This charming one bedroomed Victorian stone cottage is ideal for anyone seeking a relaxing break exploring the town and its local eating houses, cafes or for those seeking a more active time using it as a base to explore the mountains and rivers.
Ty Bychan (little house) has recently been upgraded to a high standard. The sitting room has a fab wood burning stove for those cosy nights in (a basket of wood is provided during the colder months).
Upstairs is a lovely bedroom with rustic furniture and a luxurious king size bed, and a shower room.
Outside there is a small courtyard where walking boots and wet weather gear can be stored. This area gains access via very steep, narrow steps to a shared pathway leading to the small garden with seating and BBQ. PLEASE NOTE: the description of the narrow step steps and ensure you are happy you can navigate them before booking the cottage.
Ty Bychan is “in” Hay on Wye and has many amenities including independent shops, restaurants, cafes and pubs and of course the plethora of book shops to enjoy. As the cottage enjoys a central location in Hay there will be traffic noise heard usually daytime during the week, if you require a fantastically rural cottage with total peace and quiet we have another cottage a converted mill available to view at forestmillholidaycottages.
The surrounding countryside boasts an area of outstanding beauty within the Brecon Beacons National Park offering many outdoor activity opportunities such as canoeing on the River Wye, cycling on the tracks and lanes, mountain biking and walking in the Black mountains and the Brecon Beacons.

A wonderful walk wanders along the Wye to the Warren which has a fabulous coffee stop enroute serving fresh take-aways and coffee. As you meander along the river path through the woods to The Warren look out for the magnificantly wood carving of local birds and animals beautifully carved by local artists. At The Warren you can climb to the top of hill to admire the charming Welsh countryside, let your dog enjoy open fields or find one of the perfectly located benches to enjoy the peace and birdsong of this wonderful rural setting.
On those odd rainy days you can settle into watching a film at the local 50 seater cinema just around the corner from the cottage. Popcorn and drinks available in a beautiful retro seating area before sinking into the comfy cinema seats. Pure enjoyment!
The town is steeped in local history, and Chancery Lane also has its unique story with this small row of workers stone cottages dating back to late 18th Century. Hay-on-wye was a bustling rural market town then, and Chancery Lane was known as 'Pig Alley' which was a holding place for the pigs before heading up to the market at the top of town. Stone workers cottages were later build with the dwellers being some of the poorest families in the area. They continued to keep pigs in the rear alley which was then one long open alley along the entire breadth of Chancery Lane. It wasn't until the 1980's that the stone cottages were lovingly restored by a Salters, a local builder.

The space

The cottage retains its beautiful original features of stone slab floors and traditional wood panelling with exposed details of stone walls and timbers. It has been beautifully and stylishly modernised and refurbished throughout. Downstairs, the cosy front living room has a wood and coal burning stove and a TV with DVD player. We do not have satellite but the TV is set up so you can log into iPlayer or your own Amazon or Netflix account.
The kitchen is well equipped for your cooking needs with a gas hob and electric oven. There is a stylish Bosch fridge-freezer and also a washer-dryer with a quick wash setting. The sunroom/dining room to the rear of the property has double patio doors, which lead to the pretty cottage garden and seating area.
Upstairs the cottage has been opened out to provide a fully open plan space with en-suite shower room and dressing room immediately off the master bedroom. The cottage is advertised as a luxury space, perfect for and intended for couples - being just one bedroom. We have maximised the upstairs space to create a beautiful super-king bedroom on one side of the upstairs, opening on the other side to an en-suite shower room with dressing room, whilst still incorporating the option to screen off the shower and toilet area should you wish.
This screen, while providing visual privacy does not provide great audio privacy.
Equivalent to what you may experience in an en-suite boutique hotel, guests typically love the high quality furnishings, comfort and design of this space, which has a fabulous electric, adjustable, Tempur super-king size bed.
It is worth noting that our cottage is a very characterful small stone period cottage with low ceilings and doorways. The staircase is also quite steep. For ourselves and most guests, this all adds to its charm but please take care if, like us, you are reasonably tall (5'10" or above) when going through doorways.

Guests have sole use of the house during their stay. There is no rear access to the property, making the back garden and patio area delightfully secluded.

There is ample on-street parking adjacent to the cottage to the left and the right. You can park to unload luggage directly in front of the cottage. There is a free car park just a minute's walk away.
We provide bed linen, bath towels, and all bathroom essentials including shampoo and hand soap. We also provide a very well equipped kitchen - 'a real cook's kitchen' according to some of our guests - including all the basics of tea towels, paper towels, dish soap and condiments.
The cottage has a new gas central heating system with a HIVE thermostat so that you have direct control of the temperature during your stay.

