If you have mobility issues this isn’t the place for you as the stairs to the second floor are very steep and there are floor level changes. The house manager should, I think, mark the floor level changes with bright tape because it takes a while to remember where they are. The house is pleasant and cosy and we enjoyed staying there. "

Garden Cottage was originally an open-air 'smoking gazebo' created for the original Whiteface Inn. It is said that gentlemen would retire here to enjoy a brandy and a cigar after their meal at the Inn. Over time, additions were added to create a bedroom, bathroom, dining room and kitchen. The original stone hearth, stone floors, and living room with its cathedral beam ceiling remain.
Returning guests often mention how rustic and authentic it is, yet fully equipped with modern amenities.
The bedroom was designed to feel like sleeping out in the woods with an amazing real birch tree headboard, however, no sleeping bag needed here, as our fluffy feather bed compares to boutique hotel comfort.
Our attention was driven on finding rare pieces of furniture and antiques from the surrounding region, like our latest addition, which is a custom made dining table from master craftsman Steve Bowers. Our home is a newly constructed Lake Placid Village Cottage. Bright, comfortable, well appointed home with 2 Master Suites on separate floors, and Wi-Fi throughout.

Top level consists of a King Suite with Tempur-Pedic mattress, Roku TV and, ceiling fan. Adjacent is a full bath with soaking tub. Sliding glass doors open onto deck and secluded fenced in yard. The King Suite pocket doors open onto living room where another set of sliding glass doors lead to deck, grill, and yard. Kitchen is complete with Granite Island, counter tops, dish washer and bar area.
Open stairway leads to other sunny level with high ceilings. The King Suite here has a ceiling fan and full bath with elegant tiled shower. This living room has gorgeous, comfortable leather couch, chairs, and ottomans. Roku TV, and assortment of books throughout home for a quiet night of relaxing. In addition there is also laundry room.
We're located a two minute walk to Olympic Arena, Public Olympic Skating Oval and Inline skating Hockey box. Enjoy 3 minute walk to Mirror Lake Beach, Play Park, and Tennis Courts! Stroll into village for shopping, restaurants, bars and movie theater. A leisurely walk around Mirror Lake is a favorite of locals and tourists. Welcome to the Cozy Cottage in the Heart of the Adirondack Mountains! It's nice to go away and feel at home. The cottage features a knotty-pine living room with a large leather couch (not a pull-out sleeper). The well-equipped kitchen contains a full refrigerator/freezer, microwave, x-large toaster oven, toaster, coffee maker, glassware, silverware, plates, pots, pans, utensils, blender, crock pot, etc. The bathroom has a shower unit (no bathtub). The separate bedroom contains a queen-size bed with plenty of closet storage and dresser to unpack your suitcases, put everything away, relax, head out and enjoy. For your convenience, there is a compact washing machine, although small, to clean your clothes; plus electric clothes dryer.
When a reply is sent that the cottage is available, the website will automatically send you an email requesting payment of one-half of the total to be sent in advance to confirm the reservation. There will be a 48-hour hold on your requested dates to allow you time to complete details on your end. The one-half payment can be paid by credit card through this website. When the website sends a request for the one-half payment, you will notice a 'service fee' has been added to the quoted amount. This fee goes directly to the website. When I receive notice of your payment, I will send you an email to provide you with information regarding key retrieval, directions, etc.
Your well-behaved pet is welcome, but you will be responsible for clean-up and damage due to your pet. Out of courtesy to others, please do not allow your pet on the leather couch or the bed. The cottage is very well equipped and contains everything you need, other than your personal belongings and food/drink. There is a convenience store within walking distance which makes going out for forgotten or wanted items very easy without having to get back in the car & drive. There are several very good restaurants and shops either within walking distance or a short drive away. The scenery is beautiful.
You are welcome to have guests visit but noovernight stays.

The cottage on Ausable is a serene getaway. Views of whiteface mountain and Ausable River frontage make this property exceptional. The private Jacuzzi is perfect after whiteface ski! Outdoor activities are steps away with wooded acreage on site for hiking, fishing, skiing, snowshoeing, and biking. We are located on the west branch of the Ausable River, voted the best trout fishing in the state of New York. All equipment can be arranged for you.

The Adirondack theme cottage was crafted with custom woodwork, natural stone, granite kitchen countertop and peninsula that comfortably seats 4. The artwork was crafted locally and the walls are filled with our own adventure travel photography.
The home is a 5 minute drive to Whiteface Mountain. The country store and Supermarket is a 5 minute walk. Also within walking distance is local chocolates, coffee, a café, ice cream, and an activity park.

