The Green Duck is simply an easy house to be in. At the end of a private road, you'll find our charming 1 bedroom lake house- which includes a full kitchen and living room area with a bathroom (standup shower only). We have just added a luxurious cedar wood-fired hot tub for the 2025 rental season -we have tried it and it is divine! The house is equipped with washer and dryer! We like to keep all the screened windows open all summer and let the breeze keep the house cool, but if you need it, theres AC in the bedroom and the sun room that cools the whole place. There is working WIFI, DVD system, TV channels, but save that for a rainy day. You'll be spending most of your time outside on the deck or down on the beach and/or swimming dock. There are 2 kayaks for your use as well as some extra life jackets. Plenty of deck chairs for sitting or laying out in the sun. A great place for bird watching (bald eagles!) and fishing right off the dock! 2 fire raised metal fire pits (one on the beach and one in the yard) for those nighttime bonfires! This property is unique as we get both Sunrise on the lake and sunset over the hills of Fox Run Winery! One last thing - a charming and historic train runs next to the house. The train seems to have no set schedule, but seems to run very infrequently. Sometimes not coming for days on end and other times passing by up to 3 times in one day. We see this as part of the charm of the place- the train goes slow and the conductor will even sound the whistle for you if you wave at the train! All in all - this is the perfect house for a quiet, get-a-way - full of fishing, swimming, laying around, working on your new book, or a just a romantic rural experience! Oh, and if it gets too quiet - Historic Downtown Geneva is a 15 minute drive. There you can find gift shops, a cinema, The Smith Opera House, grocery stores, Linden Street, full of shops and great farm-to-table restaurants and a lakefront park.

*** This is a year round rental. We spent last winter here and made some great memories. I must say the place is stunning during all four seasons. We do ask the guests DO NOT use the wood stove (for safety reasons). The house is well insulated. There is electric heat (Thermostat), as well as some very advanced, high-end space heaters for the areas that don't heat up as well. This property is dog-friendly – we encourage you to bring your dogs with you (maximum 2)! Dogs must be kept on a leash at all times while outdoors. Inside the cabin, dogs shall not be left unattended unless crated. Renters are responsible for cleaning up and properly disposing of dog waste. A reasonable pet fee will be charged. Maximum of 2 dogs per cabin. Ithaca off-leash Dog park located at the south end of Cayuga Lake (near Hangar Theater) is great place to exercise your pet.

Smoking and hunting are not permitted on the property. Open fires / campfires are permitted only in the concrete fire pit.

Dishes, pots, pans and more are provided, the bathroom includes a bathtub w/shower. Linens are provided, as well as bath towels. **Please bring your own beach towels.**

The living room/dining room has a sofa, chair and entertainment center with a 50" smart TV and Wi-Fi on one end, and a beautiful oak dining room table to seat six on the other end.

The enclosed porch overlooking the lake has a leather love seat sofa and chair on one end for reading or napping, and a table and chairs on the other end for eating or playing cards and games. Unfortunately couldn’t use the kayaks water was a little too rough for my comfort but relaxing on the dock was great. Sitting on the deck with my coffee in the morning and just enjoying the view was perfect also. Inside the home you will find everything you need. Paper towels, TP, sheets blankets etc… Very clean inside and comfortable. This home was very comfortable for the two of us!"

Set back from a quiet country road, you'll find a peaceful and private experience close to all the Finger Lakes offers - beautiful state parks, hiking, wineries, breweries, and many good restaurants. We are only 12 miles from Ithaca, 10 miles from Watkins Glen and 8 miles from Trumansburg!

The space:
Vintage decor and hand-plastered walls combine with brand-new furnishings and an open floor plan to provide a uniquely relaxing atmosphere. (The cottage was built in 2022. Please note, that the final exterior layer of plaster on the outside of the cottage is being completed this summer. This will not impact your stay whatsoever).

Walk to the cottage from the private driveway along a short 100' path. We provide a cart to make it easier for you to carry your luggage. There are two wide steps to climb which bring you to the large covered porch.

Outside, enjoy the porch with chairs, table, a double and a single hammock, new (in 2024) propane grill and fire pit with Adirondack chairs (wood is provided).

