LIVING:

OUTDOORS:
Although this is a private living space you can expect to share all outdoor spaces. The front of the building has dining for four, four lounge chairs, swings for two. While the backyard is completely fenced in - there is a large open spot where a gate used to be. All outdoor spaces are shared and ideal for making new friends. Chat with a stranger... stranger. Have a hog-killing' good time with someone new!

TV:
There is no TV in this room. Please read amenity’s clearly before booking. There is no TV in this room.

WIFI:
Super fast wifi speeds. Faster than a wild buckin' bronco... that's for sure! However, we do not guarantee WiFi at any of our locations due to our location and difficulty to get a tech or equipment out in a timely fashion. If power goes out we will do everything to get it back up and running in a timely fashion but should nature prevail we ask that you unplug, and replug with nature , friends and family.

AIR:
Brand new mini split ductless systems controlled by remote. One system in living and one in bedroom to keep cool during the dog days of summer and of course, better than rubbing two sticks together in the winter.

CLEAN:
Cowboys aren't afraid to get dirty but we are. We take our cleaning seriously. We follow all sanitizing and disinfecting protocols for your absolute comfort.

PETS:
We do allow pets including your horse so long as you hitch um outside. We ask that mans best friend stay crated while you're out and about but don't leave um lonesome for too long. If they bark you might disturb your neigh-bors. Outdoor spaces are shared so ‘lick and a promise’ you’ll pick up after your furry friend. There are doggy trash bags available with trash receptacle in the enclosed backyard space. Pet cleaning fee per stay is added to reservation automatically when you add pets to guest total. All pets require a pet cleaning fee no matter how clean you might think they are. Three pets max folks. Appreciate it y'all!

El Balcon is a one bedroom/one bath studio apartment suitable for one or two persons located on the second floor of the Marfa House, an historic structure originally built as a railroad hotel in 1890 and lovingly restored over a 14-year period to preserve its old west charm and equip it with modern amenities. El Balcon has a private entrance from the second floor balcony of Marfa House and features premium bedding (which can be configured as a king-sized bed or two twin beds, at the guests' option), an en suite bathroom with shower, a seating nook with reading light, and a coffee station; and a second chair. Comfortable seating is also available right outside on the Marfa House balcony, where you can relax and peruse the goings on in central Marfa while sipping your favorite beverage. El Balcon guests also have access to the other Marfa House common areas open to all guests: the gallery sitting area, and the atrium at the rear, which features a fire pit and large screen television.

The City of Marfa charges a local occupancy tax of seven percent, in addition to the state occupancy tax of six percent. We are registered with the City as lodging No. S-105.

- "Easy check in and out with the multiple (good security) door codes. The room is bright, with a bit of light at night (didn’t bother me) and a train now and then going by… but all the town center hotels would have that… those are the only two things that I want to mention that might be a problem for some folks. Otherwise, wow!, incredible location, really lovely place with a balcony & blankets to sit outside and soak in the Marfa evening light. A small gallery downstairs with a reading area and the room itself was bright and comfortable with coffee at the ready. Bathroom was clean and the soap/shampoo/etc… was really nice! I would book again next time I’m visiting."

Fronteriza guests also have access to our unique common spaces: the second floor balcony, with comfortable seating and a view of central Marfa; our rear atrium, which features banquette seating, a fire pit, and a large screen TV; and our front gallery, with comfortable leather sofas and a gas fireplace. Our lighted entry walk provides after hours access via a keypad entry to the atrium.

State of Texas and City of Marfa occupancy taxes totaling thirteen percent are added to our listed rates . We are registered with the City as Lodging No. S105.

The spacious high-ceiling loft contains custom made art-crate furniture including a double bed, a large coffee table and a rolling closet, as well as pine dining table with Prouvé chairs, a comfortable sofa, and outdoor retro rockers. The kitchen is equipped with a microwave, cooking range, countertop oven, toaster, coffee maker, and cooking and eating utensils. The bathroom has a custom designed concrete shower and sink. The loft is owned by two artists whose artworks are on display. It is outfitted with high speed wi-fi, heating and cooling systems, and ceiling fans. The south facing covered 600-ft outdoor deck is ideal for lounging day and night.

The building sits on a shared 8-acre ranchette with plenty of land on which you are welcome to roam. Gorgeous landscape extends in all directions, with quiet roads perfect for long walks. There are loads of bunnies, jackrabbits, and the occasional tortoise, javelina, fox, and other wildlife can be spotted. It is an especially good area for birding; the extreme silence only punctuated by the calls and songs of the many varieties of birds.

