Franklin Manor was built circa 1896 by D.W. Riddle as the old Wilkshire Manor Cottage and is on the National Register of Historic Places. From the years of 1952 to 1998, Franklin Manor became a Monastery for the Carmelites.

The Manor was thoughtfully renovated to be a perfect blend of classic Victorian and modern and still features much of the original woodwork.

All guests have access to the entire first floor except the owner's suite located in the back of the house. Shared spaces include the parlor, living room, dining room, library, sunroom, and front porch. All bathrooms are private except for the powder room in the first floor parlor. Guests also share a microwave and mini fridge in the St. Elias lounge located on the second floor across from the stairs. There is no access to the basement, attic, or third floor.

This 2 or 3 room suite can be rented in various combinations depending on the size and needs of your group. Two rooms have 1 queen bed and the third room has 2 Twin Beds. The third room is an additional up charge of $100-$125 depending on the season. For groups of 4 or less you can choose 2 rooms with 1 queen bed in each room OR a room with a Queen Bed and a room with two twin beds. For groups of 5 or 6 you get all three rooms. The added charge will automatically be added when you enter 5 or 6 people. Please specify your preferred room configuration at check out as well. All three rooms share one bathroom and are accessed by a private staircase. These rooms are perfect for a group of friends or a small family looking to have their own private space. These rooms have beautiful views of the Adirondack Mountains and overlook our gardens. Breakfast is included. (For those of you that have stayed with us before this suite used to be 3 private rooms that shared a bath. For safety reasons, we felt that separate parties sharing a bathroom was no longer viable.)

Franklin Manor was built circa 1896 by D.W. Riddle as the old Wilkshire Manor Cottage and is on the National Register of Historic Places. From the years of 1952 to 1998, Franklin Manor became a Monastery for the Carmelites.

The Manor was thoughtfully renovated to be a perfect blend of classic Victorian and modern and still features much of the original woodwork.

All guests have access to the entire first floor except the owner's suite located in the back of the house. Shared spaces include the parlor, living room, dining room, library, sunroom, and front porch. All bathrooms are private except for the powder room in the first floor parlor. Guests also share a microwave and mini fridge in the St. Elias lounge located on the second floor across from the stairs. There is no access to the basement, attic, or third floor.

Saint Gertrude is a generously-sized room tucked away from other guests on the second floor of a Queen Anne style mansion. Our largest en-suite porch at 8x18 feet, it is surely a place to rest and relax with a nice glass of wine! This suite includes a king size bed and plenty of storage space in the closet. Private bathroom with clawfoot tub/shower is in the hall adjacent to the bedroom.

Please book additional rooms if your party has more than 2 guests.

Franklin Manor has 5 rooms currently that are open and available to accommodate parties of 1 and up to 10. Each room has one bed (either king or queen depending on the listing) and can only accommodate up to 2 guests. Please view our other listings on Airbnb and Vrbo to reserve single rooms.

The space
This is a truly rustic tiny house - meaning, there is NO electricity/heat/AC and NO bathroom in the cabin itself. Guests have access to the shared half bathroom (NO shower) in the main house nearby. We provide a coffee station in the cabin for coffee/tea, along with plates, cups and silverware if you decide to grab take-out or bring your own prepared food.

The cabin consists of a main space 100 sq ft (9.25 sq m) with table and chairs, plus a sleeping loft with a full-sized bed and a down duvet. There's a small front porch with Adirondack chairs. A shared half bathroom is accessible in the main house, however showers are NOT available.

Other things to note
• There is NO heat, NO AC and NO shower available to guests. Please come prepared for this rustic set-up.
• This space is NOT suitable for infants or children under 12.
• The cabin might not work well for tall people due to limited head space in the loft, or for those with mobility issues as the ladder to the loft is steep.
• Due to proximity to the road, traffic noise can be heard from inside the cabin.

The Olympic Room is 1 of 3 rooms in the quaint and charming village home known as the Winterberry Bed & Breakfast. Built in 1890 with wood floors, it has a brick fireplace and a cozy feeling. The space
The Winterberry has a cozy living room with a beautiful brick fireplace. The dining room is inviting and quaint. The carpeted stairs to the second floor are on the narrow and steep side. The dining room is a relaxing and comfortable space for breakfast. The Olympic room (and the other two guest rooms) are on the second level, each with a private, full bathroom. The Olympic room is bright and decorated simply with tasteful antiques and LP Olympic decor. The Olympic room's private bathroom is small but functional and has a shower. Guest access
Guests have access to the Olympic room and all the common spaces of the B&B (Living room, dining room, porch and yard, and parking area). There is no kitchen access, though there is access to a small refrigerator, hot pot, toaster and microwave.