Upon entering the cottage, a small nook framed in repurposed local barn wood provides a bench and hooks to hang your coat and leave your shoes. To your left are stairs to the LOFT, complete with an all-natural mattress, bamboo pillows and cotton sheets. Two windows, an open-style railing, a view of the living room and high ceilings in the middle of the loft ensure a spacious and cozy feel. **Please note, the stairs to the loft are steeper than normal steps. We suggest using the railing.

Windows surround the LIVING ROOM, a couch and chaise lounge, invite you to relax. The wood stove provides a cozy atmosphere and plenty of warmth for winter renters. Fiber optic WIFI with a wireless router keeps you connected for streaming to your favorite shows or working remotely.
**Extra Bed: The couch can be used as a twin bed for sleeping upon request for linens.

The full KITCHEN has a refrigerator, freezer, gas stove, gas oven, tea kettle, pots, pans, cookware, silverware, dishes, toaster oven, dish towels, oil, basic spices, organic coffee, french press and organic tea (Note: there is no microwave and only hand towels - NOT paper towels - are provided).

Off the living space is a full BATHROOM, complete with a large tiled shower, sink, vanity, toilet and shelves to store your toiletries. A bath towel, hand towel and washcloth are provided for each guest. All natural hand and body soaps are also provided.

HEAT/AC: HEAT is provided by a large space heater or the wood stove. Guests should plan to use the stove if temps are below 20 degrees. Wood for the wood stove is provided. There is no AC in the cottage, although the 12-inch thick straw-and-plaster walls are built to naturally keep the temperature comfortable in both summer and winter, and all the windows are operable.

*We DO NOT ALLOW PARTIES. A MAXIMUM of 3 people may stay at the cottage. People may not set up tents outside.*

**A DOG may be allowed with permission, an extra cleaning fee and deposit.*

***We CLEAN with only, non-toxic, all-natural cleaning supplies between each guest and sanitize door handles. We use Seventh Generation laundry detergent and dryer sheets. If "clean" means you want to smell bleach, chemicals, Tide, Bounty or other strong scents, this is not the right stay for you. *

The GROUNDS and Property: The cottage is on the grounds of our farm, Wellspring Forest Farm, a small family-run agroforestry farm producing mushrooms, pastured lamb and maple syrup. In warmer months, the sheep occasionally graze near the cottage as they rotate through our 20 acres.

A short distance from the front of the cottage, there is a .8-mile NATURE TRAIL available all year round to cottage guests (seasonally, the trail can be very wet). The trail is used occasionally by guests of our other rental from May - October; "Secluded Cozy Yurt Finger Lakes, Grill & Fire Pit," ourselves and neighbors.

Farm tours are available by request for $40-$80/group and last about 60 minutes. Meet the sheep, see the mushrooms, taste the sap (depending on the season.)

Other things to note:
About straw bale construction: Straw bale buildings are earth-friendly and provide excellent insulation and the ability to moderate temperature, staying cooler in summer and toasty warm in winter. As in this cottage, straw bales are usually covered in multiple layers of earthen clay plaster, with each layer (from the inside out) getting smoother and more refined. Almost all the construction materials (straw, clay, sand, wood) in this cottage have been sourced locally, from within 80 miles. No plywood or pressure-treated wood was used in the construction. Strawbale buildings are known to create a very healthy environment because the clay literally purifies the ambient indoor air and humidity. The plastered walls, with their natural textures and velvet-like appearance, make for a calming and soft living space.

The home sits just below another property but remains peaceful and private. This is a quiet area with year-round residents, so we kindly ask guests to observe quiet hours from 10 PM to 7 AM.

Getting Around:
A car is highly recommended for exploring the area. Private taxis/car services and private wine tours are available.

This new apartment on Cayuga Lake is in the middle of New York's famous Finger Lakes. Seneca Falls is a quaint, quiet community surrounded by dozens of wineries, scenic trails, parks, boating and fishing - a vacation paradise, and home to the National Women's Hall of Fame. Your private deck overlooks the lake, plus there's a private pool (open Memorial Day through Labor Day), deck and grill. Tile and hardwood floors throughout, huge modern kitchen with granite counters stocked with cookware and spices, two bedrooms (queen in one, two twins in the other), a fully tiled full bathroom, high speed Wi-Fi, hi-def TVs in the living room and bedrooms w/free Netflix, Prime Video, Disney+ and YouTube Premium (no commercials!).

