Spanky's Mtn. Clubhouse is welcoming to families large and small. We have easy, level parking. Quiet location with great wooded views. If you're seeking a place that provides that vacation getaway with the comforts of home and more, then Spanky's Mtn. Clubhouse is the place. We do have an open concept floor plan that brings everyone together. Tasteful decor, we call it modern rustic. There's plenty of room for families to gather in the living room, dining room, kitchen family room or one of our 3 decks, Two beautiful gas fireplaces on each level with large HD Smart TV. We have Amazon Firesticks on all 3 TVs, plus a Live TV Youtube subscription. Our wireless internet is super fast! The dining room table has seating for 6, while the kitchen has bar seating for 3. The kitchen has hickory cabinetry, refrigerator with ice maker, dishwasher, garbage disposal and electric range. Nicely equipped with 2 coffeemakers, blender, 4 slice toaster, great cookware and a waffle maker! The chef in the family will love our kitchen!

There are two bedrooms on the upper level, one being the Master bedroom. It has a King bed and HD Smart TV, pine dresser, and side table. The 2nd bedroom has a queen bed and red cedar furnishings. There is full bathroom on the upper level with double sinks. On the lower level, you will find our spacious laundry room that has a large capacity washer and dryer, laundry detergents, microwave, refrigerator, and complementary Water Park / Pool towels for our guests to use. A lovely 2nd full bathroom is located on the lower level. The 3rd bedroom, located on the lower level, wood bunk beds and a full size futon. One of many highlights is our large family room that's also located on the lower level. It has a sectional sofa sleeper with a full size memory foam mattress. It has a HD Smart TV, a Blu-ray player, DVD/VHS player, CD Bluetooth stereo system w, built-in book shelving loaded with popular books as well as kids books, movies and board games. We have 5 REAL arcade games with hundreds of games to choose from. All are set up for free play! We also have a full size foosball table.

There's a walk out to the lower back deck that features a Amish made porch swing. The upper deck has a WEBER gas grill. The outdoor furniture provides ample seating on the upper and lower decks. Our decks give great views of the forest and wildlife surrounding this home. The house was close to snow sking, ice skating and all the other attractions in the area and not to far from the caverns. The owner did a great job preparing this house for thier renters and all you will need to bring is clothes for your activites, because everything else is there. All we had to supply was food and drinks for the week. My boys loved the basement with the arcade and did not want to leave this house and the end of our stay "

This house provides three floors of vacation living topped with a Crow’s Nest with panoramic views of the Massanutten and Blue Ridge Mountains.

Enter in on the main level into a great room with two complete walls of windows to enjoy the forest in privacy with green space on three sides. There you will find the family room w/fireplace, a large flat screen TV and DVD player that can be seen from everywhere including the dining area and fully furnished kitchen (granite and stainless steel appliances) and a bar with 3 barstools. also dining area with a table that seats 8. The hallway off of family room has a large bathroom with a tub shower combo and double sinks and a stackable washer/dryer laundry room off of it. Next down hall is two bedrooms one with twin over double bunk bed and the other bedroom a queen bed.

Take the steps up to the second floor to a fabulous master bedroom suite . It has lovely wood furniture a queen bed, large flat screen TV, DVD player, and a large master bath with a walk in shower and a Jacuzzi Tub with windows to relax and enjoy the views. It has a beautiful spiral staircase leading to the Crow’s Nest where you can enjoy your coffee, read, meditate and most of all relax.

Then, there is the basement with family/game room with large flat-screen TV, lots of seating and a regulation sized foosball table. There is a bedroom next to this with king bed and dresser that has a 32” flat screen TV, DVD player, and sliding glass doors to the covered deck. Next to this is another bedroom with a queen bed with sliding glass doors to the deck. There is a lovely, newly-renovated bathroom with a tub shower combo for all in the basement to share. There is a second full laundry room.

There is 2 levels of covered deck for you to enjoy with a spiral staircase between levels and heated spa for 6 on upper deck also there is large propane grill and patio furniture to set in and enjoy the beautiful outdoors!

This home is one of the most uniquely beautiful homes in the Massanutten Resort area and everyone who has stayed here has loved it. It is very close to many of the activities and amenities.

We provide linens/ pillows for all the beds. They will be made and ready for you when you arrive.

In the summer, we provide a Guest Pass so that our visitors can use the private Owners Swimming Pool complex in the resort - minutes away. (Guest staying at any rental home in the resort are charged a daily user fee at the pool even with the pass.)

We gave the huge master suite to the daughter's family with a newborn, which allowed them the privacy they needed for getting up during the night without disturbing anyone else. The location allowed family members access to the water park, hiking in Shenandoah National Park, seeing Luray caverns, visiting a lavender farm and a llama/alpaca farm, enjoying local pottery and being able to find foods we could cook for ourselves on the grill or in the kitchen. The Swift Run Gap entrance to Shenandoah National Park, Skyline Drive and The Appalachian Trail is only 15 miles away and offers excellent hiking opportunities.

