The floor is 17' wide, giving a good feeling of spaciousness, but given the roof pitch the walkable space is about 10 feet wide. There's a new queen bed and two 5 inch twin mattresses perfect for kids. There's a comfy living space with a love seat, a leather chair, and a large, new TV. The bathroom is small, with a shower, sink, and toilet and great views of the park.

Outside is a private area with a new table and four chairs, a Weber charcoal grill, and a chimnea with two Adirondack chairs.

The garage below the space is used for storage, not for parking our cars, and we will refrain from accessing it when we have weekend guests (we also have a shed for items we use more often).

Our sofa is a great combination of firm and comfy and is large enough to accommodate 3 adults. The massive side chair invites you to curl up with a glass of wine or a good book.

Both bedrooms feature queen sized beds, both with super comfy green tea infused memory foam mattresses. There is so much natural light coming in from all the windows that you'll feel part of the surrounding nature instead of apart from it.

BATHROOM
The newly remodeled bathroom is spacious, featuring a modern and cozy aesthetic as well as clean and modern finishes.

DECK
The deck faces the backyard and a wooded area. It features a BBQ, a cozy seating area and a jacuzzi. This is the perfect spot to sip your coffee or a drink, enjoy your meals, take a dip in the jacuzzi after a long day of hiking or activities, read a book, relax or watch the deer that frequent the area. We have string lights around the deck railing to enhance the atmosphere and provide the right amount of lighting on those summer nights.

WIFI AND CELL SERVICE
Wi-Fi is fast and reliable although cell service may be a bit spotty depending on your provider. We do suggest activating wi-fi calling on your phone in order to be able to make and receive calls during your stay.

AIR CONDITIONING
During the summer, we have A/C window units installed in the two bedrooms and another one in the dining area. We have found that the house stays fairly cool with these units when bedroom doors are left open to allow for cross ventilation. We can provide fans as additional ventilation.

We invite you to enjoy our renovated guesthouse, once the milk house on a productive dairy farm in the mid-twentieth century. Our secluded property is on a peaceful country road, yet central (~15 minute drive) to the main streets of Callicoon, Livingston Manor, Roscoe, and Jeffersonville, all worthy of exploration. The kitchen is fully stocked and capable and, once on the property, you are welcome to roam its 12 acres, enjoy the fire pit, wood-fired sauna or hot tub.

The Space

Welcome to Bethlehem Road, one of the more desired locations in the SW Catskills and known for it's natural beauty and ideal tranquility. Situated 25 minutes from Bethel Woods and right in the middle of some of the most famous fly fishing spots in the country.

The property, established in the mid 19th century, was a productive dairy farm into the 1960s, laid abandoned until the early 2000s, then purchased and renovated by a French engineer and academic. Our first mark since purchasing it in '22 was the conversion of the former farm's milk house into a guesthouse. The prevailing advice from many in the short-term rental world was to avoid filling it with "nice things." Being that our personal vacations have always been an opportunity for release and inspiration, we quickly abandoned this advice.

The milk house is situated in the middle of 12 acres of woodland and pasture, the same land for the original farmhouse and where our family lives today. The structure and its defined outdoor space is very private and separate from the main house (roughly 200 feet). With that said, we welcome our guests to explore all 12 acres. Within the milk house itself, there is a small but well-appointed kitchen, banquette dining table and lounge area for reading or streaming.

For sleeping, up the stairs in the loft is a queen size bed (Helix mattress with Buffy linens) with a large window at the head for evening star gazing or morning views of the pasture. On the ground level, the banquette table converts into a full size bed.

We encourage our guests to make use of the outdoor amenities - outdoor dining, an evening around the fire pit, relax in our Estonian wood-fired sauna or a soak in the hot tub.

Guest Access

The entire milk house is yours to enjoy. Although the main house is on the same property, we consider everything within the split-rail fencing to be privately yours and also welcome you to explore all 12 acres.

