Our luxurious log cabin features an open floor plan with large great room windows, a double sided gas fireplace, and a master bedroom on each floor. Throughout the house you will see beautiful custom handmade woodwork from the Adirondack Park. We have numerous sleeping options from king size beds, queen size beds, bunk beds with twin XL mattresses and comfortable pull out sofa queen bed. You get to enjoy the rustic and remote beauty of the area while also having numerous first-class amenities: a 7 person hot tub, 4 person sauna, pool table, bar, large 4K smart TV’s, grill, and much more!

The upper floor master bedroom has a window ac unit, 58 inch 4K smart TV, king size bed, a large multi-jet double person shower, and French doors that lead to a large, wrap around balcony. The balcony provides beautiful views, chairs, a table, and a screened in portion of the balcony has a couch, grill, rocking chairs and TV ( tv is summer only). We also have three thermostats to control the heat. Two on the upper floor and one in the walkout basement.

The walkout basement features in floor heat, portable ac unit in the great room, a bar with a wine cooler, pool table, game table, desk area, 58 inch 4K smart TV, a library, board games, three bedrooms, and two couches, one of which is a comfortable queen size sleeper. You have the second master bedroom with a window AC, king size bed, 58 inch 4k smart TV and a large private master bathroom with a tub shower. The Tamarack two bedroom chalet is a beautiful, rustic cabin that is big enough for the whole family! Featuring 2 bedrooms with 1 double and 1 single bed each, and a main room along with a fireplace and kitchenette. Bedrooms 2 & 3: The second floor features two beautiful guest suites (queen bed), each with a generously sized walk in closet (built in shelving, ample hanging space and hangers) and an ensuite full bathroom. Private from each other and the rest of the home. The 2nd floor loft lounge area and balcony, combined with these bedrooms makes for a really lovely space for guests.

Bunk Room: Lower level bunk room is huge and boasts three bunks (each is a twin over full bed) with an adjacent full bath.

You have lots of space to enjoy! Placid Chalet has two floors of comfort and roominess for your Lake Placid get away. The kitchen is open to the dining and living room. The home has beams throughout the home and the balconies make it a one of a kind home. When coming to Lake Placid you want the feel of a true ADK get away and Placid Chalet has this inside and out.

The two balconies are great hideaways for a morning cup of coffee or a get away reading nook.

Placid Chalet also has a large attached deck connected to the main living room with a magnificent forest view and cozy furniture. It expands the living space greatly.

There is a large TV with cable access and apps.

We are less than a quarter mile to the nearest restaurant and .4 miles to the movie theater. Walking to town is so close, fast, and enjoyable. The Jack Rabbit Trail is behind the house for exploring- you will just need to go to the outlet of the trail that is close by. VRBO shows that the property is 1 mile to city center. I am .4 miles- a quick walk up the street, across a park, and down to the center of Main Street, the heart of the village. This village area is the most desired in Lake Placid.

This house has unparalleled privacy on a one acre lot- something seldom found in other village properties. This makes Placid Chalet so unique. There is much parking on a horseshoe driveway with additional parking spaces. No need to shuffle cars. If you have a boat or trailer, this gives you such ease in parking. But take note, Lake Placid only allows 3 guest cars.

The entire house has ADK flair inside and out with unique handmade Adirondack art and furnishings.

Bring your kayaks! Two free Lake Placid boat launches are so close with ample free parking. Mirror Lake also has easy launching at the public beach. The public beach is walking distance and has lifeguards on duty in the summer.

Towels, sheets, soaps and shampoos are provided. The kitchen is well stocked for your staples for your cooking needs. There are also BBQ utensils and a large clam pot.

There is an assortment of figure skates/hockey skates in the basement for guest use. Also, in winter, there are an assortment of snow shoes to explore- especially the JackRabbit Trail!