This home is not affiliated with Massanutten Resort. However, it is located inside the community of Massanutten and minutes from skiing, snow and grass tubing, ice skating, two golf courses, indoor/outdoor water park, mountain biking, ziplining, putt-putt, go-karts, tennis, swimming, fishing, parks and more! You'll also have access to 30 miles of hiking trails. The pool is a community pool for the private homes in Massanutten. It is available for use by our guests from Memorial Day through Labor Day for $6/person/day (subject to change). Pool availability is subject to, and at, the discretion of the Massanutten Property Owner Association. Tennis courts are also located by the pool. Most Resort activities are available to our guests for an additional fee and should be booked online before your arrival, through Massanutten Resort's website. **Please note some activities may sell out in advance, especially on holidays and weekends. rentals in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-
time residents, including families with children, retirees, or owners of second homes enjoying their
retreat. Please respect their privacy and property rights, along with those of other guests in our

NOISE
Noise that is unreasonable in the judgment of MPOA or its designated agent is prohibited at any
time. Quiet Hours are between 10 P.M. and 7 A.M.

TRASH – ALL TRASH MUST BE BAGGED. At the end of your stay you must put all bags in the large black contractor bag prior to being put in the outside trash can. Trash is picked up every Monday, even on holidays (except Christmas). If you are checking out Tuesday-Friday and have a significant amount of trash, please remove all trash from the property and bring to the dump. If the lid does not close on the trash can it must be taken to the dump. They can be thrown in the dumpsters located off Peak Drive in the back of the Owner’s pool parking lot, 4007 Peak Drive. Excessive trash left at the property is subject to a fee.

Reminder to call 911 for all emergency requests. Security can be called if you have a noise complaint, see open fires, someone parked in the road, oversized vehicles, suspicious activity, etc. The phone number for the on-site Security officer is 540-820-3810.

Welcome to this Green Mountain Song! This recently renovated 3200 sq ft home featuring 5 bedrooms is located on 5 acres in Massanutten Mountain. Entering on the second floor, you will see a large family room to the right with a cozy brick fireplace, perfect for watching a movie with your whole group! To the left, there is a large, fully equipped modern kitchen connected to a magnificent dining room with a large table that can seat 10 people comfortably. The kitchen has plenty of cabinet space with a new electric stove, all stainless-steel appliances, a breakfast bar, and an eating area with windows that look out to the huge backyard!



Off the kitchen, there is a spacious Master Bedroom. This room features a King bed and an ensuite bath with double vanities and a walk-in shower. The 2nd floor also boasts another spacious bedroom with 2 twin beds and a private bathroom with shower.



Moving downstairs you will see a spacious lounge area with a fireplace and widescreen TV. The lounge area opens into 3 more spacious bedrooms (one with a king-sized bed, and the other two with two Queen sized beds each), each with ensuite bathrooms. The first floor also includes a pet room for your furry friends!



There is a 2-car garage with an EV charging System, along with ample parking for more vehicles. Around the back of the house, you will find a screened-in porch, Weber grill, and griddle for cooking.

A large patio area includes a new hot tub that will accommodate up to 8 adults, including a firepit and patio furniture seating 12-14 adults. The backyard is a wooded lot with a stair walkway to a Yoga Deck. Passing the yoga deck, you will find a pleasant 20-minute hiking trail marked in orange that leads to an upper deck where you can pause and enjoy the beautiful scenery.

This home is perfect for your mountain getaway! In the serene Massanutten mountain and resort, relax in this family home with the comforts of a cabin stay. This home is accessed via the keypad at the front door. There's a comfortable living room with a sofa, loveseat, armchair, and TV set up for Roku streaming - equipped with high-speed internet for all your streaming and working needs as well. Enjoy an indoor wood-burning fireplace as well - firewood provided! In the same space there's an updated kitchen appointed with a coffee bar, microwave, refrigerator, stove, oven, and all of your cooking essentials - blender, crock pot, etc! The dining area seats 6 at the dining table, extra chairs available. This home has a full size washer and dryer located downstairs - laundry detergent provided.

Upstairs, bedroom #1 has a queen size bed, a dresser, and a private bathroom with a walk-in shower. Bedroom #2 has a queen size bed, and wooded views! The hall bathroom is located next to the bedrooms in the hallway. There is a linen closet located across from the hall bathroom with extra blankets, towels, and toilet paper.

Downstairs, bedroom #3 has two twin beds. Down the hall, there is a comfortable living room with a pull-out sofa for extra sleeping arrangements. You can access Roku streaming on the TV or spend time reading! The laundry room and garage are also located downstairs. Please do not park in the garage, although you are welcome to use the garage storing your gear.

Outside, there is a back deck with comfortable seating for meals or just enjoying nature! There is a a propane grill (propane provided) with grilling essentials and a yard perfect for relaxing. The level driveway has room for up to four cars comfortably.