Although there is a television and DVD player in the cottage, we do not have any TV service - no Sky, no BT Tv, no Freeview. You can, however, watch BBC iPlayer or log in to your own Amazon or Netflix account using the super fast WiFi.
We have a high quality Ruark R2 Mk 3 Streaming Music Player which can play DAB, FM or internet radio, Spotify, or connect to your phone or MPV Player via Bluetooth.
There are no interior doors in the cottage.
Please note that the ensuite shower room (with toilet) is only separated from the bedroom by a screen. It does not provide perfect privacy whilst using the facilities!

The space
The cottage is perfect for up to three people. The main bedroom has a double bed, the spare bedroom a single. In autumn and winter guests may wish to light the multi fuel stove in the lounge to supplement the central heating for a cosy night in. The main bedroom has an electric under blanket for ultimate pandering! There is a lovely quiet cottage garden at the rear of the property with beautiful antique benches on which to enjoy the tranquility.

The cottage is located just out of the centre of Hay opposite the beautiful St Mary's Church. It is slightly quieter here than in the heart of the town but is still only a 5 minute walk into the centre. It is very easy to access the river walks, simply taking the path to the right of the church. The cottage is full of character with wooden beams, a wood-burning stove, the original fireplace in the bedroom, wooden flooring throughout the downstairs, and a beautiful south-facing garden.
The space
The cottage was built in the 1800's but was extended recently to the rear. The bathroom and single bedroom overlook the garden and the spacious double room is above the lounge at the front of the property. The bed is really comfortable with an Eve mattress and the shower has good pressure. The woodburner makes the cottage very cosy in the winter yet the lounge feels delightfully cool in the heat of the summer. The garden can be a sun-trap and is a beautiful space to read a book or share a meal. We have recently invested in a luxurious bistro reclining chair set and coffee table to maximise comfort when losing yourself in your book or just enjoying the garden and sunshine.
Guest access
Guests will have full access to all of the house and garden. There is ample free street parking within 50 metres of the cottage on gypsy castle lane. Despite the cottage not having on-site parking, guests have never complained about a lack of parking or the distance they have to park from the cottage. Parking in this area is safe and it is easier to park here than in the centre of Hay, with no time restrictions.
Other things to note
Please note the safety section. I have decided to not allow bookings for babies and young children as the cottage isn't really suitable and we don't have necessary safety equipment.
There is a key safe in the recess of the front door and I will inform you of the code prior to check-in.
It is worth noting that the stairs are "short and sharp" (see picture). There is a handrail to assist you but the cottage would probably not be suitable for anyone with significant mobility issues.
Bikes can be stored securely in the rear garden but unfortunately there is no side-alley and no outside tap at the front of the property and so you will need to take dirty bikes through the cottage. If you push the pink sofa forwards it's a straight run from the front to the back door so shouldn't be too much of a problem or mud-hazard!
There is a freezer in the garden shed but it is generally switched off as many guests do not use it and it seems wasteful to run an empty freezer. Feel free to switch it on at the plug when you arrive. Alternatively, let me know beforehand and I will make sure that it is ready to use on arrival. Please switch the freezer off when you leave.

The space
A quaint cosy cottage, perfect for the solo traveller or for a romantic break for two and of course your pooches!
Downstairs; the cottage makes excellent use of the tiny spaces providing a beautiful and cosy sitting room with the usual entertainment of a smart TV, DVD, Freesat and Bluetooth speaker. It features a wood burner for those cosy nights in. (A complimentary basket of wood is provided during the colder months, with more available to purchase in the town).
There is also a lovely little kitchen with all mod cons including full size oven and hob, fridge with freezer section and dishwasher. The stylish dining area is artfully positioned between the sitting room and kitchen.
Upstairs is a surprisingly spacious bedroom with a luxuriously comfortable king size bed and rustic bedroom furniture and across the landing is the modern bathroom with large walk in shower.
PLEASE NOTE: the stairs to the first floor are open tread and fairly steep. If you have limited mobility or are unsteady please ensure you are happy with the description before you book. If you require any further information please enquire further.
Outside the back door is a small courtyard area where walking boots and wet weather gear can be hung to dry. This area gains access, via very steep very narrow steps, to a short shared pathway leading to a small wonderfully peaceful, private garden with seating and BBQ.