PLEASE NOTE: Our fee is $150 nightly for all seasons. We will accept stays as low as 2 nights EXCEPT in the summer peak which has a minimum of 4 nights starting June 1st and ending August 31st. NEWS FLASH: The final phase of the Adirondack Rails to Trails was completed in Oct of 2025. The trail is now 68 miles long (round trip) from Lake Placid to Tupper Lake and back!
The Setting & Amenities:
Our wooded Oseetah Park Peninsula setting is one of a kind! Located between Lake Placid Village (9 miles) and Saranac Lake Village (5 miles) it is accessed via a mile-long private road through State forest lands. The westerly end of the road is a long “causeway” passing over a huge protected bog/fen with panoramic mountain views.
Although our lot does not have direct Oseetah Lake shoreline access, there is a private community launch site (within 1/3 mile) for non-motorized boats. From this launch, one can access all of Oseetah, Kiwassa and Lower & Middle Saranac Lakes for great paddling as well as pike, bass & walleye fishing. Bring your kayak or canoe! Rentals are also available locally.
In addition to the great water access, our private road actually INTERSECTS with the Adirondack Rails to Trails System!! Now directly from our studio space, one can bike, hike or ski east to Lake Placid or west all the way to Tupper Lake, See the Region 5 DEC website for more info.
Please note, if snowmobiling on the Rail Trail from Oseetah Park, it will be necessary to transport (not ride) your sled to one of the trail parking areas.
Available for guest use are our snowshoes and we do have two non-e bikes.
Please note, there is a short walking path (appx 75') up a small grade from the private parking area to access the studio end of the building. The mountain view photos shown are from the access road into Oseetah Park. The lake-view photo is our community public boat launch described above. The view from the studio is a meadow. We are not wheelchair accessible due to the raised step platform for the bathroom area.
The Region:
Our Adirondack High Peaks Tri-lakes region is world renown for its outdoor recreational access. We keep Chamber of Commerce guides and pamphlets on-site. The huge Adirondack Paddlers map is prominently displayed. The NCPR.org website has an events calendar and there are events (many occurring annually) listed under a regional Chamber of Commerce search on-line.
There is downhill skiing available in Saranac Lake within appx 15 min at Mt Pisgah. Both Whiteface mountain Ski Resort and Mt Van Hoevenberg Olympic Center (for X-Country skiing w/ other winter recreation) are within an appx 30 min drive.
The Studio Space:
Our Zen-inspired studio was created within our Japanese style workshop. It is situated on an adjacent one acre lot w/private driveway, parking area & path. Wi-Fi is Starlink. There is a queen-sized bed with loveseat and dining area, efficiency kitchen and bathroom area w/ shower. A wall-mounted television allows viewing from either the bed or the loveseat. The floors are porcelain tile, so bring your fuzzy slippers!
Studio space only allows a small 'fridge so additional freezer space is available during the colder months in the adjacent unheated workshop. However, from mid June on, the full size refrigerator in the same workshop can be used.
Outside & the Zen Garden:
In the warm seasons, take your brimming, morning-coffee mug outside to greet the early morning sun (and often a few deer) from the front covered patio. Or turn the corner into an intimate, zen-pond garden. Simply switch on the recirculating pump, settle into the Adirondack lounge chairs within our screened-in gazebo and listen to the soothing trickle from the bamboo spout. In the evenings, the fire-pit awaits!
Although we do have rural lands to the rear and State lands bordering the east line of our lot-- which gives it more privacy than most-- we cannot allow loud parties as there are other residents across the road. And the speed limit for the Oseetah Park Rd ROW is 15 mph for all of us.

A charming place to stay that is quiet, relaxing, easy to get to, close to town, but far enough away, simple, and although there are several cabins, it is also very private in each one. There is also a gas station/convenience store that is very near by which had quick things we needed and even fresh salads to eat on two occasions. We found being here more relaxing than if we had found a hotel in the area. The process was seamless from booking to check-out. The hosts checked on us to make sure all was well, but were not overbearing. I would highly recommend staying here if you have plans to stay in this area. We stayed here because I competed in Ironman Lake Placid. It was easy to get in and out of town for the various goings-on, so if Ironman Lake Placid is on your calendar, staying here is a solid option."

