Once used to house managers from the sugar cane plantation days, this home, named Hale Ulu Lulu, underwent a major rebuilding (completed in early 2020 and constantly maintained) and is now completely restored with attention to historic detail, while providing every modern convenience. G & Z Upcountry Bed & Breakfast Cottage, situated on half an acre in Kula Maui is adjacent to the hosts' 6-acre farm. TMK 2-2-2-006-101-0000.

A large jacaranda and two avocado trees shade the wide-open lawn. At an elevation of around 3,000 feet, guests welcome the day as the sun rises over Haleakala and sets in the ocean or behind Mauna Kahalawai (West Maui Mountains). Guests might even see the green flash when it sets in the ocean.

G & Z offers a rural tropical atmosphere, and it's convenient location makes it easy to access all that Upcountry and Maui has to offer. It's a place to relax and 'get away from it all,' yet still be within an easy drive to beaches and surf spots.

There are five restaurants just 5 minutes away and another 10 within a 15-minute drive. Kula Country Farm, a two-minute walk away, sells local produce and homemade Upcountry products and has the best Halloween pumpkin patch and fun activities for the keiki (kids).

House Rules: We are in a working community so quiet time is before 8 am and after 10 pm, please. That's why we are the perfect property to relax and enjoy your vacation. We have a wonderful pool water feature and the pool is heated. Why heat a pool in Hawaii? The pools can drop 15 degrees during our winter months. So it's important to find that out when reserving a hotel or house in Dec, Jan, Feb, and March in Hawaii. The pool is open from 9 am to 8 pm but the pumps for the waterfall and slide turn off at 5 pm, you can still use the pool. Just can't have pumps going more than 8hrs a day for the slide. The pool is 36 feet long 3 1/2 feet to 7 1/2 feet deep. Once again I will mention the pool is shared with only us the owners. We have been asked by a few guests if they can hang out after 8 pm. The reason we have that in place is our community is like an amphitheater sounds travels far. Some guests were being very loud and our neighbors weren't too happy about the noise. With that said PLEASE don't have your children screaming while at the pool, again remember your booking in a working family community. So maybe a hotel would be a better fit if you're looking to party after 8 pm or have children that have to scream the whole day in a pool.

In Bedroom 2 there is a Berth Bed with a Twin Mattress which is perfect for a teen or child, not an adult. The mattress is a regular twin size. You need to be honest about how many guests are in your party, we live on the property so we will know. You can't show up with more people than you advise us is in the party. We will ask you to leave if not honest. We want no one sleeping on the sofa or air mattresses.

The Space
Our cottage was built in 2012 and we welcomed our first guests in 2013. It has all appliances , comfy Serta bed, all-cotton bedding, pillows, towels, etc. Sliding mirrored doors separate the bedroom from main room. The cottage sits across from the beach below our upscale neighborhood and your only neighbor is a doctor on one side and us up the hill behind in the home we bought in 1999. 420 friendly.

Air-conditioning, washer and dryer, Netflix and YouTubeTV! And we have an AED in the main house, a Christmas gift from our son!

Cottage is stocked with coffee, tea and condiments, fruits and bagels or pastries and butter in the freezer to get you started on breakfast. Snorkel gear, beach chairs, coolers, etc. in a storage bin on your deck and we can give you tips on good things to do and things to avoid.

Separate bedroom and bathroom has 2 doors so there is privacy if one person wants to sleep and the other stay up or get up. Plenty of room for two or for a family with a child who can sleep in a crib (available to rent from No Ka Oi Baby Rentals) or on the couch.

The area we are in is called 'Central Maui' because you can easily drive to everywhere else. Yet our particular location feels more like country with open beach and ocean in front and to the north. Be aware that there is no commercial business within walking distance but the beach and a golf course are there for pleasure walking!

The Neighborhood

Our neighborhood is upscale, our neighbors really friendly owners. The beach is right across the road in front of the cottage and when the surf is big, it's great to watch the surfers there. When there's no surf, the beach is empty. We love it both ways! It's not a swimming beach but those are a short drive away and by staying here, one avoids the touristy, hot, dusty surroundings of the beach cities

Getting around

We have a bus system and Jordan and I can drop guests off on our way places but a car really is recommended as only tour buses go up into the valleys and up to the top of Haleakala.

Other Things to Note

We stayed in a B & B years ago in Switzerland and the women treated us like family and it had such a positive impact on us that we try to do the same and make our guests feel at home. On the other hand, you may want to just do your own thing and that's perfectly fine, too.

