Very clean and everything you could need was there. Road is a little rough when you get closer to the cabin but a car would have no problems unless there was snow..4×4 would most likely be needed. The only thing that I didn't like was there was firearm discharge nearby during the days I was there..I am an avid 2A supporter but prefer to know where and what direction it's coming from and going. I would still highly recommend this beautiful cabin and will likely return in the future."

Beyond the cabin itself, we love how close to everything we are -- particularly the Great Cacapon River and Berkeley Springs. The Great Cacapon is fantastic for kayaking, canoeing, and fishing throughout the year. And the town of Berkeley Springs has been voted one of the top arts communities in the US; the shopping, spa, and restaurant scene does not disappoint! The local brewery (Berkeley Springs Brewing Company) and winery (Cold Run Valley Winery) are also right next door; we especially love the BBQ and beer at the brewery!

The trash bin is located at the end of the driveway. Trash bin must have lid shut and secured after each use to ensure animal damage/destruction doesn’t occur.

- Can I send mail to the property?
USPS does not provide service in the community. UPS and FedEx may be able to deliver to your home (be sure to provide accurate address information). Note, Mountainside Getaways is not responsible for lost or undelivered packages.

Quiet Hours are 11:00pm-8:00am. Community amenities are included in your stay. Please note that the community hot tub and pool are seasonal and only open Memorial Day-Labor Day. In the event of weather or maintenance needs, please note there will be no refunds given due for the community amenities since they are free for guests.

- When will I receive my check in instructions? What is the check in process?
A confirmation email will be sent 1-5 days prior to arrival. A door code/lockbox code will be included along with detailed driving directions as GPS isn’t always reliable in our area. *Please note if the rental agreement and arrival information form are not submitted to our company, we will be unable to send the check in instructions until both forms are completed and returned to our company.

- How many cars can I park?
You can park up to 5 cars on the driveway and additional cars at the community rec-area.

Please note: our cabin is secluded, and without cell service. We love disconnecting from the world while we're there and putting away our smart phones, but please plan accordingly. That said, we have plenty of board games, outdoor games, and the hot tub to enjoy!

Our cleaning team sweeps the deck, stairs, and walkways before each arrival, but due to the natural setting, you may still notice some leaves, pollen, or similar—especially during certain seasons. We appreciate your understanding as nature tends to leave its mark, no matter how often we tidy up!

We often take our three little kids and dog to the cabin with us, so we're very family- and dog-friendly. Unfortunately we don't allow cats (we're allergic).

Beyond the cabin itself, we love how close to everything we are -- particularly Great Cacapon State Park and Berkeley Springs. The park is free to enter and has miles of hiking trails, a beach and small lake, golf course, horse stables, and a clay shooting range. And the town of Berkeley Springs has been voted one of the top arts communities in the US; the shopping, spa, and restaurant scene does not disappoint!

The kitchen has granite counter tops, stainless steel appliances and is stocked with everything you will need to fix a delicious meal. Gas fired grill is provided on deck for grilling enthusiasts.

Guest can enjoy various books, games and SONOS sound system available inside the home. There is a firepit outside with firewood provided. Also there is a six person outdoor private hot tub to relax at the end of the long day.

About 100 yards off of the back deck are high-voltage power lines that you can see through the trees. There's no safety issue or anything, but wanted to make sure you're aware.

This large, A-frame cabin with 3 spacious levels is set on a quiet mountainside just minutes to activities, dining, and downtown Berkeley Springs. The main level has an open floor plan with a main level bedroom and full bathroom. The living room area is dominated by windows looking out onto the mountainside and while a TV is offered in the living room the real star is the tranquility of nature.
The top level offers 2 full bedrooms, 1 with a king bed and the 2nd with a queen bed- both offering private bathrooms.
The lowest level offers another bedroom with a queen bed and a full size bed with an attached bathroom. Also, a sitting room and an additional living room area with a bar and a TV and futon sleeper couch.

CHECKOUT INSTRUCTIONS:

If there is a wood burning stove or fireplace, ensure the fire is burnt all the way down and close the door or fireplace screen. DO NOT PUT WATER INSIDE FIREPLACE OR WOODSTOVE, WATER WILL CRACK THE DEVICE. Leave all ashes in the fireplace or wood stove.
Campfire ring burning - if property has a campfire ring, please make sure the campfire is burnt all the way down and wet down with water before departing.