Other things to note

1. The apartment is on the second floor and the pool deck is four steps up, so neither is handicapped-accessible.

2. The pool is open Memorial Day weekend through Labor Day weekend. If weather is exceptionally warm it may open earlier or close later, but no guarantees!

What an amazing property, view and living space. Every morning we could see the sun shining right off the front balcony, hence the diamonds. Pool was ALWAYS available for swimming, which for the 4 & 8 y/o meant the most important part of the trip. The finishing touches in the house were impeccable and the owner was always a text away ready to assist if/when able. Definitely looking forward to a return trip.

Property was exceptional overall. Impeccably decorated with modern furnishings and appliances. You can tell owners have attempted to cover all the bases when it comes to any single creature comfort you may desire on your stay. There are 3 smart TVs which have several apps such as Hula and Netflix pre-installed so you would have no problem finding something to watch. Kitchen has any type of accessory you could possibly need...blenders, mixers, Keurig, Mr. Coffee. Many nicer than the ones I have in my own home. Kitchen is open, granite tops and very functional and leads to a deck which has a beautiful view of the lake to enjoy. The pool outside is pretty much your own to enjoy. They had several floats for us to use. Owners are very humble, gracious and accommodating. They are available if you need them but are pretty much invisible for the most part. You can tell they take personal pride and desire to provide a perfect stay which is heartfelt and not based on money or fear of a bad review. You have to take a short walk to the lake but it is peaceful and serene. At the lakeside there are 3 Adirondack chairs and a fire pit. My daughter wanted to make smores and to my surprise the owner had a water proof container with newspaper, kindling wood, and lighter. There was also plenty of free firewood to enjoy as well. Doesn't seem like much but when on vacation especially short 3 day stay like ours you don't need hassle of going to the store to get things you may have not had for-site to bring. As far as location there is a real cool restaurant within walking distance. We only had take out because of COVID but it looked like it would be a blast in the summertime. Would highly recommend this property for your stay. Owner wanted me to come up with something which would make the stay better and as much as I wished to honor his request I couldn't come up with anything. Book it now-you won't be disappointed!!!!

We were very impressed with this new apartment which was immaculately clean and beautifully done. They thought of every last detail to make it a comfortable place to stay; from Tupperware to extra blankets and games. The apartment has a beautiful view of the lake and you can walk down the driveway across a very quiet road to sit by the lake. We understand beds are very subject but they were a little too soft for us. This was the only thing that could have made the stay more comfortable for us, but I am a high maintenance sleeper! The owners were very nice and waved hello in the driveway and made sure we had everything we needed. We have been coming to the Finger Lakes annually for over a decade and have struggled to find “our spot” but I think this is it! I would really love to come back here so I am hoping everyone else takes good care of this place! Thank you again!

This beautifully appointed apartment is spacious and immaculate. The view of Cayuga Lake is a definite plus as well as the seating by the lake and access to the pool. The modern kitchen is well stocked and having a washer and dryer was very helpful. The furniture is very comfortable and the three Roku tv’s were enjoyable. Peggy and Scott are very pleasant hosts that provided us with great info on the surrounding area. This is a perfect location to explore the Finger Lake region!

This location is a gem in the Finger Lakes district! This beautiful 2 bedroom apartment is very spacious and immaculate with wonderful modern amenities and is beautifully decorated. The balcony over looks Cayuga Lake and the beautiful sunrises! The pool was so refreshing since the weather was so hot and sunny! Scott was a great host who was able to tell us about the area, the local restaurants (Wolffy's was great fun!), and attractions! We look forward to our return again next year! We had everything we needed without any prep (except for our food, of course -- they even had some cooking oil and spices as well as every utensil you could want!). Loved it! Welcome to the Seneca at the Red Brick Manor. The Seneca is a spacious 1 bedroom apartment located on the first floor level of the house. With very high ceilings and other original touches continue to keep the charm of the historic house. The apartment is close to downtown (about 3 blocks).

