This charming two story Cape-style home is one mile to Georgica beach, 1.5 to Main Beach. It's in E. Hampton village, south of the highway, walking distance to restaurants, exercise, entertainment and boutique shopping.

It has four bedrooms (3 kings, 1 queen) and three baths. The two rooms upstairs each have newly renovated ensuite bathrooms and the two bedrooms downstairs share a renovated bathroom with a tub. There's a new couch in the living room. The house has central air. It can comfortably sleep eight.

The living room has a 65 inch smart TV with cable, strong upgraded Wi-Fi, and a gas fireplace. The renovated kitchen features a Sub-Zero fridge & freezer, a 48' Viking range, a Miele dishwasher and Dacor double ovens. It's fully equipped with a lobster pot, Cuisinart stainless steel cookware, etc. The grounds are landscaped with many flowers and plants. There's a heated in-ground swimming pool (opens April 15) with an automatic safety cover, a hammock, a Weber grill, and an outdoor shower. Beach bikes are provided. There's driveway parking for up to three cars. Note dogs are permitted on a case-by-case basis with a $300 non-refundable fee. Cats are not permitted.

If you are going to stay in the Hamptons, why not stay on the water? It's much cooler here. This property is 5-10 degrees cooler than inland East Hampton.

This private 2 bedroom/2 bath cottage enjoys spectacular sunsets and a cool breeze off the water. Launch the four, 2 person tandem and two single sit-on-top ocean kayaks directly from the end of the property and enjoy the nature & beauty of East Hampton's Three Mile Harbor Harbor. (while kayaking see an osprey nest, many egrets, swans pairs, and the vast biodiversity of the bay shoreline)

This is an expansive property with wide-open views of the water, natural landscape, and gardens. The property overlooks a 100+ acre nature preserve, it's very beautiful and peaceful.

The property is spectacular and not your typical enclosed Long Island suburban backyard.

The 2 bedroom newly renovated cottage is very comfortable (you have the entire building), each bedroom has its own bedroom, the large master bedroom has a queen-size bed, the other bedroom located on the opposite side of the cottage ( this renovation change was recently completed) has 2 twins (that can be combined to make a King size bed).

There are all-new fixtures and appliances in the cottage, including a commercial-grade (2 ton) central air conditioning system. The temp stays very comfortable.

The Ritz cottage has its own 500 high-speed modem and ultra-fast WiFi 6, fiber optic cabling, and redundant internet connections for streaming, posting pictures, or remote working.

This Ritz cottage has a strict NO PETS policy, this cottage is safe for those with pet allergies, no pets have stayed here, and there are no exceptions to the pets policy. If you a pet please select the Rex Cottage, we allow pets there.

Enjoy a private tennis court, tune-up your game with a bucket of new balls and ball machine, practice for as long as you want, private instruction available (please inquire about instruction a week before arrival)

There is also a short-game golf practice facility on the property. Work on your short game with our pitching/putting green from multiple approach angles and a crushed white marble sand trap.

6 adult bikes are available for you to enjoy ( sorry we don't have children ones, but we are working on it)

The four 2-person and two single sit-on-top ocean kayaks, which can be launched directly from the property, there is no additional cost to use them. They are stored 15ft from the water.

Walk to Maidstone Park beach or visit the spectacular Town of East Hampton Ocean Beaches 10 minutes away, ( Atlantic Ave Beach is recommended).

East Hampton Town Ocean and Bay Beach Parking pass is included (no charge).

Keep in mind this is a parking pass, the beaches are open. You can walk, bike, or kayak to the bay beach, it is extremely close.

East Hampton ocean beach is spectacular and world-class in its beauty and pristine condition.

At the Ritz, we have a new outdoor dining patio with a BBQ charcoal grill, and bring your own charcoal.

The Ritz cottage is well equipped for cooking, it has many utensils, serving plates, full array of pots and pans, blender, juicer, coffee maker, microwave, full stove, dishwasher and washer & dryer, but there are so many excellent food choices for take out or dine in.

The Ritz as freshly washed sheets and towels including beach towels.

Unfortunately we do not allow any pets in the Ritz, we have never allowed pets in this cottage, its safe for those allergic to pet hair.

