Furniture and Property Movement

Do Not Move Furniture: Guests are kindly asked not to move any furniture inside or outside of the property. This includes rearranging or relocating furniture, as it may damage the property or interfere with its setup and functionality.

Trash Bins: Guests are also not permitted to move or relocate trash bins. Please dispose of waste in the designated areas without moving any bins from their originalplacement.

Pests and insects are a common occurrence in the poconos and in this community. The community is located in a woody area, which may result in animals, pests, or insects. Sofa Sleeper Disclaimer: Please note that our units feature a comfortable sleeper sofa for your convenience. Should you require linens for the sleeper sofa, we kindly ask that you request them at the time of booking. For same-day reservations, we will make every effort to accommodate your request, but please be aware that our ability to do so may be limited if our housekeeping team is not available. We only allow 2 parking spaces per unit.

QUIET HOURS
Quiet hours are from 10pm-7AM. During this time you cannot be excessively loud. Insubordination of these rules are ground for termination, and also are ground for security fees of $200 to bring a security officer to the premises.

OCCUPANCY
The home can have up to 6 people in it. Any people more than this, will be charged $75 per any extra guest past 6, and any undeclared guest in the reservation. Also these people will automatically be vacated for trespassing, and they will be forced to leave. Locals must contact the host before booking. They cannot utilize instant book, but they must contact the host.

SMOKING
There is no smoking in the property. There is a $200 per day smoking fee.

EARLY CHECK-INS are not guaranteed. Airbnb allows you to choose a preferred check in time, but it is ultimately up to the host to approve any check-ins before 4pm. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early. If an early check in is granted,(2pm check in) there will be a $40 fee.

LATE CHECKOUTS must be approved by the management team.

Two bedrooms one which features a king bed, and one with a fill bed. There is also an upstairs loft with a king bed. All linens are included. One full bath towels provided, eat in kitchen equipped with desired appliances. These units are EFFICIENCY units. There is not a full kitchen. We will charge a $1 fee per water bottle in the fridge if they're used.

PARKING is across the street and a few minutes walk to get to the building.

Starting from February 17 until mid-April, parking between the first and second poles is not permitted from 8 am to 1 pm on Saturdays. Beginning on Monday, February 19, parking in that area will not be allowed until 5 pm.

Street Parking: If our lot is full, you may look for street parking. Please read and follow all street parking signs to ensure you're parking legally.

PACKAGES
We do not allow guests to order mail/packages to this location for privacy reasons. If you attempt to have something delivered to this address, it will be rejected by the community and we are not held responsible for its whereabouts.

MAINTENANCE
Understand that we are at the mercy of the property management maintenance team for most general "fix-it" requests. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the complex staff, but it is dependent on the maintenance team's schedule. Examples: blinds, curtains, and lightbulbs fall under the "non-emergency" maintenance category and won't be completed until they've addressed any emergency requests around the property first.

Pets ARE allowed depending on size, please let us know beforehand and be upfront about bringing a pet to avoid cancellation. The following additional Pet Cleaning Fee applies per pet:
1-5 Nights : 25$ Per Day
5-29 Nights : 200$
30+ Nights : 300$

All authorized pet may NOT be left alone, unattended in the unit.
If an unauthorized pet is present we will charge a $150 per day fee

These units are EFFICIENCY units. There is not a full kitchen. We will charge a $1 fee per water bottle in the fridge if they're used.

PARKING is across the street and a few minutes walk to get to the building.

Starting from February 17 until mid-April, parking between the first and second poles is not permitted from 8 am to 1 pm on Saturdays. Beginning on Monday, February 19, parking in that area will not be allowed until 5 pm.

There are no security cameras for the parking lot, we are not responsible for any theft, damages, or fines

Limited Parking: Our parking lot has limited spaces available. Parking is on a first-come, first-served basis.

Restricted Area: At no time should anyone park in the restricted areas during the hours posted. Failure to comply may result in towing at the owner's expense.

