- "Upon arrival I was put in a unit that was NOT the one that I reserved online. I called the front desk and was advised that I’d have to speak w/ a VRBO rep due to booking through them. There was no comparable rooms available so after traveling all day I asked front desk if there was a 3 bedroom available b/c the amount of travelers we had needed to be accommodated by 3 beds. I was given a runaround from VRBO and assigned a case number which I had to use to call back the following day in order to communicate with VRBO and the front desk. I called 3 separate times and got nothing accomplished. I’m guessing everyone is happy because they got paid and I had to dish out more than I budgeted for . Will NEVER book through VRBO ever again."

The views of the beach and bay from different sides of the room were beautiful. The kitchen had a fridge / freezer, sink, coffee maker. The bathroom had handy clothes line for wet swimsuits over tub. The trundle twin was comfy per my 6 ft teen daughter. The room was cool and comfy after a day on the hot beach, which is a 3 min walk to the shoreline. We would definitely stay here again."

- "Room was amazing, and had everything you needed there. Service at the resort was also the best! " - "The original price was cheaper than any other place at Portofino. We booked back in the winter. BUT the owner contacted us saying we owed more because he made a mistake. He didn't honor the posted price which was very disappointing. He threatened to cancel if we didn't send more money outside of VRBO. Sounded fishy so I called vrbo to mediate. They were on the owners side and encouraged me to pay the difference or owner said they'd cancel. We paid it thru vrbo so we could keep the dates we wanted. Condo was beautiful with lots of space. Great view/balcony. Big bunk beds, queen on bottom and full size on top, good water pressure (dedicated water heater). The A/C worked really well. Kitchenware was top quality and they stocked anything you would need to cook. Don't forget to bring your own oils, butter, and spices of course. Great kitchen. Disposal was a little weak but we were gentle and careful with it and it worked fine. The fridge had a missing shelf and broken drawer, and there were no hand soap bottles in any bathrooms, just little hotel sized bars of soap individually wrapped. Hotel shampoo stuff, dishwasher/laundry soap, make-up wipes. Mounted hair dryers worked great. Toilet paper was single ply and so were the paper towels. Only two trash bags supplied. But we didn't really care that much since we bought our own paper goods and trash bags at the grocery store at the beginning of the week. Sheets were not soft. Despite everything we would stay here again."

By booking you agree that you have read and agree to comply with all house rules and you understand that any rule violation is grounds for immediate termination of a reservation and removal from the property without refund.

AMENITIES- House amenities, and those of Emerald Dolphin, are not guaranteed in any way. Malfunctioning systems, appliances and products will be restored as soon as possible subject to the availability of parts and service technicians.

BEACH TOWELS-Beach towels may not be draped over balcony railings or any other location for drying or other purposes.

COMPLAINTS- If a guest reports a complaint of a malfunction or unsatisfactory condition to Airbnb or the owners, the reporting process grants permission for the owner or representative to enter the property to correct the situation.

LATE CHECK OUT- Unapproved late check outs are stressful for all of us, including the cleaners. We will endeavor to assist you with this type of request and if approved we will assess a fee of $25 per hour (maximum of 2 hours) to cover the waiting time of the cleaning service. Check out times more than two hours late will be charged a fee equal to the base daily rate of the unit without discounts. The departing guest will not be entitled to an extra day of lodging.

LOCALS- Anyone residing within 50 miles of the property may not use the Instant Booking feature and must submit a Reservation Inquiry for consideration.

NEIGHBORS- Please be considerate of our neighbors as some of them are full time residents of this beautiful condominium.

OCCUPANCY- The occupancy of the property is limited to the specific individuals and headcount recorded on your reservation. A fee of $50 per day will be charged for each undisclosed guest. Additionally, undisclosed guests are a serious violation of the House Rules and may result in cancellation of the reservation and removal from the property without refund.

PARTIES- The house may not be used for gatherings, parties, celebrations, or other events with individuals other than the registered guests without the expressed written consent of the house owner.

PETS- No pets of any species are permitted without the expressed written consent of the house owner. A cleaning fee of $250 will be charged for non-compliance with this rule.

POTS AND PANS- Pots and pans are amenities offered to our guests and we request that anyone using these items should adequately clean them before check-out. As a result of the additional time required to clean heavily soiled pots and pans, a cleaning fee of $50 will be charged for non-compliance with this rule.

SMOKING- Smoking or vaping is not permitted anywhere on the property, inside or outside. This includes, but is not limited to, interior rooms, balcony, garage, pool, and parking areas. A cleaning fee of $250 will be charged for non-compliance with this rule.