This home provides fresh linens, towels, paper products (toilet paper, paper towels), and cleaning supplies for your stay! Shampoo, conditioner, body soap, and laundry detergent are also provided.

**We allow up to two pets with a $100 per pet fee with prior approval.

**We are located within Massanutten Resort but not affiliated with the resort, please purchase resort activity tickets online through their website.

**Massanutten Resort has community trash dumpsters located on Peak Dr which guests are required to bring their trash to in order to prevent wildlife near the homes.

Up a long and windy drive at the top of a small mountain, find Bear Villa, a three- story cabin with a large front yard, two back decks and a front porch with mountain views. Upon entering, find a large living room, kitchen, master bedroom and children's room with bunkbeds on the main floor, plus one and a half bathrooms and a laundry area. Upstairs are two bedrooms with a shared full bathroom. The lowest level features a large common space with a large dining room table, kitchenette, and second living room, a bedroom and a full bathroom. Self-check-in with a smart lock through the rear of the home. Drive up the steep driveway and park near the 2-car garage.

Guests can access the entire home including spacious two car garage. There is additional parking on the street. The driveway can fit 3-4 vehicles and additional vehicles can park in the garage or on the street.

- The 6th bedroom is a loft above the garage is detached from the main house. There is no restroom in the loft, so you'd need to access the main house which is just a staircase away.

-This property is located in the mountains backing to the national forest and we have the pleasure of seeing beautiful wildlife around the home.

- This is a pet-friendly cabin, so it may not be suitable for those with pet allergies. No refunds will be provided for allergy issues during stay.

- No smoking inside the house. Smoking in the house will incur a $750 fine. Smoking is allowed outside of the house but all butts are to be cleaned up and safely removed.

- Bunk beds are children only; 130lbs max.

This 2 bedroom 2 bathroom cabin has plenty of space both indoor and out! There are three large decks off this home, with birds eye views of the woods around you. This cabin is located in the heart of the Massanutten Resort community which boasts indoor water park, rec centers with pool and hot tub, gyms, trails, fishing, golfing, and so much more! This is one of the closest places to stay near Skyline Drive as well! Do some hiking in Shenandoah National Park this year! Enjoy the wildlife that walk right up to the chalet such as deer, half a dozen types of song birds, the occasional possum and racoon! Also close to JMU so if you are in the area for a college function enjoy a bit of relaxation within the resort. The large great room which includes the livingroom, dining area and kitchen is bright and airy. You can keep an eye on the little ones while making breakfast. This brand new, 550 square foot tiny house in the trees has everything you need, and is designed with a local feel. Minutes from George Washington National Forest and dry river. The cabin is only 20 minutes from downtown Harrisonburg.

Note that this cabin has one bedroom downstairs, and one bed upstairs in the loft area accessible by ship ladder style steps. The loft is a sleeping area but does not have it’s own door.

This property is on an adjacent lot to our main property and tiny house, and we are available if you need anything during your stay!

Other things to note
You will have to climb stairs to access the house. This place is perfect for two, families, but can fit 4.

Note:
We had a couple reviews stating the beds were uncomfortable. Please note we took that feedback to heart and bought brand new, upgraded and thicker mattresses for both beds (as of December 6, 2024).

Welcome to our family’s little getaway. Our 12x20 cabin sits beside a 2.5 acre pond. Savor the evening beside a campfire listening to the nightfall on our Valley or from the porch swing.

The cabin is 2 story with a small but full kitchen (complete with refrigerator, stove, microwave, & coffee maker) and the sleeping area upstairs. Please note that if you have mobility issues our place might not be right for you.

Relax and enjoy being unplugged (no TV or Wi-Fi)

The space
Our pond provides plenty of entertainment whether you’re after the large mouth bass who lives there, enjoy watching for water fowl or just want to sit on the dock and watch the sunset over Little North Mountain.

You’re welcome to try your hand at grilling on our outdoor grill. Please bring your own charcoal.

This tiny house/cabin is fully furnished with a small kitchen (equipped with basic cooking utensils and a few spices and oils) and bathroom (shower, toilet, and sink). *PLEASE NOTE: While there are multiple beds in the upstairs, they all share the same room. Pack ‘n Play available upon request.

We provide linens but if you have a definite towel or bedding preference, feel free to bring your own.

Our coffee bar is fully equipped with a variety of options for your savoring pleasure. We are excited to partner with a local coffee roaster to offer each booking a complimentary taste of fresh coffee.

There is a campfire ring with some firewood provided. Feel free to bring your own fire starter.

Snuggle up on the sofa with a cup of cocoa, sip coffee on the deck, or grab a good book off the shelf…and relax. There are plenty of games, books, toys, and DVDs in the closet for a rainy day. All the TVs are currently logged into "Casper Cabin" Netflix, Hulu, ESPN, ESPN+ and Amazon prime video account and we ask that you do not sign out. Use the TV remote's home button to access the apps.

Please be sure to log out of your personal accounts before checking out. DO NOT UNPLUG OR REARRANGE CORDS. . A high chair and baby gate are available for any littles.