The entire stand-alone 2 bedroom Ritz cottage is available to rent to just one group, its rented in its entirety and not on a per- bedroom basis.

This rustic country home embodies traditional Hamptons cottage charm, but has all modern technology and amenities. The cottage is bright and sunny with high ceilings and a strong attention to detail. We are just a short bike ride to the beautiful Atlantic Ocean, the closest access being at the end of Egypt Lane, just two miles from the house. We are just a mile to beautiful and historic East Hampton Village, full of terrific shopping, great dining options, and fantastic people watching! There are also nearby farm stands, parks, hiking trails, tennis courts, and all the other cultural and social attractions of the East End of Long Island. Transportation options to and from NYC including the Hampton Jitney & the Long Island Railroad are under five minutes away. Easy access to Sag Harbor, Amagansett and Montauk as well.

We are closely monitoring the CDC and WHO regarding COVID-19 and work to ensure we meet the latest guidance on hygiene and cleaning specifically for it, as well as other pathogens we all should be concerned about.

To be honest, our procedures remain unchanged. We felt it was a priority to offer an exceptionally clean environment well before we heard of COVID-19, and it continues to be a priority.

For specific disinfection of hard and soft surfaces, regarding COVID-19, we use products specifically endorsed by the CDC to be effective against COVID-19.

All sheets, pillowcases, pillow covers, mattress covers, towels, bath mats, and shower curtain are laundered in a high-end machine on high heat with bleach and disinfecting oxygen laundry detergent.

Blankets are laundered on high heat with disinfecting oxygen laundry detergent.

Everything is dried on high heat to VERY dry. We make certain nothing comes out anywhere close to damp from the dryer.

According to everything we read, COVID-19 cannot survive that. Neither can the pathogens we are normally concerned about.

All dishes, utensils, glasses and kitchen accessories are run through the dishwasher and dried with high heat.

Please rest assured that every surface you will come into contact with has been thoroughly disinfected,

This renovated standalone cottage is conveniently located just a few minutes from East Hampton Village and is walking distance to Three Mile Harbor. This light filled home features wood flooring throughout, inviting living room with vaulted ceiling, an updated kitchen, two bathrooms (one with a secret entrance!) and a side yard with a brick patio, outdoor shower and hammock.

The space
This two bedroom standalone cottage has been added on and renovated throughout the years, and is a special and unique home compared to the many over-the-top ones nearby. Bright and sunny with high ceilings, there is a bay window in the living room that lets in a lot of light. There are two full bathrooms, an outdoor shower and brick patio with bistro set.

There are two bedrooms that sleep up to four comfortably, five potentially depending on the configuration. The rear bedroom features a queen bed, and front bedroom has a twin daybed that turns into a queen if pulled out. There is an additional sleeping loft with skylight in the front bedroom with a full bed for adults. The front bedroom has a brand new ensuite bathroom, accessible through a secret entrance. It also features great natural light through its skylight, a European style toilet, frameless shower with a rain-type shower head, as well as heated radiant floors and a towel warmer for those chillier days.

The fully stocked kitchen features carrera marble countertops and has stainless steel appliances including an induction range/oven, microwave, coffee maker, toaster, blender, dishwasher, etc. In addition to a ceiling fan in the living room, there are Mitsubishi ductless units in the bedrooms and in the living room for air conditioning and heating.

All linens are provided, including beach towels. There is high speed and reliable wireless internet, and four Samsung Smart TVs with streaming services including Netflix, Hulu, Apple TV+, Amazon Prime Video, HBO Max, etc. There is also a DVD/Blu-Ray player available, but please note there is no cable TV service here.

The space
The main floor consists of the living room, separate dining area that seats 6 comfortably, a fully stocked kitchen, a full bathroom (with tub), a bright queen bedroom and an adorable twin bunk room (accessed through the queen bedroom). The spacious master bedroom on the second floor has a king bed. There is also a shower outdoors.

Set on nearly an acre of land, the property has charm with a split rail fence in front, mature trees, flowering shrubs, and an arbor. The backyard is fully fenced in. There is a huge deck out back with a dining table for 8 and a cozy seating area, as well as a gas grill and a fire pit for your enjoyment! We also have a koi pond with small waterfall and boardwalk around it, which is a great spot for yoga. The yard is large enough to set up a badminton net, croquet or just throwing the ball around!