The apartment is fully equipped for a short or extended stay. The kitchen and bathroom have everything you need. There are two TVs for entertainment; The living room TV is set up with Roku streaming and the bedroom TV is a smart TV with many streaming options. THIS APARTMENT DOES NOT SUPPLY CABLE AND DOES NOT HAVE A WASHER/DRYER. There is a laundromat 0.6 miles away. For the security of the property and the guests we have exterior/video only security camera's on the outside of the building. These camera's view the driveway, parking lot, and entry doors.

Sheridan House- The Suite apartment is a fantastic spot with a high city feel in a small town. Located in the historic Main Street business district in Penn Yan, this second floor walkup apartment has been completely renovated and has all the modern amenities while keeping that historic charm.

The street entry door opens to a flight of stairs shared by the Sheridan House Studio and the Sheridan House Suite. The Suite has an open living concept with the kitchen, dining, and living room space all open to each other, graced by high ceilings.

The kitchen is fully stocked with cookware, dinnerware for 4, and a coffee maker, and has a large Island with counter-height seating. The dining room table comfortably seats 4 if you'd like the pleasure of a sit-down meal. The sitting area has a comfortable couch, arm chairs and a dedicated desk area.

The large bedroom is connected to the main living area by a set of pocket doors that opens into the sitting area and boasts a beautiful king size canopy bed. Large floor to ceiling windows look out onto the back parking area and street, allowing lots of natural light to come in. The large bedroom has an attached full bath with beautiful white tile and a tub/shower.

The second bedroom is adjacent to the kitchen end of the apartment and has a comfortable queen size bed. The second full bath is just around the corner in the hallway, has a beautifully tiled tub/shower, and there is a large hall closet containing a full size washer and dryer.

The Suite is the perfect 'home away from home' apartment, whether you're traveling for work, or with a few friends. You'll love the coffee shop down the street, Amity Coffee Co, the Burnt Rose Wine Bar below (which often features live music in the evening) and you'll find restaurants and bars just across the street or within a block of the apartment as well as proximity to many of the wineries and breweries in the area. If you're looking for a modern, comfortable apartment to stay in during your time in Penn Yan, you are welcome at the Sheridan House Suite!

Originally constructed in 1880 by John Sheridan as the Sheridan House Hotel, this historic property has long welcomed guests from near and far to enjoy everything the Finger Lakes has to offer. The first floor below the apartment, which boasted an oyster bar in the late 19th century, today houses a locally owned and operated wine bar. Guests may be able to hear some muffled noise and music from the wine bar below the apartment. The wine bar is restricted from operating or making noise late at night, although they do have live music multiple evenings a week. Quiet hours begin for them at 10PM each night in order to minimize potential disruption to our guests.

EV charging is available at the town library- 2 blocks away and just a short 5 minute walk from the apartment.

Cleanliness is our main priority. Cozy year-round home with amazing views on a flat lot directly on Seneca Lake and on a dead-end road. This location is perfect for anyone who either just wants to enjoy a quiet day at the lake, and sample the locally made wine, beer, cider, cheese, and ice cream, or sign up for all the fun and adventurous activities the area has to offer.
The remodeling of the kitchen in this house was just recently finished in June 2022 with brand new cabinets and appliances (Gas range, microwave, refrigerator, and dishwasher). A large gas grill is located just outside the side door.
The new kitchen includes a new cooking set, dishes, flatware, glassware, etc. For your comfort, the house has central heat and window A/C units.

This studio apartment is located in the 19th century commercial district in Penn Yan. Asecond-floor walkup studio apartment, the Studio has been completely renovated and offers modern amenities while maintaining its historic character.

The street entry door opens to a flight of stairs shared by the Sheridan House Studio and the Sheridan House Suite. The Studio is an open studio apartment with the kitchen, living, and bed areas all contained in one open area. Tall windows grace the front of the apartment and offer a view of downtown and Main Street.

The full kitchen is stocked with cookware, dinnerware for 2, a full-size dishwasher, a drip coffee maker, and has a large peninsula with counter-height seating. The sitting area has a large tv, loveseat, armchairs and flows into the space where the cozy king size bed is situated.

The bathroom is beautifully updated with white tile and has a tub/shower.There are two large closets off the main living area: one with plenty of storage for clothing and other items, another with a full-sized washer and dryer.

