- "This is the most terrible BnB that I have ever experienced. First, this is the first I tried Hotel.com with the 3rd party property management to interface with the check-in, it took more than 45 mins to locate the actual property. They used the non-existed address, and the house is nowhere to be found, it turn out the property management sent me a separate email regarding the actual property address. I was way too late to check the unit out. due to meeting someone to have dinner, so I dropped off all our belongings and took off to have dinner with my friend close by. upon my returned to the unit, we found it was so dirty, I killed at least 3 spiders from the bed, bathroom and on the floor. The bathroom was unclean with dirt all around the bathtub. The worst thing was the bed, there was no mattress, and it seemed only to have the box spring on the top. I couldn’t sleep all night and started to text the property management at 2am in the morning. I texted to ask for resolution and no reply all night evrn the next morning. so I gave up, and since nobody reply my text or phone. So, I decided to take the action on my own, and booked another motel through Hotel.com nearby “Comfort Suite” for the remaining 3 nights. The “comfort suite” was different day and night, clean and comfortable. So, I asked for my full refund from the bnb unit, and as of right now, I have not received any resolution from the property management office or reply of my request. I hope Hotel. om can step in to he"

This is the most charming guest suite with a separate entrance next to a Private County Club in a family friendly neighborhood , and is a short drive to great restaurants and shopping malls (less than 1 mile away). Tucked away and surrounded by trees is a relax and comfy place to enjoy. Once in a while, you will see and hear our neighbor's peacock from a distance sometimes. Easy parking for one car on the driveway.

The space
Our new cottage is around 350 sqft. It includes a comfortable queen size bed and a fold up sofa bed.

No kitchen but the room is equipped with microwave, mini fridge, toaster, and Keurig coffee maker. It's attached to the main house, but offers complete privacy with it's very own entry. There are no stairs or anyone above you.

Our marble bathroom includes a shower and tub and a supply of high quality toiletries and towels for your use. If you are staying longer than 3 days, we will provide fresh towels and linens for you upon request. Our cottage is best suited for up to two people, NO CHILDREN please!

Our house is located in more of a suburb part of the city so you may have the luck to see and hear some animals such as racoon, birds, owls, chicken and our neighbor's peacocks sometimes.

Just a few minutes from the mall, and a 35 minutes drive to Disneyland, the Anaheim Convention Center, and Knott's Berry Farm. We are only 40 miles from the beach, and Downtown Los Angeles is 25 miles away. We are also a 5 minute drive to Cal State Pomona. The Pomona fairflex convention center is only 15 minutes from us.

If you value a pristine living space, then this house is tailored just for you: Leave outdoor shoes outside to prevent dirt and germs from entering. This simple habit effectively maintains the cleanliness and freshness indoors. Sound monitors will set off an alarm at high decibels, but it is not recorded to invade privacy. Any tampering or removal of such devices will result in a $500 fine.

PARKING - Please park at your own risk. Neither the homeowners nor the managing team shall be responsible for any loss or damage to any vehicle.

OVERLY STAINED TOWELS/LINENS - Please refrain from using white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately; if needed, do not mix with dark clothing. Fines for non-removable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.

NO ANIMALS - Having animals in the unit at any time may result in termination of your stay without a refund, as well as a minimum sanitation fee of $150.

NO TAMPERING OF SAFETY DEVICES - Our property is equipped with smoke detectors, indoor smoking detectors, and sound alarms. Indoor smoking detectors will detect all tobacco and marijuana use. Sound monitors will set off an alarm at high decibels, but it is not recorded to invade privacy. Any tampering or removal of such devices will result in a $500 fine.

PARKING - Please park at your own risk. Neither the homeowners nor the managing team shall be responsible for any loss or damage to any vehicle.

OVERLY STAINED TOWELS/LINENS - Please refrain from using white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately; if needed, do not mix with dark clothing. Fines for non-removable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.

NO BUSINESS EQUIPMENT OR FURNITURE ALLOWED - Guests are prohibited from bringing any additional equipment, furniture, or items for business use into the property without approval. Violation will result in a $1,000 fine and immediate removal from the property without a refund.

NO ILLEGAL ACTIVITY - If guests are discovered engaging in any illegal activity, they will be subject to a fine of $250 and immediate removal from the unit without a refund.

NO UNAUTHORIZED MAIL/PACKAGES - We do not allow anyone to receive mail or packages at our unit. If this rule is broken and you mail something to the property, we will not take any liability if your parcel has been lost or stolen.

