- "Quiet and cozy. Clean, up to date interior. The bed is extremely comfortable. This is obviously a secondary structure on the property which has been renovated into a cottage. This is more of an in-law suite airbnb situation rather than a vacation rental. Take note: THIS COTTAGE IS IN SOMEONE'S BACK YARD, and you can see directly into the primary house's windows. That was unexpected and discomforting. These photos are deceptive as to how much privacy there is, as well as the roominess of the interior. Photos have been taken with a wide angle lens, which manipulates the perspective. You can hear the interstate from the yard. This may be an issue for some people. The owners left food in the fridge, and clothes in the bedroom closet, which made us feel like we were staying in someone's home. Weird for us, maybe not for everyone. These are things that I wish we had known going into our stay, which is why I'm sharing it in the review for others to read. Over all, we had a great time, it was quiet and comfortable, and it was just enough room for the two of us."

- "I cannot give this home enough stars...truly excellent. Scott is an attentive gem of a man. He even brought us firewood :) A quiet property with GREAT neighbors; we met them all. One couple came over with a baked banana bread & we sent her home with a flounder dinner ! The house was sparkling clean & welcoming. The mattress & pillows in the bedroom are a dream, as is the L shaped couch with the GIANT television. There are 4 kayaks!!! Be prepared with water shoes that are good on rocks/mud if you want to take them for a spin.. We were 2 women friends/colleagues after a big job in Newport, staying in the area to celebrate our birthdays. We have fished, crabbed & clammed for 30 years...this house did not disappoint! 30 crabs & a chubby weakfish right off the dock :) I jumped off the dock & swam at high tide; you can use any of Scott's slips to climb out :) We stayed 3 nights & didn't want to leave. it's really a special place. And nothing you need is more than a 3 mile drive. 100 stars! "

Come stay in a private, light and art and book-filled cottage on our 48-acre, 1750s working farm. Walk the trails, visit our goats and sheep and enjoy our eggs and (if you hit the right season), produce from our garden. Convenient to 95, 295, TF Green Airport and only 12 minutes from Providence, this home is both secluded and close to everything. Centrally located to RI's colleges, universities and hospitals, this is a great option for short or extended stays.

First kid under 10 stays free!* This is a great property for families-cozy enough for time spent together but also with enough space to get away from each other when needed. Kids love our farm animals and adults like the convenience to amenities and activities.

With enough advance notice, we are happy to provide for any anticipated extra needs when we can and, since we live on the farm, we can quickly attend to anything that arises during your stay. This includes early check-in: we'll accommodate when we can , but plese dont call us when you are standing outside 2 hours early (unless it is an emergency-then we'll make you a cup of tea and set you up at our house for a bit).

We have four bedrooms with double accommodations (second floor)and one convertible (first floor): so we can sleep 8 adults and either one adult or two kids on the convertible. Please note that our base rate is for the two first guests-after that, guests (*the first kid under 10 stays free!*) are charged an additional $35 a night. When booking, skip the free kid in your guest count but send us a message that explains who is actually coming so we can prepare.

We have been doing this for a while now and we consider ourselves to be good and thoughtful hosts (our reviews agree). Experience has been a great teacher and our hosting has evolved over the years : we ask that you read our rules and requests (here in the app or posted on the fridge) and if something does not make sense, that you ask us about it.

Our guest house has all of the amenities of home with a fully furnished and applianced kitchen and washer/dryer. Since we are dog friendly you also have your own private fenced in secure dog yard attached to the guest house. We are close to all Providence colleges and wonderful Downtown Providence. Other bedroom has double bed with sitting area, fully applianced kitchen w/fridge/freezer, microwave, stove/oven, washer/dryer, coffee maker, electric kettle, toaster oven, blender, all kitchen utensils, all cookware supplied. All rooms are heated and have a/c (window units for a/c). Kitchen and common room are an open floor plan and there is plenty of room in bedrooms for clothes storage. You have a 40" TV in the main room. You also have your own high speed FIOS Wifi router with 50/50 internet which is very fast, so you will not be sharing internet with us, it is all yours which dramatically increases the upload and download speed. The blow up mattress and the porta-crib are not permanent furniture and can be brought in and out of the cottage as needed. There is a outside storage unit that holds your beach equipment, 4 towels, 2 adult and 2 toddler Boogie Boards, 2 beach chairs and a beach cart to get it from your car to the beach.

You will have 1 private off street parking spot in our personal driveway that is secured by a motorized electronic gate that you get a remote control as long as keys to the cottage when you check in. You have 3 doors that go into your private cottage. You have a private dog run as well as private yard that has a sitting area as well as a place for children to safely play as well as outside seating and dining. If you bring a dog it must be crated when you are not in the cottage and we do not allow dogs on the furniture or bed. We can supply a crate for you if needed.