Getting Around

Your private lanai is a perfect place for morning coffee or an evening glass of wine or dinner while gazing across the lush setting to the ocean. Comfy dining seating for four is provided on the lanai. There is also a dining table for four inside should you choose.

Palm Cottage is located on 2 acres with numerous fruit trees for you to pick fruit (depending on what’s in-season). Citrus, Avocado, Lychee, Guava, Papaya, Bananas, Cherries and more besides.

Breakfast: We provide packaged snacks and breakfast food items for you to have a self-catered light-island breakfast at the time of your choosing. Tea and coffee are also provided. Location: Palm Cottage is a peaceful, rural location to get away from crowds and enjoy nearby waterfalls, hiking and communing with nature, but still close to shops and restaurants. We're about 10 minutes to the nearest beaches (Hookipa, Baldwin, Sprecklesville), great restaurants and 20 minutes from Costco, Walmart and Target in Kahului. If you prefer the South/Central beaches of Kihei they are just a short 30 minute drive away. Jaws Country Store is just 2-minutes from Palm Cottage that also serves to-go food and coffee/smoothies.

Nearby things to do: We’re located near the beginning of “The Road to Hana” and so there’s plenty to do right here. It's a beautiful tropical location, with lush greenery and flowers and impressive waterfalls close by. Twin falls is a short distance away, also Na ili ili-haele Stream & Waterfall and Waikamoi Nature Trailhead. The Gardens in Haiku are nearby and The Garden of Eden Arboretum is a short drive away. There’s great stores and galleries in Paia and Makawao (approx 6 miles each) or visit Haleakala Crater for that once in a lifetime experience.

- "The perfect house for exploring the windward side of the island. We were grateful for the AC in the bedrooms so we could sleep easily at night after being out and about during the day’s humidity. We loved being right off the Hana highway and the easy access to a drive to Haleakala. Paia just down the road has lovely walkable beaches with visits from turtles in the early morning and afternoon. We also loved Jaws just 2 minutes walk from the house for early morning coffee, lunches and even pizza for dinner. We’d stay here again for sure."

If you have any concerns about them or perhaps encountering any of these creatures.....PLEASE DO NOT BOOK!

Our Jungalow Cottage is 780 square feet and overlooks breathtaking views of Haleakala Ranch and west Maui.

This area of Hawaii is special and unique. It is a very different experience, one of the mountain.
We are on 2.5 acres and nestled upon the slopes of Haleakala (meaning house of the sun in Hawaiian).
The summit of Haleakala is at 10,023 ft and is a must see while on Maui. We are at approximately
3000 ft and surrounded by cattle ranches and forrest.

Hiking and mountain biking trails are near by. Wild pheasant, deer, pigs and Pueo (hawaiian owl) are often seen.
This is a very special place on Maui and only really described by being here in person yet only 8 min. from the town of Makawao.

Our guests are welcome to use the swimming pool, hot tub and dry sauna at will according to our house rules. Please note that use of the pool, hot tub and dry sauna are private if reserved via our shared calendar app.

Guests may also wander the sprawling property planted with many aromatic plants such as Rose Geranium,
Lemon Verbena, Lemon Grass,
Rosemary and others.
There are also Avocados, Lemons and limes for our guests to enjoy when in season.

Because of the natural beauty and peace afforded by this amazing place we encourage you feel that solitude and to please respect the same of others.

