We are conveniently located, just a mile outside the Village of New Paltz. Outstanding restaurants, shopping, SUNY New Paltz (art gallery and theatre); just minutes away.
We offers amenities not found at most B and Bs, such as a heated swimming pool and hot tub.

The Minnewaska Room is on the second floor. It has a private entrance. large private deck with screened in gazebo and beautiful view of the pond and wildlife.
Large dressing room with vanity. The bathroom is separated from the dressing room and has a beautiful large tile shower.

Super adorable little cabin down behind a main house. It’s right on the water but it says not to get in the water." - "•No internet the whole time & bad phone reception (which wouldn’t be as big a deal if we had internet). •Took hours to get responses from host. •Put no effort into doing anything about internet until I contacted vrbo the 2nd day. •There was thick white residue & dead bugs in the electric kettle. I sent pictures to host and was completely disgusted. They said “we are terribly sorry your stay is not working for you…” (as if it was my problem & not theirs) & asked if I wanted to cancel my stay (midday on our last day). •The front picture on the listing is a lie. We had to search for the “deck with chairs by the water”. We found a rotting wooden platform behind 4 foot high weeds & completely surrounded by overgrowth. We would not have known it was there if we weren’t searching. •You have to park in a tiny driveway by the road & then lug all of your luggage, groceries, etc. downhill & down dangerous, uneven, makeshift steps with railroad ties sticking out all over. •Mini fridge has no freezer section (not a huge deal but would’ve been nice to know ahead of time, so we didn’t bring a pint of ice cream). •Biggest issue was a lack of effort or care from the host. Could not have cared less about fixing any of the issues & tried to turn it around on me instead of apologizing & trying to make it right. When I said I was extremely disappointed & would be leaving a bad review (which I’ve never done before), they offered me a 10% refund ($28). It was an insult to offer me that after all of the issues & all of the time I spent trying to get assistance when it was supposed to be a relaxing weekend away with my husband. •I wish I could include pictures in this review because I have pictures of everything. BEWARE. DO NOT RENT THIS PLACE."

My husband and I had a great time for New Year at Ami's place. The house is very comfortable and has everything you need and it's in a perfect location where you can easily get to most trails and also in a walkable distance from town. The most memorable were the views of nature, such as mountains, trees with a variety of birds (red cardinals, ducks, tree sparrows and many others) as well as the hot tub from where you can either watch the birds, the stars or just enjoy the peacefulness.
As per the description, we were greeted with fresh oranges and a homemade kombucha, which is the best one we ever had.
Another highlight is the infrared sauna. After spending 2.5 days, we were recharged and we definitely would like to be back!

My partner and I wanted to have a short getaway to enjoy some peace and the beauty of Autumn in New York. We're very happy we got to stay here. As soon as we drove up to the driveway we felt comforted by the greenery of the front yard, and the view from the back porch was spectacular. The studio itself had a warmth we felt immediately upon entering. The lighting, the furniture, the scents, and the cleanliness was all so welcoming. Ami goes above and beyond with providing delicious kombucha, fruits for fresh juice, and plenty of other snacks. There are also free day passes to Mohonk Preserve, which is just a few minutes' drive away, and we enjoyed a beautiful hike there. The town of New Paltz was also very convenient for us to get the groceries we needed for our stay. We were able to meet Ami before checking out; he was friendly and warm, and we certainly wished we could have stayed for another day or two. We highly recommend Ami's place for anyone looking to stay in the area!

We are looking for an individual or couple who enjoy vacationing in a natural setting and living a simple, healthy, lifestyle in a home surrounded by forest in a region where a wealth of biking, hiking, rock climbing, spelunking. and swimming opportunities abound. It is available from August 8th to September 8th. Dates are flexible and ideally we would like just one renter for the better part of the 4 weeks.

