Our apartment boasts a comfortable and inviting coastal décor throughout, giving you the ultimate beach vacation experience. Both bedrooms feature a 40" Smart TV, Zinus mattress, and ample closet space and dressers to make you feel at home. All Linens are provided for beds as well as extra blankets and pillows for your comfort.

The bathroom includes all the linens, soap, and makeup washcloths you'll need during your stay.

The kitchen is fully equipped with all new appliances, including a gas stove, and all the utensils, pots and pans, and bakeware you'll need to whip up delicious meals during your stay. The living room is a perfect place to relax and unwind, featuring new coastal furniture, a 50" Roku TV, a work station with a charging station, and well-lit space to work or read.

Outside, you'll find a fenced courtyard with four bar height Adirondack chairs where you can sit back, relax, and enjoy the ocean breeze. 1. No smoking inside!!! Smoking in unit will result in a $500 fine and immediate eviction.
2. Report broken items immediately-if you tell us it’s not a big deal for us to replace it. If we have to find out on our own, we deduct your deposit.
3. Do not move ANY furniture.
4. Do not leave on oven when not attended.
5. Rinse beach items with outside hose. Shake out beach towels outside please.
6. Lock doors & windows when not here.
7. Contact Property Manager asap if anything goes wrong with the unit or if you need anything or if you have an issue. They’re here to help.

Provided: 3 rolls toilet paper per bathroom, hand soap, dish soap (small bottle), 1 roll paper towels, 1 trash bag per bin.

Guests will be required to provide a photo ID and credit card for security deposit ($150). Security deposit is a pre-authorization, not an actual charge, unless there is damage or missing items. Authorization is removed within 48 hours of check-out.

This building only allows Federally Titled Service Dogs.

This is a non-smoking unit-we don't care what you smoke, just do it outside. Any smoke smell in home or evidence of smoking in home will result in complete loss of security deposit. If you smoke in the home, it both is unfair to the owner that is working hard to keep their unit nice and to the next guest that rented a smoke-free home. It's Florida, this is non-negotiable so please understand.

We have our cleaners thoroughly clean and sanitize the home between each guest. We also ask our guests to please do the following at check-out (note, if this upsets you please simply find another location as there is a massive labor shortage, we frequently have guests ask for early or late check-in/out and this is how we are able to make things smooth for all guests. Please note our check out instructions:
1. Strip all beds used and pillows and put sheets, pillow covers and used towels in a pile in center of room or on beds for beds used.
2. Turn off all lights, fans can be left on.
3. Turn off TVs, coffee makers and other electronics.
4. All dishes should either be cleaned or put into dishwasher and start dishwasher cycle. This is to avoid dishes getting crusty and attracting bugs.
5. Empty any outdoor ashtrays, clean up any cigarette butts.
6. Empty all food from refrigerator (you can leave never opened beverages and used condiments if you wish) put in outside trash and make sure trash is on curb Sun night or Wed night.
9. Make sure keys are left in lockbox ($50 per key replacement)
10. Wipe down countertops and leave home the way you found it.
11. Turn A/C to 78 degrees prior to departure.
12. Drive or fly home safely and come back and see us soon!

Nestled in Port Orange, this family-friendly, pet-friendly home is walking distance to Riverwalk Park with beautiful views of the river, a children's playground, and a splash pad. And it's only a few minutes' drive to the beach and to local shops and restaurants. Whether you are coming to relax on the beach, enjoy delicious food, or visit local attractions, this is the perfect spot to stay!

The Space:
The apartment features a cozy bedroom with a comfortable queen-sized bed. The living room provides a versatile sofa bed, great for extra sleeping space or even extra leg room while watching TV. When pulled out, it's the size of a double bed, so big enough for 1 adult or 2 children (in which case, 4 guests will be allowed). The kitchen is fully stocked and equipped with a drip coffee maker, refrigerator, gas stove & oven, and a microwave, allowing you to prepare meals with ease. There is also a fully fenced-in backyard for kids and furry friends to run around, with a long, narrow stretch perfect for cornhole! There is also a patio table with an umbrella to enjoy meals outside, a BBQ for summer grilling, and a firepit for s'mores on cooler nights! BBQ utensils and firepit tools provided. Cornhole set is stored in the closet, along with beach towels and beach chairs. The Smart TV has access to apps like Netflix, YouTube, and Prime Video.

Guest Access:
As our guest, you'll have private access to the entire apartment. A single-car driveway leads to the front porch where you will enter your 4-digit code into the digital front door lock. You will receive checkin instructions with your door code 1 day prior to your arrival.

The Neighborhood:
This apartment is conveniently located in Port Orange, only a few minutes' walk to the river, a few minutes' drive to the beach, and just a short drive to downtown Daytona Beach, the Speedway, convention center, Daytona Lagoon, Ponce Inlet Lighthouse, and more. Explore local dining options, with a diverse selection of restaurants catering to every taste, just a short drive or bike ride away. You'll find convenient shopping centers and local shops within a few minutes. Families can take advantage of nearby parks and recreational facilities, ensuring a fun-filled stay for all ages.