You're encouraged to relax and unplug as much as possible, but hi-speed WiFi is available.

The well-appointed kitchen opens to the living room which features an electric fireplace and a sofa with a comfortable pull-out bed. There is not a formal dining table, but the kitchen peninsula has seating for 4 people and the new outdoor dining table on the upper deck can seat 6.

An entry code for the digital keypad will be generated specifically for you and sent to you before check in.

All linens for bedding, towels and washcloths are
provided. Paper goods such as toilet paper and

The kitchen is fully stocked with dishes, cups, utensils, cookware,
microwave, coffee maker, and the basics (filtered water, some condiments, some spices, etc.) - just add your favorite groceries. There is not a washer and dryer, so be sure to pack enough clothes for your trip (or plan a short trip to Elkton for a laundromat).

The driveway fits 2 cars in front of the property.
Additional parking for 2 vehicles is available in the rear at the bottom of the hill. Just walk up the trail to the top.

The house is 5 minutes from the ski area and about 8 minutes from the water park. Two golf courses are easily accessible and Painter's Pond is just down the road if you're in the mood for catch-and-release fishing.

SURROUNDING AREA Downtown Harrisonburg and James Madison University are 15 miles from our home. Explore the fantastic restaurants, museums and shops downtown. The Shenandoah Valley offers many attractions including caverns, wineries and breweries.

The closest Shenandoah River access is only 10 miles from the house. Enjoy tubingand kayaking during warm weather. The Swift Run Gap entrance to Shenandoah National Park, Skyline Drive and The Appalachian Trail is only 15 miles away and offers excellent hiking opportunities.

This home is not affiliated with Massanutten Resort. However, it is located inside the community of Massanutten and minutes from skiing, snow and grass tubing, ice skating, two golf courses, indoor/ outdoor water park, mountain biking, ziplining, putt-putt, go-karts, tennis, swimming, fishing, parks and more! You'll also have access to 30 miles of hiking trails.

The pool is a community pool for the private homes in Massanutten. It is available for use by our guests from Memorial Day through Labor Day for $6/person/day (subject to change). Pool availability is subject to, and at, the discretion of the Massanutten Property Owner Association. Tennis courts are also located by the pool. Most Resort activities are available to our guests for an additional fee and should be booked online before your arrival, through Massanutten Resort's website.

**Please note due to current COVID-19 decreased capacity restrictions, some activities may sell out in advance, especially on holidays and weekends. We cannot guarantee access to the amenities and amenity closure/availability is not a refundable cancellation reason.**

*Please note, there are security cameras on the
front of the house that monitor the exterior of the house only. They record video and audio based on motion.
*This home is located in the woods. You will likely see insects (including some that fly) and arachnids.
Please be aware they may come inside when doors are opened, especially when lights are on inside.

Other things to note
There is a Ring Doorbell Camera that records audio and video based on movement and a ring spotlight camera out front to record the driveway. The spotlights on the sides and back of the home are a only ring lights and are not recording devices.

Guest access
Guests will have access to the entire property, but two locked storage rooms.
Guests will receive a unique code upon booking that will allow them access into the house.

Get away to a fairytale like cottage in the woods. This adorable little home is built on a hillside next to a mountain creek. You will be able to enjoy relaxing on the screened in back porch that is high up in the trees. Listen to the sounds of the babbling brook, bird calls, and breath in the fresh air of the forest. The tin roof creates a cozy sound on rainy days while you can cuddle up on a comfy couch and nap or watch a favorite movie. Not to mention wonderful hiking trails all around!

The space
This quaint cabin is small in size, but loaded with charm. There are steps leading down to the backyard area, where you can enjoy the pretty little creek and have fun roasting marshmallows around the fire pit.
The home sits right next to the road that leads into Hone Quarry Recreation Area. Which has something for everyone:  a picnic area, a campground, a fishing lake, a waterfall, a hemlock forest, and hiking trails for all ages and abilities. 

Other things to note
The water supply is pumped up from the creek. I do have a filter under the house, and it is fine for washing dishes, taking showers or washing hands, and such. However, I have a 5 gallon water cooler for drinking and cooking. I am happy to bring more water as needed.
This sweet little home is quite small. Anyone over 6 feet tall will notice that the doorway into the bathroom and to the back porch are low. However, most of the house feels roomy and fine for my tall friends. The property is also small, and parking is limited. There is plenty of room for 2 cars, it is possible to park up to 4, however it is quite a sqeeze.
Please keep in mind that this home is still a work in progress. I am constantly trying to improve and add more for my guests' enjoyment.

The space
When we acquired the property there was a chicken roost in the backyard, which was unfortunately not salvageable. Thus the name, The Roost, a respite, a place to sit, rest or lodge.

If you choose to venture out from Rawley, there are numerous options for entertainment including restaurants, breweries, wineries, museums, antiquing, sporting events at JMU, Bridgewater College, Eastern Mennonite University, and more.