Newly built modern country cottage with long term availability. Perfect city getaway or work from home opportunity. Pets accepted. Wifi, gas fireplace, outdoor grill, a/c, washer dryer, 3 bedrooms, 2.5 baths. Fully furnished. What don't we have? dishwasher, full size frig, range. We do have 1/2 size frig and freezer, microwave, stove top Breville oven and air fryer, electric Cuisinart two burner countertop. We dont have a ton of storage space but it hasnt been a problem so far. It will depend upon how much you are bringing with you.
Because this is a cottage associated with a main house, you wont have your own mail box. Deliveries would come to the main house and we can bring them to your front door. If you are needing your own mail delivery, you might consider leasing a PO box at the local office if necessary. So far it has worked out even for long term guests. Mentioning it because everyone's needs are different. All guests must be older than 40 years of age and must produce identification. Relationship between guests must be explained. We would like to meet in person in advance of accepting any reservation. No smoking on or around premises. All linens must stay inside the premises and may not be removed from premises for any reason. Tenant is responsible for a weekly cleaning fee ($100) with the Landlord's cleaning personnel to be paid by Tenant dirctly to cleaning personnel.

Access to a dining deck, terraces, gym, and a separate screened barn give anyone staying the full experience of estate living. For dinner, 15 minutes in either direction will put you in a great restaurant in either Kingston, Stone Ridge, or Woodstock. Or take advantage of the homes’ well stocked kitchen or BBQ grill to whip up a great meal.

The cottage provides sleeping quarters for 6 with three bedrooms, two bathrooms, and a full kitchen. The cottage also has a gym /exercise room, a mezzanine office area and its own laundry. With a main level bedroom and bathroom, this house could prove an easy stay for guests who don’t wish to use stairs.

Outside, among the 120 acres are multiple private hiking trails and seated terraced areas. The front south facing stone patio overlooks a lawn area and forest, the screened barn and the swimming pond. The grounds are magical with gorgeous plantings, fairy lights, total privacy, and over a mile of Esopus river frontage with excellent trout fishing. Up on a massive rock ledge formation sits the hot tub and sauna, the perfect spot for star gazing while you soak.

This house is in a rural environment and surrounded by countryside, farms and wildlife. While it’s wonderful to observe the eagles, deer, bears, and adorable chipmunks, it can also mean you will hear coyotes and foxes at night, and encounter the less cute mice, flies, snakes, ants, bees and ticks. There is very little to be done about it, but by keeping doors closed or screened and food in its appropriate storage, unwelcome guests will stay outside where they belong.

The Cottage is located on a beautiful 3-acre property. The property has 2 houses on it, distant and facing away from each other. Gil and I, and our lovely dog Sage, may be in the other house.

The comfy living room is the central room of the house, with beautiful windows looking out to mountains and nature, Smart TV and seating for relaxation. It has lots of natural light and is a great room for diving into a book, hosting movie night, playing board games, or just hanging out.

This property is meant to be used as a peaceful retreat. This is a quiet getaway in the middle of the woods near state land, hiking, streams & waterfalls.

We request that there be no parties. At this time any visitors or guest must be approved prior.

We have a beautiful decorative stove in the living room - please note it is not functional as a fireplace.

The water heater allows for appx 30 mins for a hot shower. The upstate area has traces of sulfur which may give off an odor which is amplified when hot. This is like in Icelandic spas and it is said that its good for your skin.

Uber and taxi services are available. It is however recommended to bring a car.

We have a professional company clean between stays. We also let for more than 24h between stays.

We are doing self check-in during this time.

This one-of-a-kind retreat is your summer basecamp for hiking adventures, swimming holes, mountain views, and starlit nights around the firepit. Also enjoy a projector, wooden fireplace, full kitchen, and modern comfort in a unique circular design.
The living area features a comfy green sofa, two chairs, a coffee table, a smart projector with Roku for streaming your favorite shows—and a charming firewood stove to keep things warm and cozy. The kitchen is fully stocked for your cooking needs, and the dining table for four looks out onto the yard through beautiful French doors. Step outside to enjoy your morning coffee at the bistro table for two on the deck, or gather around the outdoor fire pit for a perfect evening under the stars.