We encourage you to respectfully enjoy our property however please no loud and boisterous parties.
Only registered guests are allowed.
Check in / Check out - Check in is at 3:00 pm and check out is at 10:00 am. Exceptions may be possible with prior approval from your host. At check out please have dishes cleaned and in dish rack, dirty linens and towels in hamper provided or on floor. Remove all food from refrigerator and cabinets and please put trash in can near laundry.
Private use of the facilities & Time Tree - It is our intent to offer our guests private time at the pool, hot tub & sauna. They are however used by ourselves and other guests. Please download the Time Tree shared calendar app to reserve your times. This is a requirement to best respect your use as well as others use of the facilities. Remember this is your vacation. Do you really want to schedule out all your days? We recommend you be spontaneous and book daily. Trust me you will be captivated exploring the beaches, waterfalls etc. and you will run late or change your plans.
1) If you do feel the need to book in advance do not book the same time slot two days in a row and to be fair we ask our guests to not reserve more than 3 hrs in a row. If no one else books you may then reserve hourly there after. If you are running late please adjust your reservation asap. If you are more than 20min late we may cancel your booking.
2) The pool and hot tub are booked as one.
3) Longer reserved stays are possible however with our approval. If you don't mind company please note “all welcome”. I will txt you the Time Tree invitation on the day of your arrival.
Pool - Please shower before use. No diving, running or excessive horse play. No glass pool side please use plastic drink ware. Pool hours 8:00 am - 10:00 pm.
Hot Tub - Please shower before use. To open just fold in half and lift to the side. If possible please do not drag the cover to move it upon opening. The black button on the wall starts the jets, light switch for both pool and hot tub is to the far right of it. Hot tub hours 8:00 am - 10:00 pm
Sauna - To “find” the sauna from your Jungalow walk past your laundry down the steps and stay right. Walk across the front of the main house to the far side of the deck. You will see two outside showers and a wood and glass door. You have arrived. Once finished please turn off. Sauna hours 8:00 am - 9:00 pm
Laundry - Please do not wash our sheets and towels. If there is an accident or a need for fresh bedding and or towels just let us know and we will exchange them. If your stay is longer than a week we will refresh them for you. Your personal use of the laundry is between the hours of 8:00 am - 8:00 pm.
Noise - Please have fun but be respectful so as not to disturb us, our neighbors or guests. Quiet hours are from 10:00 pm - 8:00 am. It is our intent to offer each of our guests the same opportunity to experience the peace, tranquility and romance that our property offers. Fireplace - This is a gas fireplace. To start click switch from center position toward wall and to shut off from wall position to center position only.
Trash & Recycles - Please place trash and recycles in the marked cans near your outdoor laundry. Pick up day is Monday P.M.
Kitchen - Do not use anything abrasive(scrubby pad, SOS pad etc.)
Bath - NOTE: (Like many things on Maui) The shower valve works backwards. HOT is to the right and COLD is to the left. Also at first use it does take a while for the water to get warm. There is shower cleaner under the sink. Please use if you feel the need.
Property boundary - Pualani Upcountry is situated between two steep ravines. The lower part of the property is also terraced and has steep drops. Please for your safety be careful. As well please do not go off the main house deck to the left of the sauna door. Private.
Gazebo - At this time the Gazebo is not for guest use. If you have a special request please ask and we will entertain it.
Broom / Vacuum / Fan - Are located under the stairs.
Beach chairs and coolers for your use - Are located in outdoor laundry area.
Beach & pool towels - We provide towels for you use. Please do not hang towels on furniture or outside railings. Please use the dryer.
Conservation - In an attempt to work towards minimizing Pualani Upcountry’s carbon footprint we humbly ask you to keep outdoor lights off when sleeping and indoor lights off when away from home. Full wash loads are encouraged when possible. Mahalo for your kokua!

This is a beautiful jewel of a house. It's all one level and close to shopping, activities such as hiking, biking, zip lines, farm tours, horseback riding, art school, dining and Haleakala National Park. Just an eight to ten minute drive to white sand beaches.
This 20-acre shade-grown coffee plantation borders a forest preserve and is completely private. A stream runs through the property year-round attracting a variety of wildlife. There are amazing panoramic ocean, jungle and mountain views and a seasonal waterfall view. Guests have the option of booking a personal tour of the farm and grounds which includes a short hike to see the ancient Hawaiian pictographs, an artesian spring and gives an overview where all the private trails, natural pools and picnic areas are. Reservations include full access to all the grounds and amenities on the farm. The cottage is located over a half mile from the main farmhouse and is completely private. It includes:

Guests have access to miles of private trails on the grounds of Maliko Estate Coffee where the cottage is located. Swimming in the year-round stream is a highlight. Great bird watching too!

Guests are greeted upon arrival, offered a jungle tour and are bid farewell on departure day too. Owners are nearby if they're needed and have advice and recommendations for Maui activities.

The historic paniolo town of Makawao is only 2 miles away. The paniolo are the Hawaiian cowboys and they still can be seen riding their horses or stopping by the local cantinas for a beer after riding the upcountry ranches. Great shopping and dining is found in Makawao, Haiku and nearby Paia. Makawao is considered one of the best art scenes in the nation.

You will definitely need a car. You won't need a four-wheel drive though. The roads are fine. There is bus transportation but not near the farm which is too rural and uncrowded for a bus stop.

The cabin comes equipped with a koi pond and two resident koi named Lilo and Stitch. Guests are asked to feed them. They'll remind you themselves if you forget!