This cozy cabin includes many amenities: Excellent wifi coverage, a TV with DVD player, and also Roku with apps for Netflix, Prime and all your favorite programming. Bring your passwords and enjoy! We have a Keurig with several pods to get you started, and ground coffee for the 4-cup coffee pot. Bring your favorite pods, coffee or tea. We have sugar and creamer. Two bedrooms are on the main level with queen size beds, and a loft with bedding for four. The cabin is best equipped for no more than four adults and four children. There are three steps going into the cabin and also a step down into the kitchen and another into the bathroom. Other than that, there are just a few steps to reserve your getaway here.

The space
You will have private access to a gentle mountain stream from the large back screened in porch. The porch is large and spacious, allowing you to spread out, relax, and unwind in this serene location. My family acquired this home several years ago and set upon remodeling and molding the space to maximize the panoramic views of the water. This home has become a space for our family and friends to get away from the worries of the world and surround themselves with the calming and healing presence of nature. This lovely cabin is an easy walk to swimming holes and hiking trails making the property ideal for any of the 4 seasons that the Shenandoah Valley has to offer. Enjoy grilling for lunch or dinner and relaxing by the fire pit on either of the 2 patios featured on this property. If you decide to explore the surrounding area, you will find that we are only a short 10 mile drive to Harrisonburg Va where you will find wineries, breweries, museums, antiquing and sporting events at JMU, Bridgewater College, and Eastern Mennonite University.

Winter Special-$199 per night. Great location for traveling in Shenandoah National Park! Historic log house built in 1820 and 1840 of logs hand hewn from local timber. Wifi-speedy Comcast. Organic Cotton sheets. Located 4 miles away from Massanutten Resort, the log house is in a wonderful location to ski at Massanutten, hike the Blue Ridge Mountains, tour the Shenandoah Valley, visit James Madison University.

The space
Our Log House was built in two parts, the first in 1820, and the second in 1840. Logs are exposed, inside and outside. Historical photographs of the McGaheysville area in the 1800's are on many of the walls. The log house was renovated in 2015, with new electrical wiring, new bathrooms, and a new kitchen. The house is now filled with interesting antiques. Furnishings are of excellent quality. Beds are sturdy.

The back yard slopes toward Stoney Run, a creek which flows from the Massanutten mountain. Sit by the creek and relax under the trees, listening to the water flowing swiftly by.

Other things to note
This house has 1 full bath on the second floor and 1 half bath on the first floor. The full bath is accessed through the Shenandoah bedroom. Guests staying in the Rockingham bedroom must go through the Shenandoah Bedroom to access the full bath, or they can utilize the half bath on the first floor. The house is best suited for a family, or good friends traveling together.

One of the beds in the Rockingham Room has a new Savvy Rest Serenity ORGANIC mattress which is delightful! It is split in half (from to headboard to footboard) so that one half is firm and the other half is medium/soft. This combination really suits couples who have different mattress firmness preferences.
The other two mattresses are also new and are very comfortable.
All of the beds have Savvy Rest ORGANIC cotton sheets, washed with scent free powdered laundry soap.

We provide natural or ORGANIC soap in the bathrooms.
In the kitchen and bathrooms, we use natural and organic cleaners.

We offer high quality Virginia roasted coffee from Eastern Shore Coastal Roasting. We also offer natural teas from Forager Teas. These include Peppermint Green Tea and Ginger Lemongrass.

The dining room has a table to seat 8 people and a large fireplace hearth. The living area has a flat screen TV with Xfinity cable channels there is also wifi in the home. The bedrooms each have comfortable 14" memory foam mattress and will have clean bedding upon your arrival. The pool is 4 feet at the shallow and 8 feet at the deep end with a diving board. The pool is open Memorial day until Labor day. There is lots of yard space cleared for outdoor games a relaxing pond and fire pit area as well as a covered picnic shelter outside the kitchen door.

Living/Dining/Entry- Drop off your shoes and jackets at the entry bench to get ready to relax. The great room features full size couch, sitting chairs, area rug and cable TV. The open floor plan has the dining area nearby for extra seating and a great area for family game night.

Outdoor space- The expansive wrap around deck gives you views on 3 sides with an outdoor dining table and outdoor chairs for outdoor enjoyment. The propane gas grill and tools are available for your use. Just please scrape the grill after each use to deter wildlife.

Extras- Gobbler's Roost offers amenities for a relaxing stay that include foosball, Wi-Fi, cable TV, central heating and cooling with Wi-Fi thermostat, bed linens, bath towels (please bring pool towels for pools and waterpark. Bath towels stay at the house.) Dishwasher detergent, hangers, trash bags, hand soaps, dish soap, toilet paper (may need to supplement depending on length of stay. Cleaners leave one roll per bathroom) and contactless check-in. Exterior cameras for your safety that are disarmed during your stay.

Laundry- washer and dryer located in downstairs unfinished basement.