SUPPLIES-We provide a few amenities to get you started for a day or two, i.e toilet paper, trash bags, soap, laundry detergent and similar items. Each guest is responsible for additional items beyond the start-up inventory.

TV SERVICE- We provide Smart TVs along with high-speed unlimited internet service. Accordingly, we've "cut the cord" at our vacation rentals and encourage our guests to log on to their own streaming service subscription, i.e. Netflix, Hulu, DIRECTV Streaming, Sling, and others. The apps of most popular options are available on the large screen TVs in our home. 

VEHICLES & PARKING- Only two passenger vehicles per reservation are permitted. HOA regulations prohibit trailers, boats, campers, RVs or commercial vehicles of any kind. Please park only in appropriate, legal parking spaces,. Check for No Parking signs to avoid fines and having your vehicle towed.

WIFI- All guests who use our network, agree to use it only for legal purposes and promise to not to use it for illegal uploading, downloading, or other illegal activities.

Emerald Dolphin Rules & Regulations
Emerald Dolphin is both a primary residence and a vacation spot. The rights, comfort, safety, and security of all are important, as is the protection of each individual's investment in the property. Your adherence to the basic standards of conduct, common sense, and common courtesy is required. In this spirit, the Emerald Dolphin Homeowner's Association Board of Directors has enacted the following rules and regulations.
Note: Unit owners ultimately are responsible for their violations and for the violations of their children, guests, tenants, renters, contractors, and other users.
The following escalating fine structure is in effect:
1st Violation = warning;
2nd Violation = $50;
3rd Violation = $75;
4th Violation = $100;
Subsequent violations = $100

Violations which result in damages to common areas or to individual units will subject the unit owner to payment for the entire cost of repairs and service, together with costs of collection and reasonable attorneys' fees and costs as necessary.

1. Safety- Nothing shall be done or kept in any unit, or in or upon the common elements, which will increase the rates of insurance of the building or the contents, result in the cancellation of insurance, or which will be in violation of any law. No material is allowed which is hazardous / combustible or would increase the risk of fire.

2. Laws and Regulations- No immoral, improper, offensive, or unlawful use shall be made of any unit, common areas or limited common areas, and all laws, zoning ordinances, and regulations of all governmental bodies having jurisdiction there over shall be observed.

3. Quiet Hours and Courtesy- Hours between 10pm and 8am are designated as quiet hours. Every effort should be made to avoid any nuisance that will disturb or annoy the occupants of any other units in the condominium.
No disturbing noises, including pet noises, which would unreasonably interfere with the rights, comfort, or convenience of others, are allowed at any time. Televisions, stereo units, radios, musical instruments, and exercise equipment are not to be used or played at such volume or time that will annoy or disturb others.

4. Pool and Hot Tub- All persons entering the recreational areas do so at their own risk. The Emerald Dolphin Homeowner's Association will not be held liable for personal mishap, injury, or missing personal items.
Pool/ Hot Tub hours are 8am to 10pm and will be strictly enforced. Additional rules are posted.
Absolutely no pets, glass, personal umbrellas, or tents are allowed in the pool area.
Children under the age of 14 must be accompanied by an adult. Infants must wear plastic pants over diapers in the pool and hot tub. Accidents or violations, which result in closing the pool for safety reasons and chemical treatment, will subject the owner or owner's guests, tenants or renters to payment for the entire cost of damages.

5. Common Areas- Skateboards, roller skates or blades, and scooters are not permitted on Emerald Dolphin property. Absolutely no riding of bikes or skateboards on parking ramp areas. There is a bike/ walking path in front of the property that will accommodate these recreational items.
No smoking is allowed in the interior common areas, including the elevator. Cigarette butts must not be discarded on the lawn, in common areas, or off balconies.
Fire codes prohibit any items on the walkways or in the stairwells. These areas must be kept clear and unobstructed. For example, storage receptacles, trash, trash bags or receptacles, coolers, beach chairs, bicycles and other vehicles with wheels, and toys are strictly prohibited.
No modifications, alterations, repairs, decorations, or improvements to the exterior of any unit or any of the common elements are allowed without the express written approval of the Board.
Jumping over or climbing on any of the property fences, including gates, is prohibited.

6. Individual and Common Area Balconies- Balconies or patios must be kept clean and clear of all items that adversely affect the exterior appearance and safety of the Condominium. For example, patio furniture, flower boxes and plants that sit on the floor are acceptable, but air conditioning units, refrigerators and any type of wiring, ducts or pipes are prohibited.
No object (including towels, laundry, plants, and grills) may be attached to, draped, or hung from balcony railings. Flying the American Flag is allowed, as is flying military flags on designated holidays. Also permitted are flying military flags and the Blue Angels flag on the Blue Angels Beach celebration in July of each year; however, these flags must be displayed in a respectful way. These areas may not be used for storage. For example, bicycles may not be hung from or stored on balconies.
Glass tops of any kind are not allowed on balconies.

