- "Upon arrival I was put in a unit that was NOT the one that I reserved online. I called the front desk and was advised that I’d have to speak w/ a VRBO rep due to booking through them. There was no comparable rooms available so after traveling all day I asked front desk if there was a 3 bedroom available b/c the amount of travelers we had needed to be accommodated by 3 beds. I was given a runaround from VRBO and assigned a case number which I had to use to call back the following day in order to communicate with VRBO and the front desk. I called 3 separate times and got nothing accomplished. I’m guessing everyone is happy because they got paid and I had to dish out more than I budgeted for . Will NEVER book through VRBO ever again."

Enjoy this newly renovated, Five Star Reviewed townhome located at the quiet end of Pensacola Beach. Relax on the back deck in the afternoon with direct views of Pensacola Sound or enjoy your coffee in the morning overlooking the Gulf of Mexico. San Deluna 18 is just a short walk to sitting on either beach. The complex San Deluna is a smaller private complex and offers a pool and tennis courts. The unit has just been remodeled with a relaxed coastal modern decor and is fully functional for a short or long term stay. All the items necessary to enjoy your stay are included: coolers, paddle boards, bikes, beach chairs, and umbrellas all there for your personal use. The unit has a large king bedroom with an attached bathroom. The queen bedroom also has an attached bathroom and additional twin daybed. All rooms have new wall mounted TV's. - "This was a perfect place to stay! Keith was a wonderful and attentive host! The condo was fully equipped and the location is perfect for us! The Gulf across the dunes in the morning and early afternoon then the Bayside in the late afternoon watching the sunset followed by pooltime and supper was how we spent most days and made for a relaxing vacation. The fully equipped kitchen and open floorplan made it easy to accommodate the 6 of us each morning for a big breakfast, making a ton of sandwiches for lunch at the beach plus more family for supper some evenings. My nieces and nephew stayed in another unit at San de Luna so my grandkids learned how to play pickleball with them and it was really fun to watch them all play and have more family close by. Two grandkids stayed on the sleeper sofa and said it was comfy while the youngest loved the daybed upstairs. No complaints on the other two beds either! Having plenty of beach chairs and supplies really helps not having to bring so much beach stuff in the car with us. We had Breakfast on the Beach with the a Blue Angels (and blueberry muffins) while they practiced on our last day and thoroughly enjoyed it. We wished we could have seen the actual show, but alas, my busy family's summer schedule prevented that. We hope to return in the future as this has become our favorite beach place to stay and we would love to make many more memories here! Thank you again Keith!"

This home is located on the Gulf Front road and offers easy access to the sugar white sands and emerald green waters.

The bedrooms are separated by the living space with two on each side of the house. The East side has two masters with private bathrooms and king beds. One of these is larger and also contains a Pottery Barn chair that is a twin sleeper. The other has ocean views and private access to the front porch.

The two west side rooms share a large Jack-n-Jill bathroom (pocket doors, double sinks, tub/shower combo). One room has a king bed and vanity area with views of the ocean and doors to the front porch. The other has custom bunks. One set is XL twins and other is regular twins. Each bunk has small storage shelves, private lighting, and outlets with USB plugs.

Three of the four bedrooms and the living room have flat screen TVs.

The vaulted ceilings and open plan of the living room-kitchen-dining room offer plenty of seating and eating options. A wall of windows provides ocean views from every point in this room - watching TV on the couch, pouring a glass of wine at the bar, or even washing dishes!

The kitchen is fully equipped with granite counter-tops, stand alone ice maker, Keurig and coffee maker, plus a very quite dishwasher. As you can guess there are plenty of wine glasses (even shatter proof ones for the pool area!)

The front of the home has a large shaded deck with partial views of the Gulf. The back has a shaded deck over looking the pool - with distant views of the bay. The backyard is fenced and the outdoor shower has both hot and cold water!

The home has high efficiency washer and dryer, lots of parking for multiple cars, your boat or a fun game of corn hole, and extremely easy and close access to the beach!