The Village of Lake Placid has instituted new rules for short term rental owners in 2020. The town/village have these regulations in place and means to enforce these rules. Placid Chalet Permit #200177

Be a good neighbor,

9 PM to 7 AM are designated quiet hours in the community.

No more than 6 travelers may stay at the home.

Travelers can bring no more than 3 cars.

Campfires are not allowed after 9:30 PM within the boundaries of the Village of Lake Placid.

Keep outside trash bins secure to keep animals away- place all trash in trash containers.

Violations of rules can lead to penalties to guests and owner by the Village of Lake Placid.

Any such penalties or fees will be incurred by the guest. For example if an emergency contact person is called because of these infractions, the guest will incur the cost of this service. If host loses short term rental permit because of such actions, the guest will incur additional actions and costs.

Just to note the home has a full time tenant in the lower level of the home. There is a separate entrance way and parking area for this person. The laundry room in the basement is shared by both levels.

Guests will have access to the house, patio, garage, and front/backyard. Guests can store cars, motorcycles, and any gear (i.e bikes, hiking supplies, skis, etc.) in the garage during their stay. Guests will not have access to the first-floor owner's closet and/or the private mechanical room located in the basement. Guests will be able to reach us via phone call, text, or email at ALL times during their stay. Noted for liability purposes: There is one exterior camera located next to the main door to monitor the driveway and walkway to entry doors, ensuring service members have been to the property, the home is ready for our arriving guests, and for the safety of the property. There's no a/c, and while the windows aren't really ideal for cross-ventilation, there were two fans and a screen door that allowed for comfort. The cabin was clean and had no bugs inside. The beds are comfortable. There's plenty of additional seating, including a table with stools - ideal for meals. The little fridge and microwave did their job. Unlike many rentals of this type, the water pressure for a shower was great. The hot water held up well, and the little tub was functional. Yann was very communicative from the start, initiating and continuing a text message dialog during our stay. This is unobtrusive and convenient, as is the no-contact check-in. I suppose I could nit-pit minutia, but there's no need. We had a very pleasant stay and would both return and recommend this place to others. The location is conveniently along a main road, although tucked back enough to feel secluded. The cabins have enough space from one another for comfort, and the (closed) restaurant in front adds to the sense of privacy. The big, old trees lend a feeling of peacefulness. My understanding is that this place had been in business for many years with owners who retired relatively recently. The new owners seem eager to please and learn as they take over the helm."

AuSable Acres offers 10 miles of hiking/snowshoeing/cross-country ski trails, a lake for fishing as well as tennis & pickleball courts.

The space
Enjoy our peaceful and secluded 4 bedroom 2 bathroom chalet-style cabin that sits on approx 1 acre. The ground floor offers two bedrooms with a Queen sized bed and a full sized bed. There is also a full bath. The washer and dryer are in the second bedroom for your use.

On the main floor, there is a bedroom with a twin to king trundle and a full bathroom. The living room offers a dining table for 4 , a wood-burning stove, TV and access to the deck.

PLEASE NOTE:The deck has lower banisters and railings than today's standards, so please be aware if you have small children.

The loft offers a queen sized bed. It stays toasty in the winter with a roaring fire!

There is a mini-split system in the main room and the basement. The mini-split upstairs carries well through the kitchen, loft and bedroom.

Guest access
The entire chalet and forested land is yours to call home. Take off your shoes, kick up your feet & get cozy!

Before check-in we will give you a unique code to access the chalet.

PLEASE remove your shoes when you first walk into the basement or the main floor from the deck.

NO food nor drink (other than water) permitted in bedrooms/on couches. (Please) keep all food in the kitchen and dining table to prevent mice! We don't have 'em & we don't want 'em!

The wood burning stove is for your use. There will be instructions in the chalet guidebook.

VIDEO CAMERAS
The chalet has video cameras (6 )on the outside of the home. There are NO cameras inside the home. The outside cameras are for security purposes and monitor for guest count and undisclosed pets. Please be honest when booking!!