Originally constructed in 1880 by John Sheridan as the Sheridan House Hotel, this historic property has long welcomed guests from near and far to enjoy everything the Finger Lakes has to offer. The first floor below the apartment, which boasted an oyster bar in the late 19th century, today houses a locally owned and operated wine bar. Guests may be able to hear some muffled noise and music from the wine bar below the apartment. The wine bar is restricted from operating or making noise late at night, although they do have live music multiple evenings a week. Quiet hours begin for them at 10PM each night in order to minimize potential disruption to our guests.

The house is 8 minutes from Keuka and 15 min from Seneca so, it’s the best of both worlds! The area is quiet and the home is spacious with plenty of glass windows and amazing lake views. We have a dock to take a shot at catching some fish. (poles provided). **NOTE*.*. BE SURE TO WEAR WATER SHOES IN THE LAKE - razer muscles are very sharp.

The lake is 813 acres in size, 2.8 miles in length, and 29 feet deep at its deepest point. Consequently, small lakes like Waneta are more subject to changes in temperature, freezing over completely in the winter and heating up in the summer.

Waneta Lake is connected at its southern end toLamoka Lakeby a half-mile channel.

Waneta Lake offers a wide variety of recreational activities, including boating, swimming, windsurfing, skiing, canoeing/kayaking, birding, and photography in the summer to ice skating, ice sailing, and cross-country skiing and snowshoeing when snow is deep enough on the ice. What a great way to see the lake!

The space
Hi, we’re Carrie and Vanessa! We’re a young couple who lives in beautiful Trumansburg, NY in a large 1896 farmhouse, situated on 5 acres of land. Our home is conveniently located on State Route 79 West, 7 miles to downtown Trumansburg, 9 miles to downtown Ithaca, and 11 miles to Cornell University. This is a convenient spot just outside of Ithaca if you have your own personal transportation!

Ideal for singles (only). PLEASE DO NOT BOOK if you plan on having guests visit or stay over. Utilities, trash removal, parking, and common area cleaning and upkeep are included. Guests will have full access to the outside property.

There are four total rooms available for booking on the second floor. You’ll be sharing our charming home with us, our dog Sully, and up to three other singly-booked Airbnb guests. (Sully stays on the first floor and does not go upstairs)

Your private room (room #2) has a twin-sized bed, made with quality bedding, room-darkening shades, a dresser, an end table, and four hooks behind the door. An electric oil space heater is provided and can be left on during colder months.

The kitchen downstairs is open to and shared by all. You will have your own private kitchen cupboard and designated space in a large communal refrigerator and freezer. All cookware, plateware, and eating utensils are provided and shared. Cleaning up after yourself immediately after kitchen use is mandatory! We take care of trash removal, but we ask guests to please be diligent about which products go in compost, recycling, and trash, so we can reduce trash as much as possible.

The upstairs Bathroom is shared between you and whatever guests (up to 3/one per room) are occupying our other rooms. Please be courteous and take 10-15 minutes in the bathroom. Any makeup or hair styling should be done in your bedrooms. We ask that you please take all of your belongings back to your room, for it would quickly become quite cluttered if everyone left their toiletries and towels behind when they were done. We clean the upstairs bathroom regularly (a thorough clean once a week, and more frequently as needed), and we ask that everyone does their part to clean up after themselves the best they can after bathroom use.

Parking: when you pull in, drive slightly past the house, and pull into one of the spaces off to the right (you’ll be parked parallel to the road). Never back out onto the main road. This parking situation makes it easy to turn around before turning out onto the main road (which is busy, so make sure to carefully look both ways).

Guest access
The upstairs shared living area has a sofa, chairs, a small table, and a large TV with streaming capabilities (BYOL--bring your own login info, depending on the app). Guests are also welcome to hang out in the downstairs living room and dining room.

House security and Private areas:
We have a lockbox secured to the house, outside of the front door. We use the rightmost exterior door as our entrance (as common with old farmhouses, there are several doors to the outside on the first floor). The code to open the lockbox, which houses the key to the front-door doorknob, will be given to you after booking. After unlocking the front door, the key must immediately be placed back inside the lockbox, and locked. No guest is given their own key to the front door, so this one key must remain in the lockbox and be shared among guests. The combination of the lockbox is changed frequently, and we will be sure to notify you should a change happen while you are staying with us.