During your stay
Lisa and/or Randy will possibly meet you at check-in or have you set up for self check-in. Randy is usually around on the weekday mornings, or you may meet him or Lisa on the weekends when we prepare breakfast. We are happy to share our knowledge of the area to help you maximize your time and enjoyment of Lake Placid.

Enjoy a little slice of heaven here on earth! In the high peaks of the Adirondacks, we are on a creek between Upper Saranac Lake and Fish Creek Ponds. The private, pine & cedar guest suite above our garage is a great place to call home. You can listen to the loons as you enjoy time at a slower pace or you can kick it up a notch and go hiking, kayaking, fishing, or boating. We are 15 min. from Tupper Lake, 25 min. from Saranac Lake and 40 min. from Lake Placid.

The space
Our location is perfect for boating on Upper Saranac Lake (8 miles long) and Fish Creek Ponds or kayaking/ canoeing miles in the St. Regis Wilderness Canoe area. Enjoying a hike or guided nature tour at the Paul Smith’s College VIC, visiting The Wild Center, going to a play at Pendragon Theatre, paying a visit to the many Olympic venues in the area, poking through shops and restaurants, or just kicking back and watching the world go by on the navigable creek are just some of the other things you can do to unwind and relax. Don’t forget to pack the s'mores makings- we have a fire pit facing the creek that you are welcome to enjoy.

The suite’s large, open floor plan includes a queen bed at one end and two twin beds at the other end. In the middle are the kitchenette and seating area with a love seat and dining table with 4 chairs. The cedar bathroom is roomy and has a shower. The kitchenette has a sink, full-size fridge, microwave, electric tea kettle, and coffee maker (note: there is no stove- there is a propane grill with a side burner for cooking in the outdoor picnic pavilion). There are basic kitchen dishes, utensils, pots and pans, and guests have access to the picnic table. The extra-large storage closet will easily hold your clothes and luggage. We have basic Wi-Fi, board games, books to read, a small TV with a DVD player, but no cable or dish TV (you are here to enjoy the surroundings and disconnect from the rat race, correct?). The door to the suite locks for your privacy.

Motorboats have access to the free, private Association Boat Launch. Due to invasive species, boats should be inspected and cleaned prior to launching. There are several locations around the Adirondacks to accomplish this. The closest is at the State Boat Launch on Rt 3 (about 20 minutes away). Kayaks and canoes can launch right from our dock. There is a place to tie up either one motorboat or numerous kayaks and canoes on the uncovered side of the dock.

We do ask you to bring slippers to wear in the suite or take your shoes off at the top of the stairs. This will protect the wood floors from outside dirt.

If you have a group staying at Fish Creek Park State Campground and want to include "non-campers", this is the place for you! We are less than 5 minutes from the campground. We just request that the camping group hangs out at the campground.

Guest access
The is a new outdoor kitchen that houses the gas grill with side burner (propane included), plenty of counter space for food prep, and table and chairs. We ask that guests NOT use the pizza oven without talking to us first.

Enjoy the fire pit that faces the creek. We have camp chairs available for your use. The amount of firewood available ebbs and flows. Just check with us before you arrive and we can let you know if you need to buy some local wood. Emerald Ash borer is an issue and firewood should not be transported more than 50 miles.

Just four doors down (an easy walk) is the association beach with roped off swim area and raft. The sandy beach and nearby shaded area calls to one and all. It is a peaceful and wonderful place to hang out. There is also a private association boat launch you can use for free.

Other things to note
We love our guests to sign the guest book before they leave with what you did and what you saw. It is a great help for future visitors.

Please be sure to take home any leftover food you brought- we are a carry-in-carry-out kind of place.

We are situated just 1 mile from the Jay Mt. trailhead, 3.5 miles to scenic Jay Falls & the historic covered bridge, 8 miles to Whiteface Mt. and 17 miles to the heart of downtown Lake Placid. Outside the house is our designer wood-fired dry and steam sauna, a shared feature with our two other guest rentals, reserved for private use by one guest group at a time (details below).

Ideal for solo travelers, couples, or small families / groups, this 700sf space easily accommodates 1-3 guests, and we welcome up to 4 guests for larger groups who don't mind closer quarters.

