Designers own completely renovated year-round getaway cottage on a quiet country road. The sun filled one-level, 2 bedroom, 2 full bath, house is situated on over 3 acres of open fields which provide sublime vistas of the surrounding protected farmland and forest. Enjoy the amazing sunsets as you relax on the large deck overlooking a meadow and meandering creek. In the warmer months, cook dinner on the gas BBQ grill and dine alfresco on the large deck. In the winter, sit by the fireplace in the great room and relax from a day of fun in the snow. As evening approaches, drive 8 minutes to the thriving town of Hudson, pick up your houseguests at the Amtrak station, and head out for a dinner at one of many wonderful restaurants.
The great room, with cedar walls and vaulted ceiling, has 12 large windows and a glass door that opens out to the deck. In the summer/spring with all the windows open wide, and screens in place, the room becomes an elegant screened-in porch. This room also serves as the dining area, with a large, round slate table that easily sits 6 to 8. The daybed, situated in a corner of windows, easily converts to a twin bed.
One who loves to cook created the kitchen. It contains a stainless steel refrigerator and dishwasher, a Viking gas range and range-hood, a microwave, stainless steel shelves and an antique butcher block island. A coffee maker, toaster, and all utensils and cookware necessary to cook a gourmet meal are provided. There is dishware and silverware service for 10. In the warmer months, four superb farm stands are within a 5-minute drive.
In the living room, there is a full size couch, a large coffee table, and two matching chairs. There is an antique Japanese tansu that holds board games and additional storage.
The master bedroom has a queen size bed, bedside tables and reading lights, a full hanging closet and antique Japanese tansu for clothing storage. A glass door leads out to the back deck. The contemporary en suite master bath has limestone floors and a large soaking tub.
The guest bedroom has two twin beds, a full hanging closet for clothes, and is just around the corner from the full guest bath in the hall.
The back deck has a table with six chairs and two wood chaises with cushions. The front porch has two upholstered outdoor chairs, a side table and a bench.
The house is 2 hours from NYC, 10 minutes from the Taconic Parkway.
The Amtrak train trip from New York’s Penn Station to Hudson is exactly 2 hours.

- "We enjoyed our stay at this property. Weather was in the high 80s while we stayed there but with the AC unit we remained comfortable. Kitchen area had everything we needed for coffee and breakfast. We weren't able to enjoy the outdoor area much due to the heat and concerns about ticks but the property was quiet and comfortable and an easy drive into the town of Hudson" - "This spacious semi-detached cottage was comfortable and ultra clean. While the downstairs area is a bit sparse, and the functional kitchen would be vastly improved with the addition of a microwave, you will otherwise find all that you need here – very good value for the money."

