Our 1BR/1BA spacious apartment has it's own private covered entrance with onsite parking space. Relax with these features: queen bed, full kitchen, large spacuois bath, living area with work desk, balcony overlooking lake, washer and dryer, and gas grill. Shared outdoor spaces include access to firepit area, swing, glider, and lower deck of the private dock located onsite, but please NO boat docking allowed. Guests can also use to the nearby Community Pool and Picnic area with car parking.

We are conveniently located between Asheville and Charlotte, making us a perfect spot for day trips. Our area is referred to as Nature’s Playground near Pisgah National Forest, close to Linville Gorge, the Fonta Flora State Trail System, Shortoff Mountain, and Table Rock.

Guests enjoy SmartTVs with YouTube TV Service on the 3 high def TVs and broadband internet with WiFi access is provided.
Once outside guests are welcomed with a small sandy beach and fire pit at water's edge. Out on the lake we have a private dock where you'll have the use of our 2 paddleboards and a kayak which provide a great way to explore and enjoy beautiful Lake James. If you'd like to do more extensive exploring on the lake we're happy to refer you to a couple of marinas that offer pontoon boat rentals.

This property is located only 1/3 mile from the entrance of Lake James State Park (Paddy’s Creek section), 1/3 mile from Lake James Marina, 1/2 mile from Canal Bridge public boat launch and 3 miles from the Marion Lake Club (18 hole golf course open to the public), 1 mile from Fonta Flora Brewery (Whippoorwill Farm location). This property is not waterfront nor water view however it is ideally located in the center of the Lake James area footprint.

Lake James State Park's Paddy's Creek facilities include a 700 foot swim beach, 25 miles of hiking and 15+ miles of mountain biking trails, fishing piers and snack bar. Canoe, kayak and paddleboard rentals are available at the park typically May through September. Pontoon, jet ski, paddleboard and kayak rentals are also available from other vendors around the lake.

Wood burning fireplace in great room for cozy fall evenings. The sleeping loft on the main level is accessible by ladder and has a full size bed, lamp, games and two fluffy, friendly stuffed animals to snuggle. Master bedroom on main level has lake and mountain views, king size bed and private bath with stone, tile and glass shower. The lower level has a foosball table and wet bar as well as a tv with dvd player, a large dvd collection full of family/kid friendly movies and Roku/YouTube TV for streaming shows. There are twin size bunk beds and a twin roll away in an alcove off the family room The bathroom on the lower level has been newly updated with granite countertop, tile, stone and glass shower. The bedroom on the lower level has a queen size bed and view of the lake.

Visiting in the summer? There are floating toys and life jackets for lake fun. For those who are adventurous, the top deck of the dock has a gate for jumping off into the clean and soothing waters of Lake James!

Visiting in fall or spring? This time of year is one of the best kept secrets around Lake James. Lake traffic is light and often warm enough for boating (especially canoeing or kayaking) and/or swimming. A great time for fishermen! Mountain biking trails are less than 3 miles away at Lake James State Park and hiking trails are too numerous to count-- hike to the top of Shortoff Mountain or into the Linville Gorge and surround yourself with the beauty that only Mother Nature can provide.

Visiting in winter? An especially peaceful time of year to gaze out the window at the (sometimes) snow topped mountains and peaceful lake. Enjoy the warmth and crackle of the fireplace after a day of hiking or snow tubing in Jonas Ridge. Ski resorts are 30-40 minutes away in Boone, NC. Check out charming nearby Morganton for shopping, micro-breweries and restaurants or Silver Fork Winery just a few miles down the road with live music on weekends..... the possibilities are endless!

Secluded cabin in the woods located in Nebo, NC in close proximity to Lake James, known to be one of the most scenic and cleanest lakes in the Southeast. We have an awesome outdoor area to enjoy with fire pit to relax around. Property directly links to the OverMountain Victory Trail via stone staircase with access to hundreds of miles of beautiful hiking. We are best suited to sleep 4 but 6 is ok if you don't mind a sleeper sofa (its new). We are located 4 miles from the Linville Gorge, 2.2 miles from Lake James State Park, 1.2 miles from Fonta Flora Brewery at Whippoorwill, and 7 miles from Mica Town Brewery Nebo. Marion Lake Club is within about 5 miles if you love golf, they also have a very tasty bistro called Slices. Mountain bike, hike, swim, kayak or canoe at Lake James State Park. Rent a boat to enjoy Lake James. Unfortunately, our property does not have adequate space for you to bring your own boat.

