Stunning 4 bedroom cottage . Belltrees is well appointed fully self contained cottage with a variety of extra hotel-like amenities including WIFI & coffee machine. Tea, coffee and some breakfast items are provided as well as a few extra treats. An ambient wood burner with wood available for cooler weather that the New England climate is renowned. There is also a laundry with washer and dryer for guests private use.
Locality is in central Armidale, short walk to CBD, restaurants, pubs and cafe's. It is a stones throw to the local hospitals and many medical practices. Belltrees Cottage is opposite Lambert Park which has a fabulous play area for children and is also a short 5 minute drive to UNE. Off street parking is available with an under cover carport for two vehicles.

We messaged the host, who replied within 5 min, that we might need to "change the cylinger over". We've never had gass before and it was dark and raining. Mmmm There were two cylinters and after trying a few dials we got it to work. But really ...... I felt like giving up. Other small points, the light over the stove didn't work and there was a small leak from the loo (on the side of the shower, you noticed it most in the moring. No smell, might just be water. But these are very small points, I mention them as it was an expensive rental. Otherwise it is very very nice and as described. hj"

It was great to be within walking distance of of the town centre and dining out options. There had, apparently, been some confusion between the owner and the cleaners, and the bed had not been made up prior to my arrival. However, Kate responded immediately to my phone call and sent the cleaners to make up the bed straight away. Overall, it was a very enjoyable stay."

For security reasons, info for the access code was not provided until the day we arrived but we were not told that this was how they operated. We also required instructions on how to use the touch pad as numbers don't appear until you wave your hand over it. They were very helpful when we rang with our questions. Once in, we were very comfortable and enjoyed walking around the local area. There are strong security lights on the building next door so use the blinds at night!"

This is a very old Armidale (1850s) cottage remodel in a modern country chic style. Located on the original rural edge of Armidale, now a downtown site, it is light, airy and spacious, with an extra large bedroom with open storage, a desk and comfortable chair. The lounge room has a large 4K Smart TV and a comfy couch and chair. There is a large dining table and an outside area with some easy chairs. The renovated kitchen has an induction cook top, microwave oven / grill, sink and a dishwasher.
This house was built in the 1850s on wooden stumps and bearers cut from local trees. Some of those foundations remain today. Over the last 140 to 160 years, the house has been extended from a rudimentary one bedroom weatherboard cottage into a large brick veneer house. When we had the floor up, we were able to trace some of the many changes and alterations. We have done a full renovation, repairing structural problems and completely revamping the internal specifically to the needs of a guest. It has a temperate atmosphere because of its extensive insulation and perfectly designed colouring scheme.
The bedroom is huge. It has a queen sized bed with a luxury pillow mattress. The storage is wooden open hanging and shelving space with enough room for the well prepared traveller. The room also includes a desk and upholstered chair, and a comfy lounge recliner with a reading lamp. The curtains are linen with a blackout backing that afford better temperature control and privacy.
There is an en suite style bathroom with a shower, vanity and modern toilet to compliment. The room is equipped with an exhaust to keep the room fresh dry and appealing.
The kitchen is fully equipped with modern appliances including induction cook tops, microwave oven with convection grill, sink and a dish washer. There is ample storage including a large shelf to store guest food and other articles.
There is a large dining and a covered outside area with a retro wooden lounge chairs.
Guests have access to the whole house.
We are armidale residents and live five minutes away. However the residence is fully self contained and there is a key safe next to the door to allow easy access and departure.
There is a second key, not on a chain or tag in the key safe which is to be left there in the unlikely event you lose or misplace the keys.
The Studio has been installed with High speed (25 megabit) optical fibre NBN internet services. The Smart TV allows you to access many screen services and we include a complimentary Netflix account already installed on the device. There is a large, shady back yard with a clothesline.
For longer term stays we can offer a mid stay cleaning service that includes floors, dusting, bathrooms and a change of linen for the same price as our normal cleaning. Please let us know if you require this service and we will schedule it.
The property has been divided into two spacious and luxurious apartments. Every effort has been made to provide a private and unique experience with no inadvertent interaction. Common walls have been completely sound and fire proofed so there are no privacy concerns. There is separate parking in the front driveway for each residence.

The Cottage
This is a one bedroom apartment. Internally it retains elements of the original features of the original construction including lining boards and the wood fired stove built into he fireplace that would have been the heart of the dwelling. This has been complimented with structural changes like external wall insulation, soundproofing and a modern bathroom and kitchen.
The bathroom is well appointed with a vanity, large mirror, large walk in glass shower ad a timer based towel warmer. The bedroom has french doors that open onto a shaded private balcony, ideal for breakfast in summer. The sliding glass door entry has a canopy to help with weather and looks east across a paddock that is normally filled with grazing kangaroos each morning and evening.

This spacious newly built home is five minutes from Armidale but feels a world away. It is nestled in bushland on a large block frequented by kangaroos and is completely private. 'Summit House' makes a great base for excursions into the four national parks in the local area, plus the city of Armidale. The house can be rented as a two-bedroom or four-bedroom stay. Visit our friendly donkeys. Bring your animals too! Outside dogs are welcome, as are horses, but check with us first.

The cottage is located in the Samaurance Creek land area half way between the Armidale CBD and the University of New England. There are bike and walking tracks nearby that give access to the CBD and the University. It is also a five minute walk to Armidale Hospital and the attached private clinic.
There are many transport options. There is secure off street parking. There are bike, walking and running tracks directly to the University and into town. It is also 30 seconds from the bus route that directly accesses the CBD and the University. You can interchange with other routes to access the rest of Armidale.

