This high-end "marvel of engineering" opens into a luxurious queen bed with a solid platform (no bars, springs or sagging) and a thick high-density foam mattress with luxury linens. Described as a "non-sofabed", the Comfort Sleeper is easy to operate, glides open and closed effortlessly, and is comfortable for a restful night's sleep!
The living room also features a 32” flat-screen HDTV with cable service and a Blu-Ray player, as well as an extensive collection of books and DVDs. Other amenities include spa towels and robes, WIFI, and private parking.
NEW HEATING SYSTEM
We are also thrilled to announce that we have replaced and upgraded our winter heating system! In response to feedback we received from guests about a “ticking" sound when the elements/coils in the old system were heating/expanding (an unfortunate characteristic of baseboard heat), we have installed a new hydronic system that is not only highly-efficient and environmentally-friendly, but also "whisper-quiet". The new heater is very responsive and effective at quickly heating the studio and maintaining any temperature you choose, while not making a single sound. And for guests who have trouble sleeping in absolute silence, we have installed a white noise generator to provide background noise.

Well-behaved and crate-trained dogs are considered ~ please ask. Please note that dogs must be crated when left alone in the cottage, and leashed when outdoors. A $100/week pet fee per dog applies.
CANCELLATIONS
Cancellations that are made more than sixty days prior to the arrival date will receive a full refund. Cancellations that are made between thirty and sixty days in advance of the arrival date will receive a 50% refund. Cancellations that are made less than 30 days prior to check-in forfeit the full payment. Early departure does not warrant any refund of rent. Refunds will not be given due to weather or road conditions.

This is a newly renovated apartment in and old studio. Close (1 mile) to the center of the village of Woodstock, NY. Within a few miles of some of the most wonderful walks you'll find anywhere. Minutes away from all kinds of delightful restaurants. Less than an hour away from the trailheads of many of the great Catskill trails. Oh yeah - and great music at a number of venues in and around Woodstock! The lake in the photos is 1 1/2 miles from the studio.

A spacious two bedroom first floor apartment accessible directly to the spa. The apartment has a fully equipped kitchen adjoined to a separate dining room. There is also a porch outside of dining room which has access to courtyard. Propane barbecue, fire pit and large country table to enjoy beautiful meals under the stars. Apartment also features 2 adjoined bedrooms with original artworks by Lio Mag and a working 1910 stone fireplace.
The main room includes full cable television, stereo and internet access.
Note that the UPSTAIRS APARTMENT can also be rented with the DOWNSTAIRS accomodating up to 8 people with private access to the Spa.
Please be advised that the spa is a shared space amongst guests, however if guests choose to rent both apartments they will have complete privacy.

There is a backyard area, dedicated for our guests with chaise lounge chairs, a table and umbrellas. The house is situated on a large stream with seating to relax and recharge. On site parking is available for up to two cars; bicycles are welcome. The apt is within a 5 minute walk into Woodstock, which offers great restaurants, entertainment, food markets, & laundry services.

Use of the apt is restricted to 2 guests only; the guest who made the reservation must be registered with Airbnb and provide a photo ID. Please do not arrive with additional guests or they will be declined access.

The apartment and backyard is available for your enjoyment. There is a door at the end of the kitchen into a mudroom with a door to the backyard.
Other things to note
48 hour advance notice is required for booking. Use of the apt is restricted to two adult guests only, who have registered with Airbnb. Please do not arrive with extra guests as they will be declined.
There is no tv available in the apt. We have WiFi for your laptop so if you have streaming services, those can be accessed.
We do not allow pets in order to accommodate people with pet allergies.
Smoking is not permitted indoors or on the grounds of the property.
There is a laundromat in town to do your laundry or drop off. They have a parking lot if you drive but we have a shopping cart if you'd like to walk.
We cannot provide a dishwasher in the kitchen. The only thing we ask of our guests at the end of their stay is that they clean all dishes, pots and pans etc. prior to check out. Everything can be left to dry in the dish drainer.
Our house has a full water filtration system plus we provide a Britta filter pitcher, so no need to buy bottled water.
For long term stays over two weeks, we do not provide additional supplies or cleaning services, with the exception that we will provide extra towels and linens.
There are 2 comfy pillows per person on the bed but we suggest you bring your own if you have any special neck or back issues. Additional pillows, blankets, sheets and towels are available.
The house is situated next to a stream with prohibited access, however, we have chairs to relax in with a view of the water from the top of the bank. We can recommend some local places for swimming.
The cleaning fee will be $150 for long term stays of one month or more.
If there is anything at all missing that will make your stay more comfortable, please don't hesitate to ask!

The space
Have your cake and eat it too! We love that this suite provides the quiet of the country, access to nature all while in a quaint mountain town that offers lots to do.
The suite itself is light filled and spacious. It's fully appointed with a four-poster queen size bed, sofa (convertible to twin bed), dining table, TV, kitchen (microwave, refrigerator, stove, toaster, coffee pot, etc) and gorgeous bathroom. It's the perfect spot to shed the city and unwind.
Also the suite has heated floors which will keep you nice and toasty during the winter.

The suite is fully contained and private. You'll have a separate entrance and space to park your car (we allow one car per stay). If you are staying longer than 5 days we will provide access to laundry.

The bathroom has a European feel with Spanish ceramic tile , and a rain shower with glass enclosure. The vanity provides lots of drawers and cupboards for toiletries . There is also weathered beam shelving which provides additional storage space in the bathroom. There is an old school house window feature in the bathroom to create light.
There are weathered beams throughout the vaulted ceilings in every room & the chandeliers bring a sense of elegance and chic to the space.
The fireplace is the focal point of the lounge room & creates a cozy ambience. There is a 55 inch TV that you can logon to your streaming platforms.
All lighting is dimmable throughout the apartment and every room has a very efficient AC/ heating system for your comfort depending on the season.
Downstairs on the first floor there is a full laundry room/ mudroom where you can leave your jackets, shoes and ski gear.
The deck is very private from the main house and overlooks the woods. One has a sense of being in the treetops.You can dine at the outdoor table and chairs on the deck and soak up the sun on the chaise lounges, while reading a book or taking a nap.
There is a washer/ dryer located on the first floor for your convenience during your stay. You can close the door to reduce the noise.

Our Two-Bedroom Tannery Brook Waterfall Suite sits alongside the Tannery Brook and has direct views of our waterfall. A spacious 1100 square feet, it offers two ensuite king bedrooms, two full bathrooms, heated bathroom floors, and large walk-in showers. There is a full kitchen, living room, an expansive outdoor deck with lounge seating, and a dining table for 10 guests.