Travel down a charming, privately gated drive to escape in our lakefront retreat! Enjoy the entire house tucked away on the shoreline of Lake James. Our 4BR/3.5BA sits on a wooded ridge and offers lovely views of two main channels, along with Mount Mitchell and Short Off Mountain. Relax on the decks, in the screened porch or by the outdoor fireplace and see some of the best sunsets around! The private dock offers space to keep a rented boat.
**The owner has a 25ft Bennington pontoon available for an additional daily fee of $450 or ask about a weekly discount. This rental is separate from the Vrbo booking. Ask the agent to refer you to the boat contact where you can discuss exact pricing.**

The gated community is privately maintained and roads must be shared. This is a one lane road with turnouts and directional signs for owners. Directions will be supplied prior to arrival date. We recommend that, in Winter months, guests check weather conditions prior to booking and drive appropriate vehicles.
The home's layout is very spacious and offers two levels of living space. The main level offers a den off the entryway with lake views, a large bedroom with 2 beds to one side, and 2 additional bedrooms on the other side. There are 2 full hall baths on this level, one is ensuite.
The upper level has a large open floor plan with the kitchen, dining, and living room. This level has open long range lake views as well. The screen porch is off the dining room and offers lake and mountain views. The master bedroom is on the upper level with a full ensuite bath. The half bath is located off the kitchen and dining area. The laundry is on this level behind closed doors off the kitchen. There are lake views from almost every room of this home and plenty of exterior areas to enjoy just hanging out and relaxing.

*We just completed an internet upgrade to StarLink.* Our community is remote, gated, and on a private road, so we do not have established portals available to us at this time. This is a common issue around Lake James. If you need to stream, please disconnect all other devices so that you have the strongest signal possible.

Lake James is conveniently located between Charlotte and Asheville, NC. We are about an hour from regional/international airports if needed. We are close to Old Fort, Black Mountain, Banner Elk, Beech Mountain, Boone, and Blowing Rock. We are in the back yard of Linville Gorge where there are many trails to hike, mountain bike trails, kayaking, and other nearby attractions. Just ask your host about things to do.

But this property popped up (they had a last minute cancellation) and life was good again- I booked immediately. The house is fantastic. More than we needed (only 5 of us) but each of my kids got their own rooms and were thrilled. The views are unmatched. Windows everywhere and the house is strategically placed for inspiring sunsets. Yes, a sunset cruise is great but when you can stay on the balcony or hang in one of the swings and watch from the comfort of your space...simply perfect. Tons of sitting spaces in the house. All the rooms are good size and the kitchen had everything we needed. A wonderful kitchen island made making meals and sharing cocktails together while making said meals a real family affair. The owner was fantastic (thanks Risa!) and Karen was ultra responsive. Both highly communicative and answered all my questions. We rented the pontoon and had a wonderful experience. Smart TV's throughout so you have access to all your streaming services. Wifi worked just fine. Bluetooth speakers in house to play music. Yes, there are 101 steps down to the dock but it isn't as horrible as you may think. Obviously something to consider if you have mobility problems. The only bad part about the whole week is we had to leave-I should have booked 2 weeks. Next time!"

Modern log cabin with million dollar views set in private gated community. No visible neighbors in front view so very private. Porch/deck on three sides. Wide open living room and modern kitchen with granite counters. 2 bed rooms downstairs with master suite upstairs. Great sitting area in loft with best view of Shortoff mountain and Table Rock. Satellite TV in living room and vcr with movies in loft. No WIFI sorry, but you wont need it. Sit on the porch and unwind. Propane grill for grilling and unfinished basement with ice hockey table. Neighborhood has pool as well. Fire pit with benches.

One of my pet peeves when traveling is having to wait for check in. Therefore, I always try to get the cabin ready and often can allow EARLY CHECK IN and/or LATE CHECK OUT.

The cabin is not appropriate for children under age 10 and we do not allow pets or smoking (even outside).

Our neighborhood is one of the best parts of this rental. It is broken into two parts, both of which are gated. The lower part has only 2 houses in it and has a private community pool, a small stream, and lots of space to walk and bike. One of my recent renters fell in love with the neighborhood and purchased their own second home here.

Only 4 miles to boat access ramp. Two state parks very close by - 1 with picnic areas and hiking and another with a sandy beach and swimming area. Easy access to Black Mountain (30 minutes) and Asheville (50 minutes). The Blue Ridge Parkway at Linville falls is only 45 minutes away and Linville caverns is a 40 minute drive. Both Marion and Morganton have cute downtowns and are both 15 minutes away in opposite directions. Morganton has a nice 4 mile paved greenway along a river which is great for walking or biking.

