This lakefront home is affectionately named “Heron’s Landing,” as you’re sure to catch glimpses of Blue Heron coming and going throughout the day! Completely renovated with cottage style charm, the entire home is bright and friendly with large windows and comfortable sitting areas.

The main floor living room offers a wonderful view of the cove and opens out to a covered porch where you can enjoy coffee in the morning or dinner at sunset. The porch also gives you a bird's eye view of the wildlife on the lake including ducks, geese, osprey, blue heron, and water turtles. Almost every room in the house overlooks the lake – this includes two of the three bedrooms, both living areas, and the kitchen.

The spacious TV room downstairs is the perfect place for kids to hang out when they're not in the water and leads out to a covered patio with chairs and a cozy porch swing. The downstairs bedroom offers a great view of the lake and a bit of privacy from the other bedrooms. The laundry room (with a full-size washer and drier) is also on the downstairs level.

Located on a quiet secluded cove, the home is only a few hundred feet from the main channel. With limited water traffic, the cove is the perfect place for swimming, kayaking, and paddle boarding. Two kayaks and a paddleboard are always available for guest use. The oversized dock is great for lounging, fishing, playing, and tieing up your boat. A swim ladder provides easy access in and out of the water. Corn hole boards and a hook-ring-toss game are also provided. For some “alone time” escape to the hammock for a nap or retreat to the porch swing with a good book – both in the shade and both overlooking the lake. In the evening after a fun day on the lake, gather around the fire pit, and enjoy the stars!

In addition to the home’s many amenities, Lake Norman State Park is less than two miles away. The park offers 36 miles of a mountain bike and hiking trails, a public boat ramp, and a shallow wading area with a sandy beach for small children. You can also rent pedal boats and canoes at the park.

“Heron's Landing” is just a short drive to area shopping and a quick boat ride to popular waterfront restaurants and attractions. You’ll also want to try a few quaint Troutman restaurants while you’re here.

THIS IS A VACATION RENTAL AGREEMENT UNDER THE NORTH CAROLINA VACATION RENTAL ACT. THE RIGHTS AND OBLIGATIONS OF THE PARTIES TO THIS AGREEMENT ARE DEFINED BY LAW AND INCLUDE UNIQUE PROVISIONS PERMITTING THE DISBURSEMENT OF RENT PRIOR TO TENANCY AND EXPEDITED EVICTION OF TENANTS. YOUR SIGNATURE ON THIS AGREEMENT, PAYMENT OF MONEY, OR TAKING POSSESSION OF THE PROPERTY AFTER RECEIPT OF THE AGREEMENT, IS EVIDENCE OF YOUR ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO USE THIS PROPERTY FOR A VACATION RENTAL.

1) LIABILITY

Ivy Property Group, LLC. is a Property Management Company. Ivy Property Group, LLC. (Hereinafter the agent) is a real estate agency which brokers short term vacation rental contracts between clients (property owners) and customers (vacation renters). The properties are private homes, condominium units, cottages, and cabins. When you book a property, you enter a real-estate contract with the property owner. Neither the agent nor the owner is responsible or liable for any loss of the renter`s personal property or bodily injury or damage of any nature from any cause to the renter (including his guests, licensees, or invitees). The agent is not responsible for lake conditions, insects, rodents, flies, or other pests, weather conditions, road conditions, power outages, acts of God, criminal activities, economic downturns, political changes, or any other activity, event or condition beyond its control.

2) CHARGES

All reservations require a payment of at least fifty percent (50%) of the reservation total (including the Security Deposit) for confirmation. The balance of the reservation shall be due upon the due date disclosed in the cancellation policy notice on the property page. Reservations made within the final balance due date must be paid in full and charged with a credit card (Visa, MasterCard, American Express or Discover). Your reservation becomes a guaranteed reservation upon monies paid on your account that complies with the reservation requirement and final balance due date (restrictions apply). Reservations are subject to a processing fee, applicable taxes, a cleaning fee, other service fees, and damage waiver, among other potential fees. A security deposit may be required.

3) RESPONSIBLE PARTY

The persons whose credit cards are used to pay for the reservation accept responsibility for all occupants complying with rental policies, procedures, and restrictions. The responsible party must be at least 25 years of age and is required to stay in the property for the time reserved. Aside from normal wear and tear, the responsible party is responsible to pay for any damages to the property or its contents during property possession under the vacation rental agreement. If damages or excessive cleaning appears to be the result of negligent or deliberate actions or omission, the responsible party agrees to a deposit being charged to the credit card to be held in trust until damages are covered. If multiple credit cards are used to pay for the reservation, all card-holders are equally responsible for the total cost and also for damages. The responsible party is liable for damages caused by negligent, intentional, or omitted actions.

BE FAMILIAR WITH THESE TERMS AND SEEK APPROVAL BEFORE BOOKING IF THERE IS ANY QUESTION REGARDING THE APPROPRIATENESS OF YOUR RESERVATION. RESERVATIONS MADE BY PERSONS NOT MEETING THE MINIMUM AGE REQUIREMENT, OR RESERVATIONS BOOKED FOR A PROHIBITED INTENDED USE, MAY FORFEIT ALL MONEY PAID TOWARD THE RESERVATION.

4) DAMAGE INSURANCE

All reservations require purchase of Damage Insurance
**I give permission to the property manager to use a third-party to screen my identity and check criminal databases to confirm my reservation. Complete terms regarding the guest screening can be provided by the property manager. You may receive an email to complete your screening. Please check your spam inbox for this email and contact the property manager if you have any questions.

