BRAND NEW!!!! COMPLETELY RENOVATED !!!!
You will pull up to my home that I reside in with my family. Park in the open driveway spot in front of the garage. Driveway is also shared by my family. Walk along the pathway on the right-side the of the house which should light up from a bright LED Ring light (attached to the vinyl siding.) Follow to the private entrance exterior door with the "Sandy's Sweet Suite" sign on the front.

The door has a combination lock that the individual code will be provided to you, 24-48 hours before your check-in date, in order for you to access the key and let yourself in for a contactless check-in experience.

This beautifully decorated (layout and design by Earmark Designs), exceptionally clean, cozy & comfortable private studio suite is located on the 1st/main floor of my own home with its own private door/entrance/exit in the rear of the house. (NOT a basement unit.)

PLEASE NOTE: Although this is a complete and private space to yourselves, it is still connected to my main home through an inside doorway that remains locked so the main house cannot be accessed and vice-versa. You may hear occasional talking but nothing loud or out of the ordinary. My laundry room is also located near the guest suite inside my main home but laundry is only done during normal hours.

The areas have all been thoroughly DEEP cleaned, sanitized and disinfected with all-natural cleaning products before and after every stay. The towels, linens, comforters, etc... are all washed in a free-and-clear laundry detergent. I not only meet the CDC cleaning guidelines, but I exceed them!

The suite has everything you see in the pictures including a window air conditioning unit for the warmer months (that is not pictured) and the ceiling fan (pictured) plus more! Fast and free WiFi! The Network/Password is listed in the suite for when you arrive.
The 4 bright LED recessed ceiling lights in the main room, have a dimmable switch for your lighting preference. The heating is also individually-controlled electric baseboard heat for your comfort level.

The brand-new, QUEEN-sized, Swedish mattress lays atop a Murphy bed frame (to fold-up and allow that extra room space when you want it, esp. for those extended stays) and the luxurious pillows have washable, hypoallergenic covers. The mattress is also covered with a premium mattress protector.
PLEASE NOTE: The Murphy bed frame is very high quality, and quite heavy so please be aware when folding-up the bed if you choose to do so.

A small seating space at the end of the bed with 2 very comfortable chairs as an alternate option for relaxation. A 6-drawer dresser to hold plenty of clothes. Hooks are on many of the walls to hang anything you wish. There is no actual closet in the studio, but there are plenty of storage options. Iron and small ironing board are also included. There is also a heavy-duty extra-wide luggage rack, if you wish to use it.

Enjoy the brand new, wall-mounted 50" LED 4K Smart Fire TV from the comfort of your bed with the Alexa voice control remote which lets you easily control your entertainment, search across the apps, switch inputs and more....just by using your own voice. The TV is also ready for you to enter your Amazon Prime, Netflix, Hulu, HBO Max, YouTube, Apple TV +, Disney +, ESPN +, Sling TV, Paramount +, etc.. login/user credentials but please sign out at the end of your stay. IMDB tv also allows you to watch thousands of FREE shows and movies without any login information. The TV also has easy access to the HDMI ports through an extender, so you can bring your own Firestick from home and/or gaming system, if you choose to do so.

In the complete bathroom, there is 1-step down to enter. You have a tiled, stand-up shower with a HUGE rainfall showerhead and body sprayer enclosed by glass doors. Vanity sink and medicine cabinet/mirror for you to store your personals. Soft, 100% cotton full body towels, face towels and hand towels are all provided. There is a separate electric wall-heater that heats the bathroom in about a minute. Toiletry items are provided as marked in the listing including a hair dryer, hair straightener, etc... and some of the items are already located in your "Welcome" basket.
You know....for those small things that everyone forgets to pack!
WAIT....THERE'S MORE...just to top off the already beautiful bathroom is a Bluetooth speaker/vent fan/light/nightlight in the ceiling that you connect to through your phone's Bluetooth (see pictures). Let me know if you need any assistance setting that up but it's quite easy...I have one in my own bathroom...sshhhh!

PLEASE NOTE: The entire house is on an underground septic system which which we treat very delicately to avoid any problems. Please do NOT flush anything other than toilet paper (even if it says it's a flushable product and safe for septics...it's not!) There is a waste basket provided in the bathroom.

