PLEASE!!! if you are not a down-to-earth, laid-back nature, loving individual this place is not for you. We typically do not allow folks with less than five reviews. If you’re unable to walk 50 paces on a path with grass, leaves, sticks, and sometimes snow this place is not for you. Campers, hikers, snowboarders and skiers do great here and frequently repeat. You should have some low level ruggedness in your attitude and even patience at times. If you’re not willing to give constructive feedback in person or in our notepad and quick to be critical and negative in the reviews please don’t apply. I will review speak for themselves with a combined number of states approaching 500 with almost a perfect five star review we don’t mess around and sometimes things go wrong. If you do not take this into account, please don’t book! We share the majority of the proceeds with local charities so we do our best to not only make sure our guests have at least a good time but we also do what we can to avoid difficult personalities. Sorry if that’s too blunt, if it is, this place is not for you. And one final reminder. This place is run by a caring, loving and down-to-earth family who works very hard to make sure their guests have a good time. We are not a Hilton, we are also one of the most affordable nightly rates in town.

Also called the standard queen first floor, the yoko is part of the historic side of the house. the yoko is the smallest room, and has a queen bed and private bath. it is located on the first floor directly outside of the shared entryway, so this room has a bit more action/noise than the others. The room is named after yoko ono, an artist, singer and peace activist. Responsible for so many beautiful works, she recently said “I’m still dreaming. Dreaming is a more powerful way to think.”

The space
Located in a converted barn reimagined as a guest apartment, The Barn at Rose Hill offers the convenience of being just moments from the heart of Woodstock, but with the added value of a private suite.

Just a 2-minute drive to picturesque downtown Woodstock, 9 minutes to Saskadena Six, and 20 minutes to Killington’s Skyeship Gondola, The Barn at Rose Hill offers a luxe and thoughtfully-appointed setting from which to enjoy all that Vermont’s Upper Valley has to offer.

With magic-filled summers, unparalleled foliage, world-class skiing, winding dirt roads unveiling idyllic views, delectable farm-to-table dining, covered bridges, friendly Vermonters, and locally-crafted cheese and maple syrup just waiting to be tasted, don’t be surprised if you never want to leave the Green Mountains.

Unwind from your day by relaxing on the deck while sipping a cider from one of Vermont’s many cideries (or your drink of choice!), enjoy views of a glittering night sky made possible by being away from city lights, then retreat inside to luxuriate in the bath or shower using personal care products from Vermont’s own Ursa Major, and rest your head on buttery soft bedding from Brooklinen.

Awake to the peaceful, light-filled space and ease into your day with locally-roasted coffee and a good book. If the real world beckons (although we promise we won’t tell it where to find you! ;) and you need to catch up on some work, we welcome you to take a seat at the dedicated work space.

Guest access
The entire guest apartment is yours during your stay and we like to give guests their full privacy. Check yourself into the space at your convenience using a secure access code which will be provided. Please be advised that the guest apartment is accessed by ascending a flight of stairs.

Other things to note
*Thank you for driving slowly for our family’s safety and yours, as the front of the driveway is narrow. If you will be visiting during seasons known for wet or snowy weather (typically December-April), we advise using a vehicle with 4-wheel drive/all-wheel drive and being cautious of ice as the driveway can become slippery.

**Getting Around: Please note that there are not taxis or ride-shares available in our rural community and we advise against walking from downtown to our property at night as the roads are quite dark and do not have sidewalks. If you are planning to enjoy alcohol, it’s wise to appoint a designated driver to keep everyone safe.

***We love kids (and are parents ourselves!) but please note that this space is most conducive to hosting two adults and has not been baby-proofed.

The Vesper Bed and Breakfast, located just off the village green in Woodstock Vermont, is an 1835 Greek Revival home with a modern, sustainable vision for bringing community together. It's thoughtful, vibrant interior and nourishing food bring a positive energy to all the adventurous folks it attracts. Run by a small family who imbue the space with humor and heart, it's a basecamp for getting outside, going inward and enjoying it all.

The space
Also called the superior queen second floor, The soto is one of three newer rooms set in the back of the inn and is the largest guest room. it has a living room area, a private deck, jacuzzi tub, gas fireplace and tv. It has a queen bed, private bath and is on the second floor of the inn. The room is named after jesús rafael soto, the venezuelan sculptor and painter who famously said “we know that man is not on one side and the world on the other. We are not observers but integral parts of a reality, which we know to be teeming with living forces, many of them invisible.”

Guest access
You will have access to your room, and will share an entrance with three other rooms. You will also be able to access the entryway and the breakfast room, along with a small common space outdoors!

Other things to note
