The TVs are Smart TVs. You can use and log into any app you'd like on the TVs, just be sure to log out before you leave.

This is a non-smoking property. Please fully leave the grounds if you need to smoke. You may not smoke anything of any kind anywhere on the premises, inside or outside. You will be charged a $250 fee if you smoke at the property.

Please respect the quiet hours of the neighborhood between 10pm to 8am. Our neighbors help make our place safe and homey, please return the favor.

The bath products are there for you to use, but please do not take them with you. If you love them, they can be purchased at Public Goods' website.

We understand that every guest has a different comfort level when it comes to sleeping temperatures, and we allow you to adjust the temperature when you desire. However, we ask that you do not set the temperature below 68 degrees when cooling and move them back up to 72 during the day. This is to ensure our HVAC system runs smoothly and does nothing freeze over. If the system freezes due to the temperature being set too low for extended periods of time, it will become the guest’s responsibility to pay the repair fee which is around $200 per repair.

TRASH
If your trash becomes full, bagged trash can be disposed of in trash cans and recycling can be placed in the blue recycling bins found outside of the house. Do not leave excess trash on the street as the city trucks will not pick up overflowing trash or any trash that has been put in recycling bins. Please reference the house manual section in your rental app to see the listed trash day.

EARLY CHECK-IN/LATE CHECK-OUTS
Please observe the designated check-in and check-out times. We cannot accommodate early check-ins or late checkouts due to cleanings and scheduling, unless approved by the owner at least 24 hours prior to your arrival or departure date. A fee will be incurred if the Airbnb is not vacated by check-out time.

CHECK-OUT INSTRUCTIONS
When checking out, put the towels you used on the ground, so our cleaners know what you used and don't waste water and resources cleaning unused towels. Please place towels and sheets in one pile and comforters and quilts in a separate pile.

We ask that you wash any dishes and cookware you used and make sure to clean out the coffee maker.

The kitchen has all new stainless steel appliances and a starter set of coffee, tea, hot cocoa, and cappuccino for the Keurig. Enjoy relaxing in front of the Roku Smart TV with free high speed WiFi. The Hide-A-Bed couch located in the living room would allow up to 6 guests. There is also a fully fenced yard for pets and unlimited free parking.

The living room is the focal point of the house. It leads you to the hallway that serves as an entry way into either the kitchen, bathroom or the two bedrooms. The larger of the two bedrooms has a queen size bed.
The smaller bedroom has a full size bed. Both rooms have charging ports for your electronics, celling fans and closets. There is a desk set up in the smaller room for office space.

FREE PARKING! The street in front of the property is free. In addition, the alley way that leads to the back of the property can fit 3 cars on the paved driveway in front of the garage, and I offer free enclosed parking in the garage!

There is a paved walk way between the back of the property that leads you around to the front door of the property. The front door has an electronic combination lock (the code will be given to you before arrival). The side door can be used for entry and exit with a key that has been left on a hook by the back door. The dead bolt should be the way to secure that door at night or before leaving.

Welcome to The Perch! We lovingly completed this space above our garage for your comfort and convenience during your visit to the Quad Cities. You may be in town for a tournament at the TBK Sports Complex (just minutes down the road), or exploring other local venues - Vibrant Arena, John Deere Pavilion or Headquarters, Rock Island Arsenal, downtown Le Claire, etc. - we hope this space helps you maximize your enjoyment of your stay.

The space
The Perch is a newly finished living space above our garage with its own dedicated entrance. An exterior flight of stairs brings you to the entrance of this second-floor unit. A comfortable king-sized bed furnishes the bedroom, with a trundle daybed providing two twin mattresses in the living area. We can provide a fold-out cot for a fifth person if needed.

Both the bedroom and the living room areas have their own TV's with a local Plex server with hundreds of movies and episodes to choose from (no cable).

The Perch provides a fridge, microwave, toaster, Keurig, traditional coffeemaker, and basic dishes, cups, and flatware, but no kitchen sink or stove/oven.

The spacious bathroom offers a large counter with a double sink arrangement and full sized tub/shower.

Our family of four will be onsite - living in the remainder of the house. Additionally, we do use the garage under The Perch. Though insulated between the floors, you can hear the garage door when opening and we will not be opening/closing during nighttime hours.

You will have your own parking spot at the base of the stairs leading up to The Perch's entrance.

Your bedroom, living area, and bathroom are not shared - they will be for your sole use as our guest.

Other things to note
Given the conversion of the space from attic to comfortable living area, The Perch does have some unique traits - there is a step down from the main living area into the bedroom (a railing will give you a visual cue as a reminder) and there are two steps up into the bathroom. Additionally, there are two sloped support beams that have been furnished around to prevent any head bumps! Lastly, an exterior narrow flight of stairs is required to reach the entrance to The Perch.

The smaller bedroom has a full size bed. Both rooms have charging ports for your electronics, celling fans and closets. There is a desk set up in the smaller room for office space.

FREE PARKING! The street in front of the property is free. In addition, the alley way that leads to the back of the property can fit 3 cars on the paved driveway in front of the garage, and I offer free enclosed parking in the garage!

There is a paved walk way between the back of the property that leads you around to the front door of the property. The front door has an electronic combination lock (the code will be given to you before arrival). The side door can be used for entry and exit with a key that has been left on a hook by the back door. The dead bolt should be the way to secure that door at night or before leaving.

