A couple things to note, the stairs in the camp going upstairs are small and a bit steep. If you have mobility issues, you may have issues. Also this area is known for its mineral water. The water in the cabin is filtered, however, the hot water can still give off a sulfur odor, keep this in mind before booking here.

Our Cozy Cottage is a close 20- 25-minute drive to downtown Saratoga Springs and Saratoga Racecourse, and a short drive North to Lake George Village, shopping at the Lake George Outlets and the Great Escape Theme Park. Want to stay close in the Summer, and enjoy the biggest county fair NY has to offer...The Washington County Fair is in August. Mornings can be spent relaxing on the newly remodeled front porch with a cup of coffee from our coffee station. Afternoons can be spent taking a leisurely walk around the property, hiking, playing outdoor games, reading on the deck in the Spring, Summer, and Fall, or cross-country skiing and snowshoeing in the winter. The Battenkill River is a great place to swim and do some river tubing. Did you bring your kayak or canoe? Cossayuna Lake is within just a 1/4 of a mile drive where you can freely launch into the lake and enjoy picturesque views of the surrounding area. Carter's Pond Wildlife Management Area is within a 1.5-mile drive; with fishing, canoeing, kayaking, and hiking. Maybe take a scenic drive to Vermont to shop and leaf peep in the Fall. I'm from Nebraska and I have to sleep in a recliner due to a vertigo issue. There was not a recliner in the cottage, so I purchased one locally, and they were kind enough to pick it up and put it in the cottage for my stay. I have requested this from others and was kindly rejected by all. My point is there are very few places that have a recliner these days, and not willing to accommodate one. If that wasn't enough the cottage was very clean and had all I needed plus, I didn't want to leave. I would recommend this property highly; you will feel right at home. I will definitely be back if they will have me. Thanks again for a great stay!!"

For dog owners The King’s Cottage is absolutely perfect. Enjoy our newly fully fenced in yard!! Located on a very quiet street set back from the road. Just a few steps from the front door and your in the trails at the state park and you can walk for miles. You will find food and water bowls by the back door. (Adjustable heights) For any spills you will find a light compact vacuum in the cabinet by the back door. *We do charge a $75 pet fee. Please make sure to include your pet in the reservation. If you plan on having more then two pets at the cottage please message us as an additional fee of $75 will be charged*

For Tesla owners our home is located 5 miles away from a Tesla Supercharger Station! Charge your Tesla up to 200 miles in 15 minutes! ~ ~
For families with young children, we have thought of some great amenities that will make you feel right at home! Enjoy the backyard with our brand new fully fenced in yard!!! At your request we can set up a pack n play prior to your arrival! (Complete with sheets and blanket) The Pack n Play will include a comfortable newborn mattress that can also be used for tummy time! We also will provide a contoured cushioned changing pad so you can change your baby anywhere! We can also provide a height chair! We will provide a nightlight and some themed bedtime books as well!! ( Please let us know ahead of time if any of these amenities meet your needs and we will make them available to you). In our fully stocked kitchen you will additionally find some children’s plates, cups, forks, spoons, and knives. For older kiddos we have a few games stored in the cabinet under the tv as well as a brand new PS5 with 4 controllers and 10 games! Our outdoor games are for everyone to enjoy including basketball, jumbo connect 4, Mini Golf Pool Table (plenty of clubs in different sizes) kan jam, corn hole and more.

For couples, The King’s Cottage is perfection. The home is set back from the road and offers privacy on a very quiet street. This carriage house is rustic with exposed original wood beams, steep rudimentary staircase, sloping floors, etc. Downstairs is open area for kitchen/dining/living room, with a laundry room and a bathroom. Two additional beds (full & twin) available in loft area (5' 6" ceilings). Central air w ceiling fan. 12' ft by 12' ft deck w plenty of parking.

Large comfy couch and large TV were a big success!" - "The home is in an ideal location if your desire is to not travel far for the track or downtown. It’s is about 8-10 mins from either which was great. Ubers we’re not a problem obtaining from this location to get downtown. The home definitely needs some TLC. The outside was filthy and really needs to be power washed. Upon our entry, there was a broom left outside which was odd. The owner has definitely painted and updated the floors however, the place was not clean. I know they allow pets but the room to the right of the bathroom was full of black pet hair on both the comforter and the sheets. The bedroom to the left of the bathroom had an empty can of root beer under the bed and a hole in the wall in the closet seeing into the kitchen. The floors were dirty so much so that we couldn’t even walk without sandals. The bathroom to the left had/has hair on the ceiling and on the top of the shower. We know they had a house cleaner because she came back when we checked in to drop off trash bags. The place’s central air conditioning was great and kept the home very comfortable. I only stay at VRBO’s every year for the Travers and this was by far the dirtiest. Overall, it was a last minute book for the Travers and great we were able to even find something. The owner was very communicative. We didn’t voice our concerns during the stay regarding the cleanliness as if you are renting your property, you should be confident in the condition the home is prior to renting and feel the way the home is, the owner knows the condition of the property."

Saratoga Lake is a clean and serene but active lake. There are fireworks for major holidays that can be seen from the home, summer sailing Regattas every Sunday (just gorgeous to witness the sailboats as the race), Spring and Fall rowing teams and races, and ice fishing and snowmobiling once the lake freezes over.

Lake activities you can partake in:
**RENT A BOAT: Tubing and waterskiing is popular on the lake and there are sand bars that guests like to dock at to BBQ and swim. There are also restaurants that you can drive up to to grab a bite to eat or take it to go.
**PADDLE BOARDS: A great way to explore the shoreline and view the gorgeous homes and landscape along the lake.
**HYDROFLIGHT: Tubing and Water flight company just a minute down the road!
**SWIMMING: You can swim right off of the dock. :) Sometimes there is seaweed depending on the season but it is a lovely, refreshing swim!
**WINTER ICE FISHING & SNOWMOBILIING: Bring your gear and take to the ice (PLEASE check with local lake directives on whether it is thick enough to be safe).

Saratoga Springs has a multitude of things to do during all seasons:
SARATOGA RACE TRACK: Our famous horse races are not to be missed if you have a chance to go! Just minutes from the home.
SARATOGA PERFORMING ARTS CENTER: Our outdoor amphitheater hosts concerts and shows covering all genres. If you haven't been to a concert at SPAC and are able to, we HIGHLY recommend it.
SARATOGA STATE PARK: Saratoga is home to natural springs and gorgeous protected lands with lots to do! Frisbee golf, playgrounds, running trails, pools and water slides are just the beginning.
DOWNTOWN SARATOGA: Shopping, AMAZING restaurants, movies, parks, live entertainment, night life... definitely worth a visit!

We are also on the edge of the Adirondack mountains which have some of the most breathtaking views in the world. There is hiking for any level, waterfalls, white water rafting and more. Lake George is another bustling town with many tourist activities and is just 25 minutes away.

- "This was a very quaint and cozy cottage, but it’s not made for more than two people for a couple of days. There are absolutely no closets and storage space and barely floor space to keep your luggage out. They only provided 4 hangers for the little metal racks that were provided for clothing. The mirror in the bathroom is so high on the wall anyone under 5’9 either needs to stand on a stool or their tiptoes to see in it. The kitchen is barely stocked, lots of utensils but no mixing bowls or anything to really cook. The communication once we got to the cottage was nonexistent. I asked them a question about the blinds and told them an issue we had and they never responded back to us. On the plus side the place was clean besides spiders and super cute. But it was definitely not very functional. "