5) CLERICAL ERRORS

The agent reserves the right to cancel a reservation if the house was erroneously priced, made available for fewer nights than the minimum allowed by the owner, or other clerical errors. If the reservation is canceled because of a clerical error, the customer is entitled to a full refund. Clerical errors are rare. To avoid the potential of cancellation under this policy, you may ask for a review and confirmation of your reservation.

6) CANCELLATION POLICY

You may cancel within 60 days of your arrival to receive a full refund if you book directly with Ivy Property Group, LLC. If you book on VRBO, Airbnb or another platform the cancellation stands under the platform's cancellation policy.

7) RENTAL CAPACITY

Please check the number of people each property sleeps as detailed in the online property description. The maximum occupancy stated on the property page represents the MAXIMUM number of people, including children, allowed to occupy the property. Please provide our office with the names and ages of all the people who will accompany you to this rental. You will be prompted to comply with this requirement via email.

8) EVENTS, GATHERINGS FOR UNRELATED GROUPS, AND HOUSE PARTIES WARNING

Properties are available for lodging accommodations. We do not offer properties as event venues. We do not rent for house parties or events that include accommodating more than the published maximum occupancy. Gatherings and reservations hosting unrelated groups must be approved. Certain conditions may apply. If your plans include a gathering or involve hosting occupants whose age range and make-up may be construed as a gathering, please seek approval before booking the property. Acceptable arrangements are determined at the sole discretion of Ivy Property Group, LLC. Reservations that appear to include an unapproved gathering may be canceled. The cancellation policy would apply.

We had the unfortunate event of losing power after a huge storm rolled through. The property manager/home owners were very responsive. Freshly updated 2100 square foot cottage with breathtaking main channel views of Lake Norman. There are two covered deck spaces for dining, relaxing, and enjoying all the views that the lake has to offer. If you have a boat, bring your own and park it at the dock. If you need a rental, there are several places we recommend on the lake to rent one for the week. We also have outdoor seating on the dock to relax and unwind. The home comes with 2 kayaks, a canoe, a large floating mat, and several smaller floats for you to enjoy.

Below the deck, this home offers a small goldfish pond with a waterfall feature which adds the serene and relaxing sounds after an exciting day on the lake. We also offer a firepit area to close out the perfect day on Lake Norman.

There are two king bedrooms and one room with a bunk bed of twins and a single twin bed. We also have a queen sleeper sofa in the downstairs den. All of our bedrooms have memory foam mattresses and luxurious high-thread-count sheets for the ultimate good night's rest. Both of the king bedrooms come with attached bathrooms.

The home features two dens, one upstairs and one downstairs. Enjoy some Netflix on our 4 smart TVs, as well as high-speed internet throughout the house to log in to your Disney, Hulu, Prime, etc and stream your favorite series or movies.

The upstairs family room/dining room has floor-to-ceiling windows to maximize the beauty of the outdoors. The galley kitchen is well stocked for the cook in the family to host a spectacular meal after a fun-filled day making memories on the water. The yard is a mixture of woodsy parts, and landscaped parts, each offering areas to sit and take in the gorgeous lake.

On the dock or in the water are a multitude of toys to use. We have provided for you a canoe, 2 kayaks and all kinds of floating fun including a few pretty amazing towables that are there to enjoy! Badmitten, volleyball, ride on toys for the little ones and much more awaits you on land.

The design of this home was done in a way that it takes advantage of the property. A lake view can be enjoyed from all 4 bedrooms as well as all the living areas. A very delightful and well designed 2 story screened in patio anchors one side of the house. It gives an extremely relaxing area to enjoy the scenery where you can take your choice on rocking chairs, a swinging bench, or a few comfy chairs that fill this charming space.

The 4 bedrooms in the home offer a few options in bedding. The upstairs is a master bedroom with a king size bed, en-suite bathroom, and a door leading out to an open 2nd floor deck. There are 3 bedrooms downstairs. The 1st, contains a king size bed, an en-suite bathroom, and a door leading to the 1st floor screened in patio. The 2nd, is very child friendly offering a triple bunkbed and a queen bed, Along with the multitude of beds, this room has an eclectic grouping of toys that will please any younger children. The 3rd has a queen bed. The room has a wonderful abundance of natural light with a beautiful view from the floor to ceiling windows. There is also a door that leads to the downstairs patio with a swinging bench and rocking chair.

The game-room allows you to have a wonderful lakeside view while playing on the pool table, game table, or enjoying the arcade game console which features favorites such as Frogger, Galaga, Pacman, and many more.

The bright and beautiful living area has the homes only TV where you can enjoy movies while still having spectacular views through the many windows and doors that fill this space. The TV has basic cable. A DVD player is available for you to utilize. In addition, movies and shows can be streamed via ChromeCast or Apple TV. The living area contains many board games, card games, and interesting books to fill in those relaxing nights after days of lake fun. Outside the living area, kitchen area, and dining area is a roomy deck where meals can be eaten or just relax in the many chairs available. The owner was very responsive and accommodating. Would stay here again." - "The Willow Point home exceeded our expectations in so many ways! There was plenty of room for our group of 8. We loved the huge dining/kitchen table where we ate all meals together, the kitchen was large, well stocked and the walk-in pantry was a bonus. Our daylight hours were spent on the dock and in the water. Having the use of the floats and rafts was great! Each evening, we played games, watched TV and enjoyed many rounds of pool in the Game Room. We hope to return next year!"
