The space has one bedroom with two built in bunk beds with fulls on the top and queens on the bottom and large closet. Each bunk has a dedicated light and an outlet for phone charging, etc. Spacious bathroom with walk in shower and all the amenities such as shampoo, conditioner, towels, tissues and TP are all provided for a comfortable stay. The separate living area has two comfortable sofas and a 60" TV with Roku. Remote working space has a Keurig and mini frig. Spacious outdoor shower (shared with host) with a rinse off area for your surf boards, fishing equipment, etc. and outdoor seating area.
On site parking for one car. Owner lives on premises.
This is a basement apartment with 13 outside steps to the entrance to the space.

This apartment is terminally cleaned to the highest standard after each rental. The space has a private entrance and sits above the host family house but is a completely separate entity. The apartment has one bedroom with queen bed, and full size closet. There is also a living area with chaise sofa, vaulted ceilings and large flat screen television. The sofa, though very comfortable, does not pull out but there is an air mattress with sheets and pillows provided. In the open living area you will find a kitchenette with mini fridge, tea maker, Montauk Bakeshoppe coffee, glassware, flatware and plates. The bathroom has a spacious walk in shower and amenities such as shampoo, conditioner towels and TP are provided. At the end of the street, there is also a sunset deck and beach access that that is exclusive to Tuthill residents. The beach is on fort pond bay. It is great for sunsets and paddle boarding (not recommended for beach chairs and a swim.) Also to note, since the apartment is directly above the main house, there is potential for noise to travel.

This rental is in a recently renovated and beautifully landscaped 1-story ranch house and is ideal for 2 low-key couples, small family or group. Not really suitable for a group of 4 unless you want to share beds. (The 2 bedrooms are cozy and super comfortable and equally sized - approx. 110 sq ft each. One has a queen bed, the other can be twin beds or a queen.) It is not child-proofed so may not be suitable for rambunctious toddlers.
You will have front door entry and exclusive use of the large front yard, and covered patio off the living room (with grill, outdoor seating and teak dining table), as well as a securely fenced adjacent side yard with blissful (shared) outdoor shower and a place for your boards. Beach chairs, games, chaises and more are provided. Parking for a maximum of 2 cars.
The interior is designed for comfort with high quality beds, as well as ceiling fans, A/C, a wood stove, cook's kitchen with European appliances, and premium linens, including beach towels. The decor is blend of Montauk's natural treasures, collected artwork and whimsical vintage finds.
Note: The house is my full-time home in winter and I am in a separate area with private entrance behind a fence in summer. I'm very hands off but always available and very happy to help with recommendations and more as needed. It is important to respect quiet time after 10, for Town Code and my wonderful local neighbors.

Private front entrance, and parking for (maximum) 2 cars. A lovely small beach is a few blocks away, Town and/or Ditch Plains Beach are 3 miles away. The Hopper bus stops nearby and biking anywhere is a breeze. The neighborhood is still the "real" Montauk, local fishermen, surfers, and families. Across the main road are summer cottages and more and more large "mansions".

4 PEOPLE MAXIMUM INCLUDING GUESTS AND CHILDREN OVER 1 YEAR. UNAUTHORIZED ADDITIONAL GUESTS WILL INCUR A $400/NIGHT FEE PER PERSON.
Rental cannot be made by anyone other than guest/s. (ie for employees) nor can you "switch" guests in the rental period without prior permission.
Easy going, quiet, respectful, mature renters. (all renters other than a family over 25 please).
Please be respectful with noise after 10pm, whether outdoors or inside.
No groups, shares, large dinner parties or gatherings/parties or events of any kind (ie bachelorette/birthday groups)
Pets considered, please ask (1 quiet, well-behaved, small-medium sized, low shedding, non-destructive dog) $40/night for stays under 14 nights, $450 flat rate for 2 weeks. $650 for 28 days.
This is my year-round home and is not childproofed so may not be suitable for every family (as in rambunctious toddlers).
IMPT: My home is on a main road with cars passing by, mostly on weekends (no honking or anything like that). Quiet at night.
