This 4-bedroom beach house is located in the beautiful Culloden Shores neighborhood, walking & biking distance to the shops & restaurants. Perfect Sunsets any time of year —this magical two-bedroom waterfront cottage on bucolic Fort Pond is as close as it gets to perfection. Every room looks out upon the most beautiful waterfront and sunset vistas all year. A designer's home is beautifully decorated with mid-century modern furniture and spectacular landscaping, enhancing the privacy felt on this gem of a property. It features a large living area with ribbon remote control gas fireplace, a dining table, a state-of-the-art kitchen, sofa and a bathroom with a large glass-enclosed rain head shower with access to the outdoor shower from the inside. Ideal for couples, singles, or small families (dogs accepted with a $250 fee, and crated when left alone). Maximum sleeping capacity 4 people. (The sofa should not used for overnight guests and the backs do not go down). The cottage has plenty of outdoor furniture, a table for 8, a gas Weber grill, and stairs to the water—perfect for standup paddleboards or kayaking. A short walk to town (5 minutes), the best restaurants, the Jitney, and beaches

The cottage comes with linens, towels, beach towels, a fully equipped kitchen, and many beautiful pieces of vintage table settings and glassware for entertaining. (2) standup paddleboards, (2) Kayaks, and (2) bikes. You will be asked to sign a waiver for the use of the equipment.

The cottage is thoroughly cleaned and disinfected between each guest. All surfaces are disinfected with Clorox. All white linens are washed in warm water with bleach. All throw pillows and throws are washable and are cleaned between each guest.

$250 per week for cleaning and garbage removal. Excessive garbage will be an additional $75.
$250 Pet Fee per dog, maximum 2 dogs.

There is outdoor furniture, a table for 6, and a gas grill. This is directly across the street from the ocean. This cottage is on a hill, so you have great 180 degree ocean views and can hear the water from the deck.

7 night rental week begins Friday at 4 pm and ends Friday at 11:00 am. 3-6 night rental must end on a Friday or Monday. There are no early check-in or late check-out times unless the manager can accommodate them.

Pet fee $250 per dog per week. Only small to medium size dogs. No cats or other animals.

Super Cute 2 bedroom cottage that overlooks a nature preserve sleeps 4. It's Just 3 short blocks to the iconic Ditch Plains beach. Features a new modern kitchen that spills out to the front and rear decks and back yard where you can enjoy cooking on a new weber grill and lounge on the outdoor furniture. The deck also has an outdoor shower. Each bedroom features a queen bed (one bed being a tempurpedic) with Egyptian cotton sheets and down pillows. Both bedroom come with ample closet space. There is a Bose bluetooth sound system, Wifi, Cable and Apple TV. Four bicycles are provided for easy cruising to the beach or to town. Beach chairs, beach umbrella and beach wagon are included.

A security camera is located at the driveway entrance for your safety and security.

Cancellation Policy: Cancellations permitted with a 10% fee plus the amount of any revenue shortfall from a successful re-renting. We strongly encourage renter to purchase travelers insurance as a means of payment protection.

- "great" - "We had a great week in Montauk. This little house is perfect - its adorable, has everything you need, in a great location, and most importantly it was very clean. Plus, it is pet friendly. Its really hard to find pet friendly rentals that check all those other boxes too! The host was very responsive to messages. I really appreciated the welcome letter with lots of great suggestions, which we referred to often. They have chairs, umbrellas, bikes, boogie boards, everything you need to enjoy the beach. I always appreciate not having to pack linens, so the fact that there were sheets, towels, and beach towels was amazing. I would absolutely rent this property again. We hope to come back soon to experience the off season - it was very crowded the week we were there, with long wait times at most restaurants almost every night. Plan accordingly! I would just point out to fellow dog owners, the yard is not entirely fenced in. It's mostly fenced, but there are points of egress alongside the house and a small dog can easily go underneath in certain places. There's also lots of wildlife to chase, so we ended up leashing our dog in the yard to be on the safe side. This was not a big deal although it was a little bit of a bummer. 10/10, would rent again!"

Our cozy two-bedroom one bath cottage is perfect for a family, or can accommodate up to six people very comfortably. It has central heat and air conditioning, with hardwood floors. You will love the closeness of the ocean and the Lake in downtown Montauk. No need for a car. Close to all services that Montauk provides for it's guests. Parking in front for three cars, and a huge backyard for throwing the perfect outdoor party. Just bring your bathing suits and sandals and you will fit right in. We also have an outdoor shower experience, gas barbecue, and fire pit in the backyard for relaxation under the stars!

Lobster cobb salad & market fish are menu highlights (they had a branzino last time I was there and it was TDF) No reservations - on weekends, get there around 5 and expect a wait for large parties unless you want to just do cold seafood inside at the bar (oysters, shrimp, etc.). Grab some rose and wait for your table on the dock. Weekday evenings and lunch are usually a bit slower but the place is generally always busy.

Scarpetta Beach:
Same as Scarpetta in NYC, traditional Italian food, inside Gurney's hotel.

