Our one-bedroom apartment (on 2nd floor) is located in a gated complex that is less than a mile from downtown and only 1.1 miles to Stanford Stadium. Perfect for business travelers as we do have high speed internet and a printer with scanning capabilities.

We have everything you need for a comfortable stay including a queen size bed in the bedroom and queen sized sofa bed located in the living room.

You will find the kitchen is fully equipped with all the basics for making a home-cooked meal if you decide you need a break from all the wonderful restaurants that are nearby.

For entertainment needs, our condo is equipped with a flat screen HD television equipped with Roku with free access to Netflix and a sports package.

3.RELEASE

This agreement shall not be interpreted against or to the prejudice of either party by virtue of the source of its compilation. No waiver of the terms of this agreement shall be effective unless in writing and signed by the party sought to be bound thereto.

Any portion of this agreement found or rendered void or unenforceable shall be severable, and the balance of this contract shall continue in full force and effect.

REFUND POLICY

Full refund: if canceled 30 or more days before check in date (excluding credit card (excluding credit card processing fee for refunded VRBO guests).

If booked between 14 and 30 days before check in, you must notify us within 48 hours of booking for 100% refund (excluding credit card processing fee for refunded VRBO guests).

50% refund for cancellations up to 7 days before check in (excluding credit card processing fee for refunded VRBO guests).
If booking is less than 7 days away, no refunds will be granted other than the cleaning fee.
If receiving a refund via VRBO, a credit card processing fee of up to 4% will be charged by the merchant.

PET POLICY
If unauthorized pets are brought to our home, your reservation will BE CANCELED with no refund and you will be ask to leave the property. If discovered that a pet was brought after you check out, you will be charged a $250 fee in order for us to pay for an extensive cleaning of the apartment.

SMOKING
There is NO smoking allowed inside of the apartment. If you do smoke inside the house, you are a risk of loosing your deposit in order for us to pay for steam cleaning the beds, curtains and walls. The amount of this fine will be $250.00.

Smoking is allowed on the terrace as long as the sliding glass doors are closed to prevent smoke smell in the apartment.
PARTIES
Large gatherings or parties are strictly prohibited.

PET POLICY
This apartment is strictly no pets. No exceptions will be made. Our other listing named “Stadium Stay-Downtown Walkable”, does allow dogs. Please see this listing for details if wanting to bring a dog.

If unauthorized pets are brought to our apartment, your reservation will BE CANCELED with no refund and you will be ask to leave the property. If evidence a pet was brought after your check out a $250.00 fee will be charged to cover extensive cleaning services.

ILLEGAL ACTIVITIES
You may be asked to leave if there are any illegal activities, or there’s any damage or disruption to the premise or its neighboring properties without any refund.

POOL POLICY
No more than 4 guests at the pool (2 residents and 2 additional guests).
No glass or pets allowed are allowed at the pool. There is a $500 fine for these violations.

EMERGENCIES or REPAIRS
The owner is allowed to enter the premises if there’s an emergency or if repairs or additional services are needed, which will be handled as quickly as possible. This will be during agreed upon times with at least a 24-hour notice (unless we’re needed ASAP).

After a busy day of exploring Athens, our 1 bedroom offer a sanctuary to make sure you’re well-rested for another exciting day. The room has a comfy queen-sized bed featuring a Purple mattress and organic Supima cotton sheets. You can enjoy watching your favorite shows and movies from the comfort of your own room on the flat-screen Smart TVs and DirecTV.

You’ll also have dressers where you can unpack your belongings and feel at home, and reading nook where you can curl up with a good book.

The city of Athens mirrored the growth of the University of Georgia which was chartered in 1785. It was an industrial town with a focus on Cotton Mills and the Railroad. With this history in mind, the decor of our apartment is industrial rustic with glimpses of UGA decor. The entire apartment is cozy and welcoming. There are two private bedrooms and bathrooms (tub/shower) and a shared open floor-plan kitchen, dining & living area along with an outside patio. It is a ground level apartment.

THINGS TO NOTE PRIOR TO BOOKING:

1. NEIGHBORS: The apartment is located in an apartment complex. We DO NOT have any control over our neighbors and the noises they make. Sleep sound machines are provided in the bedrooms to drown out any outside noise you may hear, but please be mindful that this is an apartment complex that shares walls and ceilings in a college town. Many of its neighbors are long-term rentals that change residents every year. We do not personally know our neighbors, but we ask that you please be respectful, polite, and kind to them all.