Welcome to our family-friendly townhome on Pensacola Beach. Our unit is part of the Boardwalk community on the beautiful Santa Rosa sound. Our townhome is 2 bedrooms and 2 and 1/2 baths. The bottom level has a covered parking spot with access from a separate residential street, outdoor shower, swing, grill, covered entertaining area with a picnic table for outdoor dining and a outside beach toy closet. We also use a keypad entry for ease with check-in.
The second level includes a living room with glass doors that access a balcony. The kitchen and dining area also have balcony access with glass doors. This floor also includes a 1/2 bath and laundry area. The top level has the master bedroom with private full bath and glass doors leading out to the upper balcony which is also accessed from the second bedroom and private full bath. We also provide several amenities for small children. A Baby gate, pack & play, toddler cot and bed rail. For indoor entertainment we have games and books for all ages. Amazon Fire-Sticks on each TV, cable and high speed internet.
Our unit is just seconds away from the water and has access to one of the largest private beaches on the sound side of Pensacola. We are just a short 2 minute walk across the street from the Gulf of Mexico. Our complex also features a community room, pool, beach volleyball, and a nice private dock for fishing or watching a breath taking sunset.
Pensacola beach is a relaxing family orientated retreat. The trolley bus stop is 5 minutes from our door step and runs during the Summer Free of charge. The trolley makes many landmark stops on our beautiful beaches. During your stay on Pensacola Beach, you can enjoy many activities. WHAT’S NEARBY
This home sits in a perfect location directly across the street from beach access, next door to both the Tom Thumb convenience store and Peg Leg Pete’s (a local favorite). The Pensacola Beach Cross is a short walk down the road. If you need to get around the island, the trolley stops directly in front of the townhouse and runs from May to October. You will also be within walking/biking distance (one and a half miles) of historical Fort Pickens. The Blue Angels practice over Fort Pickens on scheduled days from March until May. It is not unusual to see them practice over the beach some mornings.

Be sure to visit the gulf’s longest pier, Pensacola Beach Pier, which is one and a half miles east. From April to October each Tuesday night, Bands on the Beach takes place at the Gulfside Pavilion. Across the street from the pier is the Pensacola Beach Boardwalk, which offers a plethora of dining options, lounges, bars, and souvenir stores. The Shell Amphitheater hosts concerts and events and is an ideal place to watch the sunset.

Our unit features two stories. When you walk in the door, you will find a beautifully decorated living room, kitchen with all updated stainless steel appliances and gorgeous granite countertops. The living room leads to the balcony overlooking a beautiful view of the sound and the Santa Rosa Dunes pier. The pier is a perfect spot to fish from, and to also catch an amazing sunset. We love to watch the Blue Herons, Pelicans, and other birds playing in the sound. The large common grounds area viewable from the balcony is a perfect place for the kids to run around and play. Also on this floor, you will find a pantry, washer/dryer, and a half bath which is very convenient for anyone to use during the day, without having to go through bedrooms.

Upstairs, you will find two bedrooms. The Master Bedroom has a magnificent view of the sound, which is viewable from the comforts of the King sized bed. The master bathroom is newly updated and features a gorgeous tiled shower. The Second bedroom features a Queen sized bed and a Twin over Full bunk bed. This bedroom also has its own updated bathroom featuring a tub/shower. Both bathrooms have sky lights which bring ample lighting into the bathroom without having to even turn on the lights. All beds have new mattresses and pillows and high quality sheets.

Turquoise Turtle is on the second and third level of the town home with no one above you. With only nine town homes in unit 8, you feel less crowded and have easy parking with 2 parking spaces allotted.

Santa Rosa Dunes features the largest pool in Pensacola beach! We also have a tennis court and shuffleboard courts.

The sugary white sand beach is a short 5 minute walk from your door. Please be our guest and utilize our beach chairs, umbrella, beach cart, beach towels and beach toys at your convenience. We strive to make your trip as convenient as possible. On the beach, you can soak up the sun, play in the turquoise waters, watch for dolphins, skim board, boogie board, and collect sea shells.

Don’t dismiss the sound side of the island. Bring or rent a kayak or paddle board and enjoy our beautiful water on this side as well. The pool was huge and lots of fun for all ages and its only a short walk from the property. We utilized items out of the storage for the beach and had plenty of options. While a guest of the BeachClub, a complimentary sauna and steam room are a part of the resort amenities located in the main tower.

We have a cozy floor plan offering a private bedroom with a queen size bed and roku television. We have dressers, a luggage holder and extra sheets in the drawers along the bed. We also provide beach towels located in the bedroom closet. The bathroom has a tub and stand up shower. You will need to provide your own toiletries.

Custom small bunk beds are located in the hallway, which are a huge hit for small children. An open kitchen/living room floor plan keeps everyone together while relaxing after a long day on the beach. The couch in the living room pulls out to a queen size bed.

Watch the sunrise/sunset on the balcony overlooking native dunes and the emerald coastline. The condo is located within walking, driving or trolly distance from restaurants, bars and shopping on the island.

Check-in time: Typically Between 3:00 and 5:00pm.
Check-out time: 10:00am. These times are strictly enforced to allow for preparation of our next arrival.  All guests and belongings must be out of the unit as housekeeping arrives promptly to prepare for the next guests. Late departures must be authorized by ECG and are not permitted in the summer months.