The proximity to the ocean (one mile to the closest beach) makes a swimming pool unnecessary.

We have a new kitchen, new stove, and a great place to cook at home, or bring in from Round Swamp Farms, a destination spot that is just a 13 minute walk/4 minute bike ride/3 min drive.

The cottage grounds are surrounded by mature trees. Birds and morning light will greet you for your day. Sit outside at the (smokeless) firepit, or out on the patio and drink your coffee. (We have 4 different kinds of brewing options!)

POOL:

The pool is open from Labor Day-early October, weather permitting.
The pool is in the back of main house (used by us, the owners on most weekends outside of prime summer season)
If we are staying there, it would be a shared pool.
If we aren't there, it's all yours.
Either way, you are welcome to use it!
Cottage price takes into consideration this shared pool status.
The pool is not visible or available to anyone else.

POOL HEATING:

With the summer sun, the pool can be close to a warm 90 degrees. We usually keep the pool heater set at 84 degrees in case of cooler days. In our first summer renting the house (2022), we found that guests were very happy with the heating, and we did not need to charge anyone for additional heating. If you like a VERY warm pool, we can discuss, as there would be an additional heating charge.

HYRBRID CHARGING:
We have just installed a Type 2 Hybrid charging station at the main house. Tesla cars need adapter. Charging prices coming soon.

Pets are welcome (pet fee listed) but we do have a new beautiful (kid and baby friendly!) lawn that we want to keep that way! Please walk your dogs in the country lane right outside your gate. It's a beautiful walkway and won't kill our grass. Thank you!

Your days will be filled with sunshine and fresh air when you stay at this cozy cottage in East Hampton. When you arrive at the magical home, you'll understand how it is so easy to relax here thanks to the endless outdoor seating areas surrounded by blooming flowers, climbing ivy and lush greenery.

Inside, you'll find high ceilings lined with skylights, beautiful furnishings, elegant decorations, and a welcoming atmosphere thanks to the use of fungswae to arrange the rooms. After a day on the beach, lounge in the living room by the wood-burning fireplace and watch the flat-screen Smart TV with Roku.

When your stomachs start to rumble, head outside to the English-style garden and pick some fresh herbs for supper. Feel free to utilize the fully equipped kitchen complete with stainless steel appliances to prepare a delicious meal. Eat in the dining room or wander outside to the yard to dine al fresco.

After dinner, opt for some privacy and read a book outside at the seating area in the front of the house, the side of the house, or the back of the house. There are so many options, you can choose a different reading spot every day!

Retire to either bedroom furnished with plush full beds, beautiful linens, and lovely wall decorations. Take a rejuvenating shower in the morning before you begin another day of your fantastic Hamptons getaway!

Set back on a private road in beautiful Springs. This newly updated home is perfect for a getaway. With a large backyard, fenced in pool, an outdoor shower, play set and CAC, it has everything needed for entertaining or just relaxing. This is a family and pet friendly home. Also have lots of toys and books.

The space
Our home is on a corner lot with no neighbors on one side of the property and it backs up to a farm and nature preserve. Our property is private and quiet. Also, my husband and I own a landscaping business and take pride in our homes landscaping. We are sure you will feel it is beautiful.

5 bdrm/4 bath, two-cottage property w/pool on a quiet, non thru-way lane. Perfect family friendly property for extended family/friends that like being together but w/ your own space!

Each cottage has a landscaped lawn, outdoor sitting area, fire pit, bbq area. Cottages are screened by mature landscaping and connected to each other via gates to a generous lawn and the pool area.

Cottage A: 3 bed & 3 full baths (2 en-suite) & outdoor shower.
Cottage B: 2 bed & 1 full bath & outdoor shower

The space
We purchased and then renovated both cottages from 2020-2022. We have revamped both cottages with attention to detail as it is something we both love and appreciate when traveling away from home ourselves. Everything such as bed linens, towels, dish ware, is all brand new as of late 2022. We think you will have EVERYTHING you need and then some. And of course if there is something you are needing, please let us know!

Guest access
Outside of the summer months, the small cottage is rentable on it's own. The main cottage is closed to outside guests except for July/August when it is rentable with the small cottage.