Enter the complete kitchenette, and just like the bathroom, there is 1-step down to enter. Did I mention ALL brand new???

Equipped with everything you need and more! Deep, stainless steel sink, Keurig coffee-maker, electric hot-water kettle, blender, toaster, pots/pans, baking sheets, Pyrex cookware, cooking utensils, tupperware, cutting boards, dishes, glasses, mugs, cutlery, oven mitts, 4-burner electric stove/oven, refrigerator/freezer, microwave, etc....I also have a 2-tier step ladder on the side of the refrigerator (for us shorter people, haha).
I have also provided some cooking spices and oils, ketchup, mustards, bottled waters, K-cup coffee/tea pods, individual tea packets, creamers, sugars and a bunch of other fixins' but please feel free to bring whatever your preference is. Cleaning products, paper products, gloves, dish soap, and more are located in the cabinet underneath the sink.

Enjoy what you cooked (or even brought in...soooo many food options locally) on the dinette/pub table with 2 comfy pub chairs. Extra light above the pub table, if needed. This pub table can also be used as an added workspace for your laptop, portable printer, etc...

The backyard will be having some major landscaping updates beginning in the Spring, so please bare with me regarding the outdoor look. There is however, patio string lighting, cornhole game and an outside dining table with seating for your pleasure so feel free to relax! Full-body lounger chairs are put out on the patio for guests to use during the warmer months. The large, brick-enclosed fire pit is NOT allowed to be started by guests but can certainly be enjoyed when we have a fire going if you choose to join us!

There is absolutely NO smoking or vaping allowed in the studio suite (and the alarm is set to detect it) however, smoking/vaping is permitted outside the studio door as long as the cigarette/cigar butts are properly disposed of in the ashtray provided. An additional fee will be incurred if there are any butts tossed in or around the porch, backyard and/or driveway.

Uber, Lyft, and other private transportation services are offered in the area.

Pocono Pony transportation is an available local bus service but please check the routes on their website for more information.

Food delivery services offered: Uber Eats, Door Dash, Grub Hub, Post Mates, & Hungry We Deliver! (which is a local, privately owned & reliable delivery service).

Plenty of the local grocery stores also offer online ordering & curbside pick-up for your convenience.

Easy access to Routes 80 & 380 as well as State Routes 611, 209, 940 and 33.

We have Blink cameras at the entrance, and exits the units. This only captures the outside entrance, and back door entrance. They will only record when motion is detected. We also do have Minut Noise monitoring systems in the unit to detect noise decibels. This will monitor noise levels at all times. We do not allow any tampering with our security devices. This includes the Wifi system, the Minut noise monitoring system, the cameras, and the Schlage encode door lock. If any of these and tampered with, we reserve the right to dispatch security officers, or management to the premises. This will also result in termination of your reservation. The heat in the unit is only able to go up to 75-77 degrees max, and we do provide you extra blankets!
House Rules:

PARKING
We only allow 2 parking spaces per unit.

QUIET HOURS
Quiet hours are from 11pm-7AM. During this time you cannot be excessively loud. Insubordination of these rules are ground for termination, and also are ground for security fees of $200 to bring a security officer to the premises.

OCCUPANCY
The home can have up to 6 people in it. Any people more than this, will be charged $75 per any extra guest past 6, and any undeclared guest in the reservation. Also these people will automatically be vacated for trespassing, and they will be forced to leave. Locals must contact the host before booking. They cannot utilize instant book, but they must contact the host.

Understand that we are at the mercy of the property management maintenance team for most general "fix-it" requests. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the complex staff, but it is dependent on the maintenance team's schedule. Examples: blinds, curtains, and lightbulbs fall under the "non-emergency" maintenance category and won't be completed until they've addressed any emergency requests around the property first.

PETS
We do not allow pets, if a pet is present we will charge a $150 per day fee

PARTIES
The home enforces a strict no-parties/noise violation policy to all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $200

SECURITY
We have on site security. If we have to dispatch security for any reason to your rental, there will be a $200 charge that will be charged to the guest. If security is dispatched multiple times then this will be grounds to terminate your reservation along with an additional $100 per time security has to be dispatched after the initial $200 fee.

CLEANING
Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $150, there will be a $20 fee for unclean dishes.

