Our stream side cottage is privately located on five park-like acres that are landscaped with beautiful gardens. Guests have access to the stream where you can swim, skip rocks, or simply sit and meditate on the nature all around you. We are less than a mile from the center of Woodstock, where you can find a wonderful assortment of restaurants, shops, art galleries and activities.
The cottage has everything you need to relax and enjoy a private getaway in the Hudson Valley. Our guests have all told us how perfectly situated this spot is.
Woodstock is an hour from the airports in Albany and Newburgh, 2.5 hours from JFK, Newark, and La Guardia airports, and a two hour drive from Manhattan. We are also in the area for popular ski areas - Belleayre - Windham and Hunter mountains.
The photos are accurate. The cottage is a separate building from the main house. The cottage building is part of a two car garage and is totally private. The main house is located on the property next door but not connected. We have a camera on our house pointing up the driveway, and none on or around the cottage.

WALK TO EVERYTHING IN THE VILLAGE FROM THIS COTTAGE WITH GORGEOUS VIEWS! Located in the center of the village, this renovated cottage is open, cozy, and perfect for a Woodstock vacation or weekend getaway. Convenience is the name of the game here. No vehicle is necessary. It is a short walk to the Trailways bus stop, restaurants, shops, art galleries, and hiking. This rental is blessed with beautiful views of the Sawkill Creek and Tannery Brook.
The fully equipped kitchen has all stainless steel appliances, granite countertops, dishwasher, microwave, toaster and coffee maker. The dining area has French doors that overlook the patio and Sawkill Creek. The living room is nicely furnished and has a flat screen TV over the electric fireplace. The master bedroom, with French doors providing a lovely view of the creek, is complete with a queen size bed, dressing room, flat screen TV and full private tiled bath. The second floor has a loft equipped with a futon, hardwood flooring, TV, and more beautiful views of the creek and brook. Also located on the second floor is a second bedroom. This bedroom has a queen size bed, flat screen TV, and full private tiled bath.
This cottage has 3 cable flat screen TV's, high speed internet, washer/dryer, central AC with air exchanger and air purifier, tiled floors in kitchen and living area, covered patio and more. Bed linens and towels are provided.
You can fish in the Sawkill Creek or if you want to explore the area, you can fish or go “tubing” in the Esopus Creek in Phoenicia, ride up to Hunter Mountain for one of their festivals, take in a horse show at HITS in Saugerties, ski at Bellayre, Windham or Hunter Mountains, or visit the shopping malls in Kingston. They are all within a short driving distance.
While we are not able to claim handicap accessibility, the main living area, kitchen, master bedroom and 1.5 baths are all located on the first floor. The master bath has a large walk in shower with a built in granite seat. Doorways are 36” wide and would have no trouble accommodating a walker. Smoke and Pet free cottage.

RELAX WITH A VIEW OF OVERLOOK MOUNTAIN
Step through the historic solid pine front door into the spacious living room featuring a 16-foot cathedral wood ceiling with skylights, dramatic 2-story north-light artist windows framing Overlook Mountain, and a gas-fueled fireplace with a double-height exposed fieldstone chimney. When the weather is chilly, you can start a cozy fire in the fireplace with the flip of a switch, and snuggle on the sofa with your honey ~ or on the overstuffed armchair with a book (perhaps selected from the collection in the wall of built-in bookcases behind you). When the weather is warmer, use the remote control to open the screened skylights and let in fresh mountain breezes as well as melodic birdsong. Please note that our rates are based on a 2-person occupancy, and there's a $25/night surcharge for each additional guest. The reason we adopted this pricing structure is because we receive so many inquiries/bookings from couples who request discounts. We decided to reduce our rate by $50/night to accommodate them, and then add the surcharge for additional guests so that the full rate is paid only when the cottage is fully occupied by 4 people. - "The place was so peaceful yet we could easily walk downtown. Everything was impeccably clean and organized. We loved it!" - "My partner and I live in nyc so we were looking for a city escape and we found that in this space! There’s so much light. We had all the windows open and had clean fresh air flowing through the place. We rarely heard our neighbors - only sometimes when they exited via their own door entrance. The location is perfect. You walk out and you’re in the village and close walks to all the restaurants, cafes and shoppes. The grocery store is a bit further away but totally doable by foot! Hikes were all within quick driving distances. We had 1 issue with the internet and the host was able to communicate with me instantly to remedy the problem. There’s a cute bar just on the other side of the property - they do live music into the night which was nice to hear but also loud enough to sound like you’re in nyc. We turned on a noise machine and slept wonderfully on the bed! The little private courtyard with the firepit and grill was a perfect area to sit back and read for hours. We will be back!!"