Our home is a cozy and lovely 1 bedroom apartment (with a king size bed), 1 bathroom ( with a deep bathtub and shower), furnished simply and comfortably. The main room is an open concept but partitioned living room, dining area and kitchen with a walk out to the patio and back yard. We have a lovely outdoor patio with a shade umbrella, table and chairs, BBQ and patio lights adjacent to our raised garden beds. It is very serene with the sound of birds, woodpeckers and crickets. The apt remains cool even on hot days and the bedroom and main room have overhead fans. There is excellent internet and fitness equipment to enjoy, sauna, inversion table, trampoline, exercise ball, weights, darts and board games.

We have a summer home in Canada so we rent our lower level apartment of our split ranch home short term when we are traveling and we rent the upstairs long term. We are at the edge of New Paltz, set back a distance from the 2 lane secondary highway and surrounded by a 200 acres of woods. Pam is a massage therapist and there is a massage table in the recreation room (our converted garage) you may use or have a therapist come to massage you on site! Ronnie is a mental health counselor and his office and printer could be made available to use and his mountain bike is available by anyone who is an experienced rider if not used off road.

We are in the heart of the mid-Hudson Valley with all the bounty it has to offer, Farmer's Markets, Lake Minnewaska, Buddhist Meditation Centers, Sky lake, Menla, Wineries, Boutiques, The Rail Trail, Summer Festivals and Music, and we are less than an hour drive to Rosendale, Kingston and Woodstock. Our home is a 10 minute drive to downtown New Paltz, a quaint, safe, college town with all the conveniences one needs, health food store, grocery stores, banks, movie theatre, shops etc.

Relax and unwind in our bright and private 2BR apartment located at the edge of Unison Arts Center’s sculpture garden (paths through woods and fields). A mile from New Paltz on the way to Mohonk Preserve, this simple but comfortable space features work by local artists and regional photographs. One of the bedrooms has an additional half-bathroom with a hand-made mosaic. Guests have their own entrance.

The two upstairs bedrooms have quality queen beds, and the living room has a couch that folds out into a full bed that is best suited to kids. Additional twin floor mattress and a crib can be provided upon request. All bedding and towels are provided.

The apartment has its own entrance off the back deck of the house, and its own part of the deck with a table and chairs, looking into the woods, an ideal spot to have your breakfast or dinner.

There is a small but well-appointed open kitchen in the apartment for you, with a stove, refrigerator, and oven, as well as essentials like coffee, tea, oil/vinegar, pots/pans and cutlery. Our entire house has filtered water with a top quality carbon filter. We don't provide breakfast, but there is a large farm stand nearby that has a wide variety of produce and groceries; as well as a big supermarket 7 minutes away.

There’s a 50” Fire TV enabled with Netflix and Amazon Prime for cosy evenings.

From early June into September, the pool is available for use during daytime hours. It is shared with house residents, but guests can request a 1-hour slot per day to have it alone. It is an above-ground 18 foot round (3.5 ft deep) pool.

The bathroom includes towels, soap, shampoo, and conditioner. This is an older house, and parts of it have been renovated while other parts are original, so some of it is more "rustic," but we love it. It is truly comfortable and homey, and a great place to relax and enjoy the best of this region.

The apartment is attached to a house where we reside, and the deck is a shared space, though you have a section with your own table and chairs. The spaces have considerable privacy, but you may occasionally be able to hear our TV as there is a shared wall between the living rooms. The bedrooms do not share any walls with the main house so there is total privacy for the sleeping areas.

Just across the lawn is the entrance to Unison Arts Center’s sculpture walk, with both permanent and rotating exhibits of over 50 sculptures.

You will be just a short drive from many towns and sights of the Hudson Valley: Minnewaska and Mohonk hiking, climbing, and swimming; Rosendale and New Paltz shopping, movies and cafes; Historic houses of Hugenot Street and Hyde Park; walkway over the Hudson, River to Ridge trail, orchards, farms, and even shopping malls.

The space
The apartment has its own entrance in front of the house, and another back door leading to the huge back yard, and your own patio with a dining table and chairs. It is on the ground floor of the house, with an amazing yard view. There's also a hammock and swingset in the yard.

