There are no shared areas , the entire apartment is all to yourself. You enter through the common front door and you will use our stairs. The ground floor and first floor is inhabited by us. The second floor is entirely yours. You have your own bedroom, living room, kitchen, bathroom and toilet.

The space
Super centrally located industrial attractive loft accommodation from 1897 with lots of wood and stone and a beautiful open architecture, recently renovated and/or restored everything, such as the bathroom with shower, toilet and sink, a hall (with storage space for suitcases) and a staircase to the open loft, the open kitchen with 2 separate induction hobs and an oven, a separate bedroom on the open loft with a double bed (200 x 140 cm) and in the living room two double sofa beds (195 cm x 135 cm ) and a (foldable 193 cm x 62 cm) IKEA mattress for on the floor. These sleeping facilities make it possible to stay with six people, but it is up to the guests to asses in advance whether this provides sufficient comfort for the fifth and sixth guest. The beautiful wooden roof construction and the originally used stones can be seen everywhere. The loft is located on the second (and top) floor with a beautiful view, in a historic stepped gable building from 1897, the ground floor of which is used by café Dok 19, a leading café with a (heated) terrace, located on the water with lots of sun in the afternoon.
Pigeons live in the old center, which can also be heard regularly in the building. The cooing and beating of the nearby large church tower are part of the city sounds, in addition to the sound of the terrace and music, sometimes live music, in the vicinity.
The ideal location for visiting restaurants, shops and historical highlights. Free parking spaces within 5 minutes walking distance.

The space
This spacious apartment is located on the first floor on the front of the building. It offers max 7 persons to sleep; there is a separate sleeping room for two persons and 2 double sleeping sofas and a single daybed in the living. Besides a kitchen with stove, refrigerator and a microwave, there is a dining set for 6 persons and a seating with French balconies. The windows and the French doors offer a beautiful view on the canal and Spanjaardsgat. There is a private bathroom with shower, a sink and a toilet. The apartment is located on the first floor, at the front, with a beautiful view of the canal, in a historic stepped gable building from 1897, the ground floor of which is used by café Dok 19, a leading café with a (heated) terrace, located on the water with lots of sun in the afternoon.
The beating of the nearby large church tower are part of the city sounds, in addition to the sound of the terrace and music (sometimes) until late and sometimes live music form downstairs and/or in the vicinity.

Smoking is not allowed in whole building (smoke detectors are installed throughout the building) and also no smoking hanging out of the window or near the balcony (due to risk of fire damage on, among other things, the awning below of the pub).

We ask for the name and a photo or even better an ID (can be with a watermark over it) of all guests of the booking

It is not allowed to receive guests, outside of guests who have booked, without first asking our permission in advance and only after showing their ID and in any case never after 10 p.m. (to prevent business visitors, among other things)

It is not allowed to park bicycles in front of the door or in the hall, nor to take them upstairs.

We would like to report that we have camera surveillance at the front door in the small general hall down by the stairs and there is a camera from the neighbors' catering establishment, which is opposite the entrance and is aimed at the café and our front door.

Hidden in a quiet courtyard in central Breda, this renovated 1887 schoolhouse is now a stylish loft. The gate closes at night, but you’ll have a key. Just 50 steps away is the Grote Markt with bars, restaurants, and shops. The train station is a 15-minute walk.

The space
Welcome to our spacious and cozy apartment, located on Sint Janstraat in the heart of Breda, right next to the iconic Sint Antonius Cathedral.

Upon entering through the gate, you'll pass the charming terrace of Tante Betsie, open from Tuesday to Saturday until 5:00 PM. Don’t worry, there’s no noise disturbance from the terrace. A little further on, to the left of the beautiful walnut tree, you’ll find a former boys' school dating back to 1887. This charming location blends historic character with modern conveniences, including an elevator. All the main rooms are located on the ground floor: the living room, kitchen, bedroom, bathroom, and toilet. Please note that the workspace is only accessible via stairs.

The living and dining room form an open, bright space with an impressive high ceiling of approximately 4.5 meters. With adjustable lighting, including a central lamp with five bulbs (controlled via an app), you can set the perfect mood for any occasion. The open kitchen connects directly to the living room and is fully equipped with a microwave-oven combo, four electric cooking plates, a refrigerator, kettle, Nespresso machine, spice rack, and double kitchen counter. Perfect for preparing breakfast, lunch, or dinner, if you decide to stay in rather than dine at one of the many nearby cozy restaurants and eateries.

Next to the kitchen, there’s a practical enclosed space with a freezer, dishwasher, and washing machine.

The spacious dining table seats six people and is adjacent to the comfortable seating area. Here, you can relax on the corner sofa with a good book under the reading lamp, or enjoy a movie on the TV with Chromecast. From the living room, you can look up to the loft, accessible by stairs. This open area is perfect as a workspace and is furnished with two desks and ergonomic chairs. One of the desks is equipped with a large screen and keyboard, easily connectable to a laptop.

The bedroom is located beneath the loft and is furnished with a comfortable double bed, featuring a new mattress that can be adjusted in two parts for personalized firmness.

From the bedroom, you have direct access to both the living room and the bathroom. In the bathroom, you’ll find a sink with mirror and lighting, a lovely bathtub, and a separate shower. There is also a small hallway that connects to the toilet and leads back to the living room.

Check-in and check-out times can be flexible upon request to make your stay as convenient as possible.

WiFi and streaming:
The apartment has free WiFi, and the TV is equipped with Chromecast. You can use your own streaming services, but if needed, you can also use mine in consultation.

House rules:
Smoking is not allowed inside the apartment, but you are welcome to smoke on the balcony.

Parties are not allowed, but you're of course welcome to enjoy a cozy atmosphere!

A maximum of two pets are allowed, provided they are registered in advance.

Please keep noise to a minimum after 10:00 PM to respect the neighbors.

Parking:
Parking is available in paid parking spaces nearby. However, you can use a visitor parking arrangement, where parking costs only €0.25 per hour at designated spots. This works through license plate registration, which I can assign.

Local tips:
The apartment is within walking distance of Breda’s lively city center, where you can find plenty of great restaurants, cafes, and shops.

Nearby is Valkenberg Park, a beautiful spot for a relaxing walk. There’s even a small off-leash area for dogs.

For a more extensive walk in nature, Mastbos is perfect. It’s less than a 10-minute drive away and has a large off-leash area for dogs.

Emergencies and contact:
In case of emergencies or any issues during your stay, a friend of mine who lives nearby will be available to assist you.

Accessibility:
Breda’s train station is about a 15-minute walk from the apartment. Additionally, there are several bus lines connecting the city center to other parts of the city.

Safety and amenities:
The apartment is equipped with smoke and carbon monoxide detectors for your safety.
Central heating is provided, as well as a portable fan and air conditioning for warm days.
