A couple things to note, the stairs in the camp going upstairs are small and a bit steep. If you have mobility issues, you may have issues. Also this area is known for its mineral water. The water in the cabin is filtered, however, the hot water can still give off a sulfur odor, keep this in mind before booking here.

Our Cozy Cottage is a close 20- 25-minute drive to downtown Saratoga Springs and Saratoga Racecourse, and a short drive North to Lake George Village, shopping at the Lake George Outlets and the Great Escape Theme Park. Want to stay close in the Summer, and enjoy the biggest county fair NY has to offer...The Washington County Fair is in August. Mornings can be spent relaxing on the newly remodeled front porch with a cup of coffee from our coffee station. Afternoons can be spent taking a leisurely walk around the property, hiking, playing outdoor games, reading on the deck in the Spring, Summer, and Fall, or cross-country skiing and snowshoeing in the winter. The Battenkill River is a great place to swim and do some river tubing. Did you bring your kayak or canoe? Cossayuna Lake is within just a 1/4 of a mile drive where you can freely launch into the lake and enjoy picturesque views of the surrounding area. Carter's Pond Wildlife Management Area is within a 1.5-mile drive; with fishing, canoeing, kayaking, and hiking. Maybe take a scenic drive to Vermont to shop and leaf peep in the Fall. I'm from Nebraska and I have to sleep in a recliner due to a vertigo issue. There was not a recliner in the cottage, so I purchased one locally, and they were kind enough to pick it up and put it in the cottage for my stay. I have requested this from others and was kindly rejected by all. My point is there are very few places that have a recliner these days, and not willing to accommodate one. If that wasn't enough the cottage was very clean and had all I needed plus, I didn't want to leave. I would recommend this property highly; you will feel right at home. I will definitely be back if they will have me. Thanks again for a great stay!!"

For dog owners The King’s Cottage is absolutely perfect. Enjoy our newly fully fenced in yard!! Located on a very quiet street set back from the road. Just a few steps from the front door and your in the trails at the state park and you can walk for miles. You will find food and water bowls by the back door. (Adjustable heights) For any spills you will find a light compact vacuum in the cabinet by the back door. *We do charge a $75 pet fee. Please make sure to include your pet in the reservation. If you plan on having more then two pets at the cottage please message us as an additional fee of $75 will be charged*

For Tesla owners our home is located 5 miles away from a Tesla Supercharger Station! Charge your Tesla up to 200 miles in 15 minutes! ~ ~
For families with young children, we have thought of some great amenities that will make you feel right at home! Enjoy the backyard with our brand new fully fenced in yard!!! At your request we can set up a pack n play prior to your arrival! (Complete with sheets and blanket) The Pack n Play will include a comfortable newborn mattress that can also be used for tummy time! We also will provide a contoured cushioned changing pad so you can change your baby anywhere! We can also provide a height chair! We will provide a nightlight and some themed bedtime books as well!! ( Please let us know ahead of time if any of these amenities meet your needs and we will make them available to you). In our fully stocked kitchen you will additionally find some children’s plates, cups, forks, spoons, and knives. For older kiddos we have a few games stored in the cabinet under the tv as well as a brand new PS5 with 4 controllers and 10 games! Our outdoor games are for everyone to enjoy including basketball, jumbo connect 4, Mini Golf Pool Table (plenty of clubs in different sizes) kan jam, corn hole and more.

For couples, The King’s Cottage is perfection. The home is set back from the road and offers privacy on a very quiet street. With A Queen Size Bed, Big Screen TV, Fully Stocked Kitchen, Hot Tub, Fire Pit, Cozy Outdoor Furniture, Mini Golf Pool Table, Hammock, Outdoor/Indoor Games, PS5 with 4 controllers and10 games, Grill, and lights that illuminate the backyard the fun never ends! This carriage house is rustic with exposed original wood beams, steep rudimentary staircase, sloping floors, etc. Downstairs is open area for kitchen/dining/living room, with a laundry room and a bathroom. Two additional beds (full & twin) available in loft area (5' 6" ceilings). Central air w ceiling fan. 12' ft by 12' ft deck w plenty of parking.