This is a studio apartment. We have reworked it with a partition made of salvage from the original interior to separate a romantic bedroom with windows looking out into the tree, to the kitchen living dining area with induction cook top and microwave, and western views across the valley for startling sunsets and cool morning breakfasts as the heat of a summers day gathers steam around you.
The bathroom has a large bath/shower in a cleverly appointed corrugated iron and pebble finish with lost of room for bathing and pampering, with a door to the outside patio that looks out over a bucolic scene of farmlets and an occasional train arriving from Sydney. A new, well appointed 3 bedroom home. Quiet location. Suitable for 4 guests. There is a veranda and good size back yard. A secure and spacious remote access garage with internal access.
Close to town, 1km from The Armidale School, walking distance to NERAM and 10 minutes from UNE.
A block away is Black Gully Reserve with wonderful bird life and a relaxing walk alongside the lake.
There are 3 bedrooms and two bathrooms. The kitchen should have everything required to cook and wash up. There is a fully equipped laundry and clothesline. The back yard is a good size with a veranda for sundowners or meals. It is very comfortable and clean.
Self access upon arrival and internal access from the garage. There are no steps when entering via the front door.
The hosts lives nearby in case you need anything.
Grocery stores are close by, as well as some wonderful cafes.
TAS is 1km away and NERAM is within easy walking distance.

This means that the sheets and towels are not tumble dried or ironed and may be creased or less fluffy than if they were.
Also, there is a fault with the aerial in the lounge room that the electrician cannot resolve. Free to air channels have to be accessed via Chromecast from your smart device. Instructions are in the welcome folder. I do apologise for this and will continue to try and resolve.

Minutes from the heart of Armidale, peacefully set in acres of Australian pasture & native bush, is a renovated old stockman's cottage. The building was originally two apartments and we have restored and renovated both with modern services for casual to long term stays. We have retained the charming and cozy and essence of the original building, with superior facilities that will meet your expectations of comfort and convenience.
This was merino country where the first economic miracle of the fledgling new continental country of Australia rose. You get to relive the glory days of that first commodity boom including access to the Australia bush which is available to walk through complete with kangaroos, wallabies and other indigenous fauna. Afternoon sunsets, morning frosts and the smokey breath of the mob breakfasting on the back paddock are the genuine and unique experience.
The Cottage
This is a one bedroom apartment. Internally it retains elements of the original features of the original construction including lining boards and the wood fired stove built into he fireplace that would have been the heart of the dwelling. This has been complimented with structural changes like external wall insulation, soundproofing and a modern bathroom and kitchen.
The bathroom is well appointed with a vanity, large mirror, large walk in glass shower ad a timer based towel warmer. The bedroom has french doors that open onto a shaded private balcony, ideal for breakfast in summer. The sliding glass door entry has a canopy to help with weather and looks east across a paddock that is normally filled with grazing kangaroos each morning and evening.
The Studio
This is a studio apartment. We have reworked it with a partition made of salvage from the original interior to separate a romantic bedroom with windows looking out into the tree, to the kitchen living dining area with induction cook top and microwave, and western views across the valley for startling sunsets and cool morning breakfasts as the heat of a summers day gathers steam around you.
The bathroom has a large bath/shower in a cleverly appointed corrugated iron and pebble finish with lost of room for bathing and pampering, with a door to the outside patio that looks out over a bucolic scene of farmlets and an occasional train arriving from Sydney. It also has a covered patio that is perfect to use for sunsets, meals in the cooling evening, or watching a storm unfold over a wide New England sky

The cottage was built around the beginning of the 20th century. It was originally a rural worker's cottage. It has foundations and bearers that were originally milled from trees locally. The cottage has been altered and extended many times over the past 120 years. Our contribution was to re clad the cottage in new color bond metal, and add a modern bathroom and kitchen. However, we have retained the old kitchen which was the wood burning stove and fireplace, for your interest. Please note the Cottage is one apartment in the building that has a Studio attached through a common wall.
Guest access
Guests have full access to the property and surrounding land. They can enjoy breathtaking sunrises and amazing sunsets from picture windows that surround the building. They can enjoy rambling through pastures and native bush that adjoins our property. A two minute drive or fifteen minute walk has them in the heart of Armidale, for shopping, dinning and entertainment.

This is a very old Armidale (1850s) cottage remodel in a modern country chic style. Located on the original rural edge of Armidale, now a downtown site, it is light, airy and spacious, with an extra large bedroom with open storage, a desk and comfortable chair. The lounge room has a large 4K Smart TV and a comfy couch and chair. There is a large dining table and an outside area with some easy chairs. The renovated kitchen has an induction cook top, microwave oven / grill, sink and a dishwasher.
The space
This cottage was built in the 1850s on wooden stumps and bearers cut from local trees. Some of those foundations remain today. Over the last 140 to 160 years, the house has been extended from a rudimentary one bedroom weatherboard cottage into a large brick veneer house. When we had the floor up, we were able to trace some of the many changes and alterations. We have done a full renovation, repairing structural problems and completely revamping the internal specifically to the needs of an Airbnb guest. It has a temperate atmosphere because of its extensive insulation and perfectly designed colouring scheme.
The bedroom is huge. It has a queen sized bed with a luxury pillow mattress. The storage is wooden open hanging and shelving space with enough room for the well prepared traveller. The room also includes a desk and upholstered chair, and a comfy lounge recliner with a reading lamp. The curtains are linen with a blackout backing that afford better temperature control and privacy.
There is an en suite style bathroom with a shower, vanity and modern toilet to compliment. The room is equipped with an exhaust to keep the room fresh dry and appealing.
The kitchen is fully equipped with modern appliances including induction cook tops, microwave oven with convection grill, groovy circular sink and a dish washer. There is ample storage including a large shelf to store guest food and other articles.
There is a large dining and a covered outside area with a retro wooden lounge chairs.