The bathroom offers a full tub, plush towels, and essential toiletries including shampoo, conditioner, body wash, body lotion, and hand soap. An extra door leads to the utility room where you'll find a washer, dryer, mop, broom, and the electrical box in case of emergencies. Fire extinguishers are located in the kitchen (behind the garbage can) and in the utility room for your safety.

Both bedrooms have closet space. The main bedroom includes a queen bed, two nightstands with soft lighting, and a desk for remote work. The second bedroom features a full-size bed, a nightstand, and a smart TV.

Please note: the ladder and loft are not for guest use. For your safety, we kindly ask that you do not access this area.

Just a quick note for transparency:
There is a small, local propane company located two properties down the road. On weekdays/non-holidays, one of their delivery trucks may drive past the house a few times — usually no more than five times a day.

They’re a quiet and respectful local business, and the area remains peaceful and relaxing overall. Most of our guests don’t find it disruptive at all and continue to enjoy the calm and privacy of The Lily Pad!

Come relax at this adorable cottage in upstate NY, at the foot of the Catskills! Sweet 2 bdrm, 1 bath home centrally located in Kerhonkson, close to Mohonk and Minnewaska. Enjoy our private deck with spacious views towards the Rondout Valley and the Catskills, and a large fenced in yard and no pet fee! If you are looking for a peaceful escape still convenient to all the great activities the Hudson Valley has to offer, this is it. We are around 2 hrs by car from NYC and 45 min from Amtrak.

The space
The cottage is in the hamlet of Kerhonkson, NY and is nestled on 3.3 acres that is a 5 min walk to the Rail Trail and the Rondout Creek, and there is a small stream to the side of the house. There is a modern and fully equipped kitchen, along with a recently renovated modern bathroom with a lovely walk in shower. Strong wifi is available throughout (even outside on the deck), and you will be able to stream your favorite shows on the smart TV and listen to music on the Sonos system. One bedroom has a queen size bed, and the other bedroom has two twin beds. A small den off of the kitchen has a nice, light filled workspace if you need to work remotely. The grand sunroom gives you plenty of space to enjoy dining, board games and looking out onto the backyard. In addition to the deck with sweeping views, in the backyard you will find a large fenced in area that is perfect for your four legged friends.

We have been coming up to the Hudson Valley for over twenty years and look forward to sharing our passion for the area with you. We provide to our guests a guide to shopping, restaurants and activities, and we are always happy to help or offer recommendations. Mohonk Preserve and Minnewaska are only 15 min away for plenty of hiking, biking and climbing opportunities. In summer months there are lots of local swimming holes and outdoor pools nearby. Leafpeeping and pick your own fruits and vegetables are fun fall activities – Kelder’s Farm is 8 min away. During winter there are wonderful ski, snowshoeing and ice skating options. Walk to local grocery and restaurant, Mill & Main along the Rail Trail! We are a short 10 min drive to beloved local brewery and restaurants Arrowood and Westwind Orchards, and 12 min away from the Ravenwood Farm Stand. Just 9 miles from Stone Ridge, and the house is 17 miles from New Paltz and all that town has to offer. Close to Rosendale and High Falls. Woodstock and the Ashokan Reservoir are about 25 miles, and Belleayre Ski Resort is 43 miles away. There are too many things that we love to list here, but always feel free to reach out and ask!