The Sled Hill House is in the center of town yet secluded, private and off the beaten path. The bungalow is surrounded by a privacy-fenced yard with outdoor seating and beautiful foliage. The house and property are completely yours. There is a sunny and bright loft area which works well as a home office, workout area, game room for the kids with a large screen Roku tv and comfortable seating.. Two bedrooms with comfortable queen beds share a full bath on the first floor. A well appointed eat-in kitchen and a comfortable living room with large screen Roku tv finish the first floor layout. Outside you'll find a hot tub, new Weber Grill for cookouts and patio dining. A short walk to Woodstock village filled with restaurants, coffee shops, shopping and people watching.

I live just outside of town and I respond to texts immediately. I have full time maintenance help if I am not readily available. I am usually around but give you your space.
Other things to note:
No car needed. We are a two minute walk to the bus stop and to all the wonderful restaurants and shopping and all that town has to offer.
House is also just down the street from the mill stream and a short walk or drive to local hiking trails. Our hidden road is right behind Tinker Street which includes all sorts of family owned restaurants, an organic supermarket, boutiques, thrift and metaphysical stores, and a pharmacy.
Day Trips. We are a short drive to Hunter, Windham, and Belleayre Ski areas. We're just 1.5 hours from Vermont, 2 hours from NYC, 2 hours from the Adirondacks so you can take a day trip to explore and still make it back in time to have dinner at the organic restaurant up the street.
I hope you enjoy my home and our town as much as I do, and respect it. There is a deck and porch areas for hanging out and dining but please no smoking inside. You are a part of the Woodstock Artists Community and must be respectful of our neighbors.

Over the years it has been lovingly renovated/updated and beautifully furnished/decorated by the designer-owner and a master craftsman with great care and attention to detail, as evidenced by the hand-plastered walls with softly rounded corners; natural woodwork and Douglas fir floors refinished to a silky sheen; state-of-the-art systems and appliances (including highly efficient and quiet ACs, dishwasher, and large front-load washer/dryer); 100% cotton luxury bed linens and plush bath towels, etc. In other words, Brook Cottage shares and upholds the same high standards of design, quality, comfort and luxury as Brook Cottage Too, the much-loved and highly popular 5-star rated vacation rental (#4230126) that occupies the west wing of the building and shares the driveway and parking area.
Although Brook Cottage and Brook Cottage Too are totally separate and independent semi-detached rentals (with separate entrances on different sides of the building, and private patios and outdoor spaces also on different sides of the building), and both are ideally suited for romantic getaways and personal retreats, they may also be rented together by groups of friends or extended family members who want to be together while still maintaining their own private spaces.
NO CAR NECESSARY
Brook Cottage is easy walking distance (just 5-10 minutes) to everything the village of Woodstock has to offer: popular restaurants/cafes, galleries, boutiques and specialty shops, live music and theater performances, hiking trails, bike rentals, etc. In other words, you don't need a car! Instead, you can take the Adirondack Trailways bus from NYC or NJ to the Woodstock village green, and walk just 5 minutes to Brook Cottage, your luxury Woodstock getaway at the edge of the village!
MUSIC
Live Woodstock music can sometimes be heard at the cottage in the evening (7-10 pm) coming from the outside patio of the local favorite Station Bar & Curio, which serves craft beers, cocktails, and light meals in a small one-of-a-kind historic former train depot located about a block away.
PETS
Well-behaved, house-broken and crate-trained dogs are considered ~ please ask. Please note that dogs must be crated when left alone in the cottage, and leashed when outdoors. A $75/week pet fee per dog applies..