Though you are on our personal property, you are staying in a private guest house in your own area. The wonderful thing about our property is that other then check in you may never see us at all and we will respect your privacy. You can always call or text us for whatever you need. It is possible if you do not want to have interaction with us you don't have to. Our property and your guest house is separated by security gates so you can have the utmost privacy and security as well as us. We are big on respecting your privacy, and we are a phone call or a text away. Jeff travels often for business and Linda homeschools our children as well as runs her business from the home. Depending on the day of the week and time of year, you may not see us at all, but we are always avl for any issues that arise. In the warm months we are home and you will often see/hear the kids playing outside during the day. You can go the whole time without interacting us if you choose, but we are extremely responsive to phone calls and texts.

It is a multi cultural neighborhood, with bakeries, convenience stores, 24 hour Walgreens, multiple restaurants (Los Andes is our favorite), also Spanish, Thai, Italian and delis to eat at. It is a working class neighborhood, with mostly single and double family houses (though the house across the street is a 6 unit building) that are owner occupied. We have a elementary, high school and Rhode Island College all within walking distance to us. It is a very safe place to go for a walk/run, walk your dog and take a bike ride. We have owned the the house since 2003, and have and continue to raise our children here. You are close to Routes 95-195 and route 10.

We live on 2 bus lines #56 and the #92, with easy access to Downtown Providence and Provdence Place Mall as well as Federal Hill and the Historic East Side of Providence. Uber and taxis are a convenient way to get around town. We are 15 minutes from our local airport TF Green. The #56 bus can be taken from the train station to our home. Both Newport and Boston are about 1 hour away.


We live in a busy city and there can be moments of loud noise, ie: fire station is 2 blocks away, the guest cottage is up against the street so there can be street noise. We have dogs on the property that will bark when you arrive on the property and there may be moments of barking during your stay, up to a few minutes at a time once and a while between the hours of 7am-10pm. We live on the property as well, and we love our privacy and quiet enjoyment so we do our best to create that for you. Just want to make sure that you understand that this is a city environment with basic city noises, but with all owner occupied houses in the area, people pay a lot of attention to their homes and the living environment in the neighborhood. Any question feel free to ask before you book. Our family starts our day at 6:45am each day, meaning heading to gym, feeding the dog, leaving for work etc..we do have a white noise machine as well as ear plugs avl for you if you are a light sleeper.

The Home:

This private home welcomes you with a cozy screened front porch and benched entry nook. The main living level is spacious with a proper dining room, large living room, and large kitchen with 2-top counter seating. A half bathroom, tucked away off the back hall, completes the first floor. Upstairs there are two bedrooms. The primary bedroom features gorgeous west facing skylights above a king sized bed. The secondary bedroom, ideally set up for a child, single occupant, or cozy couple, features a built-in full-size bed. The second floor full bath offers a nicely appointed soaking tub/shower combo. The second floor is completed by a large office with comfortable desk area, with plenty of room to roll out the provided yoga mats should it be a work-free stay. Laundry is provided and located in the home's lower level. The backyard is small and simple, but fully fenced in for your pup and features a cozy shaded outdoor seating area.

Other things to note:

For Summer months, the home currently offers air conditioning in both bedrooms via standing portable units. The first floor has an air conditioning window unit that cools the level nicely as well.

The primary bedroom offers heavy window drapes but no skylight shades. If you are a sensitive sleeper, bring your favorite sleeping eye mask, or one can be provided for you :)

There are stairs from the street to the property entrance. Interior stairs are typical for a 150 year old property but if you have difficulty navigating steeper steps this home is not recommended for you.

The Neighborhood:

This home is conveniently located right on the line between Providence’s lively Washington Park, and Cranston‘s historic Edgewood neighborhoods. A short walk can bring you either to the cove and marina in Edgewood, or right into Roger Williams Park, our beautiful city park.

Also within walking distance is Pawtuxet village. Pawtuxet village is considered a best kept New England travel secret. Only a few miles from downtown Providence, this quaint walkable community boasts lovely views, great food and drink, eclectic shops and a friendly laid back vibe.

Getting around:

The home is easily accessible via a short Uber or Lyft ride from downtown Providence or the airport. It is also located in the city's Spin bike & Scooter rental zone (via the "Spin" app). On street parking only/no driveway.

- "This is a charming older home with updated conveniences and decor. Very cool. It was a great location for exploring the area. We spent a day in Newport, Narragansett beach, and Cape Cod. We also visited family and friends and enjoyed a number of restaurants, like the wonderful Crepe Corner for breakfast, and, Andimo’s for Italian food. We felt very at home in this wonderful property." - "My two teenage boys and I arrived late on a recent Friday after a swim meet at a competition pool in the area. We were staying south of Providence for the swim meet which included five sessions over three days. We selected this restored home rental vs a hotel so that we could have more space. Prior to our arrival our hostess, Rita, had sent us plenty of information to assist us with check in and to tell us what to expect about our stay. Despite the day’s extreme humidity and warmth we entered the house to find a comfortable 74 degrees. I should note that check in was as smooth as can be. Aside from the cool comfort our first impression once inside was how charming and welcoming the home is. The decor is very inviting and the home immaculately clean. Rita had left maps of the area along with fresh flowers and a bottle of wine on the dining room table. The kitchen was very well appointed and I enjoyed cooking during our stay. In the fridge we discovered fresh strawberries and eggs….all that she had previously told us we were welcome to share. Upstairs we discovered that in the room with skylights Rita had even left sleeping masks in the event it was too bright. My boys and I instantly felt at home and in fact frequently referred to returning there over the course of the weekend to “going home”. I’ve stayed at many wonderful VRBOs over the years that I have also rated 5 stars. I can honestly say that this property and hostess Rita are a cut above. Thank you Rita!"