The space has two rooms: a large main space with a king bed and living area, and a separate queen bedroom with its own TV. There is an additional padded cot in the closet.

The kitchen area has a small stove, microwave, toaster, sink, pots, pans, good knives dishes, a fridge - everything you need for cooking!

There's a coffee bar and we provide coffee pods, tea, sugar and creamer. Our entire house has filtered water with a top quality carbon filter.

There's a long wood café countertop chairs facing the beautiful back yard. It is a tranquil spot for reading, working, or just gazing at nature.

There’s a 40” TV enabled with Netflix, Hulu and Amazon Prime for cozy evenings. This can be viewed from the King bed and the sofa. There's also a second TV in the smaller bedroom.

The bathroom is small, but newly renovated. It features a shower, quality towels, soap/shampoo, hair dryer, and first aid kit.

The Treehouse is perfect for a single guest or a couple. There is a separate entrance for privacy and a seventeen by six foot rooftop deck to enjoy the treescape in the summer and foliage seasons, and sunsets over the Shawangunk Ridge in winter and spring. Medium firm mattress with cooling pillow top, many pillows, cotton blanket for summer, down comforter for cooler nights, and a sherpa and velvet heated throw. Added for winter but also nice to have on cool evening is a cozy electric fireplace.

The Treehouse strives to be more than a place to sleep. If you’re looking for a place that will move your heart as well as place to call home while staying in New Paltz please consider The Treehouse. You will be welcomed by lovely music as you enter from the Amazon Echo left for our guests to enjoy, lights warmly lit, and a soft scent from the natural sachets (fragrance sensitive...let us know before arrival, the sachets will be removed.) Flames may be dancing in the electric fireplace depending on the weather. We strive for a warm, welcoming, artistic atmosphere with music. The space does not have a TV. There is good WiFi with password in the guest book, which we encourage you to connect to if you chose.
We do now as we always have thoroughly clean between guests. All surfaces in the bathroom and kitchen are wiped down with disinfectant.

There is a fully equipped galley style kitchen with a top of the line Breville counter top oven, Cuisinart induction cook top, cookware, Capresso coffee maker and Nespresso espresso maker stocked with coffee, espresso, local tea, half and half, & juice in the fridge, Biscoff Belgium coffee cookies and fruit on the counter, high end toiletries - EO French lavender body wash and Hask Argan oil shampoo and conditioner.
On a practical note there is an on site generator ensuring continuous power during storms and a heat pump/A/C with individual control.

TRAVEL:
If you are coming from the city, we recommend the NY Trailways bus that goes direct between Port Authority bus terminal in NYC and New Paltz. I like the bus because it is direct and if not in traffic is only 95 minutes and drops you off at a 5 min walk from the pad! It’s about $25 each way. There are 2 stops in New Paltz (sometimes 3). Be certain to get off at the Trailways Station on Main St.

Nerdy Bus Pro Tips:
There are a lot of buses during rush hour and usually plenty of capacity. Check the schedules online by selecting the date or give them a call (they actually pick up the phone). Keep in mind it is first come first served so you could get bumped if the bus is super full. So get to the station a bit early to buy a ticket and queue for the bus (tickets bought in person are valid in either direction for any schedule... online tickets are actually schedule specific even tho they can bump you if it’s too busy). The gate in port authority is usually 32, downstairs.

The apartment is steps away from the Mohonk Preserve Gatehouse and is a few minute walk to hiking and biking trails. Our place is good for couples, solo adventurers, and furry friends (pets). This apartment is located in the back of a main house ( where a family and pup live) in a beautiful location. You will find all of your cooking needs, as well as smart television in an open living space with an attached railroad style bedroom off the back of the space with a full sized comfortable bed.

The space

Directions- Google Map will get you here easily. If you are coming from NY87 take Exit 18. Once you get off the Thruway and go through the tolls you will take a left that will take you through town. You will drive through town and take a right onto Gatehouse Road, it is a couple miles after the bridge once you leave town. The house will be on your right when you turn onto Gatehouse Road. Just keep an eye for the mail box, it is black and some trees tend to cover the number a little bit. A cab from the bus station is only about $6.