Unwind in the newly built Covered Bridge Cottage beside the Ausable River in Jay, NY. The property is cradled between the mountains of Jay and the beautiful vineyard and gardens of the property. You will be immersed in this secluded yet central experience, which is sure to restore the soul. The gentle rumble of the river is ever present as you relax in the cottage looking out over our 3 acres of natural beauty at distant views. During summer book the cottage with the glamping tent for a truly unique experience. Please reach out if you via message if you are interested in this option.
The space- Our 3 acre riverfront property has the option for three separate rentals during the summer and two rentals in winter (2 people per rental). During summer we offer The Glamping Tent at the Jay Covered Bridge and the Jay Covered Bridge Retreat in addition to the Covered Bridge Cottage. During the winter we offer the Covered Bridge Retreat in our main house in addition to the Covered Bridge Cabin. Please send us a message if you are also interested in these.
We are directly on Rt 9n, perfect access for biking the iron man course, or enjoying the Jay green and its musical treats. Whiteface and Keene are 10 minutes away, while Lake Placid is 20 minutes.
Parking/Access: The parking area is in front of our main house. A 150 foot gravel pathway leads you to the seclusion of the cottage. There is one step up onto the porch.
Cottage: The cottage has a large and well appointed kitchen with an open dining and living area. The house has two porches, a covered porch facing the river and traditional porch facing the vineyard looking down valley across the vineyard. The cozy bedroom has a queen bed, and closet with washer and dryer. The bathroom has heated floors and a beautifully tiled shower.
Surrounding Environment: A short 100 foot walk brings you to the peaceful private picnic area by the side of the Ausable River with a birds eye view down valley of the covered bridge and its cascading falls, or simply admire it from either porch.
Guest access- The outside lawn, riverside and garden areas of the property are shared with our other listings.
Other things to note:
Important- The cottage has two bathrooms within the building envelope. One bathroom has an external entrance and is dedicated to the glamping tent. This is sound insulated from the cottage and we ask our tent guests to respect quiet hours when using it.

- "Moreno's Cottages are a pleasant series of little cabins between Lake Placid and Saranac Lake. My brother and I stayed in #7. There were two twin beds, a nook and a small, separate kitchen area. It was rustic, but modern enough to feel like you had a place to relax after a hike. We did have some problems getting in, but Todd was super accommodating and had backup codes for us to use. There are picnic benches and grills behind the house in the open area. The property is easily accessible off the main road, Route 86. If you need anything last minute, there's a Sunoco market behind a tall fence 150 feet from the property. It definitely does the job if you want something simple and comfortable that gives you the feeling you're in the Adirondacks."

The Goose Landing is a carriage house style suite. It is an Adirondack lakeside, second floor open concept unit. The newly built room is suitable for 4 guests and boasts an expansive view of Kiwassa Lake, which is part of the Saranac Chain of Lakes, and gorgeous sunsets. Log beams, vaulted ceilings and knotty pine interior make this rental feel modern and cozy at the same time.
Sleeping area has a full size and queen size bed including all linens.
Convenient Kitchen Area has a dining table suitable for 4, under counter refrigerator, gas cooking stove/oven, microwave, coffeemaker, toaster, sink, cooking utensils, flatware and dishes (service for 4).
Living and Dining Room Combination has two sliding doors leading to the balcony facing a view of the lake. It also has a seating area with a couch and, a dresser and a dining table with chairs.
Bathroom has a toilet, sink and shower/bathtub.

When I was looking for a place to stay in the Adirondacks, I did not want a fancy hotel or resort. I wanted a place that felt like I was staying in a family cottage and that's what Goose Landing was. It was the quintessential Adirondacks cabin with knotty pine, stone fireplace, Oriental rugs, mismatched lamps (in a good way!), a beautiful deck with a view (where I spent hours with coffee/wine/book/games with kids) and THE LAKE! Kiwassa Lake is beautiful-it was quiet, surrounded by trees and had the most beaautiful sunsets. We loved the area of Saranac Lake and Lake Placid-lots of hikes, Olympic history, great restaurants, ice cream, cute stores. But staying at Goose Landing added so much to our Adirondack experience---from the hours on the deck, to swimming in the lake, to fishing and most especially the kayak trips. Just around the bend from the cabin and through a short canal is probably one of the most beatiful views I have seen from a kayak-a lake, surrounded by mountains-and then a little further we actually used the locks to get to another channel. Marjorie, the innkeeper, was a great host and helpful and we loved Piper, the house yellow lab. Thanks for a great stay! We miss it already :)"

Timberdoodle is an adorable cottage located on Lake Placid with a dock available for your motor boat. There are also two kayaks on site for your use. The boathouse has an upstairs deck level for sunning with pretty views. This cottage accommodates two people, making it perfect for a romantic vacation. This location is an easy walk up Saranac Avenue to the village shops and restaurants on Main Street. Permit ID: STR-200188
- "Cozy lakeside one bedroom home base on a private way just off of Victor Herbert Road. Lovely dock and boathouse roof deck for lakeside dining and sunsets overlooking Paradox Bay and a marina off to one side. The view across the water is all trees with no houses and it's in a no wake zone so a loon family frequented the area. The house has two kayaks and a canoe for exploring the lake and the incredible houses and boathouses lining the shore. Neighbors on both sides but the house felt private because the trees and boathouse create nice separation. House is well equipped in the kitchen with dishwasher, plenty of towels and extra blankets, washer & dryer, heat and a nice little electric woodstove, AC in the bedroom upstairs and fans available. Really hot water and amazing water pressure. If you prefer a soft bed be sure to bring an egg crate/mattress pad. Would not recommend this house for older guests due to the stairs to the bathroom and bedroom. Grocery, ice cream and gas are all very close. We had a great time staying at Timberdoodle and exploring the nearby mountains, lakes and Olympic sites."

