As you settle into this 1-bedroom, 1-bathroom rental, you'll find a computer station and multilingual staff. And you won't have to pack extra clothes, because you'll also have access to laundry facilities.

It was perfectly setup for two of us, and the kitchen was well equipped. Some of the decor is a little rustic, but in keeping with the style of the property. It was a little bit of a surprise that the bedroom was two single beds pushed together with a gap in between the two, but a carefully stuffed blanked helped to close the gap. The lounge area was comfortable and the Smart TV was a good feature, allowing us to watch on demand TV like at home. The little touches were lovely; a bottle of fizz, tea, coffee & even cornflakes. We’ve already booked our next stay. The lockbox access is really useful for us as we travelled up from England in the evening, arriving at 10pm, so there was no stress about checking in."

Old Kirkstead is tucked away in the beautiful Yarrow Valley between Selkirk (16 miles) and Moffat (16 miles). It is accessed from the A708 through Kirkstead Farm steading and along 0.5 miles rough track.
This traditional stone shepherds cottage has been extended to provide a large contemporary kitchen with a spacious open plan living area and four bedrooms. There is a double bedroom with en-suite shower room, and a twin bedroom downstairs; and a further twin bedroom and king size bedroom upstairs. The bathroom is located downstairs, and has an over bath shower. The utility room has space for a dog bed as well as the washing machine and tumble drier.
Warmed by oil-fired central heating, Old Kirkstead is comfortable and cosy throughout the year.
The cottage is an ideal base for hill walkers, bird watchers, wildlife enthusiasts, or families who just want to get away from it all and enjoy the peaceful surroundings. Well behaved dogs are welcome, however they must be kept on a lead as this is a working farm.
There is no broadband and limited mobile signal at Old Kirkstead although there is 4G a couple of miles down the valley.

In the heart of the Scottish Borders and nestled close to the market square in The Royal and Ancient Burgh of Selkirk, the apartment makes a great place to spend a few days or extended break while exploring this fabulous and intriguing part of Scotland. Selkirk itself has a fascinating history going back to William Wallace and more recently links with Sir Walter Scott. The other Borders Towns are close by including Galashiels, Hawick, Melrose and Jedburgh, while Edinburgh itself is only a 40 minute drive or pleasant train ride on the recently reopened Borders Railway. Montrose House is so called because the Earl and Marquis of Montrose stayed here just before the Battle of Philiphaugh in 1645. He was known to be a brave and proven General but was nonetheless heavily defeated with huge loss of life, although he himself survived. There is a commemorative plaque of his stay on the wall of the apartment.
The nearby Philiphaugh Estate has various trails and riverside footpaths along the Ettrick Water. One of the trails leads to the battlefield so you can imagine the scene of 5,500 men in the desperate struggle between the Covenanters and Royalists. The Estate offers more peaceful attractions as well which include a nice tearoom close to the Salmon Viewing Centre
Sir Walter Scott best known as a writer, also served as Sheriff for 33 years and his legal connections should not be forgotten. The court house that he presided over is open to the public and only a short walk from the apartment and main town square. Walter Scott's life and times can be further explored at nearby Abbotsford house. The beautiful stately home of Bowhill House is not to be missed, only 3 miles from the town. The house is set in superb grounds with access to woodland walks to suit all and younger generations will have a whale of a time enjoying organised orienteering package and amazing adventure playground- ideal for children of any age and big kids too!
The wonderful Borders scenery provides a super backdrop to lots of outdoor pursuits including golf, mountain biking, fishing on renowned rivers and lochs or following peaceful footpaths through the countryside.