Getting Around:
Having a car is recommended for getting around. For air travelers, Daytona Beach International Airport (DAB) is the closest airport, a short drive of about 20 minutes. However, many travelers use Orlando airport (MCO) due to cheaper airfare. Public transportation options include local bus services, with accessible stops in the vicinity.

Property Damage: The booking price includes a property damage protection fee, which covers up to $3,000 of accidental contents damage or accidental property damage. Any damage or accident that is not covered under the policy will be the responsibility of the guest. Damage amounts in excess of damage insurance will be charged to the guest.
Pre-Arrival check-in: All primary guests must complete the online pre-arrival form via the Guest Portal prior to their check-in date. This will help to ensure that all guests have easy access to the property and arrival information needed for a hassle-free check-in process.

When you book, you are provided with a 2-bedroom, 2-bathroom apartment that is located on the far-left side of the duplex home. The duplex home consists of the apartment on the left side and a guest suite on the right side. The apartment is a completely separate space from the guest suite, with no shared spaces. The apartment consists of 2 bedrooms, 2 bathrooms, 2 living rooms, a dining room, full-sized kitchen, fenced-in back yard, front yard and two designated parking spots.

-Your FRONT LIVING AREA includes a front entry into the apartment, a shoe/jacket closet at the entry, an entry table, L-shaped sofa, area rug, coffee table, TV stand, flat screen TV and side table. The TV is a smart TV that gives you access to applications such as Netflix, Hulu, YouTube TV, etc. Please note that you will need to use your own login information for those referenced applications. There is no cable TV provided. Wi-Fi is included.
-Your DINING AREA includes a table that seats four, an area rug and dimmed lighting over the dining table. Off the dining room, you have easy access to the kitchen, front living and back living areas.

-Your KITCHEN includes a full-sized oven and electric stove, full-sized built-in microwave, fridge and freezer with filtered drinking water and icemaker, dishwasher, large trash can, plenty of cabinets, basic cooking needs such as plates, bowls, cups, coffee mugs, silverware, knife set, serving utensils, pots and pans, baking and cooking sheets, and spices.
-Your BACK LIVING AREA includes two oversized love seat couches, two bookshelves, an L-shaped desk and desk chair and a private entry to the fenced-in backyard.
Your MASTER BEDROOM is directly off the back living room and consists of a king-sized bed, area rug, two-night side tables, small flatscreen TV, large closet, small plastic drawer organizer, and an attached full-bathroom.

-Your MASTER BATHROOM is directly off the master bedroom and consists of a stand-up shower, toilet, sink with cabinet and a small built in for small toiletry items.
-Your GUEST ROOM consists of a queen-sized bed, area rug, one night side table, large closet and small plastic drawer organizer.
-Your GUEST BATHROOM is directly across the hall from the guest room and consists of a shower with tub, toilet, sink with cabinets and open closet with shelves.

-Your DESIGNATED PARKING spots are located on the far-left side of the driveway. Occasional guests may park directly behind your two designated parking spots one after the other.
-Your FENCED-IN BACKYARD is located directly off the back living room and consists of a large outdoor patio with roof overhang and tile flooring, outdoor patio couch set, a privacy fence surrounding the entire yard and a gate that leads you to the front yard. Please note that the patio is not screened in. This backyard is completely private, the guest suite does not have access.
-Your SHARED WASHER AND DRYER is in the garage which is directly off the entry hallway. Your designated hours to use the washer and dryer are from 3pm-8pm everyday of the week. The washer and dryer are shared only with my housekeeper who uses it in the AM hours. You may only use the garage to use the washer and dryer, no storage, unless approved by the host. You will access the garage through the access door from the apartment into the garage. The large automatic garage door will remain shut at all times unless approved by host. Trusted vendors are allowed access to the garage for maintenance tasks. Again, please note that the garage is shared, and you may deadbolt the garage entry into the apartment.

Other things to note
-Please note that the AC thermostat is on a set schedule ranging from 69-72. In the winter, the heat automatically kicks on at 67/68 degrees. The hosts control the thermostat to maintain the temperature mentioned. The bedrooms and living rooms all have ceiling fans, please adjust to your liking.

-Only 2 guests maximum, unless otherwise approved by host. An occasional visitor is OK, up to 4 guests max, ideally. Please communicate with hosts with any questions.

-There is absolutely no smoking or vaping of any kind on the property. If there is smoke residue or if it is clear that smoking occurred, an extra cleaning fee will be sent. Please treat our property with respect.
-Quiet hours are from 9PM to 8AM every day of the week.

-In the event of a storm/hurricane-- We understand that some guests would still like to stay regardless of the weather. We are still happy to host you! However, we want you to be mindful that we do not have a house generator so if for some reason the city power went out, there will be no electricity until the city is able to get the electricity back on.
-The guest suite is also a short-term rental.
-Ring camera is located on the outside of the property.

-Upon arrival you are provided with “starter” basic items to allow you to get settled in and then purchase toiletries once settled.