BEDROOM & EXTRA SLEEPING AREAS:
The Loft has one lofted open studio style bedroom on the whole second floor and features a queen-sized bed and a dresser.

Extra Sleeping Areas: The bedroom area has a twin-sized trundle bed tucked underneath the main bed, providing an extra sleeping area. The first floor living area also features a daybed style couch with a twin mattress, offering another comfortable sleeping option when needed. Extra linens are stored in the guest stock area for easy access. In total, The Loft features three beds: one queen, one twin trundle, and one twin daybed style couch.

BATHROOM: The bathroom features locally sourced Adirondack pine finishes, a shower and a custom built double vanity. A separate shower / toilet room within the bathroom ensures ease of use for multiple guests at once.

LIVING AREA & ENTERTAINMENT: The first floor living room has a daybed-style couch with a chair for lounging. A loft net suspended in the ceiling over the living area presents an additional lounging spot. Vaulted ceilings and natural light make the space feel open and airy.

For entertainment, there is a large TV equipped with a Chromecast device, allowing you to stream your preferred video service. High-speed, fiber optic Wi-Fi ensures you can stream videos easily.

KITCHEN / DINING AREA: Designed with vintage elements, the combined kitchen / dining area is equipped with all the essentials providing everything you need for an enjoyable cooking experience, whether staying for a few days or a few months.

WORKSPACE / PRIVATE OFFICE: An efficient, custom-designed workspace in a private home office comes with a computer monitor, allowing for comfortable remote working with a large second screen. High-speed, fiber optic Wi-Fi ensures you can take video calls or stream easily.

SAUNA: The sauna is a shared amenity with our two other guest rentals, with a signup sheet on the sauna allowing guests to reserve private 2-hour sessions, so it can be enjoyed exclusively by one guest group at a time (full usage details, rules, and safety guidelines are provided in our House Guide before check-in). Custom-built and designed using local Adirondack wood, the sauna cabin was built with Finnish design principles and features shou sugi ban siding, a traditional Japanese method of charring wood. The wood-burning sauna stove can be enjoyed dry or with steam by ladling water over the heated sauna stones. The sauna cabin has a small covered outdoor porch with seats, allowing you to rest and cool off between sauna cycles.

EXTERIOR SPACE: The small covered porch has a roof overtop protecting from the elements. There is a gas grill on the porch outside completing the cooking experience.

GROUNDS & SURROUNDINGS: The Loft sits a little further back off the main strip behind our other guesthouse and provides privacy while being close to everything. Being right in town, the lot is small but we have private parking with enough room to comfortably fit two vehicles, (or possibly three smaller ones if needed) and a small unfenced backyard.

Local dining and shopping options are just a short walk away - You can walk to 46 Restaurant, Cedar Run Market, East Branch Organics, as well as our awesome neighbor Dartbrook South for artfully curated Adirondack goods & products. There’s even a public EV charger just a 2-minute walk from the house. Enjoy the convenience of town living just steps away.

1. PROPANE STOVE FIREPLACE: The space comes equipped with a beautiful Vermont Castings propane stove fireplace. We ask guests to refrain from use during the hot summer months typically from July 1st to August 31st due to its very high heat output.

Bigelow Room is a private room with an attached sleeping porch for use in the summer. It shares two hall bath with three other rooms on the same hall way. In the summer it can sleep a maximum of 4 people, and when the porch is closed for winter it sleeps a maximum of two people.

The Cook's Quarters is a hidden gem of light-filled-space overlooking the East branch of the AuSable river and the heart of Beautiful Keene.
Clean and modern with all the comforts of Home. The space can be booked to accommodate up to 6 people without feeling crowded.
The spacious kitchen and dining room table make feeding a crowd simple and the convenience of being situated above the Cedar Run Bakery & Market often becomes “the best part of the trip”. Welcome. Make yourselves comfortable.

The space
We have LOVED The “upstairs space” at The Cook’s Quarters since the first time we saw it! It is surprisingly large and comfortable and .absolutely perfect for a getaway with a few friends or friends and family.

Parking is accommodated directly outside the cooks quarters entrance, allowing for easy unpacking to ascend the stairs.
Located in the center of Keene, there are shops and restaurants within walking distance, a scenic River walk/swim outside your door and a playground just down the street.

The living room hosts 2 couches (one includes 2 reclining chairs) as well as a cushy single recliner chair. A television equipped with Hulu and a DVD player. Additionally , there is a game table/work space suitable for a heated family game of scrabble, or to spread out paperwork or drawing to work on while you are here.