Large comfy couch and large TV were a big success!" - "The home is in an ideal location if your desire is to not travel far for the track or downtown. It’s is about 8-10 mins from either which was great. Ubers we’re not a problem obtaining from this location to get downtown. The home definitely needs some TLC. The outside was filthy and really needs to be power washed. Upon our entry, there was a broom left outside which was odd. The owner has definitely painted and updated the floors however, the place was not clean. I know they allow pets but the room to the right of the bathroom was full of black pet hair on both the comforter and the sheets. The bedroom to the left of the bathroom had an empty can of root beer under the bed and a hole in the wall in the closet seeing into the kitchen. The floors were dirty so much so that we couldn’t even walk without sandals. The bathroom to the left had/has hair on the ceiling and on the top of the shower. We know they had a house cleaner because she came back when we checked in to drop off trash bags. The place’s central air conditioning was great and kept the home very comfortable. I only stay at VRBO’s every year for the Travers and this was by far the dirtiest. Overall, it was a last minute book for the Travers and great we were able to even find something. The owner was very communicative. We didn’t voice our concerns during the stay regarding the cleanliness as if you are renting your property, you should be confident in the condition the home is prior to renting and feel the way the home is, the owner knows the condition of the property."

Saratoga Lake is a clean and serene but active lake. There are fireworks for major holidays that can be seen from the home, summer sailing Regattas every Sunday (just gorgeous to witness the sailboats as the race), Spring and Fall rowing teams and races, and ice fishing and snowmobiling once the lake freezes over.

Lake activities you can partake in:
**RENT A BOAT: Tubing and waterskiing is popular on the lake and there are sand bars that guests like to dock at to BBQ and swim. There are also restaurants that you can drive up to to grab a bite to eat or take it to go.
**PADDLE BOARDS: A great way to explore the shoreline and view the gorgeous homes and landscape along the lake.
**HYDROFLIGHT: Tubing and Water flight company just a minute down the road!
**SWIMMING: You can swim right off of the dock. :) Sometimes there is seaweed depending on the season but it is a lovely, refreshing swim!
**WINTER ICE FISHING & SNOWMOBILIING: Bring your gear and take to the ice (PLEASE check with local lake directives on whether it is thick enough to be safe).

Saratoga Springs has a multitude of things to do during all seasons:
SARATOGA RACE TRACK: Our famous horse races are not to be missed if you have a chance to go! Just minutes from the home.
SARATOGA PERFORMING ARTS CENTER: Our outdoor amphitheater hosts concerts and shows covering all genres. If you haven't been to a concert at SPAC and are able to, we HIGHLY recommend it.
SARATOGA STATE PARK: Saratoga is home to natural springs and gorgeous protected lands with lots to do! Frisbee golf, playgrounds, running trails, pools and water slides are just the beginning.
DOWNTOWN SARATOGA: Shopping, AMAZING restaurants, movies, parks, live entertainment, night life... definitely worth a visit!

We are also on the edge of the Adirondack mountains which have some of the most breathtaking views in the world. There is hiking for any level, waterfalls, white water rafting and more. Lake George is another bustling town with many tourist activities and is just 25 minutes away.