Perfect for a weekend reprieve, but thoughtfully designed for longer visits as well.
Batterby House is our award-winning bed and breakfast and shop here in town. We’ve conceived this cottage as the perfect getaway for those who want the Batterby experience but need a little more room to stretch out, to cook and entertain, and to travel with family. The cottage is about a mile away from the bed-and-breakfast, in a quieter part of downtown, but breakfast/brunch at the inn can be added for an additional fee.
The cottage is stocked with everything our guests love about the B&B and the shop; the softest bedding and linens, great coffee & tea, Aesop bath & body products, beautifully hand-made ceramics, glassware and wood, fun pops of color and unique touches, even our famous (infamous?) candy and snack bar is recreated here in the cottage.
We believe that comfort and style can go hand-in-hand. Our furniture is chosen with all bodies in mind, no stylishly spindly “can I actually sit in those?” chairs under our roof! Our handmade ceramics are dishwasher and microwave safe. Machine washable linen was chosen with kids and eating ice cream in bed in mind. Go ahead, make yourself at home!
We like to cook, we love good coffee and uncomplicated cocktails. Your kitchen and dining room is stocked with all the essentials (well, what we deem the essentials). That means you’ll find freshly roasted Cafe Grumpy coffee beans and Bellocq teas in the kitchen, Fiji water in the fridge, great cookware and utensils in the cabinets, cooking staples like Graza olive oil, MOMOFUKU chili crunch, and Jacobsen’s sea salt in the cupboard, big whiskey ice cubes in the freezer, bitters & mixers and a myriad of cocktail glasses.
Our beds, 2 kings and 1 queen, feature ultra luxe Beauty Rest Black series mattresses piled high with fluffy pillows, cotton sheets, down duvets with soft linen covers and cotton quilts. Feather-free bedding is available upon request.
Like many historic working class homes, our cottage only has one bathroom, but we’ve renovated it top to bottom to make the most of it! The blue glazed brick and marble shower features a rainfall shower head and 6 body jets with handheld sprayer. There’s a reclaimed wood and stone vanity and plenty of storage space. We’ve even added a heated toilet seat for those chilly fall nights!
There is a large television in the living room equipped with Apple TV. The two king-size bedrooms are equipped with smaller televisions. Each television in the house has live television via DIRECTV with premium cable channels such as HBO and Showtime. We also love books and vinyl, so you’ll find a record player with a selection of our favorite albums and about 50 books scattered throughout the house…everything from cookbooks to local hiking guides to our favorite fiction and non-fiction. We even have a few board games and puzzles if you want some old school entertainment.
- "Our family of 5 had most wonderful stay while visiting my brother in Hudson! Every detail was perfect, and we will definitely be booking again!" - "My family of 4 (all adults) spent the Thanksgiving weekend in this sweet house and loved every minute! We prepared our holiday dinner in the perfectly outfitted kitchen and enjoyed dining in the comfortable dining room. The house is furnished comfortably and with a sense of whimsy. The shelves are full of books and games with an emphasis on information about the area. All three bedrooms have super comfortable beds and linens. There were plenty of towels and extra pillows, as well as soaps, lotions, etc. The hosts had clearly thought of everything! Speaking of the hosts, communication was easy and all questions were answered quickly."

Stay at our newly renovated Sunset Cottage with nice views of the Catskills and Hudson River (seasonal) yet just a few blocks from Warren Street in town. We have 3 bedrooms, sleep 6, 1.5 baths, a media room, firepit, gas fireplace, a private back yard and porch and plenty of parking!
You will have access to the entire home and with plenty of privacy! There is plenty of parking for everyone, with nice views of the Catskills and the Hudson River, when the leaves are off in the late fall, winter and early spring. The home has 3 bedrooms, 1.5 bathrooms, sleeps 6, a media room, gas fireplace, a deck with a table and chairs, a firepit and just a short walk to Warren Street and the train station. We have window AC units, a nice kitchen with most everything needed and very well decorated throughout. Note that we also pet friendly so feel free to bring them along!
- "Had a wonderful time at the cottage - just a short walk to everything hudson has to offer but off the main drag with a private with valley views to the south. We felt well taken care of. Would come back for sure." - "Had a really nice weekend and when issues came up Rudy was really responsive and helpful. Would definitely stay there again." - "The house was perfect…great location, walkable to downtown Hudson!!" - "Property is a convenient 5 minute walk to the heart of Warren Street. Home was as described - clean & cozy with a nice porch and ample parking for several cars. Only suggestion would be to trim the trees that block the view of the Hudson … if they are on the property. We visited in the Spring when the leaves were on the trees. The.view of the Hudson might be fine in Winter."