Any attempt to tamper with, dismantle, disable or otherwise block the camera will result in the lose of your security deposit, a $500 fine & cancellation of your reservation with no refund for any unused days.

NO SMOKING OF ANY KIND!

Per our listing, we have an 8 person maximum in the chalet. Unauthorized overnight guests will be charged $500 per person per night.

We do not allow parties, events or loud noise. Any violation of these rules will incur a $500 fine.

Please turn off the heaters and mini-splits when not in use. In the winter, please set the heat to 55 degrees to prevent pipes from freezing.

Our updated A-Frame log cabin is nestled on almost one acre, surrounded by tall birch and pine trees. The main space is open with high vaulted ceilings and windows that fill the space with natural light. Here you can enjoy the living room with the cozy warmth of the propane stove, record player, smart TV, workspace, and dining area. The kitchen is well-appointed. Also on the main floor are the primary bedroom with king bed, bathroom, and a sitting room with a full-sized pull out couch where the washer & dryer are located. Additional sleeping is located upstairs in the loft where you will find a comfortable queen bed. The backyard is fenced so your pups can run and play while you relax on the deck or enjoy time spent by the chiminea. The hot tub is waiting for you.

We will contact you the day before arrival with your custom keypad code and welcome information through the booking platform’s message system and, if provided, to your email address. On the keypad, tap the house icon and then enter your code.

This property has an exterior security camera at the front door entry that overlooks the parking area.

PLEASE NOTE: The stairs to the second bedroom are shallow and steep. Stairs are present for both interior and exterior. Furniture should not be moved. Despite the deck having been cleared, pollen, leaves and pine needles accumulate quickly in this heavily wooded neighborhood.

The AuSable Acres neighborhood: In an effort to be a good neighbor, and adhere to the Town's noise ordinance, events and parties are not permitted. Quiet hours include 10:00 pm - 8:00 am. Please drive slowly and respectfully in the neighborhood.

Wi-Fi: Guests are asked to enter an email address and a phone number to access free Wi-Fi at this location. In accordance with booking platform policy, we use apps to facilitate our guest experience and these apps may request contact information before, during, and after your confirmed stay.

Underage drinking is not allowed. Smoking and vaping within the home are not permitted.

Please use the propane fireplace to supplement heat from the mini splits in winter.

Adequate parking is in the driveway; do not park on the street or in the yard. We ask that vehicles are limited to 3 and that number would include an unoccupied camper / RV. The HOA allows one *unoccupied* camper / RV to be parked and guests will sleep in the cabin, not exceeding our guest limit. Failure to comply will result in a $500 fine and guests will be asked to vacate with no refund. Please contact us to discuss if you would like to have guests visit.

Dogs are welcome at $75 per dog (no cats, please), per stay, up to two dogs. Unfortunately cats are not permitted to stay due to guests with severe allergies.

For your stay, we provide 1 roll of paper towels, 2 rolls of toilet paper, 3 laundry pods, shampoo, conditioner, shower gel, dish soap and hand soap. Please let us know if you need additional supplies. A washcloth, bathing towel and a towel for the hot tub are provided for each guest. A propane stove is in the A-Frame. You may want to bring charcoal for the grill. Wood for the outside chiminea is available at roadside stands and local stores like Stewart’s Shops in nearby Au Sable Forks.

Enjoy the chiminea, remembering to collect trash and be sure the embers are out. The hot tub should remain covered when not in use. Please be mindful when children are near the hot tub.

AuSable Acres Homeowners’ Association offers trails, Lake Eaton (not recommended for swimming), pickleball / tennis courts, and Ausable River fishing at the end of Signor Rd. Current NYS fishing licenses are required. If you plan to enjoy the amenities, please let us know and we will send you an image of the HOA pass; the pickleball / tennis court code is on the card.