Quiet Hours are 11:00pm-8:00am. Community amenities are included in your stay. Please note that the community hot tub and pool are seasonal and only open Memorial Day-Labor Day. In the event of weather or maintenance needs, please note there will be no refunds given due for the community amenities since they are free for guests.

- When will I receive my check in instructions? What is the check in process?
A confirmation email will be sent 1-5 days prior to arrival. A door code/lockbox code will be included along with detailed driving directions as GPS isn’t always reliable in our area. *Please note if the rental agreement and arrival information form are not submitted to our company, we will be unable to send the check in instructions until both forms are completed and returned to our company.

After booking and once we receive your email address we will send you our rental agreement. It will be emailed directly to you from our direct booking site. Once agreed upon and submitted back, you will receive your arrival instructions prior to your stay, which will include directions and access to the cabin.
Access will be self check in for your safety.

The main level offers a master bedroom with a private attached bath, fully equip kitchen, dining area, and living room.
The upper level offers 3 bedrooms and 1 full bath and the lowest level is a private suit with a full bedroom and private full bath with a jacuzzi tub.
On site in the community you will have access to the tennis courts, basketball court, a rec field and open Memorial day-Labor day you'll have access to the community hot tub and pool area.
You needn’t go far for good food and drinks - the Coolfont Treetop Restaurant and Berkeley Springs Brewery are right outside the community (Less than 1 Mile)

The Nest is about fifty feet down the path from the main house. They are far enough apart and oriented in such a way that privacy for all is maintained. Unless you own a helicopter, I recommend getting around by car or preferably SUV. The last ½ mile or so are on a single-lane gravel road. In the winter, AWD is highly recommended. The home is beautiful in the snow, but getting there through the snow without AWD is not.

Please remember that you’re staying in a house, not a hotel. Please treat the space and the surrounding natural beauty with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living onsite 24/7.

There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by our check-in supervisor to ensure all cleaning and sanitizing protocols were applied. Clean sheets and towels will be available in the unit. We provide 1 bath towel and wash cloth per guest, 1 bed sheet and comforter per bed. There is a washer and dryer on-site.
Please be aware there is no street parking. This is a matter of public safety and Fire Code. Please Park in your driveway or at the extra parking spaces by the rec area of the community. Vehicles parked in the roadways may be towed and will be at the owner’s expense.

There are no refunds for early checkouts.

Had a great time visiting Berkeley Springs Brewing Company a couple of times--had no idea it was such a short drive from the cabin--and visiting all the fun shops in town." - "Had a great time at this affordable cabin. Perfect cabin for a romantic getaway: private, spacious, with new 6-person hot tub. spacious, isurrounded by trees, Aerie is on an unusually large lot in Coolfont Mountainside (two acres) and has windows all around and 3 decks so you can enjoy the peace and calm of the trees. Only 12 minutes' drive to the Berkeley Spring State Park and baths and downtown, you can enjoy being in the woods and being close to town and shops. The Coolfont Mountainside community has an outdoor pool and hot tub (open in the summer only, from Memorial Day weekend to Labor Day), as well as a tot lot, playing field, and hiking trails that lead to public land and Cacapon State Park. (Note the community also has tennis courts and a basketball court, and though they are open for use, they are in need of some repair.) You can also walk (about 20 minutes) or drive (3 minutes) to Berkeley Springs Brewing Company and Coolfont Resort.

The great room, which is 30 feet long, features a fantastic 1970s fireplace (only available for use from October 1 - May 15). This room has a comfortable seating area as well as floor cushions to bring around the fireplace. There is a large deck with outdoor seating. The deck spans the front of the house and faces down the hill across the treetops and to the distant sky. Relax on the deck and enjoy the peaceful views, and at night, you can look up at the stars in peace.

The great room has a dining area that seats 10 people. It is right next to the efficient galley kitchen, which contains everything you need to make a great meal.

For this smaller version of the house, your bedroom will be the larger king bedroom, off of the entry hall, which has an ensuite bathroom and its own small patio with two rocking chairs. There is one additional twin bed up on the loft above the great room. Note: the loft is not for everyone! The stairs are narrow and a bit steep, the ceiling is a bit low, and there are gaps at either end that make this area less than ideal for tall people and also little kids :) You will enjoy all the main areas of the house--great room, kitchen, loft, all three decks, and laundry room -- I simply close off access to the three hall bedrooms and hall bathroom.

