- "I was in town to complete my nursing clinicals at a local hospital. We arrived to the house very late around11pm the neighbor was working on his motor cycle. The next morning the cops were called for a domeatic" - "Overall, we will not be recommending staying at this property. There was a broken stair in the property that several people fell down, no smoke detector on the ground floor (you can see where it is supposed to be but it is missing), random beeping from SOMEWHERE that happened every 30 seconds, and no A/C in one of the bedrooms.One towel and the bath mat ended up getting some slight blue hairdye bleed from one of my friends so I was prepared to replace the one towel and bath mat (even though a quick bleach would fix it. It's a white towel). The owner is now asking for 150 for "replacement towels". For your safety (fairly certain no smoke detector in/near the kitchen is illegal), I do not recommend staying at this property. "

We do not allow any tampering with our security devices. This includes the Wifi system, the Minut noise monitoring system, the cameras, and the Schlage encode door lock. If any of these and tampered with, we reserve the right to dispatch security officers, or management to the premises. This will also result in termination of your reservation.

Sofa Sleeper Disclaimer: Please note that our units feature a comfortable sleeper sofa for your convenience. Should you require linens for the sleeper sofa, we kindly ask that you request them at the time of booking. For same-day reservations, we will make every effort to accommodate your request, but please be aware that our ability to do so may be limited if our housekeeping team is not available. We appreciate your understanding and are excited to host you!
PARKING
We can only provide 1 parking space per unit.

QUIET HOURS
Quiet hours are from 10pm-7AM. During this time you cannot be excessively loud. Insubordination of these rules are ground for termination, and also are ground for security fees of $200 to bring a security officer to the premises.

OCCUPANCY
The home can have up to 4 people in it. Any people more than this, will be charged $75 per any extra guest past 4, and any undeclared guest in the reservation. Also these people will automatically be vacated for trespassing, and they will be forced to leave. Locals must contact the host before booking. They cannot utilize instant book, but they must contact the host.

SMOKING
There is no smoking in the property. There is a $200 per day smoking fee.

EARLY CHECK-INS are not guaranteed. Airbnb allows you to choose a preferred check in time, but it is ultimately up to the host to approve any check-ins before 4pm. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early. If an early check in is granted,(2pm check in) there will be a $40 fee.

LATE CHECKOUTS must be approved by the management team. If you stay past your 11am check out time without approval, you will automatically be charged for the next nights' stay at the listing's full price. Late checkout fee: If you are 15 mins late on checkout day, it is an additional $75 fee. If you hold possession of our property for more than 2 hours you will be charged for an additional day. (THIS DOES NOT AWARD YOU POSSESSION FOR THE ADDITIONAL DAY, IT IS JUST A PENALTY FOR HOLDING POSSESSION BEYOND WHEN YOU'RE SUPPOSED TO BECAUSE YOU COULD NEGATIVELY AFFECT THE FUTURE RESERVATION AND YOU'LL BE COSTING US FOR HOUSEKEEPERS WAITING AROUND.) The additional day is the base rate without discounts.

TRASH
Guests are permitted to dispose of their waste on Monday nights after 5:00 PM. Any waste placed outside of the designated disposal timeframe will be the responsibility of the guest, and they may incur fines for violation of this policy.

PACKAGES
We do not allow guests to order mail/packages to this location for privacy reasons. If you attempt to have something delivered to this address, it will be rejected by the community and we are not held responsible for its whereabouts.

MAINTENANCE
Understand that we are at the mercy of the property management maintenance team for most general "fix-it" requests. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the complex staff, but it is dependent on the maintenance team's schedule. Examples: blinds, curtains, and lightbulbs fall under the "non-emergency" maintenance category and won't be completed until they've addressed any emergency requests around the property first.

PETS
We do not allow pets, if a pet is present we will charge a $150 per day fee

No Motorized Vehicles/Bikes or Irregular Items

PARTIES
The home enforces a strict no-parties/noise violation policy to all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $200

SECURITY
We have on site security. If we have to dispatch security for any reason to your rental, there will be a $200 charge that will be charged to the guest. If security is dispatched multiple times then this will be grounds to terminate your reservation along with an additional $100 per time security has to be dispatched after the initial $200 fee.

CLEANING
Our cleaning fee is based on a courteous guest (e.g.