EXTRA TOWELS/LINENS
Please understand and accept that our housekeeping crew needs to cover a great number of units per day and within a short window of time. To accommodate the busy schedules, they often need to leave the CLEAN towels drying in the dryer as they move on. If you do not see enough towels/linens for you when you arrive, please check the dryer.

We offer free parking for 1 car! You must use the parking pass we provide in the home or you can be towed. There is a $30 fine for not leaving the parking pass either in the drop box or back inside of the unit. There are no security cameras for the parking lot, we are not responsible for any theft, damages, or fines

Limited Parking: Our parking lot has limited spaces available. Parking is on a first-come, first-served basis.

Restricted Area: At no time should anyone park in the restricted areas during the hours posted. Failure to comply may result in towing at the owner's expense.

Street Parking: If our lot is full, you may look for street parking. Please read and follow all street parking signs to ensure you're parking legally.

QUIET HOURS
Quiet hours are from 10pm-7AM. During this time you cannot be excessively loud. Insubordination of these rules are ground for termination, and also are ground for security fees of $200 to bring a security officer to the premises.

OCCUPANCY
The home can have up to 8 people in it. Any people more than this, will be charged $75 per any extra guest past 8, and any undeclared guest in the reservation. Also these people will automatically be vacated for trespassing, and they will be forced to leave. Locals must contact the host before booking. They cannot utilize instant book, but they must contact the host.

✔Booking party must be age 25+, and must be present at the home for the duration of the stay. No one under the age of 21 will be permitted on the property without their parent or legal guardian unless previously agreed upon in writing.

✔IMPORTANT ANIMAL LIABILITY INDEMNIFICATION
The Property Management Company (“Manager”) does not own, keep, or control any animals permitted on the premises and shall not be held liable for any injury, damage, or loss caused by any animal belonging to a guest, occupant, or invitee. Guests may bring pets onto the property only if permitted in writing by Manager or the Property Owner and only under the condition that the guest assumes full responsibility and liability for the behavior, supervision, and control of such animals.

The guest agrees to indemnify, defend, and hold harmless the Property Owner and Manager, and their respective officers, employees, and agents, from and against any and all claims, damages, losses, or expenses (including attorney’s fees) arising from:

-Any injury or damage caused by an animal kept or brought onto the property;
-Any failure to comply with local animal control or leash laws; or
-Any violation of the property’s pet policy or house rules.

Manager is not required to inspect, control, or monitor the presence or behavior of any animal on the premises. If Manager becomes aware of an aggressive or dangerous animal, Manager may immediately remove or require removal of the animal and/or terminate the guest’s occupancy without refund.
Guests are encouraged to carry personal liability coverage through their homeowner’s, renter’s, or travel insurance policies for potential animal-related incidents.

This clause shall survive the termination of any rental agreement or guest occupancy.

This apartment is located above the store fronts and our other Airbnb apartment on Main Street. These apartments are newly renovated and we have taken measures to soundproof as best as possible, however some noise is still to be expected. Note you must take stairs to third floor to access the apartment.
Your stay comes with 2 parking passes. One for the rear of the building and one for the Starbucks parking lot across the street. Parking passes are right inside the apartment which are to be displayed in your car. There is a paper pass to be displayed on your dash for the rear of the building, and a hanging pass to be displayed on your mirror for the Starbucks parking lot across the street. We suggest parking in the Starbucks parking lot.
If you require additional parking, there are meters out front and a paid parking lot across the street.

✔Smoking is strictly prohibited inside the house. You are welcome to smoke outside, though. Kindly dispose of your cigarette butts in the stainless trash container located in the parking area next to the exterior of the red brick building.

✔Booking party must be age 25+, and must be present at the home for the duration of the stay. No one under the age of 21 will be permitted on the property without their parent or legal guardian unless previously agreed upon in writing.

QUIET HOURS
Quiet hours are from 10pm-7AM. During this time you cannot be excessively loud. Insubordination of these rules are ground for termination, and also are ground for security fees of $200 to bring a security officer to the premises.

OCCUPANCY
The home can have up to 8 people in it. Any people more than this, will be charged $75 per any extra guest past 8, and any undeclared guest in the reservation. Also these people will automatically be vacated for trespassing, and they will be forced to leave. Locals must contact the host before booking. They cannot utilize instant book, but they must contact the host.