The reason we adopted this pricing structure is because we receive so many inquiries/bookings from couples who request discounts. We decided to reduce our rate by $50/night to accommodate them, and then add the surcharge for additional guests so that the full rate is paid only when the cottage is fully occupied by up to 4 people. Creek Cottage was built in 1939. A charming 2 bedroom, 2 bath home that has been updated with the aim of keeping the original farmhouse touches that make it very special. The photographs express it best. About .7 miles—or 14 uptown blocks— from the center of Woodstock, it’s an easy walk for city dwellers. But if you want to drive, it will take you about 3 minutes.
The cottage is truly cozy, but not because it’s tiny because it isn’t. It is just warm and welcoming, and it will bring a smile to your face as soon as you walk through the front door. The wide plank floors, beamed ceiling, and fireplace with original wood framing are striking. This is clearly a house where you can kick your shoes off and relax.
The kitchen is vintage in style but has modern appliances (no dishwasher, though). The large farm table can easily seat 6, and you’ll enjoy the views into the woods through the huge windows on two sides. On this main floor, there is a bathroom with shower, and you’ll find the washer/dryer here as well.
Both bedrooms are upstairs. One has a king-size bed, and the other has two twin-size beds. The bathroom has a tub and shower combination. In addition, there is a sitting area with a comfy couch and 43” flat-screen television, utilizing Sling TV. Of course, we have WiFi, too, so if you must engage with the 21st century on your vacation, you can!
Outside is a wooden deck with table and chairs. In summer, fresh herbs grow in the flowerpots, ready for you to pick fresh to use for your culinary endeavors. There is also a gas barbecue grill for your enjoyment, and we will supply the gas. Enjoy your meal looking right into the woods, and listen—much of the time you can hear the creek for which the cottage is named.

Beautiful books about the history and culture of the Catskills along with great hiking books and materials. The historical book collection, great selection of vinyl records going back to Dylan and Peter, Paul and Mary, and DVDs of all of Preston Sturges’ movies gave us a great sense of the history of the house and of Woodstock. And it was inspiring to sit at what we assumed was Sturges’ own writing desk, looking out on the lovely woods. The kitchen had everything we needed and nothing we didn’t. We cooked every night except one and also used the grill. So lovely to eat breakfast outside on the beautiful back patio. We can’t recommend this house highly enough!"

..........The Teahouse Cottage is on an estate that was the home of Woodstock artist Judson Smith. He used the Teahouse for one of his studios in the 1940's and 1950's. Later, his daughters converted it to a guest cottage. The drops of paint on the floor from Smith's work more than half a century ago are preserved in the restored hardwood floor.

.............This petite cottage overlooks a lovely trout stream and faces the river and a 75 acre park with 2 mile walking trail just on the other side of the river that goes upstream and loops back through the forest to the edge of the property. When the river is low, you can hop across rocks to reach the trail on the other side. If the river is high, you can access the trail head by going into town, behind the outdoor Shakespeare stage next to the Woodstock town offices.
............You don’t need a car to come to this Woodstock paradise! From NewYork City, there is a bus to Woodstock. The bus stop is about a half mile from the Teahouse, a 10 minute walk. There's a food market 2 blocks from the bus stop if you need supplies.

This 1870's vintage antique post and beam barn has been fully renovated, while preserving it's original charm - new bath, new kitchen, restored antique hardwood floors, queen size pillow top mattress in the sleeping loft. The sleeping loft is accessed by a ladder. On the ground floor there is a full size Murphy bed.

On the upstream [westerly] edge of the estate is a supply of seasoned firewood - we provide that for no charge.. We include a 'Campfire Primer' and a description of the "Kindling Cracker" in our attachments in case you don't have experience with them.

- "Loved it!" - "This little cottage was lovely and quirky! Just what I needed for the artist retreat I took myself on over the long weekend. The home was clean with just about everything I needed (a toaster would have been nice, though). I would emphasize that the driveway is challenging to get up and you need to be an experienced driver to navigate it. Also, while I was there we experienced torrential rain, which washed out a portion of the bottom part of the drive, making it even more difficult to navigate. The rain also made the walk from the driveway to the cottage VERY challenging if you weren't wearing boots! It was a soggy traverse, so just make sure to wear waterproof boots if you are going with rain in the forecast. Otherwise, the woodsy setting is ideal for a getaway and I swear I saw faeries peeking out at me from between the moss and the ferns!"