Cleaning Fees - We do not mark up our cleaning fee of $150; this amount goes directly to our local cleaners who help upkeep the property for our guests.
Pets – While we welcome pets and do not charge a pet fee, pets are not allowed to sit on any of the beds or sofas, and you must clean up after your pet and do not leave any dog waste. You will be charged for any pet messes, and they are not included in the standard cleaning fee. You may bring a maximum of 2 pets, more than that requires prior approval by us.
Fees – Please note that Ulster County taxes apply and those fees will appear when you finalize an booking.
Children -- While we don't have any child safety features, we welcome babies and children.
No Smoking -- There is absolutely no smoking anywhere on the property.
Bookings - 2 night minimum.
Laundry – There is a washer and dryer in the basement, but please do not use it without advance approval. We typically permit use of the washer/dryer for stays that are a week or longer.

This is a historic Hudson Valley home, in our region you can expect bugs such as boxelder beetles, lady bugs, stink bugs, ants and bees seasonally outside, in the yard and occasionally in the house.
Please consider this if you have any issues or fears. We cannot guarantee the spaces will be free from them but we do employ pest control services and use natural essential oils spray to deter them. A small handheld vacuum is also left in the space for your use during your stay:-)

We expect pets to be house trained and not to go on furniture. If your custom is to allow this please bring your own coverings. Located just 2 hours north of NYC, our country cottage in bucolic Pine Plains is newly renovated and furnished in a modern yet cozy style, welcoming you to a relaxing retreat! It is located in the heart of Pine Plains, a short walk to the town center. Perfect for 2-4 people.
We currently have a 2 night min. stay and 3 night min. for holiday weekends. Contact us directly for week/month/shorter stays and to inquire if we can accommodate your pet or a shorter stay!

The space
Located right in the heart of Pine Plains, set back about 50 feet from the main road, this place offers privacy yet convenience to stores and restaurants in town. An open layout of living-, dining-room and kitchen is perfect for a romantic getaway or a weekend away with friends. You can dine in and cook up your local farmers market fare or dine out with the choice of many great restaurants which are open for outdoor dining and curbside pick up!
The futon couch converts into a comfortable Full size bed. The bedroom offers natural sunlight through 2 skylights but shades offer extra darkness if needed. Blackout curtains are installed for the two windows. A Queen size bed completes the space. Our new sun room off the kitchen offers a place to relax, play with kids and has a Twin bed for additional guests.
We have a pack & play upon request for the littlest guests.
Our cottage is an ideal retreat year round. It is perfect for parents visiting local schools and colleges (Bard, Millbrook Prep, Hotchkiss) and offers close proximity to ski resorts (Catamount, Mohawk, Windham, Butternut), terrain parks and many cultural events (Bard Summerscape, Tanglewood, Omega).
Land Conservancy hiking trails or the Appalachian trails are another draw year round. Stissing Mountain is just a 5 minute drive away along with the trails of Thompson Pond and of course - Stissing Lake.

Guests are welcome to relax in the backyard behind the cottage. In the Spring/Summer season guests have access to a charcoal grill. We also have a few bikes (adult and kids) available upon request if you like to explore our beautiful area on two wheels. In the Summer, the Pine Plains beach offers access to swimming in Stissing Lake - we have extra beach towels and beach toys (for the little ones) if you want to go for a spontaneous swim! Just send us a message.

Other things to note
We require a 2 night stay for the weekend - Friday to Sunday; A 3 night stay for holiday weekends is our rule.
Please contact us directly to inquire if we can accommodate a shorter stay during the holidays. If you instant book outside these perimeters we will contact you with a request to change your booking to comply with our settings.

Please note that we charge an additional $15 / night fee for your pet's overnight accommodations that you must agree to in advance.

No dog is allowed to be left alone in the cottage or unsupervised before speaking to us about your plans.
Please note we do not have a fenced in yard to let your pooch run free but this town and area are probably a dog’s dream come true when it comes to running on trails or swimming in the lake!

The house is located in Kerhonkson, which is one of the most popular areas in Upstate NY. There are so many other cool areas nearby as well with so much to see and do, such as: Accord, Stone Ridge, Olive Bridge, Kingston, Woodstock, etc.