There is golf at New Woll next door and nearby a driving range, fishing can be found throughout, either at local fisheries or on the world reknowned rivers and if you like horses there are two local equestrian centres, one run by Ian Stark. Bowhill Estate has a huge amount to offer for those looking for outdoor time or simply some quiet time for rest and relaxation. Equally for art aficionados looking to soak up some rich culture, Bowhill House has an astonishing collection of fine art and antiques, while the formal and informal gardens offer stunning views across the Ettrick Valley.
The Clocktower forms part of the courtyard properties and sits just a stone’s throw from the Estate tearoom for a morning scone and jam during the Summer opening season.
Taking a central position directly under the original Clocktower, the apartment sits on two levels with a large bootroom and utility room on the ground floor which is ideal for muddy boots, outdoor kit and dogs.
On the second floor, the living accommodation sits to the right and left of the central stairwell. The sitting room is large and comfortable with generous seating and views over the estate grounds, while the kitchen has plenty of room to dine up to eight guests comfortably.
There are two bedrooms in the apartment - one master bedroom with super king bed with zip and link option, a large walk-in wardrobe, and a separate sofa bed which makes it ideal for families with children. This extends into a large en suite shower room. The second bedroom is a double with adjoining family bathroom.
Outdoors, guests can enjoy miles of waymarked trails for walking, cycling and dog walking from the meandering 7 mile Duchess’s Drive taking in the sights and sounds of the area, or for something a little less arduous, the 2 mile Loch’s Walk or the incredibly scenic Tree Trail are ideal for leisurely afternoon wanders.
The Estate benefits from an on-site Ranger who runs occasional walks and family activities, while fishing, horse-riding and Land Rover tours are all part of the nearby facilities here.

There is no private outside space for guests. The inner courtyard at the entrance to the property is shared between 4 other apartments. There are benches at the tea rooms during seasonal opening times, or in the wider grounds or by the loch.
PARKING
Parking is available in the Bowhill House Visitor Car Park during opening times which is a 2 minute walk from the property. Out of opening times and in the evenings, guests are able to park in the inner courtyard just outside the property.
It is important to note that cars cannot be parked in the courtyard during seasonal opening hours. Bowhill House is open daily from 10am to 5pm from the start of June to the end of August. It is also normally open through the Easter weekend.

DOGS
Two dogs are welcome with a charge of £15 per dog. Dogs must be kept to the ground floor utility room until clean and dry and thereafter kept out of the bedrooms and off the furniture.
Please note there is no private outside space. Dogs must be closely supervised and kept under control in the wider grounds.

Bed linen, towels and hand soap are provided. A hairdryer is provided in each bedroom.
Two complimentary passes can be provided to guests who wish to have a tour of the house. This is only available during the opening season.

Wi-Fi is provided. Mobile coverage is poor on most networks within the property but this improves directly outside in the courtyard.

GUEST PRIVACY
The Clock Tower sits within the immediate grounds of Bowhill House which is open to the public, normally from the start of June until the end of August (daily from 10am to 5pm). It is also normally open through the Easter weekend. Guests looking for complete privacy during the day would therefore be advised to book outside the opening periods of the Estate.
Please note that the inner courtyard where The Clock Tower is located is a shared space with four other apartments. There is an outside courtyard with a tea room and outside seating which is open to the public during seasonal opening times (see above). The Stables at Howfordmill has an idyllic location just outside the village. Combining the appeal of rural quietness, and the lifestyle it comes with, and the convenience of shops and amenities within few minutes drive (7 miles). This former stable building has been completely renovated and restored by the owners and transformed into the perfect rural retreat for either a small family or group.
This two bedroom cottage provides a bright and open space for your day to day living, with French doors leading to a decking where you can dine outside and enjoy the open view over the surrounding fields. The kitchen provides everything you will need for preparing meals, be it a fun filled occasion, or perhaps someone is being treated to a romantic occasion. Come the evening, guests can either sit outside and enjoy the surroundings or chill out in front of a movie with your feet up. Should you wish to venture out for the evening, the local pub, under new management, has fantastic games nights, great food, live music and much more. Both bedrooms can be fitted to be either twin rooms or larger super kingsize. The bathroom has been finished to the same high standards as the rest of the cottage and has a shower over the bath. Outside, there are larger gardens where guests can enjoy a real taste of rural life but without being isolated; there’s a local pub serving food in the centre of Ettrickbridge for example. In the garden, guests can enjoy the scenery, the wildlife and even some horses in the distance. Fire up the BBQ and cook up some of the delights of local produce, one of the things that the Scottish Borders is famed for.