Please do not take any of the amenities provided to you throughout your stay home with you such as chargers, towels, games, etc.

2. Check-In/Check-Out: Check-in is available after 4:00 PM. Check-out is by 10:00 AM. A mandatory $50 fee for unauthorized "Overstay". If "Overstay" exceeds two hours past checkout, guest is responsible for the Daily Base Rate (without discounts) & does not award you possession of the property for the day of "Overstay". If guest wants to extend their stay (based upon availability), a new official booking will need to be made. If "Overstay" causes a future reservation to be refunded, guest is responsible for the full cost of reimbursement. (see check-out instructions for more check-out details)
3. Minimum age: of 30 years of age to book property.
4. Security Incident Hold: We reserve the right to request a separate security incidental hold in the amount of $750 in lieu of any damages or incidentals.
5. Occupancy: As we operate as a STR we have a max occupancy of 9 for safety and insurance purposes. We do not allow more guest than the guests count indicated in the reservation.
6. Hot Tub Use: All guests must sign a Hold Harmless Liability Waiver for the waiver. Please note that we do not constantly heat the hot tub, last minute reservations may need to wait 12+ hours for the pool to heat up (estimated 2 degree an hour). Please contact us if you are interested in hot tub usage.
7. Towels: White towels are to remain inside. Dark, (gray, blue, or green) towels are for hot tub use. Hang wet towels DO NOT place wet towels on hardwood floors, it will result in resurfacing fees.

9. Pets: Pets are not permitted in the house. This home is “Health House” which is designed and maintained to accommodate hypoallergenic guests, this rule is strictly enforced.
10. No Smoking: (including Vape devices) inside the building (up to $550 Cleaning & Deodorizing Fee if smoke is detected in unit). Although smoking is discouraged on the property, if you do smoke, do so outside and discard in provided receptacles, refrain from bringing butts inside and putting in the trash.
11. Use of narcotics is not permitted.
12. Liability: Host bears no responsibilities for any accident, injuries or illness that is sustain during your stay.
13. Parking: Parking is available in the driveway or on the street. Do not park on the grass.
14. Gatherings, Parties, and Events: No Social Gatherings, Parties or Events without Host consent (additional Event fees, please contact us for pricing) “House parties” are not allowed, any notification or complaints from neighbors will be investigated.
15. Safety and Security: For safety, security & insurance purposes only Registered and verified Guests are allowed onsite. All guests 18-65 must be added in the reservation itinerary with a verified ID & selfie photo. Guest understands that we require them to complete their reservation after booking by providing all guest details through the lease agreement. We reserve the right to ask for all guest names & ages as well as request a Gov't for ID Verification. Must provide the number of vehicles coming on site (whether guests or visitors) with make, model & license plate. The house is equipped with a security camera/recording device. Please ensure doors and windows are locked when you leave the house (see Safety Devices at Property).
16. Noise Ordinance: House is equipped with a noise monitoring device, due to local Noise ordinance (80dB). (see Safety Devices at Property). Excessive noise after quiet hours or tampering with any security monitoring device is grounds for cancellation of your reservation without a refund.
17. Open Flames: No open flames unless in approved devices including Fireworks & candles in the house.
18. Damage and Breakages: We understand that accidents can happen, but please inform us of any damage or breakages as soon as they occur.
19. Stains: Please report any stains immediately, we have a carpet cleaner (failure to may result in up to $250 fee for Commercial cleaning).
20. Detached Garage: The detached garage has been rented out and is off-limits to all guests.
21. Cleaning: We use professional cleaners after your departure, this includes washing of linens, unloading clean dishes, vacuuming, and mopping, we appreciate your help in keeping the house as tidy as possible during your stay. (Please see the check-out instructions.)
22. Energy Conservation: Please be kind to our Earth by turning off lights, and keeping windows closed.
23. Local Laws and Regulations: Abide by all local laws and regulations during your stay.

There is a drive way in the front that fits one car, plus plenty of Street parking in front. In the back there is a long drive way, which could park around 4 cars comfortably. There are bars and restaurants within walking distance including the casino.

A staple in the Bettendorf community, this home was built in 1902 and has been in the Hill Family name for over 65 years. It’s been recently remodeled and completely refurnished. This home provides two-stories of living space, a front and backyard, a deck, grill, firepit, full kitchen, 2 full bathrooms, 4 bedrooms, & plenty of character. Walking distance to the Isle of Capri casino, sports bars, Mississippi River and bike trail, and the new I-74 bridge. 10 mins to TBK sports complex.

The space
Two story home has 2 bedrooms on the main floor; MBR and a separate bedroom off the living room. The bathroom on the main floor is attached to the MBR. Also on the main level are the kitchen, dining room, family room, living room, and office space.
The upstairs has a 2 bedrooms (1 large conjoined space) with 2 full beds in one room and a set of single bunk beds in the other. There is a loveseat, extra large bean bag, mini fridge, and smart TV located in the room for a nice hangout spot. There is a full bathroom upstairs in the hallway just outside of the rooms.

Guest access
Guests will have access to all of the home except the front porch and the garage.

Other things to note
The main level bathroom is attached to the MBR. The second bathroom is in the upstairs hallway. If this layout won’t be right for your stay, please don’t book a stay. It’s our preference to not receive >5 star reviews for simply not liking the layout of a 120+ year old home. Thank you :)
