Tea, coffee and some breakfast items are provided as well as a few extra treats. An ambient wood burner with wood available for cooler weather that the New England climate is renowned. There is also a laundry with washer and dryer for guests private use.

Locality is in central Armidale, short walk to CBD, restaurants, pubs and cafe's. It is a stones throw to the local hospitals and many medical practices. Belltrees Cottage is opposite Lambert Park which has a fabulous play area for children and is also a short 5 minute drive to UNE. Off street parking is available with an under cover carport for two vehicles.

A couple of minor glitches were rectified immediately by our host which was above and beyond what we expected over a weekend. Beds were comfy and warm and the fireplace kept the living area toasty at night. There was an AC to take any chill off the space first thing in the morning. Then after we messaged the host, who said it was 12 noon. A difference. Then when we got there and started cooking, or trying to, the gass stove wouldn't turn on and there was no hot water. We messaged the host, who replied within 5 min, that we might need to "change the cylinger over". We've never had gass before and it was dark and raining. Mmmm There were two cylinters and after trying a few dials we got it to work. But really ...... I felt like giving up. Other small points, the light over the stove didn't work and there was a small leak from the loo (on the side of the shower, you noticed it most in the moring. No smell, might just be water. But these are very small points, I mention them as it was an expensive rental. Otherwise it is very very nice and as described. hj"

- "Elegantly styled, this lovely property combines old world charm with modern conveniences. Although the temperature outside dipped to below zero, it was easy to keep the house warm. It was great to be within walking distance of of the town centre and dining out options. There had, apparently, been some confusion between the owner and the cleaners, and the bed had not been made up prior to my arrival. However, Kate responded immediately to my phone call and sent the cleaners to make up the bed straight away. Overall, it was a very enjoyable stay."

The beds were very comfy and the apartment overall was spacious and well-located near the centre of Armidale." - "This is a modern unit in a small complex of units and businesses opposite a pretty park and within a quick walk to the CBD. Communication on how to access the unit and parking could have been a bit better. For security reasons, info for the access code was not provided until the day we arrived but we were not told that this was how they operated. We also required instructions on how to use the touch pad as numbers don't appear until you wave your hand over it. They were very helpful when we rang with our questions. Once in, we were very comfortable and enjoyed walking around the local area. There are strong security lights on the building next door so use the blinds at night!"