Each guest room is equipped with a key-lock bedroom doorknob. The key to your room will be given to you at check-in and is expected to be returned when you leave. You are responsible for keeping your bedroom door locked, and securing your personal belongings while you are out for the day. We provide private-space security for our guests to ensure everyone staying in our house feels comfortable in having a secure space of their own

There are three doors in the home that are usually kept closed and marked with a “private” sign on them. The doors include the two going to our bedroom and our private bathroom off of the first-floor living room, as well as the door to the basement off of the kitchen. Guests will NOT have access to doors marked as Private, or any guest room upstairs besides the room they are renting.

Other things to note
We are a non-smoking and moderately quiet household (this is a shared and functioning home so that being said, if the sounds of coffee being ground in the morning, a smoothie being blended, the weird noises our private washing machine makes, or the occasional excited bark of our dog would bother you, this might not be the option for you)!

This is an old house and you should expect a few “funky” things. The house was purchased as a fixer-upper and we continue to work on it to make it a more charming place to live. That being said, please know this prior to booking, and don’t expect a modern white condo or hotel; it’s not.

Note on hard water:
Water from the tap is hard water that comes from our well. We do use salt as a water softener, but you might notice there is a slight sulfuric smell to it (if you’ve used hard water before, or have happened to spend time in Iceland, you’ve likely been exposed to sulfuric water). The water is drinkable, and some even prefer it because of the potent health benefits the minerals offer. However, we tend to just use tap water for dishes, the electric kettle, showers, and teeth brushing. We provide filtered drinking water in a five-gallon dispenser in the kitchen and ask that it be used purely as drinking water (and not to fill a large pot for boiling water for instance).

Bedding and Laundry:
We ensure bedding is thoroughly cleaned for each new guest. Guests are responsible for laundering their bedding throughout their stay, should you stay long enough where this becomes necessary. Additionally, all personal laundry must be taken to a laundry mat (the closest one is in the town of Trumansburg, and there are many to choose from in Ithaca as well).

Heat:
Please know, we keep the household thermostat around 65. We keep the pellet stove (downstairs living room) going 24/7 in the colder months, so central rooms are quite warm. However, the forced air for the first floor uses oil (expensive!), so we like to keep it at an affordable setting and supplement it with other sources of heat. We provide an electric oil space heater in each bedroom.

Quiet time:
We both work full-time jobs in Ithaca, so are up and about early in the morning. We do our best to ensure quiet time between 10 pm-7 am and request that our housemates do the same out of respect for one another.

Snow removal:
Hosts will remove snow from the shared section of the driveway; however, guests are expected to shovel out their own cars (shovels available). Help with snow removal during the winter months is always appreciated.

Two story home with a wrap around porch perfect for relaxing and unwinding in the summer. Quiet neighborhood just outside of town with little to no traffic noise. We are conveniently located by Newark hospital and only a 6 minute drive! Grocery stores, restaurants and gym all within a 5-10 minute drive. Beautiful sights and cities all within an hour radius includes finger lakes region, Lake Ontario, Rochester and Syracuse. Perfect for someone who loves hiking and exploring.

After a 2019 fire, the house was completely gutted and rebuilt, preserving its original Victorian charm while adding modern amenities. The room has a private key pad entrance and outdoor deck, a luxurious modern tiled bath with walk-in shower, recessed lighting, coffee nook and king bed.

The house sits at the crossroads of the Seneca lake wine trails in the quaint village of Burdett. The town overlooks bustling Watkins Glen and is a mere 30 minute drive from Ithaca.

The space
The suite is at the back of a two family home. Renters live upstairs. Renovation is not complete on the first floor which will eventually include a kitchen and another bedroom. No renovation work takes place during a guest stay.