This condo is ground floor BeachClub cabana located directly on the Gulf of Mexico. Sleeps up to 4 adults and 2 children.

The outdoor hot tub and heated pool are only seconds from your front door. Take a short walk across the pool deck to the main tower and there you will find the indoor heated pool, large hot tub, full size gym, spin room and a full service spa.

While a guest of the BeachClub, a complimentary sauna and steam room are a part of the resort amenities located in the main tower.

We have a cozy floor plan offering a private bedroom with a queen size bed and roku television. We have dressers, a luggage holder and extra sheets in the drawers along the bed. We also provide beach towels located in the bedroom closet. The bathroom has a tub and stand up shower. You will need to provide your own toiletries.

Custom small bunk beds are located in the hallway, which are a huge hit for small children. An open kitchen/living room floor plan keeps everyone together while relaxing after a long day on the beach. The couch in the living room pulls out to a queen size bed.

Watch the sunrise/sunset on the balcony overlooking native dunes and the emerald coastline. The condo is located within walking, driving or trolly distance from restaurants, bars and shopping on the island.

In season we have our minor league baseball team (Blue Wahoos), our hockey team (Ice Flyers) along with the Naval Aviation Museum, historic Fort Pickens, Lagunas (zipline and go karts), downtown Pensacola, the Tiger Point Golf Course are a short list of the many things Pensacola and Gulf Breeze has to offer.

The space
Santa Rosa Dunes is the perfect place to make memories with your family. Next door to Peg Leg Pete's Oyster Bar, directly on Santa Rosa Sound and steps from world famous Emerald Coast Gulf beaches (right across the street), Olympic size swimming pool, no above/below neighbors, plenty of free parking - we've got it all.

Our guests especially love the cozy, but classy decor, proximity to the beach, safe and quiet complex, cleanliness(!), and the little extras we provide in our home that you don't find in most rental units. We try our best to provide everything our guests need to feel at home!

Our condo is a 2nd and 3rd floor townhome, so do expect some stairs to access the unit - being off the ground provides spectacular water views of Santa Rosa sound from the living room and king bedroom as well as a partial view of the Gulf from the second bedroom. This room also has a toddler bed for children up to 5 years old and 50 pounds as well as shelves stocked with books and games for the family to enjoy. We have also recently added a desk perfect for remote work or home schooling!

Guests with young children love that both the top and bottom of the interior stairs have baby gates installed and they are able to relax without worrying about the stairs! The gates can be left open for guests without children.

The new community dock is perfect for fishing or catching a beautiful Florida sunset and is SO CLOSE to our unit (our building is closest to the dock/beach)! You will have your own reserved parking spot (can fit 2 cars) directly below the unit and behind the spot is a perfect little walkway that will take you straight to the dock.

We absolutely love taking kids to the pool in our complex. Unlike other pools on the island, ours is huge (Olympic size) so your kids can spread out and be kids without feeling like they are bothering other guests/residents. Pro tip - our next door neighbor, Peg Leg Pete's oyster bar/restaurant, is fantastic and oftentimes has a very long wait. Lucky for you, you can walk over and put your name on the list then hang out at the pool or in the condo while you wait! This is a game changer!

While you are probably at the beach to unplug and unwind, we do provide two smart TVs and fast wifi! It is definitely possible to work from home in our little slice of paradise.

In addition to the condo, guests have access to all areas beneath our unit (grill, shed with beach supplies, parking, path to community dock). At the ends of the building are a hose and outdoor shower that are for all Building 6 guests' use.

Every Portofino 2 Bedroom condo has 1,333 square feet of living space. This unit is located on the 16th floor. All units managed by us have WIFI and cable television. Beach chairs and umbrellas are not included in our units and you can either bring your own, or rent them directly from the resort.

Keep in mind the resort charges a one time check in fee of $75 which covers your entire group. The resort also charges a daily amenity fee which is for the whole group and not per person of $10(Winter), $15(Fall), and $20(Summer).
They also hold a $100 deposit for any charges you make to your room card. Should you make no charges this will be refunded at the end of your stay.

The recreational center has 2 heated pools 2 hot tubs, and a heated pool/hot tub indoors as well for those cold winter months! 5 minute walking time to the beach on the bay or beach on the gulf!