- "This was a very quaint and cozy cottage, but it’s not made for more than two people for a couple of days. There are absolutely no closets and storage space and barely floor space to keep your luggage out. They only provided 4 hangers for the little metal racks that were provided for clothing. The mirror in the bathroom is so high on the wall anyone under 5’9 either needs to stand on a stool or their tiptoes to see in it. The kitchen is barely stocked, lots of utensils but no mixing bowls or anything to really cook. The communication once we got to the cottage was nonexistent. I asked them a question about the blinds and told them an issue we had and they never responded back to us. On the plus side the place was clean besides spiders and super cute. But it was definitely not very functional. "

Our sweet little 520 square ft. cottage has one open loft bedroom and is perfect for one person or a couple. It is located about 1.5 miles from the track and within walking distance to downtown Saratoga Springs. It is next to Skidmore woods with hiking trails and easy access to the campus. It is a perfect place if you are looking for quiet and rest located at the end of a dead-end road and is also right next to our house so we are always available. A perfect little getaway.

The space
This home offers a beautiful retreat surrounded by nature, but less than 2 miles from exit 13 off the Northway (rt 87). The home is located next to an Ecological Park with walking trails and just a quick drive to downtown Saratoga Springs, Spa State Park (with SPAC, golf courses, bike trails, spring water), Skidmore College, and Saratoga Race Course.

The home is located on 3.6 acres surrounded by gardens filled with perennials, herbs, and vegetables. Guests are welcome to cut and enjoy these for their pleasure. Enjoy a cup of coffee on the side porch or outdoor seating area as you enjoy the sounds of nature.

Teepee: It's a great space to unwind and read, or enjoy drinks and snacks before dinner. Guests can use the battery operated candles. No open flame in the teepee please.

Outdoor dining: The rustic outdoor seating area is a lovely space to relax or share a meal. Guests are able to use the grill, located next to the seating area.


Carport Disco: Enjoy a funky carport converted into a disco lounge for the spontaneous dance break. Hook your phone up to the JBL speaker and listen to your favorite dance tunes.

Slackline: Use with caution at your pleasure.

Bees: There are bee hives on the property. The host will leave honey from the bees whenever possible for guests to enjoy.

The home has 3 bedrooms and 1.5 baths. Each bedroom comes furnished with high quality linens, pillows, and comforters.

Located sitting across from picturesque Saratoga Lake, enjoy the partial views from our quaint & cozy cottage. Lovely private lake access with gorgeous sunset views. 7 miles from Downtown Saratoga, & even shorter distance to the track. Browns beach, boat rentals, and The Kayak Shack are just a few of the fun activities to do that are just a mile away.

We have enough parking for 4 cars in the driveway, but our house is only 900 square feet, more than 4 overnight guests is not allowed.

The space
A quaint and cozy 900 square foot all season cottage, situated with partial views of picturesque Saratoga Lake. Enjoy your own private lake access, and watch the most stunning sunsets with your feet in the water. Go for a swim or get your tan on! There is a beautiful fenced in yard, fire pit and a large deck. The patio is fitted with seating for 6 and a gas grill, great for barbecues! Relax with a crackling camp fire and bring out the s’mores!

2 bedrooms; One with a king sized bed and the other with a queen.

Living room and king bedroom have a Roku, which streams Netflix and other channels. Wifi throughout home. Washer, and Dryer along with a dishwasher as well.

Perfect for a quiet getaway for 2, or a maximum of 4. We do have some closet space, but not much in the king bedroom. We will clear out more closet space for people staying 7 days or more.

This is our full time home, so the house is fitted with everything you would need to cook and take care of yourselves. We provide fresh linens, shampoo/conditioner, hand/body soap, & blankets/pillows. Please bring anything else you would need to make yourself more comfortable, and if you have any questions don’t hesitate to ask!

We are set back from the lake with one neighbor in front of us, and then a public road. Our private lane (no through traffic) has 5 houses on it, but still feels very secluded. We are cliff side, so the stairs down to the water are long and you must climb over a guard rail to reach the lake access (we are working with the town to remedy this feature.). Elderly persons or small children should use caution- especially if it has rained.

We also recommend bringing some form of aquatic footwear or flip flops, though you can swim without them- the lakebed where we are is mostly sand and larger stones, however there are zebra muscles in the lake that can slice up your feet if you’re not careful.