Parking-Please always park in the right most space during your stay. The driveway is easy to back out so long as you use your side mirrors. That will be your space during your entire stay. Please remember there are kids at the main house. Please drive slowly into the driveway as sometimes the kids are on their bikes. They are also VERY friendly, feel free to say hello.

Finding the Apartment-If you are looking at the house, the path to the apartment is on the right of the house. You will see a path with lights and a small deck.

Self-Check in starts at 3 PM- You are welcome to come whenever is best for you starting at 3pm! I will not be waiting for you, you will have the flexibility to come when works for you. The key will be in the door ready for your arrival!

Self Check Out 11 am-No need to check out with me upon departure. Please leave the key in the door of the apartment and you can be on your merry way! When checking out please turn off the air conditioner or lower heat to 55 degrees. If you have time please throw all towels used in bathroom and kitchen into the washer and take out the trash and recycling. If your in a rush and don’t have time we understand that too, it just makes change overs smoother for us.

Keys-Please note that it is very easy to get locked out of the house, please double check if the door is locked before you shut it. If you do get locked out I have left a hide-a-key under the table on the deck, it is magnetic.

Bathroom Needs Etc.- There are some toiletries in the cabinet in the bathroom for your use as well as shampoo, conditioner and body wash in the shower. Please use any towels and bedding and a hair dryer that is in the white cabinets by the bathroom.

Laundry-There is a washer and dryer is for your use if you need. You will see some dryer sheets and detergent by the white cabinets.

Dog-As a reminder, there is a dog at the homeowner’s main house. She is friendly but loves to bark and get very close to cars as they drive up. I promise you, you will not run over her, just keep driving. Also she gets very happy to see visitors, please open the driver side door as soon as you drive up so she will not scratch your door. Her name is Pika for the record.....she really is sweet.

Before Leaving for the evening- The motion activated porch light is taped so it stays on. It is the light switch to the right of the main door. That switch next to it also turns on the power to that wall on, feel free to leave that on as well.

Cooking- Please feel free to use the kitchen as much as you want. I have most of the cooking necessities you need. You will see oils and spices in the cabinets and some dry goods as well as all cooking essentials in the island. Feel free to use the few condiments in the fridge.

Clean up- Please treat this as your kitchen, please rinse off the dishes so food is not out and clean up after yourself appropriately.

Recycle and Trash-The trash is all the way to the left of the sink in the drawer. Please put all recycling directly under the sink in the small garbage can. You can throw trash in the trash cans by the shed by the parking area.

Deck-Please feel free to use the deck and outdoor area. I have put bug spray and a lighter for the candles and tiki torches by door.

WIFI- Network- MyspectrumWIFI10-2G Password-bluelawn865 if you are having connection issues with it please text me. The router is in the main house and I can reset it if need be.

TV - There is a Smart TV for you to use. There is no cable. I have Netflix logged in and you are welcome to watch.

Heat- The thermostat is by the closet in the living area. Please set it to what you are comfortable at. Please turn it to 55 on your departure. There is a separate thermostat in the bathroom if you need it, please just turn this off when it is not in use. There is also a heat pump in the kitchen, that is what the remote it for. If you need additional heat you can use that as well.

AC, Fans and windows open- There is a AC unit above the cabinet, the remote to control it is on the wall. Please leave turn it off when you leave the apt. There are fans throughout the house, please feel free to use them and keep them on. Also it does cool off at night, feel free to open the Windows, however please do remember you are in the woods and in nature, there are some spiders and bugs...... no matter what they will be around.

Guests have their own entrance and will be given a key upon arrival. The room has one queen bed, dresser, side tables and a reading space. There is a small mini fridge, microwave, hot pot, and coffee maker in the suite. You have your own private bathroom and spa shower attached to the suite. Guests have use of the outdoor space that includes the patio, seating, propane fireplace, and hot tub. Our family lives on the other side of the home, but when guests are here we respect your privacy. These spaces are not shared during bookings.