ADVANCE PAYMENT – Upon booking, an advance payment of $545.00. Accepted payment methods are, VISA, Master Card, Discover and AMEX. FINAL PAYMENT – The final BALANCE is due 60 days before your arrival date. The final rental payment must be made with credit card, money order or cashier’s check only. If you are booking within 14 days of the arrival date, a check will not be accepted – only credit card, money order or cashier’s check.

CANCELLATIONS POLICIES
Free cancellations up to 60 days of your arrival date, unless otherwise specified.
Holiday reservations are non-refundable, Blue Angels, 4th of July, Christmas, New Year’s Eve, Thanksgiving, Memorial Day, Bad weather is Non-refundable.

TRAVEL INSURANCE – CSA Travel Protection Insurance is available through Emerald Coast Getaways which covers cancellation or interruption of your stay, travel delay, baggage delay, rental car damage, and emergency/medical expense. The plan is optional, but we strongly recommend it. In case of any unforeseen events, this insurance helps protect your vacation investment. It includes coverage for mandatory hurricane evacuations. Details outlining benefits, exclusions, and limitations are in the CSA brochure included with the Agreement as an addendum. Hurricane Policy: There will be REFUNDS GIVEN BECAUSE OF MANDATORY EVACUATIONS RELATED TO HURRICANES. You are encouraged to purchase travel insurance to cover this possibility. If state or local authorities order a mandatory evacuation of an area that includes the Premises, Guest must comply with that order.

RENTAL POLICIES
1. CHECK-IN TIME IS AFTER 4 P.M. CST AND CHECK-OUT IS 10 A.M. CST.
You may have hit it lucky with an early check-in in the past, however, we cannot guarantee anything prior to 4:00 PM so please plan your day accordingly. Every effort is made to insure that all properties are clean & ready for occupancy, however we do text our guest as soon as the property is available. If you do arrive early consider hanging out on the beach, restaurants, shops or visit the sites, then it may make your first day more fun. However, if you have infants, elderly members, pets, or anyone requiring special needs, you need to plan for a later arrival.

NO late check-out. A half-day rent charge will be assessed if the guest does not check-out promptly.
2. ALL ECG properties designated as NO SMOKING/VAPING -If Company finds that a guest (including family members, friends, and all other guests and/or people Guest allows on the property (invitees) has smoked or vaped in the property (or on the porch/patio, decks or balconies) the Guest
will be charged for any cost pertaining to any damage and including the removal of the smell to the property (i.e., carpet cleaning, upholstery cleaning, ozone machine rentals, etc.). These costs will be charged to the credit card on file for the reservation, Airbnb AirCover Program or the Security Deposit.

3. AGE REQUIREMENT – Guest agrees that he or she is at least 25 years of age or older and will be occupying the property during the dates requested. No reservations will be made under the age of twenty-five (25). Underage drinking and/or partying are not allowed in any of the rental units.

4. Family-Oriented Rentals Only - All our vacation properties and accommodations are family-oriented rentals ONLY. NO property/unit will be rented to vacationing students (Spring Break) or young adults under 25 years of age if unaccompanied by a parent. All violators will be evicted, and all rental payments and/or security deposits will be automatically forfeited. Reservations made under false pretenses are null and void and check-in will not be allowed. This policy includes reservations made by parents who do not check-in, and/or who leave overnight during the length of the stay.

THIS IS A STRICT POLICY AND ABSOLUTELY NO EXCEPTIONS ARE ALLOWED!

5. DAMAGE PROTECTION – Unless other security deposit arrangements have been made, a Damage Waiver Fee is included in the total cost of all reservations. Damage Protection covers unintentional damages to the property that occurs during your stay, provided they are disclosed to management prior to check-out. Document with a picture of the incident and time. Any repair and replacement cost for damaged property is a benefit provided to you, at no charge.

6. DAMAGE DEPOSIT - A damage deposit may be required on certain properties, as noted on the Reservation Confirmation. This damage deposit will be secured as a hold on a credit card prior to check#in. The credit card hold will be released after check-out, providing there is no damage for which renter may be liable.

7. MAXIMUM OCCUPANCY – The maximum number of guests for this property is limited to a specific occupancy. Exceeding the maximum occupancy will result in immediate eviction and forfeiture of all money paid.

8. Maximum Number of Guests- Limited to actual occupancy shown on property description. For guest comfort and safety, 2 persons per sleeper sofa. Bunk Beds are designed for children.

9. MINIMUM STAY – Longer minimum stays may be required during peak seasons or holidays.

10. CLEANING FEE – A housekeeping fee will be added to all reservations, regardless of the number of nights booked. The fee will vary depending on the size of the property. This is applied for cleaning and laundry services upon departure. To avoid an extra cleaning charge: load and run the dishwasher, LEAVE ONLY CLEAN DISHES. Leave the property in a neat and orderly condition. A $75 garbage removal fee will be assessed if garbage is not removed from the house at time of check-out.
11. ASSESSMENTS – If any keys or entry devices are lost or misplaced, the following fees will be assessed: $25 per door key, $75 per electronic fob key. Electronic key less entry lock a $250 fee will be assessed.