Families- we have provided a few extra items for kids including pack-n -play, toys, gaming TV with Xbox in upstairs loft. There is no cable to this TV. Tub for easy bathing in bathroom off of kitchen.

Guest access
Guests have the entire home with a full deck, and driveway. The front door at the deck level is equipped with a Schlage Encode smart lock. Three days prior to check -in guests will receive a message via the Airbnb app with the check in code and all information regarding rules and check out procedures. The code will be active from check in date/time and will expire at date and time of check out. Guest have access to the entire home except one owners closet located in the full bathroom off of the kitchen/bed 2 and 3 area.

Parking- All streets are paved to the house and the driveway to the house is also paved. It is an uphill driveway that allows for amazing views. The driveway can hold 3 cars. Some prefer to park on the street. The HOA requires all 4 tires to be off the street.

Important- The home is in a wooded area. It is surrounded by a variety of wildlife. Guests must clean up and securely package all food to prevent pests. The home is treated quarterly for pests. Carpenter bees love log homes so if you see signs of this, feel free to message me and I will add additional pest service to the schedule. Please clean the grill after each use and do not leave food outside to attract wildlife.

Cell service- There is reliable cell service at the home and in the Massanutten Resort area. You may lose service during your travels, but we cannot know of that since many people travel from many different areas. The home is equipped with Wi-fi with high speeds.

Community pool- The Rec center has an indoor pool along with basketball courts, workout classes, and arcade. The fee is around $18 per day per person.

Trash- All trash must be taken to area dumpsters due to bear risks. Failure to do so will incur a trash fee.

Other things to note
The driveway is uphill. It is best to pull in at the angle it faces the street. Directions will be sent with check in information. In the winter, the driveway will be cleared for your arrival. Should it snow during your stay, there are shovels and salt in the basement. There is enough salt for the season so use sparingly.

NEIGHBORHOOD RULES:
- This home is part of the Massanutten Property Owners Association (MPOA) and is governed by its rules and regulations, as well as federal and state laws and local ordinances. There are short-term rentals in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, second homeowners and other guests enjoying their retreat.
- Quiet Hours are between 10 P.M. and 7 A.M. Please keep noise indoors during these hours. No excessive noise at any time, as judged by MPOA or its assigned agents.
- Parking: Keep all tires off the road. Do not block fire hydrants or park in front of another property without written approval from your host. Park only in designated areas or overflow lot (4007 Peak Dr., Massanutten, VA 22840) No buses, campers or RVs to be parked at homes or on roads. Overflow lot is available with written approval from your host.
- Outdoor fires: High wildfire risk! No open fires. No unattended fires. No firepit use during quiet hours (10pm-7am) This home does not allow firepits. Firepits and grills may be restricted during local emergency conditions, check Massanutten Village website or electronic sign at entrance for updates.
- Alcohol: No open containers on roads or in common areas
- Pets: Leash always required when outside. Clean up after your pets.
- Trash: Do not place trash outside the house, including on screened porches, decks
or car ports. Trash attracts wildlife, some of which can endanger you and the

- This home is part of the Massanutten Property Owners Association (MPOA) and is governed by its rules and regulations, as well as federal and state laws and local ordinances. There are short-term rentals in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, second homeowners and other guests enjoying their retreat.
- Quiet Hours are between 10 P.M. and 7 A.M. Please keep noise indoors during these hours. No excessive noise at any time, as judged by MPOA or its assigned agents.
- Parking: Keep all tires off the road. Do not block fire hydrants or park in front of another property without written approval from your host. Park only in designated areas or overflow lot (4007 Peak Dr., Massanutten, VA 22840) No buses, campers or RVs to be parked at homes or on roads. Overflow lot is available with written approval from your host.
- Outdoor fires: High wildfire risk! No open fires. No unattended fires. No firepit use during quiet hours (10pm-7am) This home does not allow firepits. Bedrooms

Main level has 2 bedrooms, One bedroom has a queen bed with walk in closet and access to a full bathroom, while the other bedroom has 2 bunk beds which can sleep 4 to 5 kids or adults (one full and 3 twin beds).

Lower level has a huge master bedroom with a king bed and access to a separate dual vanity along with a full bathroom. The master bedroom is completed with a sitting area with views of the large backyard and woods.

Living Room

There are 2 living rooms on main and basement level for the guests to enjoy The main floor living room is spacious open floor plan is right by the kitchen with an electric fireplace and Smart TV with Netflix included. Additional subscriptions for other streaming services are also available for you to enjoy (with your own account). There is direct access to the deck from inside and outside the house with amazing views from the living room.

The lower level living room has a TV and PS3 with built in Blu-Ray player and foosball table for entertainment. Plenty of board games and Movies are available for guests entertainment.
A Pellet stove in the basement is available for those cold days where you can sip your coffee or wine alongside the fireplace and enjoy a book or a movie looking outside the wooded landscape
The walkout basement leads to a covered patio to enjoy the beautiful views of the woods and mountain that Massanutten has to offer. A short walk in the backyard you will see a small stream and hear soothing sounds of nature.