Crows Nest:
Super chic restaurant at a boutique hotel, one of my favorite places. Mostly Mediterranean inspired, simple menu. No reservations - like Duryeas, on weekends, get there between 5-6 and expect a wait for large parties. They usually cut the waiting list off at a certain point (have waited upwards of 2 hours for dinner here before). Weekday evenings should be more low-key but the closer to the weekend you are the more likely there will be a long wait.
They have a cute bar down the hill in the bag with a small beach and cabanas set up. Go down and have a drink while you wait for your table and watch the sunset (spicy tequila or watermelon drinks are my favorites).

Surf Lodge:
The quintessential Montauk hotspot. Food is ok, this is more of a place to go to be part of the "scene."
On the weekends this turns into a full-on club - insanely difficult doorman, bottle service, outside DJ (until ~9), sweaty inside bar. Sometimes they have live music on Saturday / Sundays for sunset hours.

Montauket:
BEST SUNSET IN MONTAUK. Very casual spot with a divey inside bar and picnic tables outside.

Gosman's:
Casual seafood spot with a bar - a traditional Montauk staple (not scenery).
No reservations, so again, expect a wait unless you show up early or during the week.

Navy Beach:
Beach front, nautical vibe with lots of white and blue. Food is okay but it's another one of those places sceny NYC people tend to talk about.
I think they take reservations.

Showfish:
Seafood restaurant at the other Gurney's property on Star Island. Food is pretty good, traditional. Not really a scene.

If you want to have a splurge day, rent a cabana or seating area for an afternoon. Sometimes they have a DJ playing on the weekends. Full-service world-class spa on the property.

Ditch Plains Beach:
The Most popular beach for surfing and swimming. Scenic, sort of has a coastal California feel.

Kirk Park Beach:
Closest to town, family-oriented

Hither Hills:
Trails and campgrounds

Montauk Point / Camp Hero:
Scenic lighthouse at the end of the road / gift shop with some trails around. Be careful hiking there are tons of ticks.

SHOPS

Shops in town are mostly of the beachy variety (think Jersey shore hoodies and sweats kind of stuff). In the last ~5 years they've opened a bunch more stores but mostly womenswear.

Whalebone / Adam Mar has some men's stuff I think and there is this new super hip store called wyld blue that is fun to browse.
Some places in town offer surf lessons or paddle board / kayak rentals (you might also be able to book a reservation through Gurney's)

Deep Hollow Ranch - horse back riding, etc. - never been here but just saw some brand do an influencer activation and it looked cute.

68 Madison is a 5 min. walk to the beach. The private beach in Hither Hills is know as one of Montauks finest. Town is about 1 mile away too. There is a resturaunt within walking distance. The house is located on a corner lot and is very private due to the hedges. There are three large sceen TV's in the house and a well appointed kitchen. The washer and dryer are in the basement. Herb garden, Tomatoes and squash will be ready for harvest!
There is a 7 day minimum and booking start on Saturdays

A short stroll down to the lake where you can fish ,clam ,swim and kayak .Deck with table chairs and umbrella with views of the lake. Cottage has air conditioner,full kitchen with plates,utensils,pots sheets and towels .one queen and bunk beds,and option of pull out couch in living sleep up to 4 .can bike to gin or ditch beach.This area is a quiet area that works well for peace and tranquility ,it is not suitable for parties .This property is perfect for couples,families and fishermen .The sunsets at the lake are worth watching!

Two bedroom/ 1 bath cottage located in coveted Hither Hills. Cottage includes shared^ key access to private parking lots along Old Montauk Highway that access a mile of private sandy ocean beach under the supervision of the Montauk Beach Property Owners Association, (MBPOA).

The retro Smeg fridge is capable of holding anything you may bring home, while still being stylish in its Union Jack uniform.

The down stuffed sectional couch is plenty comfortable, and can also sleep one guest if need be.

A few things:

- The condo association is very strict on number of people that are allowed in the unit or visit you during your stay. No more than 6 - this includes any friends, guests, etc of the renter. You can and will be evicted if you have more. The condo association checks the rental several times during your stay to ensure you are complying with the rules.

Important — Check in needs to be during condo office hours as you will need a gate pass and parking pass. Office hours are Monday to Friday 8am to 430pm and 8am to noon on Saturday. If you are arriving after hours or on Sunday please contact me for special arrangements.

Just a friendly reminder: the space is very cute and right by the ocean but its a small space: ~550 sq ft. So ideal for smaller groups though technically could accommodate 6 people ( assuming two people sleep in the master bedroom and two on the pull out couch). There’s a total of 4 beds. Only one bathroom but two bedrooms and a soft pull out couch.

Bedroom #2 has bunk beds. Bunks can be separated by the renter during your stay into 2 free-standing beds but there isnt a lot of space. It will be very tight! If you turn the beds into free standing beds, you are required to return the beds to the bunk position after your stay.