Stunning mountain and valley views await you with private frontage along the Ausable. Situated at the top of the Covered Bridge waterfalls our property abounds with natural beauty and wildlife. It is a perfect place for quiet reconnection. The cosy bedroom and ensuite bathroom sit directly off of the shared kitchen. If you are looking for more privacy search The Covered Bridge Cottage, which sits riverside, or for an immersive natural experience, The Glamping Tent at the Jay Covered Bridge.

The space
Bedroom- The subtly colorful Provence yellow bedroom and light blue bathroom are designed to brighten your day. The room has 9 foot ceilings with ceiling fan, small closet and private bathroom with a tile stall shower. The bedroom is set off the side of the kitchen and living area. As we will be sharing the house with our guests, there may limited noise as we go to work in the morning.

The quiet hours of our home are 1000 pm until 700am. We ask guests to respect these and keep noise to a minimum. Please do not book this listing if you plan on coming and going after 10pm or are considering late nights out. The quiet time cutoff of 10pm applies to the use of the shared space outside of the bedroom.

Kitchen/Open Plan Living Room- We are delighted to share our lovely kitchen and living area with you. There will be a small amount of shared space in our fridge and cupboards for you to store your food. Please note this will not accommodate large shops designed for cooking in for all meals. Cooking after 10pm is prohibited due to noise (this is a small house).

Bed- The Queen mattress is a comfortable softer style mattress.

Front Deck- Take in the stunning views down valley from the front deck with your coffee or cocktail. A loveseat or chairs will be there for you to get comfy.

Wifi- We have it and it's fast, but recommend taking the opportunity to escape and enjoy our hummingbirds, woodchuck, deer, and the mountain views.

Biking, Trail Running and XC Skiing: If you're an avid biker we live on the ironman bike course, which winds its way through the valley along 9n, which has generous shoulders and safe riding. Mountain biking and xc ski/snowshoeing is also at hand 10 minutes away in Wilmington, with the Hardy trails and Wilmington downhill nearby. If downhill skiing is your passion, Whiteface mountain is 10 minutes away. Ski and boot storage is available upon request.

Hiking- There are many fine hikes in Jay, with Jay mountain being one of the best and Whiteface mountain only 10 minutes away. Additionally, Jay is centrally located (within 20 minutes) of many high peaks trailheads.

Winter Conditions: Please be aware that during winter there will likely be ice and snow on the property which is beyond our control. It is the nature of the Adirondacks. We do our best manage this by plowing, shoveling pathways to the door and sanding critical areas for the safety of our guests. But it is the guests responsibility to ensure that they are aware that there is likely to be Ice and take reasonable precautions and stick to the sanded areas when moving around the property. In exceptionally bad weather, we may require guests to park by the local green and we will assist with luggage as necessary. This is for the safety of our guests as we have a long steep driveway and it is not always possible to keep it clear during storms. 

Guest access
Access: The middle floor of the house is open to your enjoyment. The upstairs and the basement levels are for our personal use only, unless otherwise directed. Ski, boot and bike storage is available in the garage on request.

The large garden is open to guests, but please don't pick the flowers or veg.

River: There is a beautiful spot by the Au Sable river at the bottom of our property. You can sit and enjoy the view of the covered bridge and the rumble of the river. This space is shared with the other listings on property. On request, the assigned fire pits can be utilized. We may decline this if there is a burning ban or localized fire risk. Please respect our decision.

Swimming: Please be aware of the conditions when considering swimming in the river. We do not allow swimming access from our side of the property as the bank is steep and undercut from the current. High water can be very dangerous along with spring and fall days when the air is warm and the water cold. If you want to swim we ask that you access the river from the other side where the town swimming access lies.

We live on site, so if you have any questions, we are at hand!

1. Please ensure you read the house rules and listing description to ensure that your stay is what you are expecting and abides by our rules. It is a shared space and has constraints.

There is also a 10' x 10' all tile room. This room is perfect for bringing in your non-motorized sports gear to keep out of the weather: bicycles, kayaks, fishing gear, ski boots and skis, luge sleds, on and on.