Located well off the main roads, in the woods in western Coventry, R.I on one of the best and quietest lakes anyhere. There is a sandy beach, with gradual slope into the water – ideal for kids. A boat is available, with plenty of opportunities for fishing and water exploring. A YMCA camp directly across the lake offers swimming lessons and other activities for kids. Or you can just sit on the beach or the dock and relax with a good book.
The house itself has a large living/dining area, kitchen, master bedroom with queen bed, adjacent bunkroom with two extra-long bunks, sleeping loft (a favorite with kids) with one double bed and a convertible that makes two twin beds, and a large screened-in porch. There are hiking trails behind the house, but the main feature is the lake and related activities.
For those who like to wander a little, the location is near several ocean beaches, summer theatres, shopping malls, good restaurants, and the city of Newport.

- "Wonderful time at the lake! It's the perfect little slice of heaven!" - "Rocky Hollow Cottage is a charming rural retreat about 30 minutes from Providence. With vintage comfortable furniture, the cottage has a spacious living area and large screened porch. The cottage is nestled In the woods at the end of the road with its own small beach and pier on a very quiet lake. The cottage gets morning sun. Many trees shade the cottage in the afternoon. The owners provide a row boat to explore the crystal clear lake. Visitors share a small sandy beach with the owners who live in cottages on both sides of Rocky Hollow. A special treat is access to the Trestle Trail Greenway which is about one half mile from the cottage. The Trestle Trail connects to other Greenways and rural roads which are great for walking and biking. The owners are very helpful. The bathrooms are small and the water pressure for showers is adequate but not great. The kitchen is small but very well equipped. The cottage is clean. We loved our visit and will be returning."

Things to know

This cottage is attached to the rear of a small quiet, 3rd generation, 1 man barber shop. No interior access is shared or possible between the 2 spaces and each has their own separate entrance.

The driveway is gated and narrow. We find that using the free street parking (no parallel parking needed) for unloading belongings and short in and out periods and the driveway at night works best.

Local restaurants and beach access is withing walking distance.

The road is the main access to the seawall, beach, and restaurant so street traffic noise should be expected. Depending on the season there are some great family events at the seawall such as car shows, food truck nights, fireworks, etc.

Warwick is centrally located in Rhode Island. Casinos, large state beaches, Newport, Jamestown, Westerly, Boston are all easy travel to destinations from our cottage.

Curtis Dream Cottage is in a quiet, residential neighborhood with longtime neighbors and families. We just ask that guests keep things peaceful, especially in the evenings, and help us maintain the relaxed, coastal vibe of the area.

A few things to keep in mind:
• The upstairs shower room is located right in front of the toilet area, so you’ll need to walk through it (and possibly across a wet tile floor) to get to the toilet. It’s a bit of a quirky setup! If that feels awkward or slippery, we recommend using the downstairs shower instead—it’s more straightforward and usually more comfortable for folks who prefer a simpler layout.
• The staircase to the second floor is narrow and fairly steep. It can be tricky for elderly guests or anyone with limited mobility, and young children should be supervised closely on the stairs.
• While children are welcome, the home is not baby- or toddler-proofed. Please bring anything your kids might need to stay comfortable and safe.
• For safety reasons, children are not allowed on the balcony.
• No smoking or vaping anywhere on the property, including the yard and balcony.
• The balcony fits two adults comfortably (up to 400 lbs total)—please enjoy it safely.
• Sorry, no pets or parties.

The first level consists of a full bathroom, bathtub and shower including necessities such as towels and toilet paper. There is a full living room with plenty of seating available and a pink tufted couch that seconds as a full size bed. The kitchen is designed to fit to all of your needs with a microwave, stove oven, coffee maker and full sets of silverware, glassware, pots and pans.

The second level is an open floor plan with a-shape ceilings and plenty of closet storage. There is a comfortable bed with the option of a quilt or comforter. This is a welcoming, charming space!

The neighboring home is also rented separately to friendly tenants and houses the most special plant shop. There is a large lot that is spacious enough for one designated parking space for each rental unit, the store owners and a handful of guests. There is also plenty of room to park on Main Street.

Be sure to get outside to relax on the waterfront deck. It's the perfect spot for your morning coffee or for dining al fresco as the sailboats drift by at sunset.

If you love to cook, our fully equipped kitchen offers everything you will need to create a culinary masterpiece.

We've got a great mini office for any "can't-miss" emails but once you get here we recommend the only battery you re-charge should be your own.

There's a surprise on the lower level...we designed a sultry "speakeasy" that is perfect place to curl up with a book, listen to some vinyl, or enjoy your favorite nightcap.

We are minutes by car from Providence, Barrington, the Newport Ferry, and so much more.
