The space
This townhome is an end unit, in a safe neighborhood, with very quiet neighbors. The townhome is ranch style, with only two front patio steps and steps off the back of the deck. It is a wonderful dog walking neighborhood.

Each bedroom is equipped with a comfortable bed and four pillows. The primary bedroom has a KING size bed, two closets, and a full dresser. The guest bedroom has a QUEEN size bed, a closet, and full chest of drawers. Both bedrooms have TV's in them with roku's on guest mode so you can log in to your favorite apps. There are extra towels in each bathroom and pool towels are stored in the closet for summertime pool use. A stacked washer and dryer are also available for use in the townhome.

The kitchen is fully stocked with all of the cooking items you will need. Additional appliances include a toaster, food processor, hand mixer, drip coffee maker, dishwasher, stove/oven, and full size fridge/freezer. We also have a farm style sink and counter height seating that can be used for daytime working or mealtime eating. In the dining room we have a table that seats four and a coffee bar station. Also included is a little wine rack that you can stock with all your favorites.

The living room is equipped a double recliner couch and two swivel velvet arm chairs. The smart TV is able to connect to all of your favorite apps and streaming services and currently we have Peacock TV included. We also have high speed G-Fiber internet! The living room also has a basket of board games, a small collection of books, and other pieces of art to make you feel at home in this quaint space.

Outside we have a deck with outdoor seating, a table, and a large umbrella. Our backyard faces a wooded area and in the spring and summer you can often see hummingbirds feeding at our feeder! Out front there are two parking spaces for our guests to use in front of the home.

The bedroom has a queen bed and a desk for you to do any needed work.

Guest Access:
You will have full access to the indoor spaces that are pictured as well as the lower deck and dining space in the backyard. The main backyard is closed off and off limits.

If you arrive at night, there are motion sensor lights to illuminate your path so you can see where you are going.

Security Deposit: All reservations made through VRBO will incur a $250 preauthorization hold on their card on file the day before check-out. Provided there are no damages the full amount will be released seven days after the initial hold is made. For all Airbnb reservations all damages will be rectified through the Airbnb resolution center.

No Parties - $500 fine.
No smoking/vaping/candles/incense INDOORS - $500 fine. Smoking only allowed outdoors with windows closed and cigarette butts disposed of only in outdoor trash. If smoke or cigarette smell is not dispersed after the house is cleaned you will incur a $500 fine.
Check-out is at 11am ET and Check-In is at 4pm ET. $50 late checkout and $50 early check-in fee if available, non-negotiable before 1pm. After 1pm, guests will pay that night`s base rate due to inability for future guests to book the same day.
A maximum of 2 dogs are welcome but we do require guests to disclose that you are bringing a pet since when the pet is listed as a “guest” it adds our standard $150 pet fee. This fee covers extra cleaning services required to restore the home to rentable condition. Not disclosing your pet will incur a $300 fee due to the inconvenience of disrupting cleaning service preparations and operations. If you will have a service animal with you although not required by airbnb we appreciate you letting us know so we can give the same notice as pet stays to our cleaners. No cats allowed.

Beds: Two twin beds (the standard setup) that can be combined to form a split king bed, provided notice is given in advance (we need a reasonable amount of time to rearrange the furniture and change the linens to accommodate the king-size setup).

>Four-inch gel-infused memory foam padding and comfy linens complement your Sterns & Foster mattress.

Bathrooms: Two private bathrooms are available for use. One is directly adjacent to (immediately outside) your bedroom door. The second bathroom is located upstairs, just inside the room on the right at the top of the stairs. The second bathroom is available in case you need multiple flushes in a short period, as the first-floor toilet may (temporarily) be refilling slowly. All other water pressure is strong. (We have a third full bathroom for our private use. You will not be sharing a bathroom with us.)

> Check-in is at 4:00 pm (EST). Earlier check-in requests cannot be accommodated at this time; however, earlier bag drop is happily accommodated, so please plan accordingly.

We love our cats very much. We do not want to have to keep our kittiehhhhhs locked up (this is their home too). They are very playful and at least one of them (Ozzy - our social cat) will likely want to greet you when you arrive.

We run a Blueair Pro XL HEPA Silent Air Purifying System in the home 24/7. Although this mega-system is designed to help control allergens in the air, we cannot guarantee that all cat-related allergens will be completely removed. Therefore, if you are allergic to cats, we recommend that you do not book with us.


STAIRS
There are stairs on the property:

> Outside of the home: There are three steps at the front entrance (two from the sidewalk to the landing and one as you enter the front door). The back entrance is currently unavailable to guests.