SMOKING
There is no smoking in the property. There is a $200 per day smoking fee.

EARLY CHECK-INS are not guaranteed. Airbnb allows you to choose a preferred check in time, but it is ultimately up to the host to approve any check-ins before 4pm. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early. If an early check in is granted,(2pm check in) there will be a $40 fee.

LATE CHECKOUTS must be approved by the management team. If you stay past your 11am check out time without approval, you will automatically be charged for the next nights' stay at the listing's full price. Late checkout fee: If you are 15 mins late on checkout day, it is an additional $75 fee. If you hold possession of our property for more than 2 hours you will be charged for an additional day.

- Starting from February 17 until mid-April, parking between the first and second poles is not permitted from 8 am to 1 pm on Saturdays.
- Beginning on Monday, February 19, parking in that area will not be allowed until 5 pm.

Restricted Area: At no time should anyone park in the restricted areas during the hours posted. Failure to comply may result in towing at the owner's expense.

QUIET HOURS
Quiet hours are from 10pm-7AM. During this time you cannot be excessively loud. Insubordination of these rules are ground for termination, and also are ground for security fees of $200 to bring a security officer to the premises.

OCCUPANCY
The home can have up to 2 people in it. Any people more than this, will be charged $75 per any extra guest past 2, and any undeclared guest in the reservation. Also these people will automatically be vacated for trespassing, and they will be forced to leave. Locals must contact the host before booking. They cannot utilize instant book, but they must contact the host.

SMOKING
There is no smoking in the property. There is a $200 per day smoking fee.

EARLY CHECK-INS are not guaranteed. Airbnb allows you to choose a preferred check in time, but it is ultimately up to the host to approve any check-ins before 4pm. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early. If an early check in is granted,(2pm check in) there will be a $40 fee.

LATE CHECKOUTS must be approved by the management team. If you stay past your 11am check out time without approval, you will automatically be charged for the next nights' stay at the listing's full price. Late checkout fee: If you are 15 mins late on checkout day, it is an additional $75 fee. If you hold possession of our property for more than 2 hours you will be charged for an additional day. The additional day is the base rate without discounts.

PACKAGES
We do not allow guests to order mail/packages to this location for privacy reasons. If you attempt to have something delivered to this address, it will be rejected by the community and we are not held responsible for its whereabouts.

MAINTENANCE
Understand that we are at the mercy of the property management maintenance team for most general "fix-it" requests. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the complex staff, but it is dependent on the maintenance team's schedule. Examples: blinds, curtains, and lightbulbs fall under the "non-emergency" maintenance category and won't be completed until they've addressed any emergency requests around the property first.

We do not provide log-in accounts for streaming apps on our smart TV. Guests are kindly requested to use their personal log-in accounts to access and enjoy streaming services during their stay and ensure they log out of their personal accounts upon check-out.

Surveillance cameras in the hallways, front entrance and/or back entrance for security recording at all times. Minut device in the unit for noise level.

We do not allow any tampering with our security devices. This includes the Wifi system, the Minut noise monitoring system, the cameras, and the Schlage encode door lock. If any of these and tampered with, we reserve the right to dispatch security officers, or management to the premises. This will also result in termination of your reservation. Pests and insects are a common occurrence in the poconos and in this community. The community is located in a woody area, which may result in animals, pests, or insects. This may result in traps placed out for insects, pests, or animals. This does not warrant a refund of any kind. The washer and dryer is not available for use

Pets ARE allowed depending on size, please let us know beforehand and be upfront about bringing a pet to avoid cancellation. The following additional Pet Cleaning Fee applies per pet:

No Motorized Vehicles/Bikes or Irregular Items

No Motorized Vehicles or Bikes: Guests are not permitted to bring any motorized vehicles, motorcycles, scooters, or bicycles onto the property. This includes any form of personal transportation that requires a motor or engine to operate.

No Irregular or Unapproved Items: To ensure the safety, security, and comfort of all guests, the bringing of any items not typical to a vacation rental, such as large equipment, oversized furniture, or other irregular or unauthorized items, is strictly prohibited.