Ideally located 'within' the beautiful market town of Hay, but please note the cottage is situated on the main thoroughfare through Hay town and will consequently have some traffic noise, mainly weekdays during the day.
Visit the Thursday morning market and sample the local produce. Stroll around the old town and visit one of the many coffee shops. A perfect base for walking, biking and canoeing on the pretty River Wye.
Your four pawed friends are very welcome to accompany you, we generally welcome one or two large dogs or two or three small dogs, but if your requirements differ, please do just ask us as the only limits are the size of the cottage and what you and your dogs will be comfortable with. It is worth pointing out that Hay on Wye is a wonderfully dog friendly little town with plenty of choices for your dogs to joint you eating, drinking and browsing.

The cottage enjoys a beautifully quiet and private fenced garden at the rear. This little sun trap of a garden provides you with a bistro table and comfortable chairs with a parasol and a BBQ. It is exclusively for guests but accessed via a very short communal path (shared by two other holiday cottages).

All bedding and towels are provided. However if you prefer to bring your own please let us know in plenty of time before your stay and we do ask that if your dog(s) like a cuddle in bed in the morning you bring your own bedding. Any muddy paw marks or extra cleaning of the cottage bedding WILL be charged for.
We do ask guests to provide us with full contact details of the lead guest and names of all parties for our records, this is a legal requirement for us to gather and hold. If you are not comfortable with this please enquire further BEFORE booking.
There is no parking at the cottage but there is parking within 150 meters. It is possible to stop outside the cottage to unload.

Built in the 1840's, No 10 Dulas has a warm and cosy lounge overlooking the pretty, sunny, garden, with comfy sofa and armchair, ideal to relax in after your day of exploring. Flat screen smart TV, dining area and fast WiFi. With the added benefit of a feature stone fireplace and wonderfully warming gas flame effect log burner for those chilly winter evenings, as well as a selection games and books to keep you amused.
The stylish fitted kitchen is fully equipped with integrated electric hob, oven & grill, microwave, fridge/freezer, dishwasher, washing machine and plenty of utensils. Tea, coffee and sugar provided, plus dishwasher tablets, washing powder and washing up liquid.

Upstairs there are two bedrooms, the master bedroom with a wonderful stripped pine wooden floor and super comfy king-size double bed, overlooking the garden. The cottage has adjustable central heating throughout as well as constant hot water.
The sunny, secluded, private garden backs onto the Dulas Brook and has two patio areas, one adjacent to the cottage with a large picnic table, ideal for alfresco dining. The second looks over the Dulas Brook where you can sit, relax and listen to the stream and watch the wildlife. if you are lucky you can watch Otters play, Kingfishers and Dippers catching their lunch and Dunnocks nesting close by. You may even see a hedgehog or two wandering along the river bank in the evenings.
The garden also has a lockable outbuilding where bikes and all your outdoor gear can be safely stored.
There are fast EV charging points close by in Hay-on-Wye. Unfortunately there is no EV charging available at the cottage.

This spacious townhouse is split over four floors. Decor is a contemporary style with a personal twist. There’s a fascinating mix of handpicked furniture and art curated by the owners, an Oxford philosopher and an international journalist.
On the ground floor is the stylish, open-plan, lounge/dining room which features sofas and chairs, a cosy wood-burning stove and a dining table and chairs for meals all together. You won’t be short of entertainment as there’s a Smart TV with access to Netflix and Amazon, a Bluetooth speaker and games including backgammon which is best played on the stunning hand-made board table.
The living area joins the modern kitchen which is well equipped with everything you could need for carefree self-catering including a gas double oven, gas hob, fridge, freezer, coffee machine, dishwasher and washing machine.
From the kitchen, there is access to a secluded courtyard with a fern garden that is set up with a table and chairs so that you can enjoy drinks alfresco, or meals created on the gas BBQ.
On the lower ground floor, which was the pub’s beer cellar, there is a small study under a vaulted brick ceiling, plus a comfy second sitting room which doubles as an additional bedroom with two foldaway single beds and a small double sofa bed.
On the first floor, there’s the master bedroom that has a super-king-size bed, a sitting area and an en-suite with a bath and a shower over.
The second floor attic suite has a double bed and a single foldaway bed in the adjoining sitting room. The en-suite shower room is downstairs on the first floor. (The tumble dryer is in the cupboard in the shower room.)