GETTING TO KNOW THE NORTH SHORE OF MAUI:
We like to let guests know that we are located on the non-touristy side of the island. All sides of maui are quite different and each season is different on each side of the island as well. Our north shore is great for adventurous guests looking for a quiet getaway in a local residence, while exploring the surrounding towns and north shore of maui. Our surrounding small towns are great for shopping and getting lunch or early dinner as shops close by 5pm and restaurants by 8:30-9pm. Unfortunately we don't have much night life to offer on our side of the island since mostly locals reside here. Our beaches on the north shore are known for surf waves and windsurfing- great for experienced surfers/windsurfers, people watching or sunbathing however many are not usually calm for swimming or snorkeling October thru May. For beginner surfers and all snorkelers we recommend a day trip to the west or south shores where you can rent surf boards/ snorkeling gear, get a lesson and the beaches have sandy bottoms where it is ideal for these activities.

The North shore is located on the edge of the rainforest which makes our area beautifully green and lush this is because we get enough natural rain year round to keep everything green without watering systems. We do have seasons on island and during winter months you can expect more rain on the north shore. We also get natural tradewinds year round that usually keeps our north shore 5-10 degrees cooler than the tourist sides of the island and cools down our evening temps, which is a blessing. Our warmest months are usually June through October, where we can get the warmer temps, high of 80-90 degrees F and evenings 70-75 degrees F. In the winter months we usually do not get colder temps than 65 degrees F rarely, therefore our north shore homes were not built with air conditioning or heating systems, just ceiling fans and windows to self regulate our homes inside temperature.

It is good to remember though that Maui is a tropical island, so our temperatures are humid and an average high of 75-85 degrees F. When you first arrive on island our temperatures can feel warmer than what you are used to at home until you get acclimated to the weather. So we like to mention if you live in air conditioning at your house and like your home on the cooler side then our place may not be a good fit for you.

Your stay is important to us and we want to make sure your vacation expectations are met while on island. If you are looking to experience what it is like to live in traditional home in a local Maui neighborhood and explore the island, we are in a great location to do that. However if being close to calm beaches, night life and where more action is, we actually recommend guests stay in Kaanapali or Kihei on the south and west shores of maui. These areas are in the best locations on island for weather and the Maui experience you have seen in magazines and movies. In these areas you are close to everything and you can just do a day trip to the north shore to check it out. We give you this information as we want you to have the best visit to the islands!
SECURITY CAMERAS: We have security Ring cameras on the property to monitor the driveway entrance and back gate to our property. We use these to monitor who is accessing our property for safety and security. The 4 cameras on property are located in visible places that are outside in the front yards facing directions that would not compromise privacy during your stay. See our house handbook during your stay for more information. NOTE: There is an owners studio attached to the main house on property that has its own private patio and entrance and is not for guest use.
CANCELLATION POLICY: Travel is a choice. Our cancellation policy remains valid and moderate. If you should have to cancel, we refer you look at our cancelation policy for your reservation. The ocean is your front yard.
The property is ocean front, our home is on the ocean side and the cottage is on the road side. Of course our guests have access to the chairs and table located at the edge of the ocean. No beach access from the property as there are some big rocks sitting in front. But a beach is walking distance from here. Tavares Beach.
Walk out into the front yard (along the owners' house), and watch surfers enjoying the beautiful blue waves! Maui by the Sea's property is located right on the ocean, fronting a popular local surf break. The entertainment never stops!

Your cottage is 150 feet from the ocean. (There is no beach in front of the property; it is a rocky shoreline). A sandy beach is 200 yards from the cottage with access for windsurfing, surfing and snorkeling; or if you wish, just sunbathing on the golden sand.

A short drive down the coast takes you to Baldwin Beach, the nicest beach on Maui's North Shore with long long stretches of white sand, crystal clear water, lifeguards, pavilions, and showers.

DISCLOSURE:
THERE IS A RENTAL AGREEMENT TO READ, SIGN AND RETURN AT TIME OF BOOKING.
Maui by the Sea Cottage sits off of Hana Highway, it is a 2 lane road). There can at times be excessive road noise. However, we have good insulation and have added central air conditioning to minimize the problem. There will be no refund given due to this situation.
Absolutely NO smoking in or outside the cottage or on the property. No candle burning or open flame.
No loud music. No parties. No outside visitors. Quiet hours are from 9pm to 8am.
From the guest cottage you look over the roof of the owner’s house to the ocean. Our guests are very welcome to walk anywhere on the property and use the lawn chairs by the ocean. There is no beach in front of the property, it is a rocky shoreline.
A sandy beach is 200 yards from the cottage. There is a security camera in the garage.