Furniture and Property Movement

Do Not Move Furniture: Guests are kindly asked not to move any furniture inside or outside of the property. This includes rearranging or relocating furniture, as it may damage the property or interfere with its setup and functionality.

Trash Bins: Guests are also not permitted to move or relocate trash bins. Please dispose of waste in the designated areas without moving any bins from their original placement.
House Rules:

PARKING
We only allow 4 parking spaces. There is paid parking on the other side of the building for extra parking, please read the parking signs to avoid any fines.

QUIET HOURS
Quiet hours are from 10pm-7AM. During this time you cannot be excessively loud. Insubordination of these rules are ground for termination, and also are ground for security fees of $200 to bring a security officer to the premises.

OCCUPANCY
The home can have up to 16 people in it. Any people more than this, will be charged $75 per any extra guest past 6, and any undeclared guest in the reservation. Also these people will automatically be vacated for trespassing, and they will be forced to leave. Locals must contact the host before booking. They cannot utilize instant book, but they must contact the host.

SMOKING
There is no smoking in the property. There is a $200 per day smoking fee.

EARLY CHECK-INS are not guaranteed. Airbnb allows you to choose a preferred check in time, but it is ultimately up to the host to approve any check-ins before 4pm. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early. If an early check in is granted,(2pm check in) there will be a $40 fee.

LATE CHECKOUTS must be approved by the management team. If you stay past your 11am check out time without approval, you will automatically be charged for the next nights' stay at the listing's full price. Late checkout fee: If you are 15 mins late on checkout day, it is an additional $75 fee. If you hold possession of our property for more than 2 hours you will be charged for an additional day. These apartments are located above the store fronts and our other Airbnb apartment on Main Street. These apartments are newly renovated and we have taken measures to soundproof as best as possible, however some noise is still to be expected. Note you must take stairs to second and third floor to access the apartments.
Your stay comes with 4 parking passes. Two for the rear of the building and two for the Starbucks parking lot across the street. Parking passes are right inside the apartment which are to be displayed in your car. There are paper passes to be displayed on your dash for the rear of the building, and a hanging passes to be displayed on your mirror for the Starbucks parking lot across the street. We suggest parking in the Starbucks parking lot.
If you require additional parking, there are meters out front and a paid parking lot across the street.

We do not provide log-in accounts for streaming apps on our smart TV. Guests are kindly requested to use their personal log-in accounts to access and enjoy streaming services during their stay and ensure they log out of their personal accounts upon check-out.

SECURITY DEVICES:

We do not allow any tampering with our security devices. This includes the Wifi system, the Minut noise monitoring system, the cameras, and the door lock or any other features the apartment has. If any of these are tampered with, we reserve the right to dispatch security officers, or management to the premises. This will also result in termination of your reservation.

EARLY CHECK-INS:
Early check ins are not guaranteed. Airbnb allows you to choose a preferred check in time, but it is ultimately up to the host to approve any check-ins before 3pm. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early. If an early check in is granted, there will be a $50 fee.

LATE CHECKOUTS
Please message us and request a late check-out. If possible we will try to accommodate but it can’t be promised due to other bookings.
All late check-outs must be approved.
If you stay past your 11am check-out time you will be charged a fee. Each 15 minutes past check out time will incur a $75 charge.
If you stay at our property for more than 2 hours past your checkout time you will be charged the rate of an additional day. (THIS DOES NOT MEAN YOU CAN STAY FOR THE ADDITIONAL DAY, IT IS THE PENALTY FOR NOT VACATING THE PROPERTY WHEN YOU'RE SUPPOSED TO.

Do Not Move Furniture: Guests are kindly asked not to move any furniture inside or outside of the property. This includes rearranging or relocating furniture, as it may damage the property or interfere with its setup and functionality.

Trash Bins: Guests are also not permitted to move or relocate trash bins. Please dispose of waste in the designated areas without moving any bins from their original placement.

PARTIES
The home enforces a strict no-parties/noise violation policy to all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $500.

STARTER KIT
Starter Kit Provided: We provide a "Starter Kit" that includes basic supplies such as toilet paper, paper towels, bathroom supplies, trash bags, laundry and kitchen supplies. This kit is intended to last for a short stay and will not be replenished.