2. ALLERGIES: When we (the owners) visit Athens, we do bring our beloved dogs for the trip. We do our best to rid the apartment of any evidence of the dogs, but if you are highly allergic to pets, you may want to choose another location to rent. We apologize for any inconvenience this may cause you.

3. PARKING: Parking is free on the premises, but the apartment complex's management company provided us only two parking passes for our guests. You will need to place the parking pass in your cars' dashboard during your stay and return to the apartment upon check-out! (There is a $80 replacement fee per pass.) They are threatening to tow cars if the parking pass if it is not visible in your windshield.

4. HURRICANES: If you book during hurricane season (June-November) and a hurricane looks like it’s going to hit South Georgia (where we live) during the time of your stay, we unfortunately will have to cancel your reservation so that we can safely evacuate our family and animals to Athens. We apologize in advance if this occurs.

5. DESIGN: The apartment has a combination of stained concrete floors and vinyl plank floors. This is for two reasons. One, we like them. Two, if there is ever any flooding from the plumbing above or from heavy rains, the floors are not damaged. Similarly, the tubs in the bathrooms are original. They have been reglazed, but we appreciate that they are cast iron and will last forever. We see no reason to dispose of them. We of course hope you enjoy how the apartment looks, but please carefully look through the pictures BEFORE you come to determine whether or not you can accept or appreciate the design choices that were made. There’s always room for improvement, and we do hope to make more updates in the future when our budget allows. We trust that you will be respectful of our space and design choices.

*** Some of the above statements may seem redundant or unnecessary. However, with the rising cost of fees and taxes applied (that we unfortunately have no control over), guests expectations are increasingly reaching an unattainable reality. This is not a 5 star hotel. This is our comfortable and convenient second home that we are happy to share with you.

1) We have several cats who have access to outdoors and the main house. They do not have access to the apartment, but we thought it was worth noting in case of extreme allergies.

2) This is our family home, we reside completely separately upstairs. Our bedrooms and bathrooms are above the apartment, but we spend most of our time on the opposite end of the house from the space. Our guest room is directly above the bedroom in the apartment and is rarely used in case you're trying to gauge night time noise before 10pm.

Our one-bedroom apartment is located in a gated complex that is less than a mile from downtown and Stanford Stadium.

The apartment is located on the 3rd floor which will certainly help you get in those steps in. Please keep in mind that there is no elevator, so the only way to access the unit is by stairs.

We have everything you need for a comfortable stay including a queen size bed in the bedroom and queen sized Murphy bed which is easily pulled down with no fuss, and a curtain can be pulled for privacy.

You will find the kitchen is fully equipped with all the basics for making a home-cooked meal if you decide you need a break from all the wonderful restaurants that are nearby.

For entertainment needs, our condo is equipped with a flat screen HD television equipped with Roku with free access to Netflix.

Also included access to the gym and paid laundry facilities and FREE parking (two spaces included.)

RELEASE

No waiver of the terms of this agreement shall be effective unless in writing and signed by the party sought to be bound thereto.
Any portion of this agreement found or rendered void or unenforceable shall be severable, and the balance of this contract shall continue in full force and effect.

SMOKING
There is NO smoking allowed inside of the apartment. If you do smoke inside the house, you are a risk of loosing your deposit in order for us to pay for steam cleaning the beds, curtains and walls. The amount of this fine will be $250.00.
Smoking is allowed on the terrace as long as the sliding glass doors are closed to prevent smoke smell in the apartment.

Located just steps from the Greenway Trail, 1 mile to Sanford Stadium and downtown. This updated condo has 2 bedrooms and 1 bath. Stadium Village is a gated complex with a pool, lounge area, gym and laundry facilities. This unit is on the third floor, allowing for vaulted ceilings and lots of light.
The space
Welcome to the Dawg House! Stadium Village is right in the heart of Athens. You can access the Oconee Greenway trail just steps from the unit to enjoy the beautiful river views. Walk to downtown or the stadium in under a mile.

You enter the freshly cleaned unit using the digital keypad lock. You will receive a personal code prior to check-in. The front door leads to the den. The comfy leather sofa is great for naps after exploring or maybe a big brunch at Mama's Boy just around the corner. You'll also find a desk and chair, another chair, a storage bench, and the ATH I love you bar in the den. The HD TVs located in the den and both bedrooms are ready for you to sign in to your favorite streaming service. Be sure to take some photos in front of the bar to remember your time in Athens!