The host was very responsive to our questions and ensured that we were able to access the property without issue. The only caution is all the extra fees on top of the rental rate. Be prepared for a "cleaning fee" as well as a mandatory "damages fee" that is to be refunded but required to be paid up front." - "I have already communicated with VRBO customer service that I was unable to make use of the stay due to malfunctioning seurity system at the property after much frustration in checking in by cell phone via TravelBridge. My refund request is "under review" at Travelbridge where they say it is subject to their policy. VRBO suggested that I contact the "property manager," a Joshua, and gave me a number; when I called, that number led to TravelBridge and other employees who refused to connect me with Joshua and said they were on top of the request. The root of the situation was an entry keypad that was invisible unless a button was pushed (that had no labeling) and then malfunctioned, giving a recording "operation failed" and on the third attempt lighting up red. After I had canceled and was 10 minutes up the road, TravelBridge called having found a key, but at that point my confidence was shot and I was not about to stay in a building with a faulty security system. I communicated this clearly. TravelBridge's employee sent a message saying "Travel plans change but refunds are up to us" -- completely distorting the situation. I was so looking forward to this stay and cooperated with the cumbersome requirments to photograph security documents from the parking lot, talk with TravelBridge while texting photos which is not simple on my phone, etc. Having a local representative to deal with in person would have surelly cut through this situation and made the stay possible. - Guests may be charged for excessive cleaning or trash removal needed as a result of their stay. Please follow house manual and chat tips for how to check out and maintain property.
- if guests wants the property deep cleaned prior to their stay, the guest agrees to pay $300 deep cleaning fee OR schedule a $200 cleaning during their stay where the cost will be added to the total stay cost. Retaliatory reviews for wanting deep cleanings but not paying a deep cleaning fee, shall be considered retaliatory and subject to removal.
- if guests reports the property is hot, humid, or cold but fails to or does not take sufficient action to utilize heaters, ACs, Fans, or dehumidifiers to get the atmospheric conditions to be at their preferred condition; guest shall not be provided refunds for their stay. Retaliatory reviews for these issues shall be subject to removal because the guest has full control of the conditions of the home as multiple redundant heaters, ACs, Fans, and Dehumidifiers exist within the home. If guest wants additional equipment added to the property, they will request the equipment and allow 48 hours for installation of the system OR check out by 10 am the following day.
- If guest fails to report problems or issues to host during their stay OR requests a refund for days stayed, these requests for money back shall be considered retaliatory and not refunded. Retaliatory reviews that request refunds for time stayed shall be subject to removal. Retaliatory reviews resulting from house rule breaches by guests shall be subject to removal. Reviews that are Retaliatory, misleading, false, or biased shall be subject to removal.

Failure to submit requested ID shall be considered when deciding if guest violated House Rules.

Guest agrees that reviews shall be removed when guest violates one OR more policy or house rule. Grounds for Mandatory Review Removal will occur if any of the following apply: discriminatory, threatening, irrelevant, Biased, false, misleading, lacks credibility, extorted, threats to defame hosts business or reputation, threats of any kind, incentivized by want of a refund of any amount (review to get partial or full discount money back for thier stay), or Manipulative Behavior. Discloses private information. Retaliation for host reporting damages or lost future or current bookings due to the guests stay. Retaliation for host enforcing check in or check out times. Punishing a host for enforcing house rules or for known items agreed upon during booking confirmation (for example, writing retaliatory review for property having cleaning supplies under sink or property being older when this was known and agreed upon at booking confirmation).

Guests are expected to be respectful and never threaten hosts at any time. Threats are taken seriously and shall lead to termination of stay with no refund. Once a guest makes a threat of any kind, they shall be considered a retaliatory guest and not a fair review of their stay or experience received; instead a biased retaliatory review of their stay.

Guests understand hosts are allowed to incentivize guests to return to their property by offering them discounts on current or future stays. This practice of giving guests discounts occurs by all hosts on a daily basis. Offering Discounts, services, experiences, or extra amenities shall be considered good customer service and shall be taken into account when considering whether a review below 5 stars is justified OR whether it violates an House Rule

This one bedroom apartment has a comfortable porch to relax on and enjoy morning coffee or a sunset, as well as a glider and bistro set to enjoy the fresh air. Fast wifi is available throughout the apartment. Kitchen is on the first floor and guests are able to use the oven, stovetop, microwave, toaster oven, refrigerator and grill outside. There will be breakfast bars and access to a Keurig coffee maker in the morning. All other food is supplied by guests. The bathroom is located on the first floor and has a shower and tub. The bedroom is large and located on the second floor with double bed, chair and a half that pulls out to a single bed, recliner, desk and armoire. There is also plenty of closet space.

The apartment of a house in general, it is very well lit inside. It is decorated with every detail in mind to please the guest. This is a private bedroom within a shared apartment with up to two other private guest rooms. The bedroom has a key locked door. There is a single bed, small dresser, closet, roku tv, desk and chair. This downstairs apartment is located in a quite bedroom community at the gateway of the Poconos, only 10 minutes to Wilkes Barre. The cozy living room has a wall to wall picture window!!! There is a full kitchen with electric stove, full size refrigerator, microwave, coffee maker, electric tea pot and all the basic cooking pans, pots and utensils needed with separate dining room. The apartment is located on the first floor of a triplex house located in a residential neighborhood, the Hill Section. The house is built on the side of a hill and provides excellent views of downtown from the kitchen & private balcony.
The apartment is laid out similar to a studio apartment. There is a full bathroom, kitchen and large open living room/ bedroom space. In the kitchen you will be provided pots, pans, baking sheets and even a waffle maker. Beverages such as coffee and water bottles are provided as well.
