishwasher, fridge, freezer, toaster and coffee machine.

There are two bedrooms on the ground floor and a cozy sofa bed double on the corner of the living room area, and 1 bedroom on the lowergroundfloor.

The garden has stunning lake views and a dining table under a large parasol, for al fresco meals. There are many sun loungers for guests to relax and to the side of the house, there is a shaded area with olive trees and a hammock for some daytime napping.

Location
The apartment is in a quiet, residential part of the village of Tremezzo, just a 10-minute walk from the shores of Lake Como. On the western hillside of the lake, the property offers stunning views across the roof of the Villa Sola Cabiatti, over Lake Como, and to the mountains beyond.

There are many beautiful villas and gardens to visit, no more than a 30-minute walk away, including the famous Villa Carlotta and the Parco Civico Teresio Olivelli. You can swim in the lake from the Parco Civico Teresio Olivelli. Guests can take a ferry from Tremezzo (a 15-minute walk) to Bellagio or Varenna and spend a day in these famously beautiful towns.

For guests who are looking for more excitement, there is Lake Como Adventures (a 10-minute drive), for a wide range of activities including climbing, canyoning, hiking and skiing in the winter months.

If the delicious local restaurants and trattorie inspire you to try your hand in the kitchen, the local Tremezzino farmers market (a 15-minute walk) takes place every Thursday morning. Here you will find an abundance of local fresh fruit and vegetables, cold cuts and artisanal cheeses. There are local markets in towns along the lake nearly every day, and the nearest grocery store is a 12-minute walk.

Milan’s international Linate airport is a 1-hour 25-minute drive from the apartment and Milan Malpensa airport is 1 hour and 20 minutes away.

NEIGHBORHOOD

Mezzegra Tremezzina is a town located on the western shore of Lake Como, just a few minutes by car from Lenno and Tremezzo, two towns where you will find all the services you need. This small and peaceful lakeside locality is an ideal place to spend a relaxing vacation and is close to some of the most sought-after tourist destinations on Lake Como, such as Villa Balbianello and Villa Carlotta. The villa is also close to the beaches of Lenno and Cadenabbia.

GETTING AROUND

For the convenience of our guests, we recommend arriving by car. The city of Como is approximately a 30/40-minute drive away. There are buses that connect Tremezzo and Lenno to Como and other towns around the lake. Look for the C10 line operated by ASF Autolinee. Tickets can be purchased on the bus (cash only) or at designated locations in the area or in Como (please check the ASF Autolinee website). Please note that buses are not very frequent, and the service ends around 10:00 PM. Taxis are available but may not always be readily available in the region.

From the docks in Tremezzo and Lenno, ferries regularly depart for nearby towns. The schedule and tickets are available on the \"Navigazione Laghi\" website. Tickets can also be purchased at the dock. From Como, it is easy to travel to Milan and Switzerland (Lugano, Bellinzona, Locarno) by train. There are also public ferries that travel to other towns around the lake from the dock in the center of Como.

The closest airports are Milan Malpensa, Milan Linate, and Orio Al Serio in Bergamo. It is possible to arrange a shuttle service to and from the airport at an additional cost. TIPS

>We advise you to take a day to visit the marvellous little towns around the lake. Como city is the urban centre of the area, but the little towns are gems with glorious lakeside villas.

>To travel and walk around Lake Como, especially in the little towns and in the mountains, comfortable shoes are a must.

>There are many public drinking water fountains in the area, and the water is safe to drink unless stated otherwise. Tap water is also drinkable. You can carry your own refillable bottle!

>If you are looking for an easy hike in the area and want to enjoy mountain views anyway, Lake Como Greenway is an easy-to-follow trail that doesn\'t require too much walking uphill. The Greenway goes through the little towns from Colonno to Griante.

>Look for traditional restaurants where you can try local foods such as Lake Como fish dishes.

>In Italy, many shops (especially the little ones) and services are closed in the middle of the day, so be careful to plan your shopping accordingly.

>Lake Como is one of the deepest lakes in Europe and the deepest in Italy. Swimming and diving are prohibited in many areas and can be dangerous. For those who wish to dwell in the water, however, there are some options.

Lido di Bellagio and pebbly San Giovanni beach will be waiting for those who wish to travel and explore the beautiful town of Bellagio which lies in the middle of the two Larian branches. Locals and visitors also enjoy travelling to Nesso where the bravest swimmers can jump into the lake from the ancient Roman bridge near the waterfall.

>Lake Como is located in a mountainous region. The surrounding pre-Alps might not seem very high, but the climate is nevertheless affected by the nearby mountains, and temperatures can change quickly. Be particularly attentive to the weather when hiking, and bring some warm and waterproof clothes with you!