We have Apple TV in both bedrooms and the living room. No regular cable nor TV. If you don’t have an Apple TV account contact me and you can use mine

You will be required to fill out the condo association's rental permit, sign their lease addendum (which I can send to you) as well as show you have either renters insurance or homeowners. If you dont, you can easily buy a policy for approx $60 usually using one of several online companies. By completing a booking you also agree to the terms and conditions below. Tenant shall deliver such policies to Landlord as a condition precedent to Tenant taking possession of the premises. The failure, refusal or neglect of the Tenant to obtain and maintain such insurance and to lodge the aforesaid evidence thereof with the Landlord from time to time shall entitle the Landlord to obtain and maintain such insurance for the Landlord's protection and to charge the premiums therefore to the Tenant; the cost to the Landlord of such premiums shall be deemed to be additional rent reserved under this lease for the recovery of which the Landlord hereby reserves the right to redress at law or in equity in the event of default by the Tenant in reimbursing the Landlord. Tenant shall indemnify Landlord against all claims filed by parties injured or damaged by an accident on the premises.

Late Charge “Time is of the essence” with respect to the payment of rent. Late payment of rent on four or more occasions in any twelve month period shall be deemed a material breach of this lease, warranting termination of same. Rent shall be deemed paid on the date of actual receipt by Owner. If any payment to Owner, furnished by an uncertified check, fails collection in due course (“bouncing check”) and such event occurs two (2) or more times in any twelve month period, Owner shall have the option to demand that for the remainder of the lease term, all payments be made by certified checks only. Thereafter, failure to pay rent by certified check shall be deemed the equivalent of non-payment of rent. Owner's acceptance of uncertified checks subsequent to demand for payment by certified checks shall not constitute a waiver of Owner's rights. In addition to the foregoing remedies, Tenant shall pay to Owner, as additional rent, the sum of $25 as an administrative expense for handling any bouncing check. Tenant shall also pay to Owner, as additional rent, a late charge equal to four per cent of any installment of rent not paid on or before the 5th day of the month. Such late charge shall be payable in addition to and together with the late payment, or Owner need not accept the late payment.

Legal Fees In the event Landlord shall bring any proceeding or action against Tenant for recovery of damages, or for possession of the demised premises by reason of non-payment or non-performance of any of the acts, promises, conditions or covenants herein contained, or for breach of this lease, and Landlord shall incur any obligation for the payment of money in connection therewith including, but not limited to, legal fees, in the institution or the prosecution of any action or proceeding, such charges, including reasonable legal fees, shall be due and payable upon the incursion of same. In the event Landlord shall institute an action for summary proceeding for non-payment of rent or additional rent, or an action for summary proceeding based upon holding over after the expiration or termination of the lease term, a reasonable legal fee therefore shall be included in the petition and shall be deemed additional rent. If Tenant's lease term shall have expired at the time of making of such expenditure or incurring of such obligations, such sums shall be recoverable by Landlord as damages.

Truth in Heating The Tenant acknowledges the right to a summary of the heating and/or cooling bills or a complete set of said bills, types and areas of insulation installed by the Landlord in the premises during Landlord’s ownership or by any previous owners known to Landlord under Section 17-103, Chapter 555 of the 1980 Laws of the State of New York, commonly known as the Truth In Heating Law. Tenant hereby waives any right to copies of said bills or a summary of said bills and further waives the right to a statement of the types and areas of insulation and acknowledges that such materials have not been requested in connection with this transaction.

No Pets No pets are allowed on the premises.

Notice of Defects Within 24 hours after taking possession of the premises, the Tenant shall notify the landlord of any malfunctioning equipment, breakage or damage which existed at the commencement of the term.

Security Deposit In no event shall Landlord be obligated to apply the security. In addition, the application of the security is not a prerequisite to Landlord’s right to resort to its remedies against Tenant under this agreement or by law or in equity. The security shall not be an advance payment of the Rent. At the end of the lease term, Landlord may deduct the amount of the utilities used during Tenant’s occupancy before returning the security deposit to Tenant. Landlord may need as much as 30 days after the lease term to pay utility bills and inspect the house for damage.

No Smoking Tenant may not smoke in any building.

Disclosure of No Sprinklers The leased premises are not serviced by any sprinkler system to extinguish fires.

Rider Controls If there is any irreconcilable conflict between the terms of this Rider and the terms of the Lease, the terms of this Rider shall control.

Cozy and large two bedroom cottage steps from the edge of Fort Pond. Cottage is very private on shared grounds. Water views, fire pit, paddle boards, kayak, and good vibes.

The space
Well furnished 2 bedroom 1 bath cedar shingled cottage that was originally erected by a French-Canadian fishermen in 1930's. Renovated in 2018 with everything needed for a comfortable and relaxing stay is provided. The grounds are shared with another cottage and a house, the cottage itself is private.

The décor is a mix of bought and handmade objects we have collected on our various adventures along with custom pieces made by our friends and us. The compound has different levels, lots of lawn space, fire pit, and stairs directly to the pond. They call it "the pond" out here, but its really a 171 acre freshwater lake right in the heart of Montauk.

There are lots of windows to allow in light and cool the house all summer. Great views of the water from the large windows in the living space. The cottage also has central heat/air conditioning, washer/dryer, and powered/heated bidet Toto toilet.