PERMISSION TO ACCESS THE PROPERTY - The guest shall allow the property owner or any designated workers access to the unit for landscaping, routine maintenance, cleaning, repairs, and inspection of the property.

QUIET HOURS - To avoid disturbing the neighbors, we impose quiet hours from 10 PM to 8 AM every day, including holidays. Violation of this rule may result in removal from the unit without a refund, in addition to a minimum $100 fine.

PROFESSIONAL PHOTO/VIDEO SHOOTS ARE PROHIBITED - Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and/or private property surroundings, for any commercial use including but not limited to selling, advertising, marketing, and/or promotion of any product or business or use in any print, advertising, TV, film production, electronic, or other media, is unlawful and will be pursued to the full extent of the law.

ABANDONED BELONGINGS - Any belongings left behind in the unit after the guest checks out will be considered abandoned. If we have your belongings after your stay, the following charges will apply:

-$25 mailing fee separate from the cost of postage and storage fee.
-$25/day for storage fee.

RIGHT TO WITHHOLD GUEST'S SECURITY DEPOSIT - The management may withhold all or part of the deposit if the guest fails to follow the rules in this agreement, the property listing, or the property house manual. If the cost of damages, losses, or missing items exceeds the amount of the deposit, the management will bill the guest’s credit card for the difference and/or pursue legal action.

House Rules & Policies

To ensure you have a pleasant and safe stay, we have outlined a few simple house rules. Please carefully review them and confirm your agreement by sending “We have read and agree to the house rules” before booking. Once check-in is completed, we do not offer refunds for any reason

Wildlife: Although encounters are rare, you may come across various types of wildlife during your stay, including but not limited to coyotes, deer, squirrels, earwigs, mice, chipmunks, yellow jackets, carpenter ants, spiders, and flies. Wildlife may be encountered at any time. No refunds or discounts will be provided for wildlife encounters.
2. Treat the house like your own: We kindly ask that you treat our property with care, as you would your own home. Guests are responsible for any damage incurred during their stay. If any items are damaged or stains cannot be removed, you will be charged the repair or replacement cost. Please also ensure that trash is sorted into the appropriate garbage, organic waste, and recycling bins.
3. No pets allowed: A fee of $500 will be charged for unauthorized pets.
4. Occupancy limits: The maximum occupancy is specified in the listing. These limits are in place to ensure the safety of all guests and compliance with local laws. Exceeding the registered number of guests or the maximum occupancy stated is illegal and constitutes fraud (under Penal Code 537). If you need to change the number of guests, please inform us in advance. Unreported additional guests will incur a fee of $50 per person per night. If violated, the police will be contacted, and your occupancy license may be revoked. No refunds will be provided unless we are able to re-rent the property for the duration of your booking.
5. No parties or loud gatherings: To maintain a peaceful environment, parties, events, or loud music are not permitted. Noise ordinances are strictly enforced. Should any violation occur, the police will be notified, and your reservation may be canceled without a refund. We uphold responsible rental practices and may require a security deposit or request guest identification to prevent property damage. This property is equipped with NoiseAware technology, which monitors noise levels to ensure a comfortable environment without intruding on your privacy.
6. No smoking, no exceptions: This includes cigarettes, marijuana, vaping, e-cigarettes, and all other smoking products. Smoking is prohibited in all areas of the property. A fee of $500 will be charged if cigarette butts, other smoking waste, or smoke odors are found.
7. Maintenance issues: Please report any maintenance, cleanliness, or safety concerns within 24 hours of check-in. After this period, we will not be responsible for any maintenance-related damages, and no refunds will be issued. We will address any reported issues as soon as possible and may enter the property, with your consent, to perform necessary repairs. No refunds will be given for problems caused by the age or structure of the home.
8. Disclaimer: This is a shared home, not a hotel. We are not responsible for the loss or theft of personal belongings, including items left behind. Please do not leave valuables unattended.
9. Quiet hours: From 10 PM to 8 AM, please observe quiet hours. No visitors or loud music is permitted during these times. Failure to comply may result in police involvement and potential fines (this has happened before, a true story).
10. Checkout procedures: Before leaving, please remove all trash (dumpsters are located in three areas of the parking lot/yard), load and run the dishwasher, return any moved furniture to its original position, set the heaters to a low setting, turn off all lights, close and lock all windows and doors, and follow the key return instructions. Please do not dispose of trash on neighboring properties.
11. Checkout time: Checkout is at 11:00 AM. Late checkouts without prior permission will result in a fee of $50 per hour, which will be paid to the cleaning crew.

