Rental Agreement - Guest must sign rental agreement. Failure to do so will result in the cancellation of your rental. There will be no refunds given if the agreement is not signed.

Security Deposit - A $350 offline Security deposit hold will be required and a link will be sent to you.

Smoking/Vaping -Smoking of any kind is not permitted in the house. Please smoke outside and dispose of all cigarettes butts appropriately in the ashtrays that are provided. Additional cleaning fees maybe charged in the event cigarette butts are found outside of the ashtrays.

Shoes - We ask that you do not wear shoes inside the house, as it tracks in a lot of things we prefer stay outdoors.

Bugs- We recommend that you come prepared with appropriate bug repellent, such as bug spray, to ensure a comfortable and enjoyable experience during your outdoor activities. Bug spray can greatly assist in minimizing any inconvenience caused by insects.

Unannounced guests - Prices are quoted in accordance to occupancy of the rooms. We ask that there are no unregistered guest past 10pm. Pre check in form must be submitted-All guests must be registered.

First Aid Kit & Fire Extinguisher - We have provided both a First Aid Kit and fire extinguisher in case of an emergency.

Housekeeping - There is no daily housekeeping service. While linen and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit to towels or linens to be taken from the house. Should you need extra maid service, please contact us to arrange it. Extra maid services would be at an extra cost.

NOISE- GUESTS SHOULD NOT CREATE EXCESSIVE NOISE AT A LEVEL THAT DISTURBS NEIGHBORS. QUIET HOURS ARE FROM 9PM-8AM

Garbage - Any garbage must be stowed in the appropriate bins. We recommend the garbage is taken out daily to avoid unnecessary odors.
Recycle - Please separate plastics and cardboard and place in the correct bin. Do not place in plastic bags. Failure to separate will result in a $75.00 sorting fee.

Parking - Please park vehicles in designated parking areas only. Please do not park on the grass. Any illegally parked vehicles are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

Appliances & kitchenware - Only use appliances for their intended uses. We have provided basic kitchenware for our guests, we kindly ask that you load and start dishwasher before you leave. Dish soap and cloths are located under the sink.

Furniture and decor - Please do not move the furniture or decor. This can damage the floors and disturb the atmosphere of the home we have work so hard to create.

Pets - Unfortunately, this property is not suitable for pets of any kind.

Towels - Please leave used towels on the floor in the bathroom.

Water and septic - DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the system, you could be charged damages of up to $5000.

Liability - The owners and property manager (PM) are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The homeowner and PM are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or other whom the invite to use the premise.

This upper level view is located on the EPIC wine tour this Peaceful relaxing setting on the water's edge of Lake Erie. With dark skies at night (no light pollution) it's perfect for star gazing. A quiet neighborhood, surrounded by wildlife. A birder's paradise. At each end of the 1 km long road is Holiday Beach Conservation Area.
In the area we have the historic town of Amherstburg with Fort Malden, some twenty wineries to visit. A local brewery, just five minutes away, and a distillery.

- "Greg & Lisa's cottage is clean and comfortable. Although it's not a large home, the space is well organized, tastefully decorated, and was perfect for a weekend with my parents & myself. The kitchen is well-stocked, the beds are comfortable with several pillows for you to choose your preference. Greg & Lisa are welcoming and excellent hosts. They will take care of your needs but leave you privacy to enjoy your stay. The large windows at the back of the house look out to a breathtaking view - Lake Erie splashes onto the rocks just steps from the back door. Several muskoka chairs and deck furniture provide comfortable places to relax and bask in the view as well. Across the street from Greg & Lisa's cottage is a large swamp area where you are guaranteed to see many types of birds. Step out in the early morning for great photo opportunities of swans, great blue herons, and several others. If you want to relax at the beach, a 10 minute walk will find you at Holiday Beach where the shallow water and sandy bottom are a great place to swim for the whole family. Outdoor seating is also available at Upper Floor 2 bedroom Unit. Opening onto a patio with quiet street views, the spacious apartment consists of 1 bedroom. The air-conditioned apartment also provides a flat-screen TV, a fully equipped kitchen with an oven, a seating area, washing machine, and 1 bathroom with a walk-in shower. We invite our guests to stay in our new private basement that can accommodate up to 4 guests, located on the Seven lakes Golf Course. Shopping malls, Detroit Ambassador Bridge, and 401 Hwy are just a 5 to 10 minutes drive away. We have 2 bedrooms with one queen bed in each room. Smoking is strictly prohibited inside the basement.
We have added a treadmill for our guests to do warm-ups. Drinking alcohol and partying are not allowed. Filter Coffee, Tea, Coffee maker, hot water kettle, fridge, and microwave, cooking range are available in the kitchen. It is very comfortable for long term stays.
