Come enjoy the Classic City in this spacious and serene basement apartment. Location is convenient to all Athens has to offer. The Loop (Hwy 10) is 0.5 miles away, granting easy access to all areas of town, or take Atlanta Highway another 5.5 miles east into Downtown! This 1-bedroom, 1-bath basement apartment has a private entrance from the main house, is kept clean & orderly, and has a spacious living room to unwind after a long day and a quaint kitchenette with all amenities to meet your morning needs.
You will enter the apartment along the pathway through the front yard, where you’ll find a private entrance with keypad entry access. Upon entry, you’ll find yourself in the main living space, which includes the living room/TV area as well as the kitchenette/dining area. The kitchenette has all amenities needed to meet your evening/morning needs (sink, mini-fridge, microwave, coffee+coffee pot, and grab & go breakfast/snack items). Down the hallway, you’ll find one comfortable bedroom (queen) with a closet and one bathroom separate from the main living space. This unit is only approved for 2 guests; you must reach out in advance with requests for additional guests, which will result in an additional fee.
About your hosts: We are a family of 4 (Blake, Natalie + twin toddlers) living upstairs in the main house unit. Our one-bedroom apartment (on 2nd floor) is located in a gated complex that is less than a mile from downtown and only 1.1 miles to Stanford Stadium. Perfect for business travelers as we do have high speed internet and a printer with scanning capabilities.
We have everything you need for a comfortable stay including a queen size bed in the bedroom and queen sized sofa bed located in the living room.
You will find the kitchen is fully equipped with all the basics for making a home-cooked meal if you decide you need a break from all the wonderful restaurants that are nearby.
For entertainment needs, our condo is equipped with a flat screen HD television equipped with Roku with free access to Netflix and a sports package.
Also included is access to the gym, and paid laundry facilities and FREE parking (two spaces included.)

2.PROPERTY

3.RELEASE

This agreement shall not be interpreted against or to the prejudice of either party by virtue of the source of its compilation. No waiver of the terms of this agreement shall be effective unless in writing and signed by the party sought to be bound thereto.
Any portion of this agreement found or rendered void or unenforceable shall be severable, and the balance of this contract shall continue in full force and effect.

50% refund for cancellations up to 7 days before check in (excluding credit card processing fee for refunded VRBO guests).
If booking is less than 7 days away, no refunds will be granted other than the cleaning fee.
If receiving a refund via VRBO, a credit card processing fee of up to 4% will be charged by the merchant.
PET POLICY
If unauthorized pets are brought to our home, your reservation will BE CANCELED with no refund and you will be ask to leave the property. If discovered that a pet was brought after you check out, you will be charged a $250 fee in order for us to pay for an extensive cleaning of the apartment.
SMOKING
There is NO smoking allowed inside of the apartment. If you do smoke inside the house, you are a risk of loosing your deposit in order for us to pay for steam cleaning the beds, curtains and walls. The amount of this fine will be $250.00.
Smoking is allowed on the terrace as long as the sliding glass doors are closed to prevent smoke smell in the apartment.
PARTIES
Large gatherings or parties are strictly prohibited.
PET POLICY

EMERGENCIES or REPAIRS
The owner is allowed to enter the premises if there’s an emergency or if repairs or additional services are needed, which will be handled as quickly as possible. This will be during agreed upon times with at least a 24-hour notice (unless we’re needed ASAP).

About the size of a hotel suite , there is ONE queen bed, ONE folding cot and a sofa , bathroom with shower, a Roku TV, mini fridge, microwave, keurig coffee/ tea maker and your own mini split A/C unit . We allow dogs but you must add to reservations there is a pet fee