The kitchen is fully equipped, but let's get to the important part - the coffee situation! There is a Kuerig and k cups along with a drip coffee maker and coffee. You will find filters, cream and sugar right by the coffee makers. If you prefer a smoothie to start your day, you'll find a Ninja blender in the cabinet with the pots and pans. There is a toaster and microwave for a quick breakfast. You'll find plenty of dishes and glassware along with all the utensils needed for a great meal. Trashbags, dish soap and a roll of paper towels will be provided.

The bedroom off the den is accessed through the pocket doors. You'll find a queen bed with a nightstand, a dresser, and a chair for a comfortable rest. Charge your phone on either side of the bed with the provided charging ports. There is a closet and a suitcase rack in this room, and an HD TV mounted on the wall. The sliding doors that lead to the balcony give great light, but have curtains to can block out the morning sun.

The primary bedroom has a queen bed, dresser, comfy chair, and nightstands with charging on either side of the bed. There are 2 suitcase racks and wall-mounted brackets for hanging clothes. Drift off to sleep watching your favorite shows on the HD TV mounted on the wall.

The bathroom has everything you need, including a tub for the little dawg fans. You'll find a hair dryer, an iron, and toiletries in the linen closet in the hallway. There is also a full-length mirror in the hallway to check your look before heading out on the town.

The balcony overlooks the shady street side of the complex with a view of greenery below. Plug in the patio lights and enjoy a drink after a fun day.

- A refundable $500 security deposit is required for bookings. This deposit will be collected separately before check-in and is fully refundable, provided there are no damages or violations of house rules during your stay.

3. Check-in starts at 3 pm. Checkout is at 10 am. Early check-in or late checkout may be requested but is not guaranteed. Guests who stay beyond their designated checkout time or delay our housekeeping staff are liable for any associated costs and expenses.

4. Smoking, parties, and excessive noise are not allowed. Smoking violations are subject to a 1000 USD fine plus the cost to clean, deodorize, or repair damages.

5. Guests that exceed the number stated in the reservation are not allowed.

6. Pets are not allowed unless otherwise noted. Violation of our pet policy may result in a fine. We encourage guests with service animals to contact us before their stay.

7. Guests are responsible for covering the cost to replace lost keys, key cards, fobs, or parking passes.

8. Noise detecting technology may be used inside the guest space to monitor excessive noise levels.

9. Guests take full responsibility for loss, injury, or damages that occur on the premises and its facilities.

10. Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses.

12. All guests must complete online check-in process to stay with us. This may require a photo of guests’ government-issued ID and personal information to verify their identity and comply with regulatory requirements.

13. All minors must be with a legal guardian or parent

14. Rebooking Policy: Hosts can accommodate 1 rebooking request for free 30 days prior the original check in date. Any rebooking request made less than 30 days before check in date will incur a $50 rebooking fee. New proposed date must be within the next 30 days from original check in date. We are not able to process any rebooking request if check in date is in the next 7 days. Price difference between original check in date and new check in date will apply.

15. We prioritize everyone's safety and kindly ask for your understanding that maintenance tasks must be carried out periodically. Our team will provide you with a 1-day notice before any scheduled maintenance. You are not required to stay in your unit during this time. You may wait for the team to arrive if you prefer or take any valuables with you. However, please do not block our team from accessing the property, as this could lead to more significant issues.

The apartment has a private entrance at the back of the house on the ground floor, with a patio that overlooks the forest and river. It has a cozy queen bed, sitting area with a TV, kitchenette, and bathroom.

We live directly above, so just as in most ground-level apartments, you may hear us and our pups moving around during the day.

There is room for one car in the driveway. Additional vehicles may park on the road.

We have a short path that leads down to and along the river and we encourage you to explore. We use it daily, seeing wildlife regularly-- it’s perfect for a quick retreat from daily chaos.

Other things to note
*No smoking (marijuana, cigarettes, e-cigs, or vapes) inside or near the house as we often leave our windows open. Any smoking indoors will result in an extra $200 cleaning fee. And yes, we'll know--the smoke wafts directly into our house above.

*Please refrain from using heavily scented products. We use plant-based detergents, so synthetic scents are hard to remove.

*We have a large, young, friendly dog who we let off-leash in the woods (supervised) a couple times a day to get her energy out. She's typically more interested in squirrels than people, and she may be a little shy if she sees you, but she's harmless and one of us will always be nearby.

*We also foster and pet-sit occasionally, so don't be surprised if you see more dogs during your stay.

*Please be courteous with AC use and keep it at a reasonable level. The temperature in the apartment affects the main house, so if you are someone who gets cold easily, we kindly ask that you use the extra blankets and space heater provided rather than turning the central heat way up in the cooler months.

