OCCUPANCY: Regency 312 permits a maximum occupancy of up to 6 people. Sleeping accommodations include a King size bed in the Master Bedroom and two Queen size beds in the Guest Bedroom. At no time can occupancy exceed a maximum of 6 people including infants and small children.

AGE RESTRICTION: Reservations can only be secured by Guests that are at least 25 years of age.

DAMAGES: Guests are not required to purchase Damage Insurance. Guests are required to present a major US credit card (VISA, MasterCard or Discover) at the time of arrival along with legally issued photo identification. Damages arising from Guest's rental use of the property are to be deemed as billable expenses and charges for repairs or replacements may be applied to the credit card Guest presents at the time of Check-In.

AMENITIES: Guests' use of community amenity features (Pool & Workout Room) requires all Guests to have wristband identification visibly displayed. Guest failure to visibly display community identification wristbands may result in Management or Security removing and banning Guest from use of the facility. A maximum of 6 wristbands will be made available for this property.

PARKING: Guests must display an authorized parking pass in all cars at all times when present on the grounds of the community. Guest failure to display an authorized parking pass may result in the impounding or towing of a Guest's vehicle at the vehicle owner's expense.

- "We visit Navarre Beach each summer, and The Pearl is one of our favorite properties. This particular condo is updated and has fabulous water views from the common areas and master bedroom. It was clean, comfortable, and well-appointed with kitchen items, towels, soaps and even makeup remover wipes! Not only that, RMI vacations included many extras which other rentals do not— things such as beach towels, chairs, a cart, dishwasher pods, laundry detergent, a bag of ice, extra garbage bags, extra paper towels. OCCUPANCY: Regency 309 permits a maximum occupancy of up to 6 people. Sleeping accommodations include a King size bed in both the Master and the Guest the Bedrooms - Ideal for couples traveling together. At no time can occupancy exceed a maximum of 6 people including infants and small children.

AGE RESTRICTION: Reservations can only be secured by Guests that are at least 25 years of age.

DAMAGES: Guests are not required to purchase Damage Insurance. Guests are required to present a major US credit card (VISA, MasterCard or Discover) at the time of arrival along with legally issued photo identification. Damages arising from Guest's rental use of the property are to be deemed as billable expenses and charges for repairs or replacements may be applied to the credit card Guest presents at the time of Check-In.

AMENITIES: Guests' use of community amenity features (Pool & Workout Room) requires all Guests to have wristband identification visibly displayed. Guest failure to visibly display community identification wristbands may result in Management or Security removing and banning Guest from use of the facility. A maximum of 6 wristbands will be made available for this property.

PARKING: Guests must display an authorized parking pass in all cars at all times when present on the grounds of the community. Guest failure to display an authorized parking pass may result in the impounding or towing of a Guest's vehicle at the vehicle owner's expense.

PETS: Guests are NOT permitted to have pet animals present while in this community. Guest violations will result in the immediate termination of rental use of the property and Guest forfeiture of all monies paid. Guest violations of the NO PET policy may be subject to additional charges. Repairs, replacements, pet remediation efforts or Fines, if any, issued by the Homeowner's Association will be deemed as billable charges and will be applied to the credit card presented at the time of Check-In. This community carefully monitors for the presence of all pets and animals.

SERVICE ANIMALS: Guests needing the assistance of a Service Animal must present this need in writing at least 10 days prior to Check-In. All requests for the need of a Service Animal must be presented to legal counsel representing the Homeowner's Association to ensure all legally required certifications and procedures are observed.

PROPERTY SUBSTITUTIONS: In instances when a Reservation is displaced or interrupted due to unforeseen circumstances Guests will be relocated to comparable accommodations. If comparable accommodations are not available the Guest will be entitled to receive a full refund.

SMOKING: Smoking of any substance is expressly Prohibited on the balcony or within any interior areas of this property. Smoking is only permitted in the designated outdoor grilling areas of the community. Any Guest violation of the NO SMOKING policy will result in the immediate termination of Guest's rental use of the property and Guest forfeiture of all monies paid. Additional charges may be applied to the credit card presented at the time of Check In for any needed repairs, property replacements or smoke remediation efforts arising from the violation of the No Smoking policy herein stated.

We love our neighborhood filled with Caribbean-style homes each unique with it's own flavor. The house is a 3-minute walk from the Gulf and about 3 minutes in the opposite direction from a private beach along the Santa Rosa Sound. You’re on a quiet no-outlet circular street that is ideal for kids to ride their bikes or walk your pet.

