Fabulous views of Long Island Sound in front and East River Marsh in back, this cottage was built in the 1930s, only the kitchen has been updated, elevated from the beach on piers, comfortable but not fancy. 4 Bedrooms plus a walk-through nursery on 2d Floor, one more bedroom on First level in Annex off back porch, which also holds second refrigerator. This Historic Connecticut Beach Cottage is just steps to a private beach and close to the West Warf and the Madison Beach Hotel.
Welcome to our family cottage!
Our charming cottage sits at the end of a quiet private road, nestled between two protected wetland areas. We are just a three minute walk from our private beach. We share a private beach with a few of our neighbors. One can legally travel under the high water mark making the entire beach accessible for beach combing, fishing etc etc.
Our cottage retains much of it's original charm, but is filled with modern conveniences. We offer extras like complementary high speed internet, cable tv, apple TV, laundry , and a dishwasher. We additionally installed a chair lift for the stairway that can be used for people and luggage.
Four fully appointed bright and cheerful bedrooms include two queen size bedrooms, a bunk bed room, and a bedroom with 2 twin mattresses. All of the bedrooms have individual air conditioning and baseboard heating. The upstairs has the main bathroom where you can enjoy a relaxing bath in a large claw foot bathtub. The lower level of the cottage has a newly remodeled open concept kitchen with a 10 foot Kitchen Island clad in Calacutta marble and the living room TV area. The space is surrounded by windows and is bright and spacious. The kitchen has a new stainless steel refrigerator and dishwasher. There is also a new stove built into the marble topped kitchen island with (2) bar stools for seating. Step out the side door next to the kitchen to access our Webber gas barbecue grill. The kitchen also comes fully equipped with coffee makers, a toaster, dishes, utensils, and pots and pans. It is a very enjoyable space for preparing a meal. The comfy living area is a great place to relax or watch a movie. The cottage has a large flatscreen tv.
Our family has always enjoyed eating our meals and unwinding after a day at the beach on our enclosed porch. Its one of the best parts about our cottage. Watch the sunset while having a meal seated at the large teak dining room table that can seat eight with ease.
There are lovely flower and trees all around the house with many bird watching opportunities. The front yard also has a mowed area of grass we use to play bocce. The outdoor shower with hot and cold water is located at the side of the house.
The one car garage also has a half bathroom combined with laundry facilities. There is a new full sized washer and dryer with a laundry sink as well. We have a large assortment of beach chairs and umbrellas, and all manner of beach toys for the kids.
It's just a short walk down the road to get to our deeded semi-private beach. Grab a beach chair and umbrella and enjoy swimming and beach combing along the shore. Great fishing can be found just down the beach at the West Warf or head down to the Madison Surf Club where you will find a large modern playground and basketball courts, snack bar, and public beach.
You can easily walk or bike (please bring your own) to the charming town of Madison. Take in the movie at the Madison Art Cinemas. Shop at the many boutiques, or enjoy a fabulous meal.
We will be happy to share with you many of the wonderful activities Madison and the surrounding towns have to offer. This is a wonderful place to experience laid back beach living.

We wanted a place that was very close to water, could accommodate young and mature family and friends, was private and secluded feeling, and had a sense of casual with modern amenities. Well, we found it in Madison. Justin, our host, went above and beyond in making our stay comfortable and immediately took care of any problem that came up. Communicating with him was prompt and easy. He is a great guy with a wonderful sense of humor and an easy way of making any potential problem an easy fix. The walk to the beach takes less than 5 minutes making a swim easy and possible every day. If we got tired of sitting under a tree reading, we grabbed a towel, slip on swim wear and head for the beach. There is an outdoor shower that delighted everyone and made the mornings a wonderful refreshing experience. A washer / dryer made life easy and carefree. The kitchen was perfect for a summer stay away from home with all the necessary conveniences. The 4 bedroom house is located next to an estuary with many trees surrounded the area, consequently there was the never ending sound of bird songs. Many days birds sat on branches outside our open kitchen window singing and singing. It was lovely. Because the house is right on the sound, we had a couple storms pass our way during our stay. There was one mandatory evacuation, but there was never any damage to life or property. But then storms are to be expected on the Long Island Sound in the summer. A most delightful section of the house is the screened-in front porch with a long dining table at one end of the porch that seats 10 to 12 people. It was great when family came for a short stay. But on the other end of the long porch was an area that I turned into a mini art studio. I set up a card table and scattered out my pencils, pens and pastels, set up my easel and spent many hours, rain or shine, drawing. It was a perfect location and house for us and we would recommend Justin's Madison Getaway to anyone."

The house is perfectly situated steps from the beach so the kids can go back and forth all day. The master bedroom is on the top floor with spectacular water views and custom windows that open up and out creating little Juliet balconies to watch the sunset and moonrise. There are plenty of bedrooms for kids to share or each have their own. We grill outdoors every night while looking out on the water and watching the sun set. It is perfect. TWO NIGHT MIN STAY. ACADEMIC RENTAL FROM OCT THRU MAY 2026 $3200. Includes all utilities. This property has been lovingly renovated and features cathedral ceilings, hardwood floors as well as a large kitchen that cooks will love! The kitchen features a huge island that seats five people. There is one full bath with a walk-in shower. We are located in a quiet neighborhood that is approx. 4 miles from the town village, three town beaches & Hammonasset State Park. You can enjoy the many boutique shops of Madison and near by towns of Essex & Chester. The area also offers lots of great dining opportunities. The cottage has a private deck for al fresco dining and a terrace with a firepit to enjoy those cool late summer and fall evenings. The lower level of the cottage has a studio apartment that we stay in when we are in town. It has it's own private entrance and terrace. The laundry room is located in the lower area and is the only shared space.

The space
All new furniture in this quaint carriage house. I want to make your stay as enjoyable as possible. I am in my home on the property but the carriage house is completely separate and private. I will be there for your 6 pm check in and you can check out at 10 am . If you have any special requests, just ask and I will try to accommodate you. I work full time Monday through Friday so I need to be fairly rigid about the 6 pm til 8 pm check in. If you need things like a crib or other items I may be able to help.
Please note that it is not central air conditioning. There are two ac window units and fans.

GC is located just minutes from town beaches, Hammonasset State Park as well as the village center. One of our guests said to us "the Madison Beach Hotel has nothin' on you" :) So plan to stay at Greenfield Cottage and save a lot of money…then enjoy a cocktail and/or dinner at MBH.
IMP TO NOTE there is an apt in the lower level that we stay in when we are in CT (mostly during summer). It has a private separate entrance and terrace area.

This sweet cottage has been newly updated and is ready for your summer vacation. Stay in and enjoy the patio and large yard for a cookout and lawn games, or walk to town for shopping, great restaurants and the movie theater. Hammonasset Beach State Park is less than 2 mi. away and opportunities for relaxing on the beach, swimming, hiking, road/mtn. biking, boating, fishing, kayaking, SUP, bird watching, etc. are all close by.