Simple living, small, rustic, close to nature, only what you need. One room unheated cottage with double size bed, air conditioner and private porch, located just past the garden. Shared access with Buttonwood cottage to a pergola with two 8 feet long picnic tables, a summer kitchen, grill, fire pit and bathroom. We are located 3 miles from Watkins Glen. You may also receive a visit from our dog, Evie, Amber (cat). Both are very friendly and love to visit. You may see all types of nature

The space
Its like camping...without having to bring everything! Add in a roof, a bed and a kitchen. A short walk up the hill, you will find a pond stocked with Bass and Blue Gill. We have a garden you are free to walk through and help yourself. We are located 3 miles north of Watkins Glen, enjoy our busy little town and come to our country property to relax after. Please note that there is no TV or wifi and you may experience insects.

Guest access
Peach cottage is just past the garden (help yourself), and off to the left. You share access to the summer kitchen, bath house, pergola with large picnic tables, fire pit, and a gas grill. You may also walk up the hill, past the windmill to our pond. If you are lucky enough to be here in September, our property smells like grape juice.

Other things to note
While we welcome your dog, please be aware that a dog, a cat and three teenagers live here. There is also a fairly busy road nearby. We need to ensure that everyone is safe.

The space
As a woman headed homestead and a women business owner, I strive to make this location comfortable to all travelers, especially women traveling alone.

Bitty Bot is located on my homestead where I garden, maintain a cider apple orchard, and run both my contracting business and carpentry school for women. The property is an old dairy farm, and is surrounded by working farms (mostly corn and soybean crops). I live in the not so tiny main house on the property with my 3 kids and ever changing array of pets.
Guests may explore the homestead and orchard, eat on the picnic tables outside, and commune with the chickens which happily range about the property.
Please know that while the tiny house is tucked into a private corner of the property, there are on occasion children running around, or students from classes in the vicinity.

IMPORTANT NOTES:
RUNNING WATER IS ONLY AVAILABLE WHEN TEMPERATURES ARE CONSISTENTLY ABOVE FREEZING. This is typically May - October. It is possible that we can get the water running earlier and keep it running later, but we can't guarantee it during the swing months. We provide drinking water during all seasons.

This is an extremely tiny house and may not be appropriate for all visitors. The bed "room" is 6' 2" from end to end. Taller visitors may find the sleeping accommodations uncomfortable (though diagonal sleeping will accommodate taller folks).

The bathroom facility is a 5-gallon bucket style composting toilet. If you are uncomfortable with a composting toilet, please do not reserve this tiny house.

There are stairs to get into the tiny house.

This listing is blocked until ABNB renounces the Musk DOGE coup. Find us elsewhere until then. This 1820's farmhouse is home to us, our grandson, and his parents. This large room has a private bathroom. We offer a light breakfast before you set out for the waterfalls, lakes, a wine, cider, or cheese tour. Ithaca and Watkins Glen are 25-30 minutes away; Corning, Geneva, Seneca Falls less than an hour. (N.B. YOU WILL NEED AN SUV OR TRUCK TO NAVIGATE IN THE SNOW)

The space
Our hope is that guests will appreciate the country atmosphere of this Federal farm house, even as we continue to work on the renovation and decoration. We have 3 rooms @ Yellow House on Airbnb, in addition to space for our family and other friends. The property has a guest house, barns, an unswimable pond, chickens, ducks, a guardian dog and two cats.

Guest access
Guests are welcome to use the porch, decks, and grounds. We do a lot of cooking and canning, so the kitchen is not regularly available. We do have a small fridge for guest use. You are always welcome to make tea or coffee.

During your stay
We want to be here to greet you and make sure you get coffee and breakfast. We are sociable introverts, happy to help you find local places of interest, but we won't be talking your ear off.

Other things to note
GUARDIAN DOG -- Griff, a Great Pyrenees, guards our chickens and ducks. He is huge and quite friendly. He is an outdoor dog, housed with the birds at night.

We also have two black cats who have the run of the house, though we try to keep them out of the guest rooms.

We are working on house and property renovations, have a toddler in the house, keep ducks and chickens, have a dog that barks, and are early risers. Frogs, crickets, song birds, and roosters can make a lot of noise, so we cannot guarantee constant quiet. We aim to have quiet hours from 10:00 PM to 7:00 AM. If you are a light sleeper, consider bringing ear plugs. This is an early 19th century home with most of the original windows. We have slide-in screens that do let in a few insects. The curtains are sheer, so you may want an eye mask if the light bothers you.