Street Parking: If our lot is full, you may look for street parking. Please read and follow all street parking signs to ensure you're parking legally.

By booking this unit, you acknowledge and accept these parking conditions.

QUIET HOURS
Quiet hours are from 10pm-7AM. During this time you cannot be excessively loud. Insubordination of these rules are ground for termination, and also are ground for security fees of $200 to bring a security officer to the premises.

OCCUPANCY
The home can have up to 2 people in it. Any people more than this, will be charged $75 per any extra guest past 2, and any undeclared guest in the reservation. Also these people will automatically be vacated for trespassing, and they will be forced to leave. Locals must contact the host before booking. They cannot utilize instant book, but they must contact the host.

SMOKING
There is no smoking in the property. There is a $200 per day smoking fee.

EARLY CHECK-INS are not guaranteed. Airbnb allows you to choose a preferred check in time, but it is ultimately up to the host to approve any check-ins before 4pm. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early. If an early check in is granted,(2pm check in) there will be a $40 fee.

LATE CHECKOUTS must be approved by the management team. If you stay past your 11am check out time without approval, you will automatically be charged for the next nights' stay at the listing's full price. Late checkout fee: If you are 15 mins late on checkout day, it is an additional $75 fee. If you hold possession of our property for more than 2 hours you will be charged for an additional day. (THIS DOES NOT AWARD YOU POSSESSION FOR THE ADDITIONAL DAY, IT IS JUST A PENALTY FOR HOLDING POSSESSION BEYOND WHEN YOU'RE SUPPOSED TO BECAUSE YOU COULD NEGATIVELY AFFECT THE FUTURE RESERVATION AND YOU'LL BE COSTING US FOR HOUSEKEEPERS WAITING AROUND.) The additional day is the base rate without discounts.

PACKAGES
We do not allow guests to order mail/packages to this location for privacy reasons. If you attempt to have something delivered to this address, it will be rejected by the community and we are not held responsible for its whereabouts.

MAINTENANCE
Understand that we are at the mercy of the property management maintenance team for most general "fix-it" requests. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the complex staff, but it is dependent on the maintenance team's schedule. Examples: blinds, curtains, and lightbulbs fall under the "non-emergency" maintenance category and won't be completed until they've addressed any emergency requests around the property first.

Pets ARE allowed depending on size, please let us know beforehand and be upfront about bringing a pet to avoid cancellation. The following additional Pet Cleaning Fee applies per pet:
1-5 Nights : 25$ Per Day
5-29 Nights : 200$
30+ Nights : 300$

All authorized pet may NOT be left alone, unattended in the unit.
If an unauthorized pet is present we will charge a $150 per day fee

Other Things to Note:
Kindly be aware that five days prior to your arrival, your designated payment method will undergo authorization for a $1000 security deposit hold. Then, one day before check-in, the $1000 will be charged to your card. Following the conclusion of your stay and the property inspection, the deposit will be refunded to you within seven business days, deducting any applicable damages or fines, particularly if the property falls under a Homeowners Association (HOA).

We are located in a private community which requires you to fill out a guest registration form for security and/or emergency purposes. Guest registration form will ask for full names and ages of each guest in your party. It will also require vehicle and driver information including but not limited to license ID number for the main registrant and plate numbers for each vehicle entering the community. Names on submitted forms MUST match the legal ID of the person driving.

Any last-minute bookings within 4 days of check in may be subject to a $75 late fee from the community.

In winter months we strongly recommend for you to have a vehicle with All Wheel Drive or 4x4 available. While we have paved roads and a paved driveway there is a chance for lots of snow to fall and having AWD or 4x4 will help you greatly.

Please be advised that we provide a starter pack of household essentials like;
paper towels, toilet paper, garbage bags, dish detergent, and if the house is equipped with a dishwasher, washer and dryer there's cleaning agents for those as well. We highly encourage to please bring your own supply if you are staying for more than a weekend and/or you are traveling with a large party. Once the complimentary essentials are done, guests are responsible to supply their own.