The space
The spacious L-shaped underfloor heated ground floor living space is great for socialising and there’s a well-equipped kitchen with dishwasher, washing machine, fridge, microwave, fan oven, induction hob, toaster and cafetière.
We have a freezer in the barn with dedicated space for guests if needed.
There’s a breakfast bar, dining area and lounge with two big sofas enabling each guest to pick their favourite spot to read - or even write - a book, listen to music, or pile onto the sofas together to watch a movie, play games or snooze after a good walk.
The one bathroom - with powerful shower and full sized bath, hand basin and toilet - is on the ground floor.
Upstairs are two bright bedrooms - one double, one twin - each with fitted storage space and views over the gardens and to the hills and forest beyond. These are loft rooms with sloping sides to the ceilings, so if you’re particularly tall you may want to take extra care.
Outside, to three sides of the cottage are paved patios, so you can sit in the sun or shade as you wish and enjoy breakfast or sip a drink before dinner while spotting the birds, hares or deer that frequent our gardens.
The cottage is a modern eco-house, triple glazed and super-insulated with underfloor heating downstairs, a heated towel rail in the bathroom and radiators in the bedrooms. Depending on the season, we’re powered by a combination of solar, a biomass boiler fuelled from our own woodland or by oil.
It’s very cosy in the winter and doesn’t need a log burner because it’s so warm already. Who needs the hassle of cleaning out and lighting a fire to keep warm when they are on holiday anyway?
Guests can store items such as bikes, motorbikes or golf equipment securely in our huge brand new barn and we have a separate boiler room with drying space for gear or boots. The barn is secure, and alarmed overnight or if we are out.

There’s plenty of parking right in front of the cottage to make unloading straightforward.
We've recently simplified our pricing so that the price you see is what you pay with no Airbnb guest fee or cleaning fees.
We have found that couples love our place, so we recently changed our approach to price the cottage for 2 people and there is a small charge per night for each additional guest up to a maximum of 4. That means that you aren't penalised if you book as a couple and the price is reflective of the number of people actually staying.
Guest access
You have access to the cottage, the drive space, patios to 3 sides of the cottage and a small garden with lawn, trees and herbaceous borders, with outdoor table and chairs.
If required we can give you keys to the barn and boiler room for your bikes or walking gear.
You can get around on foot, bike, motorbike, car, and bus. A 25 minute bus or car ride takes you to Galashiels and from there you can catch the train to Edinburgh - a journey of around 55 minutes. We're very central and within easy reach of all the Borders towns and the Scottish or Northumberland coast.
Other things to note
We are so sorry but we do not take guests with cats or dogs under any circumstances, because we find that no matter how well behaved, having these animals around frightens away our wildlife, adds considerably to cleaning effort and is problematic for those with allergies.
We also have a lower age limit for similar reasons - together with safety and comfort - of 12 years of age.
For bookings made by companies on behalf of their employees or clients, where guest reviews may not be available, we kindly require a security deposit. This deposit is fully refundable after checkout, provided there is no damage to the property or excessive cleaning required.
The deposit may be used to cover minor damage, missing items, or additional cleaning if necessary. We will process all refunds promptly once the property has been inspected following check-out.

Nicely decorated and modernized Scottish Cottage located in very popular and Historical town Selkirk. Property is located on quiet street in a walking distance to the town centre where you can find many local shops, cafes, bars and restaurant. Perfect for outdoor enthusiasts the cottage is cosy and well appointed, 5 minutes from the Megget Resevoir in this stunning part of the Scottish Borders. 3 bedrooms (1 superking with ensuite shower) one twin/superking and one single with truckle that share a bathroom. An open plan sitting room/dining room, kitchen and utility room (good for dogs and boots) and a downstairs toilet. It is very much off grid and has NO WIFI though EE phone signal works. It’s in an extremely romantic setting where Mary Queen of Scots used to hunt deer. There is a large barn for storing bikes and other outdoor equipment. Easy onsite parking. There is a walled (rather wild) garden with washing line. A stream runs nearby. Broad Law, the highest point in Southern Scotland is close by, as is the stunning Talla Reservoir and St Mary's Loch. Eat at the Glen Cafe and the Gordon Arms, cycle at Glen Tress or walk up the Grey Mares Tail. NB nearest town is 15 miles away so stock up before you arrive!

The cottage is on a working sheep farm so you might see the shepherd and his dogs at work. It is an easy walk to the Megget Reservoir and is close to St Marys Loch which is an outdoor enthusiasts dream with walks, cycling, fishing and paddle boarding etc. NB the nearest towns are Moffat and Innerleithan (approx 15 miles away) so shop before you arrive!
