Our condo is located in the heart of Seagrove Beach, right in the middle of 30A with easy access to HWY 98 to Panama City Beach or Destin about a 20 minute drive away. We are located just across from the street from the boardwalk to the beautiful beaches of 30A, about 100 yards from the sand. We are just one mile from Seaside, an easy bike ride or walk on the trails along 30A.

Our first floor unit sits right across from the pool. Parking is right outside your door. Our newly remodeled unit is updated and has everything you need. We have a full kitchen, with a queen size bed, comfortable new furniture, new tile throughout, granite counter tops and a totally remodeled bath with walk in shower. This luxurious queen bed suite above the garage, has everything you need for a couple staying at the beach. It is a fully stocked suite with a 2 burner cooktop as well as a refrigerator, dishwasher and a convection oven/microwave. This space is located on the preserve side of the gated community of the preserve at grayton beach. Amenities include a private gated beach access to an area of public beach that has no public access. You can rent beach service chairs or just bring the beach chairs provided, as well as 2 pools, tennis, pickle ball and 2 bikes. There is a fat tire beach cart to make going to the beach a breeze.

We also have just added for guest use a Tesla universal charger. This means you can charge your vehicle on site and not have to look for a charging station.

This property allows golf cart rentals- Please ask Eileen when booking who to get a discounted rate on a golf cart.

This carriage house has the highest of cleaning standards- all linens are removed and switched out in between guests.

Strict Condo & Property Rules:

- No pets. There will be a $250 fine for an unauthorized pet.
- Service animals are permitted with proper documentation.
- No smoking in or on the property. There will be a $150 fine for breaking this rule.
- Minimum age requirement to rent: 21 yrs. There will be a $500 fine for breaching this rule due to liability reasons.
- No large parties.
- There will be an excessive clean rate of $50/hr charged to the guest for any cleans that take beyond 3 hours.
- Quiet hours from 11:00 PM to 7:00 AM.
- Guests are subject to covering the costs of any broken, damaged or stolen items.
- No boats, trailers, RVs, or jet skis allowed in parking lot.
- Limited only to the registered guests. Overnight visitors are not allowed.
- All guests must abide by Gulf Place community rules on-site and at all amenities.
- All guests must have one amenity pass on them when utilizing the Gulf Place pools. Passes are provided in the unit.
- Check In: 3:00 PM, Check Out: 11:00 AM.

Understanding the Extra Fees & Charges:

- Cleaning Fee: the cleaning fee is a portion of the total cost which the hosts pay the housekeeping staff.
- Service Fee: VRBO charges the guests 5% as a usage fee for their platform. This cost is beyond our control. (Hosts also have to pay our own service fees to VRBO).
- Occupancy taxes & fees: these are taxes and fees withheld from us by the state of Florida and Fort Walton County. These costs are beyond our control.

Summary:
Ocean Air is a beachfront duplex divided into 4 units. Each unit has a panoramic view of the beach with a private beachfront deck. Each unit has a full kitchen, living room, dining room and has two king bedrooms and two full bathrooms all of which are completely private. The units have a Lovesac sectional that functions as a sleeper and a large Lovesac beanbag that can easily sleep one. All the units are connected through an interior stairway, making multiple unit rentals perfect for family reunions and weddings. Located directly on the beach and south of Hwy 30A, these newly renovated units include features like upscale stainless steel appliances and granite surfaces, new bathrooms, full smart home integrations including, swivel from ceiling jumbo TV mounts, and smart audio devices! Each unit features reverse-osmosis water purification systems to refill your bottles and save our beach from un-needed plastic. The living room is decorated with furniture including a jumbo Lovesac beanbag chair placed in front of the picture windows.

The most prominent feature of this location is the private beach. Ocean Air 30A boasts of 70’ of private beach, giving each beach chair set a direct ocean view without outside interference. Each unit is guaranteed one set of chairs and an umbrella with the Ocean Air-logo. Additional chair sets are available for an additional fee.

Off the main living area of each unit is a private beachfront covered deck. The Trex cocktail tables and chairs are perfect for having lunch overlooking the sand or for evening cocktails. Each deck connects to the private beach walkover. The walkover includes two large reading nooks overlooking the beautiful Gulf of Mexico. Evening sunsets are spectacular from this perch, as are the morning sunrises. Many beautiful beach photographs have been taken from there. Weekly rentals include use of our paddle boards and kayaks, and brand new beach bicycles (first come first served). Gas grills are also provided in the front of the house.

Our extra-large parking area affords our renters with a minimum of two parking spaces each.

Dogs and Cats are accepted with an additional $200 cleaning fee and must be disclosed prior to arrival.

Again, this is a room for rent in a private home. You are renting room upstairs with private bathroom. Mini fridge, dining table, tv and keureg in room. Beautiful home! You are renting upstairs room in private home! If you do your research, this is the best deal around! Some ads charge for linens, towels, parking and soap! That’s ridiculous! All included here!

You have a fully stocked kitchen, full bathroom and a queen size bedroom. There is outdoor seating available for you to relax after a day at the beach. The preserve has amazing gated beach access. - "The rental property was beautiful, clean and very modern and cozy. The kitchen is stocked and you have the ability to cook if you want. The space came with bikes, beach chairs + umbrella, cooler, a wagon, and fun toys. The neighborhood has pickle ball and tennis courts, and two pools. Overall the neighborhood was beautiful, safe, and close to various shops and restaurants. We also had the ability to rent a golf cart for trips down 30A. The beach was a short walk away with private access. The property manager was very communicative, helpful, and answered all of my questions prior to booking. We highly recommend staying here, and we will most definitely be back!! :)"

Our much sought after first floor larger 2 bedroom corner unit is located in the 500 Building (Unit 511) and provides a view of the Gulf, sand dunes, Eastern Lake and boardwalk entrance from our living room/patio. NO busy road to cross or steps to climb!! Approximately a 5 minute walk to the beach. Beach chairs are available for your use at no additional cost with this unit.
The condo has a master suite with king-size bed. The second bedroom has two twin over full bunk beds. If travelling with a baby, there is a pack and play (upon request/advance setup required).
Cable flat screen TV’s are located throughout the unit. A 40” Smart HDTV with DVD is located in the living/dining room area. A 32” flat screen Smart HDTV TV is located in the master bedroom. A 20” Smart HDTV with DVD is located in the second bedroom.

Beachside Villas is ideally located away from the crowds BUT very close to so many of the activities that bring people back to this part of the Panhandle year after year. It is located in close proximity to Destin and Panama City Beach- SEASIDE is less than 5 minutes also. You can rent bikes and travel along the beautiful bike paths to charming Rosemary Beach, Seaside, and Grayton Beach. Also, Deer Lake State Park is less than a mile down the beach with hiking trails and sand dunes. Top golf courses are nearby.
San Destin resort and the Silver Springs outlets are 20 minutes away. Also, miniature golf, Pier Park, Shell Island and water parks can be found nearby in Panama City or Destin.