We are located at a private, quiet, beautiful road with nice local neighbors around. Good families and people and so many wild, amazing creatures such as deer, bunnies, squirrels, chip monks and beavers. All super kind and harmless.

Our private road is really well maintained and plowed regularly on snowy days, but because the house sits on a fairly steep hill, a 4-wheel drive can bring you more comfort and peace of mind.

There are so many things to do and see around.

The space
Our quaint cottage is a newly renovated space with all the necessary amenities for a relaxing and enjoyable getaway. The kitchen is stocked with pots, pans and dishes. Salt pepper and olive oil are provided for cooking. Both a French press and drip coffeemaker provide options on how to start your day. You can use the electric stove, microwave oven or gas grill to prepare dinner, or enjoy a meal from one of our many awesome local restaurants.
You can dine in the kitchen at a drop leaf table that seats four or outside on the deck in the fresh air. You can even eat at the vintage bakers table set out on the enclosed porch.
Both bedrooms have brand new Sealy Posturpedic queen beds and individual air conditioners when the summers get warm.
The main living space provides the perfect place to unwind after a day of hiking or skiing. Catch up on your latest shows on our Samsung smart tv. You can access your Hulu, Netflix, Prime video accounts and more! Or if you’re looking for a little space to call your own, cuddle up on our oversized bean bag chair in our special little book nook.
Guests are welcome to use the entire property. Both the front and back yards are groomed and provide sun and shade. The attached deck provides privacy where guests can sit and enjoy a drink or a meal fresh off of the gas bbq. A quick walk down the block leads to the Woodland Valley bridge and the Esopus creek. The small bridge provides an excellent vantage point to stand above the river and see the mountains, or get down to it and cast a line for some trout.

It’s important that all food and trash outside be brought in when finished. We do have bears in the Catskills Lately it’s only been a lone baby bear, he looks like a dog and he travels through the neighborhood looking for food and trash. Please don’t feed him, the more he relies on people, the lower his chance of survival becomes.
There’s a nice elderly man next door who sometimes likes to sit on his back porch and listen to Frank Sinatra. That’s about the extent of the noise you should encounter.
And there is a rooster far in the distance. Nothing disturbing, it’s quite nice actually, unless you have something against roosters.

Our place is a clean, modern 2 bedroom 2 bathroom house in a great location. It is close to the Pleasantville train station and even closer to the Pleasantville "old village".

The entire house has been fully renovated and everything is convenient, modern and safe. A high performance mini-split heats and cools the house and a tankless hot water heater means you will never run out of hot water. For entertainment there are two smart TVs.

The space
The house was built in the 1920s but has been fully renovated and is essentially "brand new". It is located in the heart of Pleasantville, just off of Bedford Road, and a short walk to restaurants in the "old village" such as Craft Pizza and Beer. The Metro North train station and Jacob Burns is approximately a 15 minute walk.

The two smart TVs come with an assortment of enabled streaming channels including Netflix, Amazon Prime, and Disney+.

The kitchen makes cooking easy. It includes clean, full size appliances and
a good selection of cookware.

We provide coffee pods for the Keurig coffee machine.

The space is perfect for couples and families. The main bedroom includes a queen size bed and the second bedroom, downstairs, includes a sectional that converts to a full size bed.

While children are welcome and the house is safe, we have not taken steps to "child proof" the space. For example, there is no gate that would keep a toddler away from the staircase.

There is ample parking, right next to the house, for up to 3 vehicles.

Just a 5 min. drive (2.3 miles) to center of Hudson, Amtrak train station, and Warren st. Downtown Hudson features Basilica Hudson, TSL, Hudson Hall, many art galleries, shopping, and fine restaurants. We are close to many historical homes, gardens and national parks. Skiing/ziplining at Catamount is 35 min., and Hunter Mountain is less an hour away. Hiking at Olana State Historic Site is less than a 10 min. drive and offers unparalleled views of the Hudson Valley.
