The hub of the home offers a great open area in for socializing thanks to the comfy sofa and two chairs. There is a record player with records as well as a Roku television.

The table has four chairs for eating or playing board games (provided). The kitchen island has two seats as well.

The counters are butcher block. The kitchen is well appointed and there is plenty of room to make meals and snacks.

BIKE FACILITIES

This home is mountain biker friendly. There is secure storage for your bikes, a tire pump, and a cleaning station.

REMOTE WORKING / WFH

Back40 Treehouse has a desk in the master bedroom. Additionally, you could set up on the back deck and feel like you are truly working in a treehouse.

2 BEDROOMS

The main bedroom has a king size bed. The second bedroom has a queen size bed and a twin bed. Both bedrooms have plenty of storage space for your belongings.

The ensuite bathroom for the main bedroom offers a tub shower combo, while the second bathroom offers a stand-up shower. Great for seniors that do not want to risk a fall. Hosts will supply quality towels for all guests.

There is so much to do in NWA. For work you are only 10 miles to Wal-Mart Headquarters and downtown Bentonville. Rogers is 17 miles. Besides the many miles of biking trails there are seven lakes and many golf courses in Bella Vista. There are numerous Arkansas State Parks in the area that are free for day use. Great place to be for work, play or relax.

Guest passes for Bella Vista POA amenities can be requested if you book 5 days before your arrival. The guest pass will give you access to the lakes, golf courses, pools, etc. You do not need a guest pass to access the bike trails. Once I have submitted the request for the passes, you will receive conformation and instructions on how to get the passes.

I can't guarantee guest pass if not requested 7 days prior to arrival. You do not need a guest pass if you are enjoying any of the hiking or biking trails in Bella Vista.

Other things to note

Small dogs welcome BUT must be pre-approved and confirmed when booked. A separate invoice will be sent after booking for a $50 pet fee per dog. Guests will be responsible for all damages. Dogs are not allowed on furniture. Dogs are not to be left alone unless they are familiar with being crated and can be crated without barking. If your dog barks while alone, please do not leave it alone. Dogs must be picked up after in the yard or you will be charged an additional cleaning fee. Unauthorized dog/animal will result in a $400 fine.

The large deck also provides a safe and discreet area for storing your bikes and kayaks and there’s a garden hose and spigot to the side of the deck! Are you planning to elope or want to have a micro wedding? Check out our new stage facing the sunset… We have room to sleep eight people in the house two people in the other cabin two people in this cabin and eight people in four RV sites. At this time children are not allowed, up to 2 small dogs are allowed for a $30 per pet fee.

I can't guarantee guest pass if not requested 7 days prior to arrival. You do not need a guest pass if you are enjoying any of the hiking or biking trails in Bella Vista.

**Many of the amenities (such as the pools, lakes) in Bella Vista have small fees in order for guests to use them. The parks and trails are always free! Please visit Bella Vista POA’s website for more details.

**There is some potential for noise, we are very sensitive to our guests' needs and privacy, but we can only do our best to control noise from other unit. Please be respectful and keep noise levels down after 10pm.

**There is central heat, but it is unfortunately not controlled in this unit. For your comfort we added a window AC/heater unit. If you are cold we also provide a space heater that will warm the whole place up in no time at all and we also fans/a window AC if you are a warm sleeper (like me!)

**We have Roku Smart TVs with a ton of free streaming channels or you can log into your personal accounts. We also have live Youtube TV in the living room.

Please note, the suite is set up more like a hotel. This is best suited for someone wanting to sleep and bike! The suite does not have a full kitchen, but has some basic kitchen supplies needed for stove top meals (hot plate) or reheating food.

“The Ridge Adventure Center” is a 12x24 tiny cabin built by Holden Buildings in 2022 then developed and finished out by the host. It is intended to be used by individuals or couples wanting to escape to nature and enjoy the use of our 6 person luxury Dimension One hot tub.

