On year-round water with a large boat dock. Located on beautiful Norris Lake with 800 miles of shoreline. Water front property. Kayaks, canoe and peddle boat. Straight access with steps to lake. Close to Sequoyha Marina by Water. On a quiet part of Norris Lake. Take Caryville exit off I-75 towards Big Creek 4.
The cottage has approximately 1600 square feet with 4 bedrooms. Sleeps 11 but accommodates 8 people comfortably. Approximately 20 steps from parking area to cottage.
Two full baths - one on each level. Central air conditioning. 10 x 30 deck upper level and patio lower level, both with beautiful lake view. Open recreation room in lower level has a ping pong table and fold out couch. Eat-in kitchen with a stove, refrigerator, dishwasher, disposal, and microwave. Kitchen utensils furnished (cookware, dinnerware, etc.; toaster, blender, coffee maker, Keurig, spices, etc.). Trash Pick-up. Maid service included at check out. Please empty the refrigerator and remove all food and containers. Wash all pots and pans. Please fill up the dishwasher, and start prior to leaving. The cleaning service will empty the dishwasher. Please take out all the trash in provided bags.

Washer and dryer. Television. DVD. Gas Grill. Chairs and tables for decks. Concrete steps, 50 to 60, to the lake, directly to boat dock.

Large covered dock new for 2022. 50'x32' with a 22'x32' swim dock. Also, it includes jetski dock, nighttime lighting, fans in covered seating area, wifi, and ladder into lake. Great for swimming. Peddle-Boat, canoe, and 2 kayaks provided. Bring your own life vests.

Small fire pit included. Please bring your own firewood.

New fiber Wi Fi 2025. You can stream videos, but I'm not sure about gaming. E-Mail and Zoom work fairly well. Limited cell phone service, so put phones on wi-fi calling. Landline has unlimited continental service within the US. But unhook and enjoy the family!

Additional Information: This property is located on Big Creek 4, a quiet part of Norris Lake. Water all year. Steps to Lake go all the way to the dock unless there is an extreme low water level in the winter.

Please note that no partying allowed. Must be 28 to rent with responsible adults. Full weekly rental required from Saturday to Saturday from Memorial Day to Labor Day.

HOUSE RULES:
1. Age of Guests - One adult age 24 or older must be listed on the rental agreement. Max 6 people.
2. Day Visitors are permitted, but are the responsibility of the listed guests. Only registered guests are permitted overnight.
3. Pets - 2 pets maximum permitted. Per HOA policy, no Dobermans, Rottweilers or Pit Bulls allowed. Pets must be leashed at all times. Please pick up after your pet. Pet fee is required.
4. Smoking is permitted outdoors only. Sand container provided on porch. Please dispose of smoking waste accordingly.
5. Children must be supervised by an adult at all times.
6. House linens are to be used indoors only. Please bring your own beach towels.
7. Septic System - please use only septic friendly toilet paper. Do not flush feminine hygiene products or other materials as this will cause the system to clog.
8. Coolers - Coolers must remain outdoor/on porch only.
9. Quiet Hours are Midnight - 8:00am.
10. Check Out - 10:00am
11. No open flames indoors and no fireworks on property. Open fires permitted in fire pit only.
12. Liability - Owners are not responsible for accidents, injury or illness that may occur. Homeowners are not responsible for lost or damaged valuables of the guests.

* As the cottage is located in a cove, it is impacted by the seasonal depth of Norris Lake. Water levels vary throughout the year, but typically, the boat launch is accessible from mid-April through Labor Day. Depending on the length of your boat, you may have difficulty launching if water levels are low. In such cases, Indian River Marina boat launch is less than 2 minutes away and has year-round depth for launching.

Our cottage is located above Flat Hollow Marina and Resort, a full-service marina and restaurant for all your boating and dining needs during your stay. They offer boat rentals, slips, life vests, ski rope & ski’s, tubes, etc. The marina usually has karaoke and/or live bands on Fri & Sat nights during the summer.
Need a break from the lake for a day? A day trip to nearby Pigeon Forge, Gatlinburg or Cades Cove Great Smoky Mountain National Park is approximately 1.5 hours away! Cumberland Gap National Historic Park is approximately 45 minutes away with numerous hiking trails and scenic overlooks for you to enjoy.

Accessibility:
The front and back doors have decks, but there is a sliding glass entry in back with just a 1 step platform.
The full bath has a large walk-in shower (no tub.)
Sleeping:
There is one queen sized platform bed, one king sided platform bed. We have 2 twin and one queen sized air mattresses with bedding if needed.
Kitchen:
Pots, pans, dishes, glasses, coffee cups, silverware and cooking utensils
Regular coffee maker and a Keurig with some coffee provided. We supply a dozen water bottle and fresh eggs from “our girls” during your visit.
It really is a great little place that guests have described as comfortable and well appointed.

You share a driveway with us, we’re to the left, but it doesn’t interfere with parking.

We do have to provide for our chickens and ducks and tend to the garden, but these are not too close to the get away and we will try not to disturb you.

We list a contact who may be available for hire or pontoon outings.

Rates are only accurate 9 months out, if you want to book farther out, please contact us for accurate rates. We do have an outdoor camera that monitors the parking lot and dock.