The house is equipped with cooking ware such as pots pans, plates, utensils baking dishes etc. Personal grocery items such as seasoning, flour, sugar etc. are at the responsibility of the guests.

Q. Can you check in early or check out late?

A. We won't know if this is possible until the day before check in. The reason is if we have a guest leaving the day you are arriving our team needs enough time to ensure the house is ready for your arrival. In the event they finish early we can let you in earlier. For a late check out, it will depend on if we have a booking arriving that day. One way to ensure you getting either of these options is to book the day before or the day after your desired stay . This way if you want to book Friday-Sunday but you want to arrive at 9am on Friday, if you book Thursday the house will be available for you any time after check in time on Thursday.

We have Blink cameras at the entrance, and exits the units. This only captures the outside entrance, and back door entrance. They will only record when motion is detected. We also do have Minut Noise monitoring systems in the unit to detect noise decibels. This will monitor noise levels at all times. We do not allow any tampering with our security devices. This includes the Wifi system, the Minut noise monitoring system, the cameras, and the Schlage encode door lock. If any of these and tampered with, we reserve the right to dispatch security officers, or management to the premises. This will also result in termination of your reservation. The heat in the unit is only able to go up to 75-77 degrees max, and we do provide you extra blankets!

The space
This spacious two-bedroom resort suite offers 1150 square feet of comfort for you and the family. You will enjoy one queen bed in the master bedroom and two double beds in the guest bedroom and a sofa bed.
The suite also provides two bathrooms, a full kitchen and dining area and a patio. The suite also provides
hairdryer, Washer/Dryer In Unit, DVD Player, television, Wi-Fi Internet Access, and balcony/patio

No elevators are available at this resort, and because of its mountainous setting, all suites have exterior and interior stairs.

This includes the Wifi system, the Minut noise monitoring system, the cameras, and the Schlage encode door lock. If any of these and tampered with, we reserve the right to dispatch security officers, or management to the premises. This will also result in termination of your reservation. The heat in the unit is only able to go up to 75-77 degrees max, and we do provide you extra blankets!

PARKING
We only allow 2 parking spaces per unit.

QUIET HOURS
Quiet hours are from 10pm-7AM. During this time you cannot be excessively loud. Insubordination of these rules are ground for termination, and also are ground for security fees of $200 to bring a security officer to the premises.

OCCUPANCY
The home can have up to 4 people in it. Any people more than this, will be charged $75 per any extra guest past 4, and any undeclared guest in the reservation. Also these people will automatically be vacated for trespassing, and they will be forced to leave. Locals must contact the host before booking. They cannot utilize instant book, but they must contact the host.

SMOKING
There is no smoking in the property. There is a $200 per day smoking fee.

EARLY CHECK-INS are not guaranteed. Airbnb allows you to choose a preferred check in time, but it is ultimately up to the host to approve any check-ins before 4pm. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early. If an early check in is granted,(2pm check in) there will be a $40 fee.

LATE CHECKOUTS must be approved by the management team. If you stay past your 11am check out time without approval, you will automatically be charged for the next nights' stay at the listing's full price. Late checkout fee: If you are 30 mins late on checkout day, it is an additional $75 fee. If you hold possession of our property for more than 2 hours you will be charged for an additional day. MAINTENANCE
Understand that we are at the mercy of the property management maintenance team for most general "fix-it" requests. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the complex staff, but it is dependent on the maintenance team's schedule. Examples: blinds, curtains, and lightbulbs fall under the "non-emergency" maintenance category and won't be completed until they've addressed any emergency requests around the property first.

PETS
We do not allow pets, if a pet is present we will charge a $150 per day fee

PARTIES
The home enforces a strict no-parties/noise violation policy to all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $200

SECURITY
We have on site security. If we have to dispatch security for any reason to your rental, there will be a $200 charge that will be charged to the guest. If security is dispatched multiple times then this will be grounds to terminate your reservation along with an additional $100 per time security has to be dispatched after the initial $200 fee.