Our home is a split level. I live on one side with my family and guests have access to the other side of the home. The unit has been inspected by the Town of New Paltz and licensed as a short term rental unit. It has been inspected for all safety measures and the certification is hanging in the suite.

There is sound proofing on the stairs for the upper level of the home. Quiet hours (after 11pm) are observed by the entire household. You will hear activity in the home during your stay because of the layout. Thank you in advance for understanding since we live here too!

Just 90 miles north of New York City, ours is an impeccably renovated studio getaway in the heart of New Paltz on a quiet tree-lined street. Trimmed in fine wood throughout, the space is located on the bottom floor of our comfortable cedar-shake home, and features a private entrance, living area with queen bed and cozy armchairs, kitchen area. New Paltz is a great getaway for NYC-dwellers and international travelers alike. Just 90 miles north of the city, it offers fresh air, precious farms and woodlands, sophisticated dining, and a thriving arts scene. In the 1960s it was dubbed Berkeley East, as it was the hotbed of the counterculture.

Today New Paltz, and its surrounding area, is the home away from home for many New Yorkers who come here to rest and rejuvenate. So if you live in or are visiting New York City, you will want to include a few days in New Paltz to experience the real New York state of mind. The Metro-North train out of Grand Central stops in Poughkeepsie, just 18 miles across the bridge from New Paltz; Trailways has a bus that comes directly to New Paltz from Port Authority in Times Square.

While no smoking is allowed indoors, you are welcome to light up in the seating area at the entrance, where you can watch wildlife walkabout--deer and wild turkeys, rabbits and groundhogs. You are also welcome to use the gas barbecue in the backyard, where there is also a fire pit for toasting s’mores, telling tall stories, or just staring into dancing flames.

The overall space is 500 sq feet, small and cozy but all the amenities for a weekend away. The bedrooms are very small but both contain queen size beds. Beds are pushed against the wall, important to note for those sharing a bed.

The property is located off a busy 55 mph street so there is road noise. Sound machines are placed in each bedroom and the main living area to help drown out the road noise.

Your host resides in the adjacent back unit, so may be coming and going from the property during your stay. I will keep to myself to ensure your privacy, however available to interact and accommodate any additional needs.

The yard is large and private, however not fenced in. You’re welcome to enjoy the beautiful backyard!

Access to unit #2, the front unit and the front porch. Shared access to backyard including fire pit and picnic table.
Off limits is the shed and back unit #1 as well as back deck.

Cleaning: I use all toxic free cleaning products and scent-free laundry detergent. Between each guest I run a HEPA air filter as well to ensure fresh air and sanitation.

Free cancellation with minimum of 48 hours notice. According to AirBnB, a "moderate" cancellation policy requires you to cancel with at least 5 days' notice in order to get a full refund. However, If you need to cancel, let me know by 12 noon, at least two days before your arrival day, and I'll refund 100% of your money, regardless of AirBnB's moderate cancellation policy. So there.

There is free, off street parking. However, if you arrive in any kind of vehicle weighing more than 5,000 lb it must be parked on the street across from the two mailboxes because vehicles of extra heavy weight are wrecking the driveway.

Your apartment is quiet, clean, and private with it's own entrance (no stairs) to the 1200 sq. ft. 3 bedroom/1 bath living space on the lower level of a two-family home.
Located at a New Paltz address, but really in the town of Gardiner.

The living room has a couch, recliner, chair & desk (which can be used as a work area). LED Roku TV to watch your favorite streaming services and fast Wi-Fi.

The dining room has a table with chairs and a breakfast bar with stools.

The kitchen is stocked with cooking utensils (sharp knives) and cookware for the guest that likes to cook, including a gas stove and oven, air fryer, and microwave. We have provided a coffee/tea nook with coffee and teas for your enjoyment. Our water is provided by a well that's hooked up to a whole-house UV light filter. There's plenty of glasses and dishes for you to enjoy your meals.
Use the grill outside your front door to cook the famous corn from Wallkill Valley View Farm.

