Rothbury is a beautiful and historic Edwardian home set in substantial private gardens. Only a delightful 10 mins walk from Hay and yet enjoying the tranquillity of the Herefordshire countryside with superb views.
The Coach House apartment is a recent extension to Rothbury, built on the site of the original Coach house which has long since been removed. The apartment has been constructed very much in keeping with the main house design and offers the best of modern facilities whilst retaining elegance and tradition.

A bright and airy room offering simply stunning views to two sides and new for summer 2024 a large balcony accessed by patio doors. The balcony has a table and chairs and it overlooks the fields to the rear of the house with unbroken view over the Cusop and Mouse castle hills. It is perfect for al fresco dinning or a taking in the view.
It is comfortably furnished and the seating includes a sofa bed for when extra sleeping space is required, there is also a dining table and chairs. There is a large Flat Screen TV (Freeview, Netflix, Prime. iPlayer etc.) with DVD player.

Leading off the lounge there is a modern kitchen with all the facilities you would expect including fridge, double sink, electric hob and oven, toaster and microwave. The kitchen comes ready supplied with the basics such as spices, sauces, cooking oil, tea and coffee.

This is very spacious with metal frame double bedstead and Laura Ashley furniture of a traditional style. The bedroom also has windows to two sides offering views over the garden. There is also the option to put an additional single bed in the bedroom or living room.

This recently renovated Victorian house is located just 5 minutes walk from the centre of Hay-on-Wye. It is the ideal base for a holiday break spent browsing the many bookshops in Hay, or exploring the beautiful local landscape, whether that be on foot, by bike or on the river.
The house is well suited to families and couples looking for a relaxing getaway and is furnished throughout with bespoke furniture, handmade by the owner in his local workshop. These pieces include the beautiful kingsize bed and the exceptionally comfortable bunk beds.

Guests have exclusive use of the house for the period booked with no hidden extras, everything is included. In autumn and winter guests may wish to light the multi fuel stove in the lounge to supplement the central heating for a cosy night in. Two nights fuel for the stove is included. Further logs can be purchased locally. The main bedroom has an electric under blanket for ultimate pandering! Beautiful cottage garden. Tastefully decorated with period furniture and quality fixtures and fittings.

Hay is the perfect base to enjoy wonderful pubs and restaurants with the cottage right in the middle of town. The space
This is room only, but there are numerous and inexpensive places to eat in the town, 5 minutes walk up the hill. Magnificent walks surround you here - you will be spoilt for choice. The Castle has undergone extensive renovation and opens once again to the public this year. Hay on Wye is a magical place and you couldnt be closer to everything than here - and without the noise of being in the direct centre.

A bright room in our flat snuggled in the eaves of an old stone grain building, right in the centre of Hay on Wye. We are 2 minutes walk from the town square, the castle, the river, Sheppard's ice cream, the Globe and of course the famous bookshops!
There are also lovely glimpses out to the landscape beyond including Hay Bluff (& Offas Dyke), the Begwyns and Cusop Hill with great walks from the front door.
The space
It’s a great spot for those walking the Offa’s Dyke trail and Wye Valley Walk, people visiting Hay for a leisurely weekend, book lovers, hikers, musicians, horse riders and wild swimmers.
Guest access
The bathroom will be shared between yourselves, my partner and I. You’re very welcome to use the kitchen to make your own breakfasts and light meals. We love putting out teas, coffees and cereals for you to help yourselves.
Unfortunately, we do not offer wifi.
During your stay
My partner, cat and I spend our time between the flat and our Sheppard's hut at our small farm, but we love to have a chat and a cup of tea if possible when you arrive. Bean the cat will very much want to be your friend but we can try and keep her away if needed 😂

Our flat is on the second floor and access is via a staircase shared with our downstairs neighbour.
There is some on street parking outside the flat in the evening or a free car park by the river nearby. Walkers, cyclists, kayakers, bus users and horse riders are very welcome! We can arrange grazing/ over night livery nearby.

A beautiful, light filled room in our flat snuggled in the eaves of an old stone grain building, right in the center of Hay on Wye. We are 2 minutes walk from the town square, the castle, the river, Sheppard's ice cream, the Globe and of course the famous bookshops!
There are also lovely glimpses out to the landscape beyond including Hay Bluff (& Offas Dyke), the Begwyns and Cusop Hill with great walks from the front door.

It’s a great spot for those walking the Offa’s Dyke trail and Wye Valley Walk, people visiting Hay for a leisurely weekend, book lovers, hikers, musicians, horse riders and wild swimmers.

The bathroom will be shared between yourselves, my partner and I. You’re very welcome to use the kitchen to make your own breakfasts and light meals. We love putting out teas, coffees and cereals for you to help yourselves.
During your stay
My partner, cat and I spend our time between the flat and our Sheppard's hut at our small farm, but we love to have a chat and a cup of tea if possible when you arrive. Bean the cat will very much want to be your friend but we can try and keep her away if needed 😂

Our flat is on the second floor and access is via a staircase shared with our downstairs neighbour.

The new Coach House apartment has been constructed very much in keeping with the main house design and offers the best of modern facilities whilst retaining elegance and tradition.

A bright and airy room offering simply stunning views to two sides and new for summer 2024 a large balcony accessed by patio doors. The balcony has a table and chairs and it overlooks the fields to the rear of the house with unbroken view over the Cusop and Mouse castle hills. It is perfect for al fresco dinning or a taking in the view.
The lounge itself is comfortably furnished and the seating includes a sofa bed for when extra sleeping space is required, there is also a dining table and chairs. There is a large Flat Screen TV (Freeview, Netflix, Prime. iPlayer etc.) with DVD player.
Kitchen
Leading off the lounge there is a modern kitchen with all the facilities you would expect including fridge, double sink, electric hob and oven, toaster and microwave. The kitchen comes ready supplied with the basics such as spices, sauces, cooking oil, tea and coffee.
Bedroom
This is very spacious with metal frame double bedstead and Laura Ashley furniture of a traditional style. The bedroom also has windows to two sides offering views over the garden and field to Hay and the Wye Valley with the Radnorshire hill beyond. There is also the option to put an additional single bed in the bedroom or living room.

A lovely en-suite room with walk in shower, toilet, washbasin and heated towel rail.

The use of the wood fired hot tub is an optional extra at £65 per stay. This charge covers all fire lighting materials including kindling and firelighters, enough wood for the duration of your stay and extra towels and bathrobes.
The hot tub is cleaned for every set of new guests and filled with fresh water. It typically takes 2-3 hours to heat on first fire (depending on time of year). It will then retain heat well for use on day 2 or 3 with much less time to get back up to temperature. It’s located in Cosy Corner private garden.
1 well behaved dog is allowed in Cosy Corner for an extra charge of £20 per stay. A dog bed, dog towel, poo bags and bowl are provided.