There are new appliances: microwave, toaster, dishwasher, oven. There are plenty of pots and pans, a coffee maker, full-size fridge, and eating space for 16 (12 at the HUGE farmhouse table and four on stools (with backs) at the kitchen counter. One of our FAVORITE features of Goslings' Nest is the HUGE floor to ceiling river rock fireplace, with a hearth deep enough to sit on while you enjoy some tea or chat with friends.

This is the perfect space to disconnect, slow down and enjoy the forest with friends and family. However, the high speed Wifi and Roku t.v. also provide you with all you need to work from 'home'.

There is so much or so little to do in the area. We provide books and games. There are hundreds of hiking possibilities in the area, you can visit the Olympic sites, the Au Sable Chasm, the Wolf Sanctuary and on and on. PLEASE don't hesitate to ASK us if you are looking for anything in particular or something out of the ordinary to do. We so LOVE all the the adventures that are available.

The top floor full bathroom has been renovated, and the main floor bathroom is also clean and lovely with the bright, knotty pine that is throughout the entire house. There are a full size washer and dryer in case you are an athlete, for instance, and come home cruddy. Ha! Please note the house has spiral staircases.

Pine Loft and The Main Chalet at Jay, together, The Chalet at Jay). For Wagner’s Camp, we did a play on the Kitzbuhel ski mountains of Austria. Off the living area is a full bathroom and two cozy bedrooms; one with a queen sized bed and the other with a full sized bed.
The second floor is a large open loft space with a queen size bed.
The finished basement features a family room with a 50" TV, a sleeper sofa, a second full bathroom, and washer and dryer.

The fireplace in the living room is a gas/propane fireplace. We do have a firepit outside and we do try to keep complementary wood stocked for our guests as well.

Kick back and relax at the best Aprés Adventure location in Jay, NY! Tucked away in the Ridgetop neighborhood of AuSable Acres, the Cottontail Chalet is not your average Aprés Adventure destination! Located 10 minutes from Whiteface Mountain and 25 minutes from Lake Placid, our wilderness retreat is the perfect respite.

AuSable Acres offers 10 miles of hiking/snowshoeing/cross-country ski trails, a lake for fishing as well as tennis & pickleball courts.

The space
Enjoy our peaceful and secluded 4 bedroom 2 bathroom chalet-style cabin that sits on approx 1 acre. The ground floor offers two bedrooms with a Queen sized bed and a full sized bed. There is also a full bath. The washer and dryer are in the second bedroom for your use.

On the main floor, there is a bedroom with a twin to king trundle and a full bathroom. The living room offers a dining table for 4 , a wood-burning stove, TV and access to the deck.

PLEASE NOTE:The deck has lower banisters and railings than today's standards, so please be aware if you have small children.

The loft offers a queen sized bed. It stays toasty in the winter with a roaring fire!

There is a mini-split system in the main room and the basement. The mini-split upstairs carries well through the kitchen, loft and bedroom.

The entire chalet and forested land is yours to call home. Take off your shoes, kick up your feet & get cozy!

Before check-in we will give you a unique code to access the chalet.

PLEASE remove your shoes when you first walk into the basement or the main floor from the deck.

Any attempt to tamper with, dismantle, disable or otherwise block the camera will result in the lose of your security deposit, a $500 fine & cancellation of your reservation with no refund for any unused days.

Per our listing, we have an 8 person maximum in the chalet. Unauthorized overnight guests will be charged $500 per person per night.

We do not allow parties, events or loud noise. Any violation of these rules will incur a $500 fine.

Please turn off the heaters and mini-splits when not in use. In the winter, please set the heat to 55 degrees to prevent pipes from freezing.

Juniper Hill A-frame is a newly renovated 1968 Adirondack A-frame that is loaded with character and charm. This tiny 700 square foot space is cozy and located with direct views of Whiteface Mountain. Two bedrooms/one bathroom situated on a large parcel of land complete with Christmas tree farm, fire pit, and large front deck. You won’t want to leave, but if you do, the A-frame is within walking, biking or driving distance to just about everything.