The place is ideal for a couple or small family requiring room and tranquility. It's spacious inside and out, airy with lots of light. While it's out of the fray of downtown, it's a short walk, bike ride or drive to the Judd and Chinati Foundations, coffeehouses, restaurants, supermarkets and shops.

CHECKIN/OUT: Checkins start at 4PM and checkout is 10AM. For early checkins or late checkouts talk to your host to make a request. Early checkins or late checkouts start at $50 each.

PETS: We do allow pets with permission. Each pet requires a $35 cleaning fee. Fees can be added in the app under “Guest Totals”. You’ll see an option to add pets which will add fees for non-service pets. Please send photo of service pet papers. Non-service pets should not be added to pet total. Because every pet is different, we have no idea the amount of cleaning that will be required. Please be respectful and clean up after your pet. Please do not allow your pets to roam in the yard without supervision. We have neighbors that have various animals and pets, and do not want to upset them in any way. Thanks for your cooperation!

Guest Access:
Guests have access to the entire property. Please note there is an owner's studio next door that will not be occupied during your visit. The door is always locked.

West Washington Street is on the quieter side of town - looking out at pristine, private, pastureland!

- "1 mike always from courthouse, plus I love walking through neighborhoods. Incredible sunset views, night sky (we were lucky with the timing - got great views of venus +mercury . Studio was very well kept. Fans could use a cleaning but welcome to the desert, hard to keep dust off. They have some cooking items, salt, pepper and such but very close to Porters if you need anything. This would be a hard summer stay due to heat / small air conditioner. Also not a great place for dogs - tons and dons of spurs so even my dog going to the bathroom was a challenge. B Oh the porch! The porch! Loved our stay. Only real quibble was the turnaround time to answer questions from host. We wanted to extend our stay but didn’t hear back. No big deal tho."

Marfa House Rio Concho is an efficiency single-room unit located on the second floor of an historic adobe built in 1892 as a railroad hotel in the heart of Marfa. Rio Concho offers a perfect HQ for exploring downtown Marfa on foot, and is steps from many shops, galleries, restaurants, and watering holes. Rio Concho has private access from the second floor balcony of Marfa House, and the balcony offers a breezy perch for observing foot traffic and passing trains.

This apartment can easily sleep up to 2 people with 1 bedroom. It has a nice size bathroom and an outdoor patio where you can rest under the stars!

The shower knobs are switched and you have to turn turn them the opposite direction so the cold knob is hot water and the hot is cold and you have to turn them a little extra hard to have them turn on. I hope you have a great stay in Marfa!

Other things to note
Marfa is dusty! You are in the middle of the desert so if things seem a little dusty it is normal! If there is a problem please contact us asap so we can send our crew to resolve it.

La Junta is an efficiency apartment with a queen-sized bed, comfortable seating with reading lights and a blue tooth speaker, and a dining area and fully equipped kitchenette. The kitchenette offers a small refrigerator, a microwave, small sink, coffee maker, and plates, glassware and flatware, with seating for two. The en suite bathroom provides a shower with glass block natural lighting. Recent adjustments to the heat controls for the en suite bath shower ensure that there is ample hot water for La Junta guests. La Junta guests can also relax in our art gallery--a common living room with gas fireplace and leather couches, enjoy the view and ambiance from comfortable seating on our front balcony, or nest in the banquette seating in our screened atrium with its fire pit and large screen TV.

The City of Marfa charges a local occupancy tax of seven percent, in addition to the state occupancy tax of six percent. . We are registered with the City as Lodging No. S105. Guests should also note the following: El Balcon is adjacent to a kitchen/dining room for another unit. We have blocked the door between the two units and provided sound insulation devices in addition to the solid locked door, but occasionally guests at El Balcon may hear voices and other sounds from the adjoining space.

Can be rented with space next door to sleep up to 4 people and would include the kitchen in the other unit..The back patio is shared among guests and can be accessed through the back of the building.

- "The Room was amazing, perfect for our 2 night stay for our friends wedding. The building is clearly old, and it was spruced up with some boutique furniture that reflected the vibe of Marfa. They left Los Poblanos shampoos for us (being from New Mexico, that was awesome), and the towels were fluffy and wonderful. If you have a husband like I do that likes to take long showers, be sure to get in there first, because the hot water doesnt last long. The bed was so comfortable! The location was perfect to easily get to shops, galleries and restaurants."