The path is 130 steps down our sloped concrete path to the sitting area by the water from the house where you can fish or swim off the private dock in a quiet cove. You can bring your own boat or PWC to keep at the dock, or you can rent a pontoon boat from the local marina. Play some of the many games we have like horseshoes or corn hole outside. Play ping pong, Foosball, or shuffleboard in the basement, or just hang out and watch Smart TV. The gated community has a swimming pool, a community pavilion with restrooms & fire pit, and covered community dock. Lots of activities and places to explore year round including Linville Falls, Pisgah National Forest, Hawks Nest and 45 minutes to Asheville. Once you enter the gated subdivision where our home is located, you'll pass the Fonta Flora Trail and spot signs leading to the public cove beach, accessible only by trail or our community! The Fonta Flora Trail offers about 16 miles of mountain biking and hiking trails, winding through the woods and providing scenic lake overlooks. It's just a short walk from the house!

Our dock sits in a peaceful cove, ideal for boating, swimming, or fishing. It features hammock swings, chairs for relaxing, two paddleboards, two kayaks, and lifejackets – all for your enjoyment! Whether you're reading a book, fishing, or watching for kingfishers, the dock is the perfect spot to unwind. Feel free to bring your own boat and tie it up to the side of the dock for use during your stay (please note, the two jetskis are not for guest use). Once you leave our calm, wake-free cove, you can explore all of Lake James, try water sports like skiing or wakeboarding, or simply take a leisurely cruise to enjoy the breathtaking mountain views from the water. We're just a few miles from the Linville Gorge wilderness area and the public boat ramp at Linville Access. Lake James boasts 150 miles of shoreline, with around 30% of it belonging to Lake James State Park. The lake is home to ospreys, eagles, and many other wildlife species that you can spot during your stay!

Guests stay on the second and third levels of the house, while the bottom level is reserved for the owner's quarters. If you're interested in bringing additional guests, such as in-laws or a second family, please reach out for information on renting the extra space. The bottom floor includes two bedrooms (one queen and two twins, sleeping four), a bath, living and dining areas, and a kitchenette. Don't worry – you'll have the entire property to yourselves, with no one else on the premises!

The Gigi Mermaid boat is decked out in Mermaid decor to create a memorable stay on Lake James. The sofa converts into a double bed and the kitchen table converts into a single bed. Linens and pillows are provided. There is a small marine toilet on board and a stocked kitchenette, which includes a Keurig coffee maker, toaster, dishware, and some cookware. This is not like staying at a hotel or in a house but is more of a glamping experience, so please set expectations accordingly.

The boat has air conditioning and heat powered by a generator and electricity (and outlets). There is a propane grill on the front and a roof deck accessible ONLY when the boat is not in motion.

The boat is not docked, but there are several options for your overnight stay:

1. Reserve a boat-in campsite at Lake James State Park. You will have access to restroom facilities, a private campsite, and be able to have a fire or set up a tent. We recommend this for any longer stays

2. Stay on a public beach - these are usually the best beaches on the lake with premiere views of the Blue Ridge Mountains. There is no cost to use these beaches, but they can get crowded and noisy on holidays and weekends during prime summer months. If they are full upon arrival, you can expect space to begin to open up at sundown as boaters go home. There is no camping or fires allowed on these beaches.

3. Tie up to the old state park dock (meager traffic) or anchor in a cove overnight.

There is a generator that runs the air conditioner/heat and electricity. The kitchen consists of countertops, a coffee maker, and a pump sink. There is NO shower on the boat.

Guests will drive around Lake James, there are public beach areas they can pull the boat up on or anchor in a cove and swim. Lake James State Park has many boat-in camping sites that offer great amenities if you are staying overnight. You will have access to restroom facilities as well as beaches to play on if you book these sites (usually about $10/night).

I pick guests up at Canal Bridge public access, give them a tutorial on how to drive and use the boat, and then they drop me off and head out. I am available 24/7 and provide my personal cell to all my guests should they run into any issue or have any questions.

Park at Canal Bridge on James Ave - this public boat site is 24/7 and overnight parking is permitted. Canal Bridge is managed by Lake James State Park.

The houseboat feels more like a camping experience than a full-service hotel. There will be access to a grill, but no stove, oven, microwave, or refrigerator. Guests should plan to bring a cooler and plan food accordingly. There are no showers on the boat and only a pump sink with freshwater and marine toilet. We advise guests to use the toilet sparingly, as it has limited flushes, and use public restrooms as much as possible. We recommend guests reserve a boat-in campsite for stays longer than 2 days. It is required by NC law that all guests under 13 wear a life vest while the boat is in motion.

Must be 21 or older, show a valid driver's license, and have a valid boating license if you were born in 1988 or later. Search for NC Boating License online course, complete it online, and print and bring the license with you (Approximately $30).