You are welcome to use everything in the kitchen/living area, along with the laundry and linen closet should you need extra towels or sheets. The outside is your playground! We do have a small beehive tucked into a corner of the yard that you wouldn’t venture too, perfectly harmless as long as you don’t go snooping inside. We ask that our guests do not access the shed either.

Less then 5 miles from Downtown Saratoga, and even shorter distance to the track.

Browns beach, 550 Waterfront, a public boat launch, and The Kayak Shack are just a few of the fun activities to do that are just a mile away on the lake.

We only have two important rules that are essential during your stay:

There is absolutely no smoking or vaping of any kind inside the house. And we please ask you to dispose of any cigarette butts in the outdoor garbage receptacle in the driveway, not the yard- garden- or planters on the deck and especially not the lake!

We also ask that you do not bring glass down to the lake! We provide plastic red solo cups in the cabinet above the microwave and a multitude of reusable water bottles & yeti cups above the sink. Nobody wants to ruin their vacation by stepping on broken glass while they’re swimming, please be respectful.

Our house is located on beautiful Saratoga Lake, right outside of Saratoga Springs. It is a 10 min. drive to the track and 15 mins. to downtown and SPAC. Featuring a large living area with a full deck overlooking the lake, our home is simply furnished, cozy, and quiet (last house on a dead-end road). Access to the beach and the dock is via stairway off of the deck.
We have no cleaning fees; however, if excessive cleaning is needed after your stay you will be charged an appropriate price for it.

The space
Our beach and the shallow area of the lakebed is made up of small stones. We recommend the use of swim-shoes while using the beach.

Use of the lake, beach, and dock are all at your own risk. We are not liable for damage sustained to any watercraft moored at our dock. Please take all precautions when using our property.

Please note: We have no control of the water level of the lake, nor of the weather. Requests for refunds due to higher or lower-than-normal water levels of the lake, or inclement weather, will not be given.

We have a dock on the property and you are welcome to dock a boat here during your stay. However, please note that it is impossible to drive a boat trailer down the narrow dirt road to the property. You must launch from the public boat launch at the north end of the lake or from one of the private marinas on the lake. Park your boat trailer at your launch site.

Warm and comfortable 2 bedroom cottage directly on Saratoga Lake. Close by in the Saratoga Race Track & Casino, Downtown Saratoga, Three public golf courses and only 5 minutes to SPAC. Lake George is 30 minutes North off I87 and there is a water park near there too. Hikers can check out Willard Mountain about 45 minutes out. There is a great state park for hiking or biking. Every room has a lake view and the screen porch is like an Adirondack Room with vaulted ceiling with ceiling fan.

The space
We have three Kayak's on site and a Canoe too. Lake is very shallow and warms up in early spring. Fishing gear and life jackets provided. Excellent lake for swimming, fishing or just enjoying the view. Small older dock allows fishing from your front yard and the Perch love worms from the local Stewarts 2 miles away. It has the Best Ice cream in the area all homemade with flavors changing weekly. Each room has a great view to enjoy the early morning sunrise.

We added a new Mini Split HVAC system for each bedroom upstairs and the entire first floor. Central air all week or turn on the heat if you decide to enjoy the fall colors later in October. There are two marinas on the lake that have boat or Jet ski rentals by the day or week. The larger marina is at the north end of the lake maybe 10-15 minute boat ride in a Pontoon Boat.

Centrally located on the south end of beautiful Saratoga Lake, this cottage is perfect for your family getaway. 50' of sandy beach with shallow water is great for young children. You can swim, splash, and float. You are close to the many attractions Saratoga has to offer. The historic Saratoga Race Course, SPAC, Casino, Saratoga National Golf Course, Speedway, nightclubs, downtown stores, restaurants, supermarkets, and soft ice cream are all a short drive away.

This property sleeps a maximum of 8 persons, 6 privately in three bedrooms. Two twin beds are located on the scenic lakeside front porch of the cottage.