Hike the many trails, explore the mountain resorts and nearby towns or just enjoy a glass of wine in your quiet, cozy private cottage.
- "We had a great stay! We were greeted by a bottle of wine for us and a treats / a bowl of water for our dog. Our host was very communicative before and during our stay, checking in to see how our trip was going and recommending spots to check out when we inquired. The house and all that came with it were clean, the grounds were perfect for our dog to explore on leash and the natural light from the skylights were beautiful. It was easy to stop by the local coop and grab a few things for food prep that were easily utilized in the cozy yet fully stocked kitchen. Not that you’ll want to do too much cooking, there are so many great food options close by. The cottage itself is a 5 minute drive to downtown Woodstock and between 15-30 minutes away from a multitude of attractions (Overlook Mountain, Opus 40, the Falling Waters Preserve, Mountain Top Arboretum and the Hessel Museum to name a few). I recommend bringing an extended leash for porch hangs if your dog is less than 25 pounds, there is a gap going around the lattice fencing that small dogs can slip under. Make sure to bring boots and bug spray, and mind the deer population! They are most active at dawn and dusk, so drive cautiously. Overall a wonderful stay in a gorgeous part of the Hudson Valley I will definitely book again in the future."

3 1/2 bedrooms and 2 full bathrooms has been completely renovated. The kitchen has all brand new LG appliances. The LG washer and dryer in the basement is also new. Master bedroom is on the second floor. Huge bathroom goes with this master bedroom. I just discovered that I have a half bedroom that I forgot about. I put a cot in there. A cute small room that faces East. You get sunrise in the morning. Great place to sleep if you have a problem getting up in the morning. The room is far away from the master suite, so you still have a private space. Downstairs 2 bedrooms and a full bath, a living room with a fireplace, dining area, and den with tv. Lots of closet space. Guest can have use of the basement with a washer and dryer. Outside beautiful wooded area that you can enjoy on the screened in porch or very large deck. I have games for entertainment.

The house is ideally located and is clean, spacious and welcoming. I cannot say enough about the master suite and the massive outdoor deck. There were so many comfortable areas of the house to retreat to when we wanted privacy. The town of Woodstock was a very short, direct drive, and Saugerties was a breeze to get to. Having perfect weather made this weekend a memorable one. Also, Lorna, the owner, was a pleasure to deal with. She responded to any and all inquiries immediately from the beginning to end of the rental process. I look forward to returning here."

This 1920 Woodstock cottage is a five-minute walk to the center of Woodstock and the Trailways bus stop and an equal distance to swimming holes in the Sawkill River.
Our cottage was remodeled and enlarged in 2018 and has lots of charm. The first floor has an open plan with windows and French doors on all sides that allow abundant sunlight and views in every direction. The living room has exposed wood beams and a propane fireplace to snuggle up to in the winter. It opens onto a cozy adjoining room with large windows and pocket doors that serves as a media room or guest room with a queen-sized convertible sofa and a large flat screen TV. The intimate office nook with a greenhouse window is an ideal place to read, write or work on the computer. The first-floor bathroom has a Mission style tiled shower stall and skylight. The spacious, fully equipped kitchen and dining area are bright and sunny with a butcher block island for casual eating at one end and a dining area with table and a set of 6 Vintage wrought iron ice cream parlor chairs at the other. From the dining area French doors open up to the screen porch, a comfortable space to eat or relax in the warmer months and enjoy the views of the landscape with its rustic rock work. A second pair of French doors leads from the dining area to an outdoor propane grill and a beautiful, terraced garden.
Upstairs is the master bedroom with a queen-sized bed and closet. The guest bedroom has a twin day bed with pop-up trundle and an armoire. There's also a full bathroom with tub shower and Mission style tile. A large built-in cabinet on the landing provides storage space for towels and bed linens.
The house comfortably sleeps 6 people.
There's a full house Generac generator to provide power in the unlikely event that Woodstock loses power because of stormy weather.
The cottage is surrounded by gardens and blue stone walkways and a circular patio. Perennial flowers, bushes and mature trees make the house a private hideaway. The terraced landscape in the back of the property has curving stone walls, massive rock steps and a blue stone patio with wicker furniture and a propane fire pit to sit around at night. At the center of the garden is a beautiful cascade with meditative sounds of water falling into two ponds. The upper lawn has a wrought iron table and chairs and is bordered by masses of native wildflowers and a grove of Thuya trees, a pleasant spot for lounging in the summer.
Only a 2 hour’s drive up the Hudson Valley from New York City, visitors to Tannery Brook Cottage can enjoy all that Woodstock’s renowned community has to offer - shopping, restaurants, museums and art galleries, musical concerts, theater, opera, performing arts, Woodstock School of Art, Byrdcliffe Arts and Crafts Colony, Woodstock Film Festival, Tibetan Buddhist and Zen Centers, Yoga studios, spas, hiking, swimming, fishing, skiing, horseback riding, scenic bike routes, rail trails, golfing and seasonal farmers' markets and flea markets. Woodstock is also just a short drive away from the vibrant creative communities of Phoenicia, Kingston and Saugerties.