Our private cottage is located in a neighborhood in the heart of South Kihei, the sunniest part of Maui near the famous Kama’ole white sand beaches. Just a 10-minute walk to many things:

There are several beaches very close to the house depending on what you are interested in. When we go to the beach with our gear, we always drive. There is plenty of parking in front of the beaches and we have coolers, beach chairs, beach umbrellas, boogie boards, snorkel equipment, towels.

Here are all the distances to give you a better idea of our local beaches.
* Kalama Beach Park (0.5 mile, 5 min walk to beginning of the park) - retaining wall to the ocean and beach, small beach usually used by paddleboarders and surfers. Fantastic walk along the waterfront and where everyone gathers for sunset. The park is amazing with playground, tennis, volleyball, basketball, roller-skating rink and more
* Cove Park (0.7 miles, 10 min walk, 1 minute drive) - great for paddle boarding, wading in the water, beginner surf lessons leave from this beach

All the Kamaole beaches are considered some of the best beaches on Maui. We spend our beach time at Kamaole I.

* Kamaole Beach Park II (1.6 miles, 32 min walk, 5 min drive)
* Kamaole Beach Park III (1.9 miles, 36 min walk, 6 min drive)

Stroll in cute little shops while trying some local shave ice. You will love Maui's most unique shopping and dining experience at Kihei Kalama Village with great places to eat and over 40 vendors and boutiques. At the south side of Kalama Beach, you will find Cove Park where you can take surfing lessons or try stand up paddle boarding. Walk beyond Cove Park and you find Charley Young beach which is part of the famous Kamaole beaches.

In the morning, walk to Starbucks, Lava Java Coffee Roasters, or Da Greens and enjoy your coffee at the beach or in a lush tropical setting. During the early evening, you can enjoy Happy Hour at Three’s Bar and Grill or one of the other many places within a 10-minute walk of the house or enjoy the gorgeous sunsets at the beach.

Great views of Maalea Bay and Harbor, West Maui Mts and the island of Lanai.....All can be seen from inside the cottage, deck or the front lawn! Lots of shopping, restaurants and activities nearby. Decorated in casual island style, the homes main dwelling has 1 bedroom with full bed, 1 full bath , living dining room combination with a full size kitchen. Attached to the main home is a private master suite with a queen bed, full bath, sitting area and hot tub with beautiful ocean views. You can rented the cottage for 2 people or the cottage and master suite for 4 people. Maximum 4 guests total. Amenities included are barbecue, cable TV/smart tv, stereo with bluetooth and washer/dryer, ceiling fans, fully equipped kitchen with coffee maker, and microwave.

Things to do...: Take advantage of the excellent snorkeling and scuba diving in front of your own cottage. Feed the fish in the tide pools or search for sea shells. Look for turtles eating the seaweed off the rocks as you sit in your lounge chair. There is not a better place to kayak on Maui and they are available to rent nearby. Walk to nearby white sand beach - Makena Beach. Big Beach, which for years has been voted best beach in Hawaii, is a 5 minute drive from the cottage. If you dont feel like cooking enjoy the wonderful restaurants at the Maui Prince Hotel which is a 5 minute scenic walk. Keawalai Historical Church is located just 5 doors down.

Makena Memories: Our home has such wonderful memories for me...My grandparents originally built the little cottage as a place to come to on the weekends. My first memories are of the original design of the house...it was completely open on the front. Where the bedroom is now, had benches all the way around the sides. In the middle where the bathroom is, was where they locked up the bedding and cots. The kitchen was the kitchen and the bathroom was actual built next to the cottage and my grandfather kept his most precious possessions in there...his lawn mower and fishing nets. We had so much fun, everyone together like a big camp out, some in hammocks others on army cots, but all of us watching the fireworks in the sky. What I realized as I got older was that it wasn't fire works but the military bombing Koholawe island.
Through the years I learned how special our place is. I grew up there, learned to swim, got married there and now my son gets to experience it too.

The space
The kitchen has water filter (so you don't have to buy water), stove and oven, microwave, coffee maker, hot water kettle, toaster, dishes, bowls, glasses, mugs, pots and pans, cookware, utensils...etc. The cottage comes with BBQ grill, washer and dryer, boogie board, beach chairs, beach umbrella, and beach towels. We also provide USB power connector in each room, hair dryer, iron & ironing board, detergent for laundry, shampoo, conditioner, body soap, and hand soap. Basically you bring nothing except your clothes! (Please know we do not provide any consumables. our insurance does not cover the liability. So please bring your own spices and oil). (Please know for beach essentials, we do not provide snorkel gears due to sanitization rules).