We will meet at Lake James Urgent Care located at1614 NC-126, Nebo, NC

The boat is not docked, boaters will be required to drive it or beach/anchor it, but there are several options for your overnight stay:

1. Reserve a boat-in campsite at Lake James State Park. You will have access to restroom facilities, a private campsite, and be able to have a fire or set up a tent.

2. Stay on a public beach - these are usually the best beaches on the lake with premiere mountain views. They’re also free, but they can get crowded and noisy on holidays and weekends during prime summer months. If full upon arrival, you can expect space to open up as boaters head home around sundown.

3. Tie up to the old state park dock (very low traffic) or anchor in a cove overnight.

There is a generator that runs the air conditioner and electricity. The kitchen consists of countertops, Keurig, toaster, cookware and dishware, and room to store a cooler with ice.

A $150 fee is taken up front (cleaning fee) for damage / gas. If the boat is returned with no damage and a full tank you will be refunded the $150.

Guests have access to full boat. They will not have access to the private dock where it is stored.

The owner is local and available to answer any questions and assist should you encounter any trouble on the water. He also owns an emergency boat towing service and is regularly out on the waters assisting boaters.

Lake James is one of the most beautiful lakes in the United States. Nestled in the foothills of the Blue Ridge Mountains, this man-made lake offers beautiful waters, great fishing, beaches for playing, and beautiful sunsets and sunrises.

Lake James State Park has many boat-in camping sites that offer great amenities if you are staying overnight. You will have access to a restroom and showers as well as beaches to play on if you book these sites (usually about $10/night).

The houseboat feels more like a camping experience than a full-service hotel. There will be access to a grill, but no stove, oven, microwave, or refrigerator. Guests should plan to bring a cooler and plan food accordingly. There are no showers on the boat and only a pump sink with freshwater and marine toilet. We advise guests use the toilet sparingly, as it has limited flushes, and use public restrooms as much as possible. We recommend guests reserve a boat-in campsite for stays longer than 2 days. It is required by NC law that all guests under 13 wear a life vest while the boat is in motion.

Must be 21 or older, show a valid driver's license, and have a valid boating license if you were born in 1988 or later. Search for NC Boating License online course, complete it online, and print and bring license with you (Approximately $30).

Two expansive decks facing the water provide comfortable seating for all the guests, each deck features comfortable seating and separate dining areas, plus 2-3 rockers in both spaces.
Outdoor dining allows for meals with a breathtaking backdrop.
The top deck features Bar seating for 3, overlooking the beautiful lake.
An additional deck on the bottom floor, complete with a hot tub, offers a serene and private space to unwind, you don't need to go upstairs to enjoy the beautiful lake views.

Must be at least 30 years old to book and booking guest has to stay at the property and must be willing to provide official ID to prove it, if that is not provided to the host within the following 48 hours of booking, the reservation would be canceled.

Owner is not responsible to send or return any belongings left behind after guests have checked out.

Based off North Carolina Commission Laws, we are required to send you a rental agreement after booking with us and proof of ID needed for verification purposes.

-No Pets Allowed. The dock has an available slip for a rental boat or boat owned by a guest.
-NO people beyond the number allowed at ANY TIME.
-All people staying at the house must be disclosed by name and age, if extra guests stay at the property a charge of 100 per night per guests will be added to the booking fees.
-NO HOUSE PARTIES OR EVENTS ALLOWED.
-NO smoking or vaping of ANY kind inside or around the property within 20 ft.
- NO FIREPIT USAGE during drought conditions, fuels for wildfire, such as grasses and trees, can dry out and become more flammable. Drought can also increase the probability of ignition and the rate at which fire spreads. Drought can be intensified by unusually warm temperatures.
-QUIET HOURS: 8 P.M. - 7 A.M.
-NO late check out (passed 10:30 AM), unless written permission was obtained by owner.

Failure to comply with any rule listed here means an automatic $500 minimum charge to your credit card per each violation, unless the violation relates to late check out, in that case guest will be charged for an extra night if all the guests have not checked out after 10:15 am and if another check in is scheduled on the same check out date, the guests will be responsible also for all expenses related to the accommodation of the next guests plus a 250 administration fee. If a fine is issued to the homeowner via the HOA due to non-compliance of the rules, you will be charged for any and all non-compliance fines.

If you break the rules and do not comply after the first request by the Host, you will be asked to leave the property and you will forfeit the remaining balance of your stay.

Parking: Parking is limited at your specific property. The driveway can fit up to 4 cars. Do not exceed the maximum cars allowed. There is no on-street parking.