The master suite has a king sized bed, a television equipped with Hulu, plenty of carpeted “floor space” for kids to play as well as a queen mattress in the loft bed and a HUGE bathroom with tiled shower. Oh! Did we mention the closet space…PLENTY of room to hang or fold all that you have brought and keep is neatly behind closed doors.

The guest room holds an additional queen sized bed, a television equipped with Hulu and a DVD player, and a futon mattress suitable to sleep on if other spaces are filled.

The Kitchen and dining room are a cooks delight. Boasting more counter space and room to work than the Cedar Run’s own kitchen, we have been envious of this layout for years. We hope you use it to your advantage. It has everything we think a cook might need, but if you are missing something, just ask us…Cedar Run likely will have it for you!

The space is centrally located in Keene. Whether you came to hike, shop, or just relax, you can easily access it all for the Cooks Quarters. Hiking trails are easily accessed (though you may need a reservation for parking), Lake Placid is a quick 12 mile (15 minute) drive and Whiteface in Wilmington is even closer. Really, this is an outstanding location!

Other things to note
We plan to accommodate one vehicle for parking. Should you need space for a second vehicle, let us know ahead please. When possible we will allocate a second space on premise, but during crowded times the second vehicle may need to park over one street in public parking.

The Goose Landing is an Adirondack lakeside loft style suite at Kiwassa Lake B&B. This newly built rental is a second floor open concept unit suitable for 2- 4 guests and boasts an expansive view of Kiwassa Lake, which is part of the Saranac Chain of Lakes. Guests will enjoy their own unit complete with living area, kitchen, balcony with private seating overlooking lake with sunset views of Kiwassa Lake.

Guests are able to access the entire unit on the 2nd floor.

Guests will have direct waterfront access to Kiwassa Lake. In addition, guests will have access to boat rentals on-site.

Welcome to Tamarac Cabin on Lake Flower in Saranac Lake. This unique 3BR/2 Bath cabin is perfect for 4, 6 or 8*. Appointed in classic Adirondack style this fully winterized cozy waterfront cabin has a full kitchen, living room and private hot tub. Just 25' to the lakefront this modified A frame has its own sandy beach and access to over 50 miles of contiguous lakes and waterways, via Oseetah, Kiwassa, Lower and Middle Saranac Lakes. * Extra guest fee per guest for more than 6. An Adirondack gem.

The space
Tamarac Cabin at Colden Lodge is a very cozy waterfront cabin with plenty of room for 2, 4, 6, or 8 people comfortably. The cabin is priced for 6 guests and there is an extra charge per guest per night AFTER six people. The ground floor offers a full kitchen, full bathroom, sofa, and love seat. There is a dining room table that seats 5 and 3 counter bar stools. 4 burner propane stove and full kitchen with microwave, toaster and fridge. There is also a washer and dryer in the lower bathroom. The lower bedroom has a queen bed with two night tables and lamps, dresser and a small closet.
There is an upstairs full bathroom with shower only, two upstairs bedrooms each with 1 queen bed and 1 twin bed. Lakeside is less than 25 feet away from the front door so dont run out the front door to fast or you'll get wet quick.

Tandem Kayaks and Paddle boats are available free of charge May 1 to Oct 15 due to low water temperatures in the low 40's and the dangers associated with hypothermia. Life Jackets are also available.

GUEST NOTE REGARDING SPECIAL AMENITIES: Due to the possible potential for electrical surges and current supply chain limitations that are beyond our control we cannot offer any refunds on hot tub outages or other special amenities greater than $25.00/ day. We do everything in our power to provide guests with all of our listed amenities, but we just cannot plan for the unplannable beyond a reasonable expectation. While we try to keep in stock at all times back up electronics, pumps and serviceable parts we just cannot be held to further financial liability if for whatever reason a motor or circuit panel fails during your stay. Its only happened once in 1.5 years but it has happened. We hope you understand.

Guest access
Colden Lodge is located in a quiet bedroom community. Please respect our neighbors privacy. Quite time from 10PM to 7AM is greatly appreciated. Angle in parking street side is available for up to two vehicles. If you need more space we can probably accommodate you but please ask in advance. Access to Tamarac when there is no threat of snow is down the driveway in provided parking area. In winter or when there is snow parking is topside. From street top to cabin entrance is about 150 feet down the driveway. We do everything we can to sand and salt the driveway in winter but this walk down can be slippery during weather transitions.