Other house amenities include: 100% cotton sheets on all beds; organic whole been coffee (fair trade, regular and decaf), burr coffee grinder, selection of organic teas; Public Goods brand toiletries (shampoo, conditioner, body wash, hand soap, lotion); pool towels; gas grill; propane fire 'column'; games; books; smart TV (as well as DVD player/DVDs).

Coolfont Mountainside is a really nice community in the woods. Roads curve up the mountainside revealing a diversity of cabin architecture. You can drive, walk, or bike down to the community outdoor pool and hot tub (in the summer) or you can take the labeled hiking trails throughout as well. The trails lead up to the top of Cacapon Mountain where there is a fire road that leads to Prospect Rock (a favorite spot of George Washington) and south to Cacapon Resort State Park.

ROADS: The main roads of Coolfont Mountainside are paved, but the smaller roads (like the one Aerie is on) are gravel. The driveway up to Aerie is also gravel, but it is not too steep. In snowy weather, the roads are plowed, but please check ahead for road conditions. (NOTE we do not cancel due to inclement weather--please buy travel insurance if you want to protect your purchase for these types of circumstances.)

INTERNET: There is a mobile hotspot in the house -- this is the only option! I've worked from home here, and also streamed movies on the TV, but I cannot promise that the internet will work continuously during your stay.

BOOKING REQUIREMENTS:
IMPORTANT -- BEFORE YOU BOOK, PLEASE READ:
1. Primary renter must be age 22 minimum. The person making the booking must be staying at the property - you cannot book for someone else.
2. Max 3 overnight guests (including infants/children). If you have visitors who do not spend the night, there can be no more than 8 people total (including infants/children) in the house at once. Make sure you include all people, including infants, in your guest count. If you exceed 3 overnight guests, I reserve the right to cancel your reservation immediately without refund.
3. You acknowledge that fireplace is seasonal and only available to use from October 1 - May 15. It should only be used by someone who knows how to manage a fire.
4. We make every effort to ensure the hot tub on the property is working for you during your stay. However, if for some reason it is out of service, we will provide no more than a 15% discount off the nightly rate for any night you are not able to use the hot tub. If you cannot use the hot tub due to thunderstorms or other weather conditions outside of our control, we will not provide any discounts or refunds.
5. You acknowledge that community outdoor pool and community hot tub are seasonal amenities available to all cabins in the community. They are open from Saturday of Memorial Day weekend through Labor Day. No discounts are given if community pool or hot tub are closed unexpectedly during your stay.
6. Refunds are not given due to illness, weather, and other issues out of my control. Please purchase travel insurance.
7. Aerie is in the woods adjacent to State Park land. You WILL see occasional insects in the house, and there is wildlife outside. Please do not stay if you are uncomfortable with this.
8. You agree to House Rules below.

PET POLICY
• Two dogs allowed per stay - subject to agreement to these pet rules. ($60 surcharge per pet per stay.)
• You must crate your dog if you plan to leave them alone in the house.
• Dogs are not allowed on or in beds.
• We provide a sheet to cover the grey sofa for your dog. (The leather sofa will be covered during your stay and must remain covered.)
• Please bring towels specifically for cleaning paws. We will charge extra cleaning fees if our towels are used for this purpose.
• Do not let your dog outside without a leash as this violates community rules.
• Dog must be completely house broken. If an accident should happen indoors, please notify us immediately so we can properly clean and hopefully eliminate a stain.
• Please clean up outside after your dog.
• We reserve the right to charge extra fees if any of these rules are violated.

The neighborhood is super quiet and such a wonderful place to get away to. The house is located right in front of the creek that you can fish, kayak, let your dog swim and just enjoy the sound.

The house is nice and cozy, the house is not secluded. I do have neighbors, the ones to the left is a rental, the one to the right is a weekend home but the couple are never there.

The walk down to the water is little steep, I do not have stairs yet to the bottom of the hill yet.

The space
Located near lots of main attractions in Berkeley Springs, the house has satellite wifi so its not the fastest. I have lots of movies there for you to watch. There are many board games there also.
the basement has a foosball table, ping pong and a pool table.

The entire house is open to you, the house does have a basement with a few games and a back door to access the rear yard.

Creekside Cabin is very privately located just outside Berkeley Springs, WV and less than a mile to Cacapon State Park. Offers an open concept living area, full kitchen, two bedrooms and 1.5 baths inside. Outside, guests have access to a screened-in porch with a BBQ grill, 5 acres of nature, and the campfire and creek. This cabin has lots of seclusion and privacy.