Stay at the Interlaken Inn's private Carriage House. Upon arrival you can choose from our two private parking lots, or your own personal spot outside of the cottage.
When you get inside, the Carriage House features a kitchenette/dining area, 1st floor half-bath, a living room with a streaming-enabled tv and a queen-sized sofa-bed.
Up on the second floor you have a king-sized bed, private balcony, another streaming-enabled tv, and a spectacular bathroom with a double double shower heads.
On days when the Interlaken Inn is open, feel free to stop by in the morning for free coffee and pastries or make reservations for dinner at the incredible restaurant.
- "Stayed at the cottage over Valentine’s weekend - we are so happy to have found this place!2 adults, 1 tween and a puppers fit perfectly. Plenty of room for us, luggage, ski equiptment etc.Top floor is one bedroom (king). Bed 10/10.They do have a cot and the downstairs couch is a pull-out. You could easily fit an air mattress on the floor in bedroom too. Full bath upstairs with 10/10 shower.Kitchen counter is small and has basic utensils (think efficiency apartment style) but worked just fine for us. Powder room downstairs. We loved the super easy to use fireplace to warm up the space after a day on the slopes. There is a parking spot right outfront - great for unloading. We did move to the back lot most of the time though because of the plows. Very quick walk to main street (maybe 3 mins down the hill). Drops you right next to the Mirror Lake Inn. Great place. Will absolutely rent again!"

Our cottage is located in the desirable Hillcrest neighborhood and is a short 6 min walk to downtown. Stroll three blocks, one through the park and you will be in the heart of downtown by the movie theater where there are plenty of restaurants and things to do. Well behaved and housebroken pets welcome for a one time surcharge of $25 for the length of stay. Please make yourself comfortable and let us know if you have any questions.

Our cottage is behind our main house so we have a shared yard. We are not always home as this is our vacation house. If we are we will respect and prioritize our guests use. We also have a front porch we enjoy spending time on to allow for extra privacy. We may also selectively rent the main house.
Other things to note
Super close to the center of town, up the block, through Kiwanis Teddy Bear park, then down the first alley way/hill parallel to the Theatre! Zero need to take the car into town or to drive home after dinner.

Five minute walk Main Street, 2 minutes to a great playground for our daughter, 2 minute walk to Mountain Mist Ice Cream. The home was super clean and comfortable. We made ample use of the fire pit, grill and fully stocked Keurig. Jenna and Rick very nice and accommodative and we loved getting to know them during our stay. One step into Wildflower Cabin and you know you've made the right choice. The decor is recently remodeled and the detailed custom woodwork offers an invitation for a unique vacation experience. Enjoy the ranch property for outdoor fun like cross country skiing by the moonlight, sledding and enjoying the view from the ski hut. Outdoor fire pits at your cabin as well as the ski hut. The space
Views abound from the cozy bedroom and living space. The cabin is super clean and stocked with everything you'll need to cook and enjoy a spectacular vacation 5 minutes from the center of Lake Placid. We have another one bedroom Cottage, Highland Cottage, in the center of Lake Placid where you are welcome to park and walk to town anytime! We have been in the lodging business for almost 40 years having started with a bed and breakfast so, as Super Hosts, we have been able to anticipate those special touches that our guests appreciate.