The kitchen has service for 12+ and is fully equipped including a toaster, coffee machine, crock pot, pots and pans, and all the utensils that you will need.

The newly renovated 2400 sq ft cottage in the Massanutten Resort features 3 bedrooms and 2.5 baths with space enough for 10 guests! Pets with well-behaved owners are allowed (with a fee). Feel confident in having a wonderful stay!

Parking in the driveways (3 vehicles) and additional road parking (2 vehicles) is on flat ground allowing you easy entrance to our home. Once inside you will feel cozy and comfortable in a home away from home.

On the first floor, you are welcomed with a cozy sitting room with a 50" smart TV and gas fireplace, as well as a workspace. There is a well-stocked modern kitchen with dining space for 6 at the table and 4 at a bar counter. For coffee lovers, we provide a traditional carafe, a Keurig, and a French Press. There is also a half bath and laundry room on this level. The door off the dining area leads to the deck to allow for more outdoor relaxation and al fresco eating if you wish. The sitting area for four has a large firepit table, grill, and a hot tub. Pack your suits!

Also on the first level is a cedar and pine-walled game room. There is comfy seating around a 65" smart TV, or try your skills at the pool table. The whole room is lined with windows, allowing you to feel immersed in the outdoors.

Upstairs you will find three bedrooms and two full bathrooms. The spacious primary suite boasts a king-size bed with a new mattress, a huge closet, and a full bathroom. There is also a comfortable convertible couch with a chaise that turns into a full mattress. There are two additional bedrooms upstairs. The first has two full beds, the second offers a full bed and a twin-size bunk bed. The second full bathroom on this level offers a tub for those who like to soak indoors or great for young kids!

Welcome to Bear Villa! Forget your worries in this spacious and beautiful three-story cabin in Dayton, VA. Just 25-30 mins to James Madison U and Eastern Mennonite U. Sleeps 10 comfortably. Three levels with main bedroom and full bath on ground level. Five bedrooms total (2 king, 2 queen and 1 w/ bunk beds suitable for children.) 3.5 baths. Large decks for relaxing with mountain views. Quiet, peaceful log home in the country yet still near everything. *Satellite Wifi Available.

The space
Up a long and windy drive at the top of a small mountain, find Bear Villa, a three- story cabin with a large front yard, two back decks and a front porch with mountain views. Upon entering, find a large living room, kitchen, master bedroom and children's room with bunkbeds on the main floor, plus one and a half bathrooms and a laundry area. Upstairs are two bedrooms with a shared full bathroom. The lowest level features a large common space with a large dining room table, kitchenette, and second living room, a bedroom and a full bathroom. SATELLITE WIFI ONLY-good for connecting your phone and checking email...not suitable for zoom or gaming (there is an unavoidable lag time with Satellite WiFi).

Guest access
Guests have access to the entire house and front and rear yards and a pavilion with picnic tables. Absolutely no parties or hunting permitted on this property.

Accessibility: The primary bedroom is in the main floor. There are no steps once inside to access the primary bedroom. The shower is also walk in (no tub to step over.) The main floor is also an open floor plan, i.e., there are no obstructions to moving throughout the main floor if you had mobility challenges.

Other things to note
During spring and summer, there are usually more carpenter bees and some wasps on the property (but NOT inside the cabin.) We treat for insects, but it is the country.

Guests will not have access to the utility sheds or the ATV on the property.

You represent that you are 25 years of age or older. You understand and Acknowledge that the Booking/Reservation/Experience/Stay/Occupancy of Home/etc. that you sign up to participate in may be hazardous and may carry the risk of injury or illness, including sickness, physical injury, property damage, disability, permanent paralysis, and possibly death.

TO THE MAXIMUM EXTENT PERMITTED UNDER APPLICABLE LAW, YOU KNOWINGLY, VOLUNTARILY, AND FREELY ASSUME ALL RISKS, BOTH KNOWN AND UNKNOWN, OF PARTICIPATING IN THE BOOKING/EXPERIENCE/STAY/OCCUPANCY OF HOME. EVEN, IF THOSE RISKS ARISE FROM THE NEGLIGENCE OR CARELESSNESS OF THE HOST OR OTHERS, OR DEFECTS IN THE HOME, FURNISHINGS, PREMISES, FACILITIES, GROUNDS, ETC. USED DURING THE EXPERIENCE OR OTHERWISE, AND YOU ASSUME FULL RESPONSIBILITY FOR PARTICIPATING IN THE BOOKING/EXPERIENCE/STAY/OCCUPANCY OF HOME.