Juniper Hill A-Frame is a newly restored 1968 chalet style home in the heart of Wilmington, New York. The design aesthetic is mid-century modern meets tribal with vibrant colors and inviting furnishings. Perfect for relaxing after that long day on the slopes, hiking the high peaks, biking the trails/roadways, or whatever other adventures you love.

Direct views of Whiteface Mountain (including the summit castle) await while seated on the front deck that is adorned with custom pine tree cut-outs and relaxing furniture for outdoor living. Walk or bike to the Ausable River or Wilmington Town Beach. The location is convenient and ideal for outdoor enthusiasts and lovers of the Adirondacks.

This property includes a master bedroom with queen bed, loft bedroom with twin beds, large mudroom for storage, vaulted living room with wood stove, and a well-appointed kitchen with maple cabinetry and loads of storage space. The space
Our spacious home offers a large open-concept living room that seamlessly flows into the dining area and kitchen, making it perfect for gatherings. The kitchen is fully stocked with all of your essentials. Step outside onto the wrap-around porch, where you can relax and take in the stunning views of the trees and partial mountain scenery.

The main floor features a cozy bedroom, while upstairs, you’ll find a charming loft with two twin beds—ideal for kids or extra guests. The downstairs master bedroom has a clean, minimalist feel to it. With a king bed and a private bathroom for your comfort and convenience, it becomes easy to make it your own. There is also a workspace in the master bedroom with a desk and desk chair- perfect for when you need to "log-in."

Outside there is a large firepit area with ample seating and partial mountain views. Our yard is mostly flat (a rarity in the Adirondacks!) offering ample space for lawn games and fun. We also have an EV charger for guests with electric or hybrid vehicles.

Welcome to our home away from home! Cozy retreat nestled in the Adirondack woods near the base of Whiteface Mountain. The Chalet at Jay is a 3200 square foot Chalet that sleeps approximately 17 people. This property may be split and rented as a whole under “The Chalet at Jay” or as follows under 2 other listings: The Main Chalet at Jay - sleeps approximately 13; Pine Loft at Jay Chalet - sleeps approximately 4 people; reduced amount offered for Loft to secure entire property.

WINTER GUESTS PLEASE NOTE - The driveway is a little steep. We pay for plow service all season and sand and salt the driveway as needed. We also leave out sand/ salt, scoopers and shovels for you to use for your safety. Even with all of our efforts, in certain conditions, it still may be slippery.

The property is full of interesting views to photograph like a cool
Airsteam & Charming Treehouse. These areas are available to enjoy only by appointment with Michele. Take a walk up the access road right outside your door to the top of the property to get even better views of the ski jumps and mountain tops.

Our cozy chalet-style home, situated on Lake Flower in Saranac Lake, is a perfect getaway for a relaxing Adirondack retreat. The lower level of this home has 2 additional bedrooms, a bathroom, and another cozy fireplace to warm up after a fun day on the mountains! Or warm up in our brand new hot tub!

During the spring and summer and fall (if your brave!) months feel free to use our kayaks, canoe, and pedal boat down by the lake!

Kid-friendly! We have a pack and play at the house as well as a baby gate available to use for the stairs heading down to the basement.

4 spacious and well appointed bedrooms:

1. Main floor Suite (king) includes a custom fireplace, walk in closet, private screened porch and a spa like ensuite bathroom with dual shower heads and a soaking tub. Many of our reservations are for just one couple and this main floor suite is such a relaxing space. We really feel like we are 'away' when we are up here.

2 & 3. The second floor features two beautiful guest suites (queen bed), each with a generously sized walk in closet (built in shelving, ample hanging space and hangers. The photo worthy bathrooms are gorgeous, spacious settings to get ready, relax and enjoy a moment away and are highlighted by beautiful tile, lighting and fixtures. These bedrooms are private from each other and the rest of the home. The 2nd floor loft lounge area and exterior balcony, combined with these bedrooms makes for a really lovely space for guests.