Situated directly by the Ausable River and surrounded by beautiful vineyards and gardens you will be immersed in nature at any time if the year. It's sure to restore the soul. The gentle rumble of the river is ever present as you look out over the natural beauty. During the summer cool off in the river and come back to the screened in porch for an evening meal. In the winter fire up the pellet stove and get cozy. 15 minutes to Whiteface and Keene and 25 Minutes to Lake Placid.
The space
Our 3 acre riverfront property has the option for three separate rentals during the summer and two rentals in winter (2 people per rental). During summer we offer The Glamping Tent at the Jay Covered Bridge and the Jay Covered Bridge Retreat in addition to the Covered Bridge Cottage. During the winter we offer the Covered Bridge Retreat in our main house in addition to the Covered Bridge Cottage. The three structures are separated by over 200 ft to maintain privacy.
Parking/Access: The parking area is in front of our main house. A 200 foot gravel pathway leads you to the seclusion of the cottage. There is one step up onto the porch.
Cottage: The cottage has a large and well appointed kitchen with an open dining and living area. The house has two porches, a covered sleeping porch facing the river and traditional porch facing the vineyard looking down valley across the vineyard. The cozy bedroom has a queen bed, and closet with washer and dryer. There is the option to configure the couch as an additional bed for a third guest with a feather topper on top of the six connected square ottoman units. Please see the photo under the living room pictures for an example of the sofa bed layout. The bathroom has heated floors and a beautifully tiled shower.
Surrounding Environment: The property is very central, yet secluded, due to the topography. Vineyards, gardens and an orchard give richness to the property. A short 100 foot walk brings you to the peaceful picnic area by the side of the Ausable River with a birds eye view down valley of the covered bridge and its cascading falls, or simply admire it from either porch.

Other things to note
Important- The cottage has two private bathrooms in the building. One bathroom is dedicated to the cottage while the other is dedicated to the glamping tent. The tent bathroom is accessed by an outside door and does not comingle with the interior cottage space. To minimize potential impact we have sound insulated those walls and require showers to be outside of quiet hours. We also monitor compliance via camera.
Due to host having severe allergies we are not able to accept reservations for animals, including service/emotional support animals, this includes all animals.. cats, dogs, sheep, & goats etc

In the winter months, there are sleds available for fun for all ages!

The single-brew coffee machine is fully stocked and there is a wide selection of tea. The cozy living space has been furnished with a new couch, rug and classic Adirondack coffee table while the new picturesque Lopi gas stove with smart thermostat will keep you warm after a full day of exploring the ADKs in any season. The 40" flat screen is equipped with Roku and streaming services including Netflix and Disney+.
Refresh in style in the cottage's recently renovated bathroom which has a tile shower with glass doors. A tankless on demand hot water system installed July 2021 so you'll never run out of hot water after enjoying all the ADKs have to offer.
Let the children play in the the brand new kid's nook off the main bedroom. featuring a giant "CordaRoy" bean bag that transforms into a queen sized bed. While you enjoy the updated amenities, your little ones can create memories in their own charming space.
The cottage is a short walk (less than a mile) to the Village of Saranac Lake farmer's market on Saturday mornings.
If you are bringing the little ones, please let us know and we will prepare the pack 'n' play and bin of toys.

Other things to note
Noonmark is located at the bottom of Harbor Hill. The road and parking area is plowed regularly but all-wheel or 4-wheel drive and all season/snow tires are recommended for winter stays.
A family friendly home. Located on the new Rail Trail. Walking distance to local Brewery, health food store and downtown. Excllent for local hikers and paddlers and bikers. Situated on a double lot with perennial gardens and original cure cottage, with the ability to sleep 4/5. Wonderful writers retreat. Full kitchen and comfortable beds. This rental is in a quiet neighborhood and request renters respect that it is not a party home. Also,the wood stove is not for use for safety purposes
The space
The space is unique with cure porches with many windows and a sitting porch. The bedrooms are uniquely designed and kids will love hide and seek.
There is a bedroom off of the kitchen that has a twin bed, closet and dresser. There are also two additional bedrooms upstairs. The first bedroom is a loft style room. This includes a queen sized bed. From the loft room you enter a second room with two twin beds, a dresser and closet. Note to renters with accessibility challenges or difficulty with stairs, these stairs are narrow and steep and you have to go down them for the bathroom. There is a stairwell off the kitchen that leads to the basement where the washer and dryer is located. The door at the bottom of these stairs is locked at all times, yet the kitchen door that leads to the basement is not.

All the home and yard to the left. Please make sure you park off street in the provided parking spot to the left of the front entrance of the home. It is marked by rocks on the edge of the two car spot. Off street parking makes it easier for neighbors to navigate the street. Although the wood stove looks nice we ask that you please do not use it for your safety.
Other things to note
Some other important details to note. When leaving the home, please return the heat to 55 degrees Fahrenheit in the winter. The Adirondacks are cold and turning the heat off will result in frozen pipes in the winter so it essential the heat is kept on in the winter months.
The stairs to the entry of the home can be icy. They are salted often but we encourage you to re-salt them if you find them at all icy. The salt is provided on the porch.
Again, to reiterate, the stairs to the upstairs are steep and narrow. The stairwell does have a railing but some don't like how steep the stairs are. If there are accessibility issues please reach out and I can offer more details about the stairwell.
Also, we request our renters do not use the wood stove to protect your safety and the safety of the home. We recognize it looks ideal but again, we request you do not use it.