Use our kayaks/paddleboards or bring your own toys. You must know what you are doing to take out the kayaks or paddleboards (ie. we don’t provide instruction) and must know how to swim. We can provide PFDs. Use is subject to weather and they may not be available at all times. You may need to sign a waiver.
3 kayaks are at the house, SUP boards and additional kayaks are nearby.
The house is in a large, park-like setting that is ideal for fishing and outdoor enthusiasts or dog owners.
Other things to note
We provide bottled water to drink and cook with. The tap water is fine for washing, but is only filtered, not treated and you should probably not drink it.
The property is at the end of a long gravel driveway, so don’t drive your prize Ferrari here.
AC is a window unit and the furnace does make noise when it blows the hot air. If you are very picky about creature comforts - central air, no insects outdoors, soundless isolation, or being able to walk to dining, I highly recommend reconsidering. We want you to be happy, but cannot change what is.
The property isn't super kid friendly - misbehaving children (or dogs) could easily drown - lots of riverfront plus a pond. That said, the area is great for adventurous, nature loving, older kids. We can give you input as to whether a stay would work for your family. If your kid is too young to walk or is over 10 years old, it will probably be OK.
Please note all potential guests on your reservation or your initial message. If we see that there are more guests during your stay than have been booked, we reserve the right to terminate your stay immediately with a refund of the unused days.
We are happy to host well behaved dogs with responsible owners. Lots of great hikes and walks, including just out the door. Please let us know if you are bringing your dogster and be considerate - scoop your poop and vacuum if they shed a lot!
This is a NO SMOKING property.
If tide is high (> 5 ft) and it has rained a lot, you may find the lawn awash in ankle deep water - the house is elevated but you may need to wait an hour or two for the tide to go down on the driveway if you have a low clearance vehicle. You can check tides on the willyweather website and reference Stockport Middle Island.
There can be all sorts of noises at night - frogs, birds, train horns, the water pump. On weekdays, the closest people might be 1/2 mile away.
If you have a nervous disposition or have always lived in very populated areas or environment controlled, this may be disturbing or anxiety provoking. If you grew up catching said frogs, love camping (but miss running water, refrigeration and climate control) or are the kind of person who can identify birds by call, you’ll feel right at home.
Conversely, on holiday weekends, there may be 10 fishermen cruising up the creek outside your window early in the morning or neighbors enjoying their waterfront homes.
It’s a special place, but not for everyone.

Mi Casa Es Su Casa... My House is Your House. Please respect as you would your own. The space is newly renovated and you should find all the comforts of home; equipped with split AC/heat units. Please remember you are booking an Airbnb NOT a hotel. This is a home that is living and breathing— the expectations of a hotel do not exist here.
For large groups I like to paint the setup VERY clear please see the following:
•The house is totally redone but the shower is located off of the front bedroom. To access the shower you must go through the front bedroom. There is a half bath down stairs.
•The house has two staircases in it— so in the middle of the night the back two bedrooms can access the backstairs which pour out to the living room and making the the downstairs bathroom accessible.
•The front staircase leads from the kitchen up into the front bedroom.
This space is based off of the true essence of what Airbnb was built on. As a guest you will have full access to the entire house including the backyard. I ask that you be respectful of the space and kind and forgiving if something is not right— I will always do my best to rectify the situation.

A historic hideaway built in 1737 nestled just outside the city of Hudson. Featuring a full kitchen, spacious living room and bath on the main floor and a lofted, light-filled bedroom on the second. Enjoy evenings nestled by the wood stove, or get out and explore the four acre property. The city of Hudson is an easy 5 minute drive, take in the Hudson food and drink scene and explore the dozens of antique stores. We look forward to welcoming you!
The space
The cottage is complete with a spacious living and dining area with a wood burning stove, charming kitchen, a vintage inspired bathroom and a lofted one bedroom furnished with two full beds. The floors throughout are original wide-beam hemlock and there are vintage Dutch tiles in the bath and living area dating back to the late 1700s. The staircase to the bedroom is a touch rustic, not ideal for families with small children or anyone with mobility issues.
The cottage spaces are completely independent, but share an interior wall with my personal home.
The wood stove is available for use (and wood is provided) from October- April.
Guest access
Visitors to the historic cottage can enjoy roaming the four acre property featuring a vegetable garden, berry patch and a little flock of chickens.
Other things to note
Pets are welcome at the cottage, we do ask that dogs are kept on a leash to protect our little chicken flock.