12. ANIMAL-FRIENDLY RESERVATIONS - Only dogs are permitted pets. For those properties that permit pets, there is a non-refundable pet fee. *The pet fee can vary depending on the property.
Properties listed as "No Pets" means absolutely no pets of any kind anywhere on the premises. Guests & their visitors found with a pet in a property or on the premises of a property that does not allow pets will be subject to immediate eviction without any refund. Guest agrees to be responsible for picking up after any pet or other animal and won't allow the pet to be left unattended. Animals are not permitted on furniture or beds in the property. If additional costs are incurred for cleaning, pick-up, flea treatments and/or similar actions as a result of an animal, the Guest’s credit card on file will be charged for these costs.

13. SWIMMING POOLS - You understand and agree that community swimming pools are an amenity and that the use or availability of any pool amenity is not guaranteed by ECG under this Rental Agreement. If closures do arise during your stay pertaining to condition issues, interruption in availability, or lack of availability, ECG will do our best to address these closures and communicate with you regarding updates.

Guest understands that swimming entails risks which cannot be eliminated regardless of the care taken to avoid injuries. On behalf of Guest and invitees, Guest knowingly and freely assumes all such risks, both known and unknown, and assumes full responsibility for Guest’s use, and the use of invitees, of any private pool on the property, property owners' association pool, or any community-wide pool accessible to renters of the property.

14. Bikes - If your rental property includes bikes as an amenity, they will be available for your 4:00 PM check-in until 10:00 AM check-out.
Guest understands that riding bicycles entails risk which cannot be eliminated regardless of the care taken to avoid injuries. Guest knowingly and freely assume all risks, both known and unknown, and assume full responsibility for the use by invitees of bicycle use.

15. Internet - Our properties have internet access, however, we do not and cannot guarantee internet connectivity or access due to service being provided by an outside third-party vendor. Restrictions placed on such Internet services by/from personal computers, differing connectively specifications, and additional factors that may lead to interruption, failure, or unavailability of internet service. All units are provided with smart televisions. You are encouraged to bring your own streaming log in information as you may be more familiar and comfortable with their operation.

16. Parking - Strict parking limits apply per property, per Owner Association and local municipality regulations. Each condominium/owner Association and local municipalities can regulate the number of parking passes issued to rental guests for each size property within the building(s) or neighborhood.


17. Construction - ECG cannot predict construction plans in the area and therefore cannot be held responsible for any inconvenience arising from or related to construction in the area. No refunds properties adjoining or within the complex of the rental property.
18. Strong Wind Drafts - To avoid potential serious injury, all guests are advised to close all balcony doors BEFORE opening the front door (or leaving the front door open) because strong winds/drafts may cause the front door to shut unexpectedly – resulting in potential injury. By reserving the rental property with ECG, you accept and assume all liability for injury or property damage caused by strong winds and drafts occurring in the rental property during your stay.

19. Good Neighbor Policy - We respectfully request that you remember you are staying in someone’s
home during your vacation stay. Please treat the home and all its furniture, fixtures and contents with care and leave it in good condition at check-out.

20. SUPPLIES -ECG supplies initial starters of paper & soap products, : One (1) full roll of toilet paper for each toilet and one (1) roll of paper towels in the kitchen. Starter quantities of laundry detergent, dish soap, dishwasher soap and hand soap are also supplied. It is your responsibility to bring or purchase
supplies as you need. We are happy to stock the home for you through one of our concierge add-ons. Please see our concierge service on our website.

21. Property Rules and Regulations - Please observe all rules and regulations (including HOA rules and local/state ordinances) governing the use and occupancy of the property you are occupying. Failure to comply can result in immediate eviction and/or fines from the association. No refunds or credit will be given in the event of eviction due to failure to comply with rules and regulations applicable to the property or the community wherein the property lies.

22. LIABILITY WAIVER:
a) Owners and Managers of this property are not liable for loss, damage of property, injury to me or my guests during my stay on the premises.
b) I hereby release, waive, discharge and covenant not to sue the owners of this property, its officers, staff, agents, or employees for any liability, claim and or cause of action arising out of or related to any loss, damage, or injury, including death that may be sustained by me or to any property belonging to me arising out of use of the house or property.
c) Indemnification: Guest & their party agrees to indemnify and hold harmless ECG and its employees, from and against all claims, suits, damages, costs, losses, and expenses arising from injury to any person or property occurring on or about the Property

23. Binding Agreement - You acknowledge and agree this Agreement is a binding legal contract and that you have read, understand, and agree with all terms and conditions herein.