As a guest at 2409 Merced, I acknowledge and agree to the following regarding use of the swimming pool and surrounding areas:
1.Assumption of Risk:
I understand that using the swimming pool involves risks, including but not limited to slipping, falling, drowning, or injury from the misuse of pool facilities. I voluntarily assume all risks associated with the use of the pool and related amenities.
2.Waiver and Release:
In consideration for being permitted to use the pool, I, on behalf of myself, my guests, and any minors under my care, hereby release, waive, and discharge JustExplauren LLC and their agents, employees, and affiliates, from any and all claims, liabilities, demands, actions, or causes of action arising out of or related to any injury, illness, damage, or loss that may occur while using the pool, whether caused by negligence or otherwise.
3.Indemnification:
I agree to indemnify and hold harmless the Owner from any loss, liability, damage, or costs they may incur due to my use of the pool or the use by my guests or minors under my supervision.
4.Rules Compliance:
I agree to comply with all posted and provided pool rules. I understand that no lifeguard is on duty and that I am responsible for supervising all members of my party while using the pool.
5.Acknowledgment:
I have read this waiver and fully understand its terms. I am signing it freely and voluntarily, intending to release the Owner from all liability.

I have a Tokyo Style Sleep pod set up in my living room. The Sleep Pod has a top & bottom bunk. This is the BOTTOM BUNK. There's only 1 pod in my house. No kitchen access, but you would have a large table, chairs microwave & mini-fridge as seen in the Pics. Laundry is avail but you supply your own detergent. There is a downstair restroom & upstair bathroom that's avail. Plenty of street parking, no Wifi. There are other roomates here, they've been here for a few years. I live here part time.

Looking for a place to stay for a month close to parks and shops. Centrally located in southern California, a quick drive away to Los Angeles downtown, theme parks, mountains, hiking and bike trails. - No illegal drugs, etc. (This includes marijuana. We understand a lot of our younger guests support legalization or are from legalized states. However, regardless of its legal status, we do not want drugs in or around our home, even if you have a prescription in a given state. We are sensitive to the smell, and do not want it in our home. We apologize. Thank you for understanding.)
- PLEASE BOOK ACCURATELY (Real examples: If you book for 1, but want to fit 5 college guys in the room, we reserve the right to cancel and refuse future bookings. If you book for 1, but have children, we reserve the same rights...or request you adjust your booking (our choice). We work really hard to make our house welcoming, but we do not discount children, or let extra people cram into the room because they are adventurous.... I am sorry. There are many other accommodation choices, though.
- Book 7 days in advance and text me for you to be able to book the studio.
- Communication is important to us, and there are some AirBNB horror stories....
- Again, we have flexible check-in, but be respectful. If you have not already coordinated with us, please don't check-in past 11 pm. We don't have this as a hard rule in Airbnb because the system doesn't allow you to change check-in for different days of the week…but on Thursday, Friday, and Saturday night we are generally more flexible. If you come later than 11 pm on Sunday-Wednesday, we request you coordinate with us, or it may be difficult to accommodate, since we often are up at 5:30 AM the next morning. Therefore, we have to reserve the right to cancel. We are great with communication, though! We want you to stay as much as you want a place to stay; just communicate with us. I generally respond in less than 20 minutes…almost always under an hour! :)

We disinfectant our rooms between each guest as well a pack of disinfectant whips are kept in the room. The bathroom is cleaned daily.

We, my wife & I, have a very quiet, recently renovated, and comfortable home. We live very close to Interstate 10, the West Covina Mall, many restaurants and Fast Food on Glendora Ave, Porto's and Vons/CVS are also very close. Welcome!

The space
The two tenant bedroom has a queen bed with linens/blanket, a desk/chair w/ lamp, 2 tall dressers, and 2 end tables w/ lamps and alarm clock. There is also a 2nd chair for visitors or a second tenant. Also, a large closet with a clothes hamper and hangers. 2 windows, so lots of sunshine!! We would like our tenants to have a full time job outside the home, because we are both recently retired, and are now home during the day. Also, if you are interested, but need clarification w/ a few questions. And our answers do not fulfill your needs, then please send us a response of "No longer interested". So, we are not "in limbo", if/when we receive another tenant's request for our room. Thank you.