Two bedrooms have queen size beds. One bedroom has a full-size bed. All mattresses are brand new green tea-infused (germ killer) memory foam. Very comfortable and will cradle you helping you to get a good night's sleep.
Extra blankets are found in the bedroom closets and the living room closet.

Each bedroom has a white noise/nature sound machine to help soothe your mind and help you fall asleep, a ceiling fan, and a window a/c unit in summer. The comforters on the bed are cleaned and sanitized for each guest stay. After guests leave the mattresses are steam sanitized and each room is smudged with copal or sage to clean the energy.

The bathroom is equipped with bath towels, hand towels, washcloths, bath mats, and special washcloths to remove makeup. Shower tub combo. Great water pressure and hot water.

Washer & dryer on premises for guests staying longer than 3 nights.

Between each stay the apartment is thoroughly cleaned. Floors are vacuumed and steam moped. The bathroom is steam cleaned, including the toilet.

Keep in mind this is space is a house in the country. Sometimes a fly, ants or spider might get in. We inspect for critters before a guests stay and do our best to get rid of them.

Free parking is available on the property for 3 cars.
If you come via motorcycle we'll store it in our detached garage.

We quietly live upstairs with our dog Roxie and cat Max. Most weekends we're away. We do enjoy meeting our guests and recommending places to eat, hike, and visit; but only if asked. We respect our guest's privacy & can be as accessible as wanted or needed.

The cleaning fee goes directly to our amazing cleaner.

Our rental rates include Ulster County Bed Tax of 8%.

Start with breath taking views of the Shawangunk Mountains with the iconic Skytop Tower searching the Wallkill Valley. The White and Green Room is a well-appointed front row seat to our spectacular vista. The rooms are cozy and private with plenty of room to sit and enjoy your stay. You'll find robes in each bedroom, handy while sipping coffee and watching the cliffs come to life each morning. Each room has a flat screen TV with free Wi-Fi and MP3 radios and alarm.
The Common Room will serve as your prep room for the day's activities. 2 small fridge, microwave, convection/toaster oven, hot plate, toaster, electric tea kettle, charcoal grill and coffee pot available. Not equipped for large meals. We do supply
some pots and pans, plates, glasses and silverware and a small assortment of platters and mixing bowls. It does NOT have a cooking stove or oven
These two bedrooms and common area are located on the first floor of the property.
The hammock is a few steps away near our giant white oak for a nap when you return from your adventures.

From the house it's an easy and pleasurable one mile stroll to downtown New Paltz on our country road or the wooded walking/biking trail.

If you’re traveling from NYC without a car, you can take the Adirondack Trailways bus to New Paltz from the Port Authority Terminal. Once in New Paltz you can either walk (about 1 mile) or take taxi ($5) to the house. You can also reach New Paltz via Amtrack or Metro North trains to Poughkeepsie, then taxi/uber or UCAT bus from Poughkeepsie to New Paltz.

The Water Street Market and the rest of New Paltz cafes, shops, and organic vegetable farms are a 20-30 minute walk and even faster bike ride from this spacious and peaceful apartment on a most desirable country road frequented by walkers, joggers, and cyclists.

By car, you will be 5-15 minutes from the Mohonk Preserve, Mohonk Mountain House, and Minnewaska State Park.

But leave the car behind as you bicycle (bikes available for your use) the Walkill Valley Rail Trail north to the quaint village of Rosendale, south to the bucolic village of Gardiner, or head west to the Mohonk Preserve bicycle and walking paths.

Return home to rest on the patio or soak in the awesome hot tub with its inspirational wooded mountain views and perpetually singing wild birds, or have a nice sweat in the infrared sauna.

Located on beautiful Gatehouse Road next to the Testimonial Gateway. Gatehouse Gardens is a peaceful and private setting. The suite is 3 rooms and can accommodate 6. A completely private apartment attached to our home. It includes a full kitchen and two bathrooms. Private entrance, pool, hot tub.