>Inside the home, there is a staircase located within the house. However, your space is actually located on the first floor, so you won't need to go upstairs unless you require the use of the second private bathroom.

If there are stains, damages or additional cleaning is required, we will be forced to charge a cleaning fee (which we do not charge in the discounted price of the room), or damage/replacement/repair fees (if applicable). *** We rarely have to charge for such things, and we would prefer to keep it that way. ; )

The space
This private bedroom is on the second floor of our house directly above our 2-car garage. It is a very large bonus room with a private bathroom totaling about 400 square feet of living space.

For sleeping arrangements, the room has one queen bed as well as a sofa bed that opens up to a full size bed. For the kitchenette area, there is a microwave, mini-fridge, and coffee maker. We have a Murphy desk so you can work from the room and then fold the desk away to maximize living space. For entertainment there is a 42" Smart TV, some books, and games.

Access to our home will be provided the day before check-in via a personal code for the keypad on the front door. At check-in you'll also get a physical key for the interior door to the private room.

During your stay
This rental is a private room in our personal home so we will likely be around during your stay. We will give you your privacy, but always enjoy chatting or offering recommendations for nearby food or fun. The guest suite is set up as a private apartment on the first floor of our home, offering a bedroom with an en suite bathroom, a spacious living room, and a separate TV and office room. The fully equipped kitchen, dining room, and laundry area are shared with my daughter, who lives upstairs.

The bedroom is cozy yet thoughtfully designed, featuring a full-size bed, eco-friendly mattress, natural cotton linens, plush towels, and blackout curtains. It includes ample storage with wall-unit shelves and a small walk-in closet, plus a beautiful garden view. Stay comfortable with an overhead fan, AC, and central heating. The en-suite bathroom has a standing shower. Though compact, it’s thought through with every comfort in mind, making it the perfect place to unwind and recharge.

Just open the door—and voilà, the bedroom extends into a spacious living room with plenty of space to spread out. Lounge on the cozy couches or curl up with a book in the reading nook. Your private living room/home office also includes a smart TV with Amazon Prime and Netflix for unwinding after a long day, and an office desk if you need to catch up on work.

Neighborhood is adjacent to Shelley Lake which connects to Raleigh's expansive greenway system (over 100 miles of trails). Indoor pool located a short 5 minute walk.

The space
This is a cozy little house in a wonderful and friendly neighborhood with plenty of green space nearby, but still very easily accessible to all that the City of Raleigh has to offer. We love traveling, so most of the décor is photos from the many trips that we've taken over the years. The furniture is fairly minimalist, but gets the job done. The HVAC is relatively new and easy to adjust. The beds are both queen beds and there is a washer/dryer available for use (see notes below).

The house is about 1400 sqft in total, but we are using one of the three bedrooms as storage while traveling abroad, so you will only have access to two of the three bedrooms and about 1200 sqft of space and we ask that you not attempt to access the third bedroom, which will be locked during your stay. There is also a shed in the back which houses our outdoor maintenance equipment which will be locked during your stay. Otherwise, it is all yours.

There is a shady backyard which is great for lounging in the spring and fall when the weather is warm, but not the sweltering heat/humidity that summer in central NC often brings.

NOTABLES FOR THIS HOME

We typically do not allow pets. In rare cases where we do, we have a non-refundable pet fee that will be applied at checkout. If there is indication that an unapproved pet was housed here during your stay, we reserve the right to charge for it and any damage caused to the home.

As a small home in an older neighborhood, there are a few tiny quirks to be aware of before you book. For most people, these are not major issues, but we want to be open about them upfront so there is no confusion or disappointment when you arrive.

**The first is that both of the bathrooms are connected to the same shower room. There are doors separating each of the three rooms (two half bathrooms and one shower room), which can be completely fine if you know those you are staying with fairly well and you are ok with sharing space. In short, you can easily make privacy with some minimal coordination, but if that is not your preference, this home may not be the best option for you.**

**The second is that there is a washer and a dryer available for you to use. Both are a little older, but work perfectly well. However, the dryer only works on one setting. We outline the instructions for using it in our welcome manual and have no trouble ourselves managing without the additional settings. The clothes still get dried!**

*The third is that there is a fireplace in the home, but it does not draw the smoke up into the chimney, so if you start a fire in it, you will quickly get smoked out and potentially cause issues inside the home that we hope to avoid, so please do not try to start a fire in the fireplace. We've had it looked at and are told that it would cost quite a bit to fix, so we just go without since our heater works just fine. It is completely safe structurally, just to be clear.**