4. Lower level bunk room is huge and boasts three bunks: two twin over full and 1 twin over futon couch that opens to a full bed (bedding supplied in same room on shelving). An adjacent full bathroom and living room lounge create a fantastic hangout spot.

These are 4 real bedrooms, not just a space with a bed added. There is a mountain of pillows to choose from, two for each bed plus an extra 2 in each bedroom (an assortment of 24 to choose from), high end linens and towels and extra blankets available.

And more!: Each bedroom has its own sitting area, individual thermostat (radiant in floor heating, it's fantastic), room darkening blinds (shades in bunk room) and two full size dressers in addition to closets making for a comfortable and effortless travel experience.

Take advantage like a group of NCAA skiers who set up their ski-tuning operation in the garage or like a group of outdoor enthusiasts, traveling with 6 custom bikes, 4 bulky golf bags and one sportsman's lifetime collection of fishing gear. All gear was stashed and staged securely and conveniently, allowing our guests to come and go easily between activities.

Our home away from home is fully furnished and equipped with more than just the essentials to make this a great getaway for family and friends. A few of the welcome extras include: spice drawer, grill w/propane, kitchen-aid mixer & baking pans, loads of board games & puzzles, picnic basket & beach towels, Sonos speakers & Lutron lighting. All beds are dressed and ready to go, making for an effortless stay in beautiful Lake Placid.

Greystone Lodge is convenient to 4-Seasons of outdoor activities and is a great location for family friendly day trips, beautiful scenic drives and is an easy walk to local shops & restaurants, or enjoy one of our favorites, relax with the view. In the winter, cross the street to walk right onto Mirror Lake for some winter wonderland adventure and in the summer grab one of our lake floats and head to the sandy beach or pop in along the way. 15 minutes to Whiteface ski and walking distance to Olympic oval & rinks.

Greystone Lodge is centrally located to shops/restaurants, easy access to skiing, hiking, golfing.

4 car parking: 2 in garage, 2 in driveway. Heated garage with EV charging.

Guests have access to Greystone Lodge for their private use. Owners maintain locked closets onsite for personal belongings and kindly ask that these remain locked. Garage items are not for guest use except cabinet marked "For Guest Use". Utility room and backyard shed are not for guest access or guest use.

- 2 fireplaces: living room fireplace is wood burning, main floor bedroom fireplace is gas insert.
- Children Welcome but please note home is not child proof
- we are ideal for multigenerational families or up to three couples with children, or 5 individual adults who aren't sharing beds. If you are a group of more than 5 individual adults you may need to reconsider.
-the 3 Bunk beds are: 2 twin over full, 1 twin over futon couch that opens to a full bed.
- Stone patio furniture and firepit are seasonal and stored for winter conditions
- AWD/4 wheel drive highly recommended for winter driving conditions
- No smoking cigars, cigarettes, marijuana, no vaping includes our entire premises - indoor plus all outdoor spaces, garage, driveway, lawn, balcony, porches, patio. No smoking inside with the window open or inside garage with the garage door open. Smoke detection deployed. $500 fine and eviction possible with no refund, for smoking on premises. Don't rent our home if you have smokers in your group as they won't be able to resist smoking on the premises as its too cold/dark/rainy/whatever to go elsewhere. There is no convenient spot to smoke near our home; it is all private property and there is a smoking ban on public streets in Lake Placid.

-Parking for up to 4 vehicles (2 in garage, 2 in driveway). No street parking available in our neighborhood, fairly typical of LP.
-Weddings/Receptions: we are not permitted for weddings or receptions. Happy to host family and friends though.

- NO PETs allowed. We cannot take pets via AIRBNB. Please don't ask. We will not be able to accommodate you.