We love it every time we are able to get up north to our classic Adirondack home-away-from-home. If we didn't have to work about two hours to the south, we'd live full time at the cottage.
From the spacious kitchen, to the 3 comfy queen beds and the bunk room, to the wonderful fireplace, to the cozy separate sitting areas, to the living room with cathedral ceiling, to the huge front porch, to the fire pit in the back yard...we long to make the trek back up to Whiteface/Wilmington.
The space
The cottage boasts a large eat-in kitchen area, with a good size sitting room to the side of the dining area. The large living room/family room features one sitting area focused on the fireplace and a separate TV and Piano area. The front porch is huge with a full dining area and large seating area.

You will have access to the entire cottage, and our 1.5 acres of land...including a nice little nature trail in the woods of our back yard.

The kitchen is well stocked with pretty much everything most folks have at home. Linens and towels are provided. We expect guests to tidy up after themselves before departure, strip beds, place towels in the tub and start one load of laundry. Dishes should be done, or the dishwasher run.

The Keene Valley Cottage is a recently renovated property nestled in the center of town. It has a very clean and cozy modern adirondack vibe, comfortable for family vacations or quick getaways alike.
The space

Relax with the whole family at this peaceful wooded setting in the Fish Creek area. Walk down to the shared swimming beach, put in a boat at the Upper Saranac boat launch, or hang on the large back deck nestled among trees or around the fire pit. This quaint salt box cottage has 3 bedrooms and 2 full baths, a cozy living room with wood-burning fireplace, a full kitchen with large dining table, and a large back deck to grill. Water access to Fish Creek Pond and Upper Saranac Lake.
The space
This house is full of Adirondack charm. Upstairs includes 2 bedrooms (1 full and 1 queen+twin) and a full bath. Downstairs includes another bedroom (queen) and second full bath. The home has a TV with roku, wifi access, a full kitchen, a large back deck with grill, a fire pit for s’mores under the stars, and plenty of yard and board games. The living room includes a wood-burning fireplace and vaulted ceiling. Each room has a ceiling fan, but there are no AC units in this home.

Guests will have access to shared swimming beach that includes floating dock and a small dock for kayaks, as well as neighborhood motor boat launch. (Additionally, Upper Saranac Lake Marina is 5 minutes away, and Saranac Inn state boat launch is 10 mins away.) There is a large driveway in front of house, and an additional parking spot for a boat or extra car. Guests will also have use of 3 paddling boats (single Field & Stream kayak, single Solara kayak, 2-seat Nova Craft Pal canoe) but need car rack to drive them down to the dock.
Other things to note
Winter rentals must have snow tires and four-wheel drive! There is a steep hill into the neighborhood.

The space
Graystone Cottage is a charming home located 2 minutes from Whiteface Mountain and 12 minutes from the Olympic Village of Lake Placid, New York.
Graystone Cottage's fully stocked kitchen boasts rustic maple cabinets, granite countertops, and Samsung stainless steel appliances. Adjacent to the kitchen is a dining area, complete with a four-person dining room table. Extra seating is available to expand the dining table to six, along with TV tables for the kids!
The living room features a 55 inch flat screen Smart-TV with Netflix, sleeper sofa, and multiple chairs situated around the room for comfort and convenience. The star of the living room is the authentic stone fireplace - modernized with a gas insert for safety and convenience.
The first floor master suite contains a king bed, large dresser, Smart-TV, closet and a private master bath.
The second first floor bedroom contains a queen bed, large dresser, Smart-TV, and closet.
The third bedroom is in the loft. This sleeping area contains a queen bed, two dressers, and Smart-TV. This unique area also contains a connected sitting area with a twin sleeper sofa, a second flat screen TV, and a half bath. The doorways to the loft area and half bath are 6 foot, and the ceiling at its highest point is 8 feet. As this is a loft, the ceilings do slope down to 4 feet at the edges of the room.
There is a "bonus" area in the loft that is open to the queen loft bedroom. This area contains a dresser, a twin daybed and a flat screen TV. This cozy space is perfect for your toddler or young child.
There is a second full bathroom situated off the main living area, adjacent to the downstairs queen bedroom.
A laundry room with Samsung appliances is conveniently located on on the first floor, off of the living room/kitchen area.
The 16 by 20 deck is located off of the main living space, complete with a 6-person hot tub, an outdoor door table for six, patio chairs, and access to the outdoor fire pit/seating area and charcoal grill.
The entire house is heated with hot water baseboard heat, cooled with mini-split AC units in each room, and is equipped with free Wi-Fi, DVD players, and more.
Graystone Cottage is located 3.5 miles from Whiteface Mountain Ski Center and 12.5 miles from Lake Placid.