All of the 3rd floor of the house and top deck is yours except a couple of owners’ and housekeeping closets that will be locked. The driveway & garage on the left is yours to park. Other parts of the house are off limits.

All of your space is private and inaccessible from other guests.

We enjoy staying at the house and walking to the beach most of the time while we're in Navarre. It's about 5 minute across the bridge into town (when there is no traffic) where you can find groceries, a Walmart, and plenty of restaurants (see our recommendations). Bigger towns like Fort Walton Beach and Gulf Breeze are about 20 minutes away.

Unlike other rentals we provide enough trashbags, toilet paper, and paper towels for the duration of your stay.

We also provide a beach towel in addition to bath towels for each of your guests!

Early check-ins and late check-outs can usually be accommodated with 24 hours notice with a $75 fee when we do not have a same-day check-in or check-out. If this has not been arranged and guests are not completely checked out when our housekeepers arrive at 10:00, $75 will be charged and $50/hour after.

Hurricane season is June 1 through November 30 with the peak in September to early October. If our place is damaged due to a storm and we are unable to host you, of course we will fully refund your cost and let you know as soon as we know. If you make the tough decision to cancel your beach trip due to a potential storm or inclimate weather we can provide a refund of the cleaning fee but the reservation cost will be your responsibility.

Some guests have purchased travel insurance through their insurance company to cover the reservation cost in case of inclement weather.

The following does NOT apply to reservations made on Airbnb (who has their own vetting & resolution process). For all other booking platforms, guests are required to complete our pre-arrival process including a photo of a valid ID, signing our rental conditions, and submitting a valid credit or debit card to be pre-approved for a security deposit (card will not be charged just authorized in case of damage or rule violation). This process needs to be completed before check-in.

This unique layout features a full couch and a queen murphy bed (which converts to a queen bed.) There is a full sized refrigerator, a microwave/convection combo, toaster oven and plenty of cabinetry to stash your stuff. A bathroom with shower only completes the space.
Note that there is no stove or washer/dryer at the unit.

The space
This unit is located six feet above the ground on the first floor of the building, which is next to the swimming pool. The views from the balcony are beautiful, and the sunsets are gorgeous. It is a one-minute walk across the road to the beach and less than a minute to the bay. We recommend our unit for a comfortable stay for four people. However, it sleeps up to seven for an additional $15 per person per night fee for 12-year-olds and above. There is a king-size bed in the master bedroom, which includes a full-size bathroom. The bunk beds are in the hallway with access to a separate shower room. The living room, dining area, and kitchen provide an open space and include a full-size sleeper sofa and a pull-out single sleeper ottoman.

This is a pet-friendly less than 30 lb, family townhome in a residential area on the island, the home sleeps 6.
A coffee maker will be waiting for you every morning. The home is walking distance to the pool and less than a 2 minute walk to our community’s private beach on the Bay side or a 5 minute walk to the beach on the beautiful Gulf coast.

The space
You will have a private entrance to the second and third floor ONLY, please note that the host resides on the first floor of this townhome.

Guests will have the second floor which features a full size kitchen with a view of the Bay, a full bathroom, dining area and a living room with two twin beds, AT&T Now live-streaming tv, wifi, and an additional balcony with a pool side view.
The third floor features 2 bedrooms and one full bathroom. Plenty of space in the master bedroom which features a queen bed with a twin bed. The second bedroom features a queen bed and a twin bed.

Other things to note
Unlike other rentals we provide enough trashbags, toilet paper, and paper towels for the duration of your stay.

We also provide a beach towel in addition to bath towels for each of your guests!

Late checkouts can sometimes be accommodated with a $50 fee per hour. If guests are not completely checked out when our housekeepers arrive at 10:00, $50 will be charged.

Hurricane season is June 1 through November 30 with the peak in September to early October. If our place is damaged due to a storm and we are unable to host you, of course we will fully refund your cost and let you know as soon as we know. If you make the tough decision to cancel your beach trip due to a potential storm or inclimate weather we can provide a refund of the cleaning fee but the reservation cost will be your responsibility.

Some guests have purchased travel insurance through their insurance company to cover the reservation cost in case of inclement weather.

The following does NOT apply to reservations made on Airbnb (who has their own vetting & resolution process). For all other booking platforms, guests are required to complete our pre-arrival process including a photo of a valid ID, signing our rental conditions, and submitting a valid credit or debit card to be pre-approved for a security deposit (card will not be charged just authorized in case of damage or rule violation). This process needs to be completed before check-in.