Offering relaxing accommodation for up to four guests, the terraced property has exposed timber beams, a welcoming wood burner set in a stone fireplace, and a lovely book-filled snug.
The space
Also featuring a range of charming artwork and a sweet garden, this light and spacious holiday home is a fabulous base for nature lovers, history buffs and walkers exploring the Wye Valley and the eastern fringes of the Brecon Beacons.
The cottage features a charming open-plan lounge/kitchen/diner with wooden flooring and handpicked artwork. With a Smart TV, comfortable seating and a wood burner, the lounge is ideal for snuggling up to watch a movie in the evenings. The dining table is over by the window, perfect for sharing family meals which you can rustle up in the stylishly designed kitchen. The ground floor also has a separate snug room, with a well-stocked bookcase and a selection of board games. Heading upstairs, you will have a choice between a delightful king-size bedroom and a cosy twin room. There’s also a spacious bathroom on this floor. Outside, a few steps lead up to the enclosed open-aspect garden which features a patio with a table and chairs and makes a charming spot for dining alfresco on a sunny summer’s day.
Known internationally as the Town of Books, Hay-on-Wye has numerous bookshops, independent boutiques, a literature festival and an array of cafes and pubs. The town is also home to an arts centre, The Globe at Hay, and a magnificently restored castle. Hay lies at the north-eastern tip of the Brecon Beacons, offering miles of unforgettable walks and bike trails, with the beautiful Wye Valley to the west.

The space
This characterful home has been thoughtfully decorated with antique furnishings and neutral tones throughout. Cosy up in the lounge and have a cwtch in front of the TV or cook up tasty and fulfilling meals in the stylish kitchen which is well-equipped with a double oven and all the other appliances you need for homemade cooking. A handy utility room is provided, alongside a WC. When you are ready for some sleep, Climb the stairs to the first floor where there are two double bedrooms, along with a family bathroom. The second floor has a twin bedroom underneath sloped ceilings, and a separate WC. This lovely property benefits form an enclosed garden, a great spot for frolicking, al fresco evening dining, and morning coffees. Storage for bikes is also available, and parking for one car is situated to the front of the cottage.
Hay-on-Wye is situated on the Welsh and English border and has a rich history, famous for its many bookshops and home to the renowned Hay Festival. You will be able to access pubs and restaurants within just 500 metres, so you won’t have to travel too far for a bite to eat. Join the long-distance Offa’s Dyke Path which passes through the town and soaks up some of the beautiful Brecon Beacons landscape to the south. For fabulous family days out, visit Small Breeds Farm Park (12 miles) and Tretower Castle (20 miles). Llangorse Multi Activity Centre (13 miles) offers horse riding and rock climbing,

The River Wye runs right past the bookshop town of Hay-on-Wye where the property is located, offering up a wealth of interesting independent shops, and picturesque scenery right on your doorstep.
The space
After a day of adventure, the open-air cinema and pizza oven are the ultimate way to unwind with loved ones in the garden.
Upon entering the property you’ll find an entrance hall where you can store your belongings out of the way of the main living spaces. The living room is a cosy space, warmed by a modern wood burner and filled with a lovely sofa and armchairs ensuring space for the family to sprawl out in front of the TV. For a little quiet time, head through to the suntrap conservatory where you can enjoy afternoon tea and cake with views out to the garden. Moving on, the kitchen has the wow factor, with a wraparound workshop and stylish cabinets adding an elegant twist to the characterful original features of the beamed ceiling. Further south, you could challenge yourself to a walk up to the summit of Sugar Loaf mountain (25 miles), standing at 596 metres tall with awe-inspiring views seen on both the ascent and descent.

Sleeping six guests, the three-bedroom hideaway enjoys an exceptional position just 500 metres from the vibrant centre, with its bookstores, independent shops and cafes. Ideal for couples and families, the three-storey property also makes a great base for exploring Bannau Brycheiniog, also known as the Brecon Beacons.
The space
Step into the hall to slide off your walking wear and wander on through to the lounge. Open the glass doors to the garden so everyone can spill out into the sunshine. Spend winter evenings playing games together or watching the Smart TV from the comfort of the soft sofas. Spread out into the bright kitchen/diner too to make fresh coffee in the machine, pull a bottle of chilled wine from the fridge or start preparing the next meal for your family or friends to sit down at the table. There is also a WC downstairs. Your lovely bedrooms and bathrooms are arranged over the top two floors of the house. A double bedroom, with an en-suite shower room, and a twin with beds that can also be set up as a king-size if discussed in advance, are on the first floor, together with a family bathroom. A king-size bedroom with an en-suite shower room, dressing room and study area, can be found on the floor above. Choose between two seating areas out in the garden, depending on whether you want sunshine or shade. Cook on the BBQ, play giant Jenga with the children and rinse muddy paws and bikes under the hose.
Walk just under 0.5 miles to hire canoes and paddle out along the River Wye. Pick up the long-distance Offa’s Dyke Path and stride off in either direction.