Release and Waiver
You have reasonably assessed the risks involved in the Booking/Reservation/Experience/Stay/Occupancy of Home/etc. and have made an informed and voluntary choice to make reservation/participate/stay.
You knowingly choose to Book/Reserve/Experience/Stay/Occupy the Home/etc., and acknowledge that there are recording devices at the entrances (common area only) of the Home/grounds/property.
You alone, and not your host, are responsible for determining your fitness for participating in the experiences and your ability to fully understand any directions or warnings presented.
You will not participate in any Reservation/Experience/Stay/Occupancy of Home/etc. when you have a physical, medical, or mental limitation, or when you are aware or should reasonably be aware of any factors that may limit or prevent you from safely participating in the Booking/Reservation/Experience/Stay/Occupancy of Home/etc. or trip.
You will act reasonably and responsibly and will comply with any provided and customary conditions, directions, house rules, and/or precautions for participation in the Booking/Reservation/Experience/Stay/Occupancy of Home/trip/etc. If you notice any hazard during an experience you will stop participating in the Booking/Reservation/Experience/Stay/Occupancy of Home/etc. immediately.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, YOU RELEASE AND PROMISE NOT TO SUE OHANA HOSPITALITY VA LLC and, or, its representatives, its hosts, the property ownership, its subcontractors, and or direct employees FOR ANY CLAIMS, DEMANDS, CAUSES OF ACTION, LOSSES (WHETHER ECONOMIC OR NON-ECONOMIC), DAMAGES, EXPENSES, COSTS, OR LIABILITY OF ANY NATURE WHATSOEVER ARISING FROM OR IN CONNECTION WITH YOUR EXPERIENCES AND/OR TRIP, WHETHER BASED ON WARRANTY, CONTRACT, TORT (INCLUDING NEGLIGENCE), PRODUCT LIABILITY, OR ANY OTHER LEGAL THEORY.

You intend this Guest Release and Waiver to be a complete and unconditional release of all liability to the greatest extent allowed by law. You agree that if any portion of this waiver and Release is held to be invalid, the balance notwithstanding shall continue in full force and effect.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, HOSTS PROVIDE THE Booking/Reservation/Experience/Stay/Occupancy of Home/etc. AND/OR TRIP “AS IS,” WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED, WITHOUT LIMITING THE FOREGOING AND TO THE MAXIMUM EXTENT PERMITTED BY LAW, OHANA HOSPITALITY VA LLC and, its representatives, its hosts, the property ownership, and or direct employees EXPRESSLY DISCLAIM ANY WARRANTIES OF SAFETY, FITNESS FOR A PARTICULAR PURPOSE, QUIET ENJOYMENT, AND AS TO THE ADEQUACY OF THE DIRECTIONS AND WARNINGS PROVIDED TO YOU.

Indemnification
You agree that if, despite this Guest Release and Waiver, you or anyone on your behalf make a claim against the hosts relating to an experience and/or trip, you will indemnify and hold OHANA HOSPITALITY VA LLC and, its representatives, its hosts, the property ownership, its subcontractors, and/or direct employees harmless from any liability, demand, loss, damage, or costs which the hosts may incur as the result of such claim.

You affirm that you HAVE READ THIS GUEST RELEASE AND WAIVER AND FULLY UNDERSTAND THE ASSUMPTION OF RISK, RELEASE, WAIVER, AND CONSENT CONTAINED IN IT. YOU FURTHER UNDERSTAND THAT YOU HAVE GIVEN UP RIGHTS BY AGREEING TO THESE TERMS, AND HAVE DONE SO FREELY AND VOLUNTARILY AND WITHOUT INDUCEMENT.

Governing Law: This agreement shall be constructed to provide a release and waiver to the maximum extent of the law as permitted under the State of Virginia, USA. If any portion of this document shall be held invalid, it is agreed that the balance of the agreement shall continue to be valid and in full effect. This agreement shall be governed by the laws of the state of Virginia, USA, and any legal action in its regard shall be held in the courts of the State of Virginia, USA.

Fireside Lodge backs up to Shenandoah National Forest providing you privacy and solitude while enjoying the screened porch and hot tub overlooking the wooded backyard. The lodge's kitchen is on the main level of the home open to living and dining area and gas fireplace. The lovely kitchen has granite countertops, river rock backsplash, SS appliances, island seating and pendant lighting. There is also eat-in bar seating right off the kitchen along with 12 foot dining room table for a total seating capacity of 16-18 people. The living room, with vaulted beam ceilings, antler chandeliers and pine walls/ceilings, boasts a stone fireplace and rough cut beam fireplace mantle, providing cozy evenings spent at the lodge. Looking to catch a big game or stay connected? Our lodges feature high speed WIFI, Smart TV with Netflix, Pandora, Satellite TV on main level TV. Bar area in lower level of home perfect for some relaxation, features TV, sofa and pool table for your enjoyment.

Enjoy a dip in the hot tub on a lovely Virginia evening and have the opportunity to watch for wildlife and take in the beauty of the national forest. On the lower level, there is a large wet bar, pool table, and entertaining area. Additionally, there is ample off street parking.

The kitchen, dining room, and great room provide a wonderful area for entertaining and gathering. Rewind by a cozy fire in the stone fireplaces found in the great room and master bedroom.