Spacious Mountain Studio, mid-century style, on 4 acres. Wake up to a gorgeous view of the Catskill Mountains, seen through an expanse of sliding glass doors. Eat breakfast on the balcony, or relax on the couch while watching the sun go down. Inside: luxuriously comfortable, eco-friendly queen mattress, full kitchen, 50" smartTV, work area with desk. The space
The Mountain Studio was built in the 1940's in the mid-century style. A recent renovation brings it back to a romantic, airy studio with vintage finds and updated the amenities. Comfort, cleanliness, thoughtful touches, coffee/tea/sugar/etc, and a well equipped kitchen will enhance your stay. The studio is located 140 ft from our main house (circa 1935) on a gorgeous 4 acre estate. The driveway separates the studio and the main house. Plenty of space and privacy for all. There is also a cascading brook with a foot bridge. Come visit a part of Woodstock artist history. Built for a local sculptor/member of the famous Maverick Arts Colony, it has since passed down through 3 artists, to the present hosts. You will probably feel the creative spirit in the beauty of this special place. We hope you'll leave refreshed and inspired in your own way!

Well trained dogs are allowed, one dog at a time. Please keep your dog off the bed and do not leave them alone in the house, though they may be crated if they are comfortable with that. There is a pet fee of $100 per animal, per stay. Please clean up after your pet inside and outside.
The studio is 600 sq ft, open plan with expansive views through the sliding glass doors. The listing is for 2 guests, an air mattress (with sheets and blankets) is available for a child or for the 2nd guest if requested at booking.
Please note that the studio opens out onto a second story level balcony. Built for safety of course, but not suitable for young climbing children.
Washer/Dryer is available by request for guests staying 5 days or longer.

Easy and quick access to both the town and beautiful hikes. Would recommend checking out some of the land sanctuaries that are just minutes away. Beautiful and definitely 'roads less travelled'... as we felt like the forests were ours alone. Laurie was a great and accomodating host. Highly recommend!"

It’s tucked away in the most quiet, peaceful wooded setting, while being a quick 5 minute drive to all of the charming shops and restaurant in downtown Woodstock. "I feel really lucky to have snagged this place! My family of four had the most relaxing, restorative stay at Laurie’s cottage. Laurie has thought of everything and was incredibly hospitable. We all really enjoyed the outdoor seating areas, where we could listen to the nature around us. The swimming pool was perfect. The towels were amazing. "Laurie and David’s guesthouse in the woods is bright, clean, comfortable, well-appointed, and peaceful. The bedroom is like a little chalet of white pine, the smell so fresh and woodsy. Our favorite things were reading on the beautiful screened porch surrounded by woods and swimming in the ocean blue saltwater pool. Laurie was so responsive and kind. When we asked if there was an outdoor umbrella, she went into town to buy us one. The whole experience exceeded our expectations."

We came out for our anniversary and it was very romantic. Nestled amidst the serene and picturesque landscape of Woodstock, NY, this cottage provided the perfect escape from the hustle and bustle of city life.