CLEANING
Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $150, there will be a $20 fee for unclean dishes.

EXTRA TOWELS/LINENS
Please understand and accept that our housekeeping crew needs to cover a great number of units per day and within a short window of time. To accommodate the busy schedules, they often need to leave the CLEAN towels drying in the dryer as they move on. If you do not see enough towels/linens for you when you arrive, please check the dryer.

ELEVATOR
Please understand that elevator maintenance is not in our control. If the elevator is down and out of order we are not at fault. If you need the elevator please confirm with us that it's working before booking.

Shawnee-On-Delaware is a very inviting little mountain town with excellent hiking and close proximity to everything the Poconos has to offer. Located near the Appalachian trail, Delaware River and close to Shawnee Mountain Ski Area.

A romantic little weekend escape awaits! This is the perfect place to relax and unwind, less than 90 minutes to NYC and Philly!

The space is a beautiful second floor apartment above an original General Store that was built in 1859.
It has been freshly renovated and is decorated with local art.

A spacious living room greets you as you enter, complete with Wi-Fi and smart TV.

Past the living room is a small washer dryer for guest use, and mini-kitchen! We offer a microwave, mini fridge and disposable plates and utensils in lieu of kitchen sink.

Main bedroom is bright and ethereal with tans walls setting off the white
Meta bed frame and delicate decor. Closet with luggage Rack and hangers provided.

Second bedroom is modern with dark accents against the light walls. No closet, but a dresser is provided.

Outside are red Adirondack chairs overlooking a small creek that leads to the Delaware River. A fire pit is available for your use.

We provide linens and blankets for the beds, Towels and washcloths for the bathroom, all cups, plates and utensils needed to eat a meal at the unit.

We also offer a ‘starter pack’ with one roll of paper towels waiting for you in the kitchenette, one roll of toilet paper in the bathroom, and hand washing soaps.

We have Blink cameras at the entrance, and exits the units. This only captures the outside entrance, and back door entrance. They will only record when motion is detected. We also do have Minut Noise monitoring systems in the unit to detect noise decibels. This will monitor noise levels at all times. We do not allow any tampering with our security devices. This includes the Wifi system, the Minut noise monitoring system, the cameras, and the Schlage encode door lock. If any of these and tampered with, we reserve the right to dispatch security officers, or management to the premises. This will also result in termination of your reservation. The heat in the unit is only able to go up to 75-77 degrees max, and we do provide you extra blankets!

PARKING
We only allow 2 parking spaces per unit.

QUIET HOURS
Quiet hours are from 10pm-7AM. During this time you cannot be excessively loud. Insubordination of these rules are ground for termination, and also are ground for security fees of $200 to bring a security officer to the premises.

OCCUPANCY
The home can have up to 6 people in it. Any people more than this, will be charged $75 per any extra guest past 6, and any undeclared guest in the reservation. Also these people will automatically be vacated for trespassing, and they will be forced to leave. Locals must contact the host before booking. They cannot utilize instant book, but they must contact the host.

SMOKING
There is no smoking in the property. There is a $200 per day smoking fee.

EARLY CHECK-INS are not guaranteed. Airbnb allows you to choose a preferred check in time, but it is ultimately up to the host to approve any check-ins before 4pm. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early. If an early check in is granted,(2pm check in) there will be a $40 fee.

LATE CHECKOUTS must be approved by the management team. If you stay past your 11am check out time without approval, you will automatically be charged for the next nights' stay at the listing's full price. Late checkout fee: If you are 15 mins late on checkout day, it is an additional $75 fee. If you hold possession of our property for more than 2 hours you will be charged for an additional day. PACKAGES
We do not allow guests to order mail/packages to this location for privacy reasons. If you attempt to have something delivered to this address, it will be rejected by the community and we are not held responsible for its whereabouts.