– HOUSEKEEPING:
There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by our check-in supervisor to ensure all cleaning and sanitizing protocols were applied. Clean sheets and towels will be available in the unit. We provide 1 bath towel and wash cloth per guest, 1 bed sheet and comforter per bed. There is a washer and dryer on-site.
Please be aware there is no street parking. This is a matter of public safety and Fire Code. Please Park in your driveway or at the extra parking spaces by the rec area of the community. Vehicles parked in the roadways may be towed and will be at the owner’s expense.

- When is trash picked up?
Trash Collection happens on Tuesdays after 6:00am.
*Trash policy- Guest(s) will bag and properly dispose of all their trash including recycling items.
All trash/recycling items must be bagged in appropriate (13-gallon bags or larger) trash bags and placed in proper outdoor locations prior to departure. The local trash company will not haul away loose left items, small bags, pet bags, or grocery bags.
Failure to properly bag (kitchen size bags or larger only) and/or remove all garbage/recyclables from the cabin will result in additional charges not less than $200.00 for bagging and additional haul off.
The trash bin is located at the end of the driveway. Trash bin must have lid shut and secured after each use to ensure animal damage/destruction doesn’t occur.

-What items can clog a toilet?
Our septic systems are fragile and items such as feminine products, paper towels, excess toilet paper, or anything else that does not belong in a toilet can cause a backup in the system. Do not put anything in the toilet except for normal use of toilet paper.

- Can I send mail to the property?
USPS does not provide service in the community. UPS and FedEx may be able to deliver to your home (be sure to provide accurate address information). Note, Mountainside Getaways is not responsible for lost or undelivered packages.

- When will I receive my check in instructions? What is the check in process?
A confirmation email will be sent 1-5 days prior to arrival. A door code/lockbox code will be included along with detailed driving directions as GPS isn’t always reliable in our area. *Please note if the rental agreement and arrival information form are not submitted to our company, we will be unable to send the check in instructions until both forms are completed and returned to our company.

-What is the Cancellation Policy?
A $25 processing fee will be charged for all canceled reservations. Reservations canceled 30 days prior to check-in will be fully refunded, minus the processing fee. Cancellations 15-29 days prior to check-in will result in a 50% refund, minus the processing fee.
Cancellations within 14 days of check-in will be nonrefundable.
There are no refunds for early checkouts.

Our property does require you to drive about 1 mile on a gravel road. While the road is maintained, it is important to note that during the rainy season, the roads may be wet and muddy. During the winter when there is snowfall, it is recommended that your vehicle is a 4WD. Cars may be able to handle the roads, but there may be a chance of it getting stuck if it rains or snows and tow trucks can be expensive.

Please consider adding trip insurance as we follow our moderate cancellation policy.

Firewood is not provided for the outdoor fire pit.

Please keep in mind thatWi-Fi service can be spotty.

All outdoor furniture is removed during the snowing winter months to protect its lifespan. Please enjoy the hot tub or stay cozy inside!

This is a remote property without many stores. Plan accordingly. There is a Dollar General nearby, however, a grocery store is 20+ minutes away.

Your safety is important to us, and for that reason, we’ve installed one security camera at the front of the property as well as smoke detectors, carbon monoxide detectors and fire extinguishers. This camera can only see outside the cabin on the porch and parking area in front of the cabin. If you should need to reach us with any safety concerns, please feel free to contact us through the Airbnb messaging app, and we will respond as quickly as possible

This tree-house-style hideaway is nestled amongst the trees with views of the mountains and a creek! It’s just a few minutes hike down to Sleepy Creek which runs through the property and is a great place for tubing, kayaking, and fishing.

Come stay in this cozy and secluded cabin only minutes from downtown Berkeley Springs, Hancock, and Hedgesville! Enjoy complete privacy and see nature as it was intended with a view of Sleepy Creek from the back deck. Hummingbirds are regular visitors to the deck feeders in the spring and summer months and at night, if you're lucky, you may see a luna moth or two fluttering around the deck lights or resting on the window screens. PLEASE NOTE: To get to the Eagle's Nest, guests will need to walk down a gravel/mulch path that is on a slight decline...incline on the way back up. If you are only stable walking on flat surfaces, it may be difficult to get to and from the Eagle's Nest.