Graystone Cottage is designed to host SIX overnight guests. Please understand that our community has STR laws that limit the number of guests that can be housed in each bedroom overnight. Yes, you are welcome to host a dinner, have a campfire, and enjoy visitors; however please use discretion with extra overnight guests. In addition, please be honest with the number of guests you have at the home. We do not charge extra for six guests compared to two, but it terms of housekeeping, there is a significant difference in time it takes to clean the home. Knowing the correct number of guests is extremely helpful!
Pets at Graystone Cottage
Pets are welcome at the home, however, we do charge a one time $30 pet fee. We all love our pets (I have two dogs!!), but there is extra cleaning involved that is beyond a normal clean.
Cleaning at Graystone Cottage
At Graystone Cottage we are committed to your health and safety, and are following strict guidelines for cleaning.
We clean and disinfect all hard surfaces as well as frequently touched surfaces with Lysol, disinfecting wipes, or disinfecting spray-cleaner. Every cleaner that we have for the home (multi-purpose cleaner, bathroom cleaner, granite cleaner, furniture polish, etc.) are all disinfecting cleaners that are labeled to kill 99.9% of bacteria and viruses.
All bed sheets and white comforters are washed in hot water and bleach, and all top quilts/comforters/blankets are changed out or washed as well.
Towels are all washed in hot water and bleach, even those that appear unused.
Items such as table place-mats and decorative pillow covers are either washed or changed for clean items. Soft surfaces, such as sofas, chairs, decorative pillows and curtains are disinfected with disinfecting sprays such as Lysol.
The hot tub cover and sides are disinfected and the tub is completely drained of water and refilled with new water.