*We are night-owls, and live right above the space. While we are not overly noisy, you may hear us moving around until at least midnight.

*The apartment has its own patio and outdoor space that we will not use during your stay. The gated patio nearby is for our and our pets' uses and is not accessible to our guests.

*If using the trail, please keep your pets under control and respect wild animals, their habitats, and the adjacent properties by staying on the property trail. There are some steep spots on the way down, so we don’t recommend it for anyone with mobility limitations. We also share the trail with our immediate neighbors, so you may occasionally see them using it. PLEASE DO NOT use the next-door neighbor's trail on the right-hand side of the property. "Private Property" signs are placed at the edge of her property, so there is clarity where the two properties meet.

*The porch light comes on automatically at night and is motion-activated.

*We do not accept third-party bookings. Reservations must be for the person(s) making the inquiry.

GUESTS WITH PETS:

*We happily welcome well-behaved dogs and their responsible parents! Pups must be non-destructive, well-behaved and up-to-date on their shots.

*We appreciate you bringing an extra sheet or blanket to cover and minimize fur on the bed and loveseats, as well as bathing/ brushing your pups before your stay. This helps keep our cleaning fee low and our pet fee non-existent! We have provided a basket of furniture covers and a few items to help make your pup feel welcome.

*Please do not leave your pet unattended all day without adequate outdoor breaks. Not only is this unfair and stressful to your pup, but we can also hear their barking in our home upstairs. If you know you will have a long day and would like some help with letting your dog out throughout the day, please let us know and we'll be happy to assist if we are available. There is also a doggy day-care close by.

The apartment sits on the ground floor of our primary home. It was purpose built to allow full privacy for our guests. The unique design of the property positions the house on several floors moving down a hill. Park in the driveway (with a dedicated spot for this unit) and walk down the stairs/footpath to your private garden terrace. Although the apartment sits below our primary residence, the entire unit is private and accessible by its own entrance. 5 min walk to shops and bars (Barber Street, Leathers Building) and the Greenway Park along the Middle Oconnee River and 15 minute walk to Prince ave and downtown Athens.

There is dedicate onsite parking for a single vehicle. The parking area (driveway) is shared with my home and adjacent property. There is a private 50ft gravel path with stairs that leads to the private terrace garden and entrance. There is keyless entry on the door.

Other things to note
The apartment is private and comfortable but please be aware when booking that you are staying in a residential neighborhood. Enjoy yourself, be comfortable but abide by normal neighborhood etiquette when visiting.

The guest apartment is on the ground floor of our family home. Our primary living space is above this apartment so you may hear faint noises from children and pets during awake hours.

This beautiful home was built in the 1940s & still has many original items inside it.
You will have a 3 sleeping rooms with jack & jill bathroom between 2 of them that is shared by the whole space. The 1st has a twin & a full bed, the 2nd has a queen, & the 3rd has a queen & 2 futons.

A fully furnished kitchen is available for your use complete with fridge, dishwasher, keurig coffee maker & complementary k-cups, microwave, oven, stove, & pans/bowls/plates etc.
We also have a huge fenced in back yard (access through side gate).

This unit is part of a triplex home. There is a connected rental apartment upstairs & additional rental basement apartment that share walls, although your group will have sole access to the major unit of the home, you can expect to hear some noise from fellow guests.

The space

Guest access
1 of 2 apartments that sit above the main house. Apartments have an enclosed stairwell entrance (left side of house near driveway) and common upstairs hallway. Enjoy an entire apartment with all the amenities of home. Large backyard with several sitting nooks, amidst fig trees, muscadines, birds, and azaleas. Boulevard Woods with walking trails just down the street at Barber and Boulevard.

The space
Your off street parking (one space) garden entrance welcomes you with seasonal perennials and path lights at night. Patio seating for morning coffee or an evening glass of wine. Open the sliding glass doors to an apartment that includes all the home comforts including a full kitchen w/coffee and tea, a queen size bed, and bathroom tub & shower stocked with plenty of towels and personal amenities. Relax inside in the leather La-Z-boy rocker/recliner and television or play a game of bocce on the turf while grilling out on the patio.

Guest access
While on site as our guest, the back garden areas and patio are dedicated as your space. We are available if you need anything and can be reached via cell phone. Access to the apartment key is via a security combination lock box; we will supply an access code prior to your arrival. No in-person key pickup/drop-off is required.

As your hosts, we respectfully ask that you abide by our four property rules: Respect the check-in and check-out times, no smoking in or on property, no pets, and no more than two overnight guests.