MAINTENANCE
Understand that we are at the mercy of the property management maintenance team for most general "fix-it" requests. We ask that all our guests are patient and understanding in regards to this. Examples: blinds, curtains, and lightbulbs fall under the "non-emergency" maintenance category and won't be completed until they've addressed any emergency requests around the property first.

PETS
We do not allow pets, if a pet is present we will charge a $150 per day fee

PARTIES
The home enforces a strict no-parties/noise violation policy to all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $200

SECURITY
We have on site security. If we have to dispatch security for any reason to your rental, there will be a $200 charge that will be charged to the guest. If security is dispatched multiple times then this will be grounds to terminate your reservation along with an additional $100 per time security has to be dispatched after the initial $200 fee.

CLEANING
Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $150, there will be a $20 fee for unclean dishes.

Please understand and accept that our housekeeping crew needs to cover a great number of units per day and within a short window of time.

No Irregular or Unapproved Items: To ensure the safety, security, and comfort of all guests, the bringing of any items not typical to a vacation rental, such as large equipment, oversized furniture, or other irregular or unauthorized items, is strictly prohibited.

Furniture and Property Movement

Do Not Move Furniture: Guests are kindly asked not to move any furniture inside or outside of the property. This includes rearranging or relocating furniture, as it may damage the property or interfere with its setup and functionality.

Trash Bins: Guests are also not permitted to move or relocate trash bins. Please dispose of waste in the designated areas without moving any bins from their original placement.

This vacation rental's HOA counts children toward maximum occupancy. The HOA will deny any guest registrations that exceed this home's occupancy even if guests on the reservation are infants or toddlers. Should maximum occupancy be exceeded, you will not be granted access to the home and your reservation will be canceled.
Guests should not use the hot tub as it is not operational at this time.
While chains are required in all vehicles in winter, a 4x4 or equivalent is recommended to reach this home.

2 dog(s), weighing 50lbs or less, are welcome in this home. No other animals are allowed without specific approval.

2) The home is equipped with a comprehensive first aid kit. The kit is located in the half bathroom on first floor under the sink.

3) One Fire Extinguisher is provided in the home located on Kitchen Transom window which is accessible from Kitchen as well as Living room.

4) Based on availability we do offer an early check in and late check out options at an additional fee upon approval by owner and must be paid in advance.

5) For your enhanced security home has nine exterior cameras located at each entry/exit doors, driveway, backyard, garage and pool area.

6) EV charger can be used after host’s approval and additional fee of $100 per night. Garage is not allowed for guests parking except for pre-approved EV charging.

Guest access
The whole house is available to the guests except the below areas:
1. Basement bedroom
2. Garage and EV charger to park or charge the cars. Do not open 3rd (towards backyard) garage door at all. The garage shall be used only to go to the back-yard. EV charger can be used only after approval from the hosts and with an additional fee of $100 per night.
3. Pool and pool deck areas when the Pool is closed.
4. Some closets are marked as "Owners use only".

Other things to note
The Pool and Hot tub are available from Memorial Day to Labor Day only. And will be closed after Labor Day until Thursday before Memorial Day.

The pool and backyard is surrounded by nature and trees. You may find leaves, debris, and bugs floating in pool in spite of the cleaning by maintenance team, you may please use Pool skimmer net and pole available by the pool to clean these before use.

Please bring your own towels for the pool. Do not take any towels from bathrooms to the pool.

Please always dry-up completely after use of pool or hot tub , before entering the house.

Please remember the heat pump in the pool is to maintain temperature between 70 to 80 degrees F, subject to atmospheric temperature staying above 60 degrees F.

Please use door from garage to backyard to access patio and pool areas, instead of sliding doors in the living room.

The furnishings, furniture and colors shown in pictures are illustrative. Actual furnishings, furniture and colors may be different at the time of your stay. Owners reserves all rights to change any furnishings, furniture, amenities and decorations of the property at any time.

The guest will pay a security deposit of $2000 24 hours before check-in via Resolution Center Request Money as Extra Services. This will be refunded 3 days after check-out with applicable adjustments for house rules violations and damages.