This rental agreement starts the day that you book Graystone Cottage and place a deposit on-line or via phone.
a. The first rental payment is due at booking, and the second rental payment is due 30 days prior to your arrival. Reminders will be sent to guests prior to the due date of the second payment.
b. Check-in is no earlier than 4:00 PM on the date stated on your rental invoice, and check-out is no later than 10:00 AM on the date stated on your rental invoice.
c. Upon request, during our slower seasons, we may be able to arrange an early arrival or late departure. However, please understand that during our busy season, on the day of your arrival, our housekeeping and maintenance staff are working hard to prepare the home for you. After your departure, our staff needs time to prepare the home for the next guest. Therefore, during our busy seasons, we may not be able to accommodate your requests for either an early arrival or a late departure.
d. Graystone Cottage safely and comfortably sleeps the number of guests stated on the Airbnb listing, typically between 4 and 6, depending on the season. Due to safety, legal, and local STR constraints, at no time may renters have more than the maximum allowable guests staying at GSC. Renters may be subjected to eviction if it is discovered that more people are staying in the home.
e. Your reservation is secured when you, the rental guest, make a deposit online or via phone to secure the reservation and then make your final payment 30 days prior to the first day of your reservation. Failure to make your final rental payment may result in your reservation being cancelled.
f. You, the rental guest, understand and agree that you will be held responsible for any damage that you or someone in your party causes inside or outside the home during your stay. We are not referring to a broken glass or dish, because accidents do happen. By damage we are referring to items such as a broken door or window, a pet-chewed wall, a smashed television, or a broken hot tub cover. If such damage does occur, then the guest that reserved the home is responsible for contacting the homeowner immediately. The reserving guest will also be responsible for paying for that damage.
g. The rental guest shall at their own expense provide the following utilities and/or services: food, beverages, firewood, and charcoal.
h. The owners will provide the following utilities/services/amenities: heat, electricity, air conditioning, hot and cold water, bed linens, bathroom towels, hot tub towels, hot tub robes, and kitchenware.
i. As a courtesy, the owners provide the following items to get guests through the first day of their reservation: toilet paper, paper towels, dishwasher soap, laundry soap, dryer sheets, hand soap, shampoo, conditioner, coffee, tea, cream, and sugar.
j. On the last morning of the rental period, prior to leaving, it is asked that the rental guest lock the rental home and then lock the home keys in the lockbox by the front door.
k. When the rental guest leaves the home at the end of the reservation, it is asked that the rental home will be left in the same condition as when the rental guest arrived, with the exception of reasonable wear, tear and guest usage. Please do not move any heavy furniture or appliances without permission.
l. The rental guest shall not make any material or structural alterations to the rental property.
m. The rental guest will not attempt to access the locked basement, the locked housekeeping closet in the dining room, or the locked cabinet in the loft.
n. It is expected that all guests at GSC follow the hot tub rules and expectations outlined below:
~~~~~~~~~~ 1. It is respectfully requested that all rental guests shower before each use of the hot tub. Showering prior to entering the tub helps the tub chemicals remain balanced and the tub water clear. In addition, it is strongly suggested that guests shower after using the hot tub as the chemicals used can dry out the skin.
~~~~~~~~~~2. It is expected that rental guests will keep the water level as it was prior to arrival. Getting in and out of the tub and excessive use will cause the water level to go down, and if the level drops below the filter then the heater and or pumps can be damaged as a result. Guests may be charged if the heater or pumps are damaged due to low water. Please feel free to contact the owner(s) if water needs to be added to the hot tub during your stay.
~~~~~~~~~~3. Guests shall not have more than 6 persons in the hot tub at a time.
~~~~~~~~~~4. There will be no unsupervised children under the age of 14 allowed in the hot tub at any time.
~~~~~~~~~~5. Please keep the hot tub cover secured when not in use. It is windy sometimes in Wilmington and the cover could blow off and be damaged.
~~~~~~~~~~ 6. Please do not sit, stand, or put anything on top of hot tub cover. Replacement for a broken cover is approximately $300 and rental guests may be charged accordingly.
~~~~~~~~~~7. During the winter months please use the provided snow broom to remove snow from the hot tub cover.
~~~~~~~~~~8. Maintenance may be required on the hot tub during your stay (water tests, equipment tests, etc.) If maintenance is required, you will be contacted by the owner to schedule an appropriate time.
~~~~~~~~~~9. GSC’s hot tub is regularly inspected and preventative maintenance performed so that it is in proper working order for guests. However, if a mechanical issue arises prior to or during your stay it may be necessary for a maintenance person to drain the tub and change parts. Such an occurrence is very rare, and if it does happen the hot tub should be up and running again in a few hours.
o. It is expected that pet owners will only bring house-trained, well-socialized pets to GSC. Please do not allow pets on the furniture without a pet blanket/towel to protect the furniture. It is further requested that guests clean up after their pets, both indoors and outdoors (waste removal), and sweep/vacuum prior to departure. Guests are responsible for any damage caused by a pet.
p. Smoking inside Graystone Cottage is forbidden. Smoking guests are expected to smoke outdoors and clean up all discarded cigarette butts.
q. Before checking out on the last day, it is asked that guests put all dirty dishes in dishwasher and start it. It is also requested that guests start a small load of bed linens or towels before departing.
r. Guests must take good care of the rented premises, including any and all equipment and fixtures. Guests agree to inform the owners of any maintenance or mechanical issues that arise during the rental period. The owners will make every attempt to fix any issues in a timely manner.
s. The property owner/manager/maintenance person may need stop by to inspect the property during your stay. If this becomes necessary the owner will contact the rental guest to schedule an appropriate time.
t. The owner is not responsible for injury due to icy steps, walkways, driveways, or falling icicles and/or snow. In winter months, guests shall be aware of possible icy and snowy conditions, and must take care to not stand under overhanging roofs where icicles and/or snow may fall. Snow shovels are provided for guests to keep the walkways, stairs, decks, and firepit area clean. Sand is also provided for guests to use on the decks, steps and walkways as needed.
u. Guests must adhere to the Town of Wilmington Noise Ordinance: Wilmington enforces a strict noise ordinance after 11:00 PM.
v. GSC provides cable TV and free Wi-Fi. If the internet or cable is not working, it is expected that guests will contact the owners. The owners, in turn, will contact the cable/internet provider immediately and attempt to resolve the issue in a timely manner.
w. Guests acknowledge that his/her cell service may or may not have a strong enough signal to make or receive calls or text messages.
Cancellation Policy
No cancellations or refunds are issued due to weather related events, even if the area is experiencing heavy rain, wind, snow, ice, etc.
• If a guest requests a cancellation, bookings canceled at least 60 days before the start of the stay will receive a 100% refund.
• Bookings canceled at least 30 days before the start of the stay will receive a 50% refund.
• Bookings canceled 30 days or less before the start of the stay will receive no refund.

This cabin is camp to us and now a place for you to experience as well. 2 minutes by car or boat to the village of Saranac Lake. A newly remodeled waterfront camp that is private and has a sandy beach area for swimming. Located up river from Lake Flower and before you get into Oseetah. 22 miles of boating and water leisure on the Saranac Lakes and Kiwassa. 2 bedrooms and a sleeping porch sleeps 5 or 6. The camp is small but cozy. A fire pit at waters edge is a perfect end to the night.
The space
A uniquely remote yet close to all village amenities, cabin in the woods on the water. It is only a cabin and about 600 sq ft. This property is about the outdoor space and enjoying the Adirondacks and lakefront. A recently added screened in bar/dining cabin completes the property. We are pet friendly for DOGS ONLY... sorry kitties.