This romantic cozy cabin boasts a fully functioning kitchen and a huge wrap around deck with two lounging chairs for enjoying the gorgeous sunsets. The deck also provides a safe and discreet area for storing your bikes and kayaks. A garden hose and spigot is located to the side of the deck for your use.

With two tiny cabins, the house and 4 RV sites with a stage “The Ridge Ranch Glampground” has the ability to host groups of 20+ people so make sure to check our entire Glampground listing when planning your next friends and/or family gathering or micro wedding!

When you reserve the entire Glampground, The Ridge Adventure Center’s exterior door off the bathroom acts as a separate entrance for your friends and family who are tent camping to use. There is also a locking pass through door between the bathroom and the living area that ensures you retain your privacy.

Check out Bentonville’s Crystal Bridges, great restaurants, and more beautiful trails! Most importantly- relax in the natural surroundings of the cabin.

The cabin is surrounded by woods in a natural setting. The wrap around deck is elevated to give you a good view of the surrounding forest and the pond that is being developed. Enjoy the peaceful setting and wildlife. We have a bike rack and hose for washing your bikes attached to the carport if needed. Feel free to roam the spaciousness property but be aware of the natural hazards. If mountain biking is your thing you’ll love the easy access to the Back 40 Trail which is 3 miles away- please ask for details.

You may park wherever you like in the driveway or use the carport for covered parking. The key pad entry conveniently requires no keys for access to the cabin.
Additionally, if access to the mountain biking trails is of interest to you we have a personal parking place available on Brandon Lane at our lot in Bella Vista. Also if you would like, we can get guest passes for you to access the amenities of Bella Vista POA such as tennis, pickle ball, boating, swimming etc.- just ask.

Melissa is a 4th generation settler and lifelong resident of McDonald County and can arrange for your daily shuttle and even guide you to her secret big fish holes or give you a safe ride to and from local events, much like a private Uber!

Don’t own a kayak? No worries!!! Melissa has kayaks on site and has joined forces with The Greene’s Campground and Ozark Kayak to provide the boats and gear necessary to get your whole group on the water.

Our heritage farm in Jane, Missouri is steps away from the Little Sugar Creek. We are 20 minutes from NW Arkansas attractions and bike trails and minutes away from the Elk River and Huckleberry nature preserve.

Our location is perfect for families, reunions, weddings, bikers, retreats and events! Our farmhouse has been in our family for over a century and over time we've hosted hundreds of guests and groups.

We're the perfect location for floating, biking, fishing and hiking!

The space
The Farmhouse is perfect for families, friends and groups in fact many of our guests have been clients of ours for years!

Four bedrooms sleeps 11 people or 9 in individual beds. Two living areas, dining room and large kitchen with everything you need (except knives if you're a chef wink wink). Big firepit area, large front porch for coffee in the morning and wine in the evening or grab a book from our bookshelves and relax. The Creek is right across from the farmhouse so grab a fishing pole and catch a small mouth bass or grab one of our tubes to float down the creek.

Message us early if you need us to schedule you an outcall massage or want to schedule Chef Kevin for a private in home meal. (He's amazing!)

We also host retreats weddings & reunions on our glamp ground with the ability to accommodate 32 people in accommodations onsite. Message us for group pricing, retreat requests and of course weddings!

The house is located in the country and we have 380 acres most of which are rented out to a cattle rancher so don't be surprised to hear mooing during your stay. We have over 58 five star reviews on other platforms!

Your host Melissa owns & operates Sugar Creek Kayak Bass Fishing Guide & Shuttle, conveniently based onsite. Melissa is a 4th generation settler and lifelong resident of McDonald County and can arrange for your daily shuttle and even guide you to her secret big fish holes.

Don’t own a kayak? No worries!!! We have two adult kayaks on site and have joined forces with The Greene’s Campground and Ozark Kayak to provide the boats and gear necessary to get your whole group on the water.
