2､To prevent bugs entering the house, please keep the window screen and main door shut

4､Please do not Park on the street every Tuesdays or you will be given a ticket

5､This is a NON-SMOKING household -- smoking of cigarettes, INCLUDING E-CIGARETTES, is not allowed at any time anywhere inside the house. Smoking OK only outside at the patio. Smoking in side the house will be fined $200 to remove the smoke smell.

6､Quiet hour: 11PM to 6AM. Do not toss trash or cigarette butts to our neighbors property. Do not do anything that will disturb our neighbors or they might call the police and you will receive a citation from the police. (This happened before. True story)

7､Keep the house clean and don’t eat or drink in the bedroom. If anything is damaged or the stain can’t be clean, you will be charged the amount to fix it or the cost of replacement. Please dump garbage to the correct garbage container.

8､Please remember that you will be staying in a home, not a hotel. Therefore, we ask that you treat our space with the same respect you would to your own.

9､Ants are active in the region. Please try not to leave food residues on the floor or on the table. Keep the floor clean. Thank you.

The property contains one private parking space in the front of the home as well as plenty of street parking.

There are two houses on the lot. The front house has a long term tenant. The back house is reserved for our guests and this is where you will reside during your stay.
Other things to note
Street sweeping is on Tuesday between 12 noon to 5 pm. Please do not park on the street. Instead, park inside the property parking lot.

For the safety of our guests. The front door and the back door have ring doorbells. Also, the backyard and the parking area have ring floodlights.

Comfortable brand new room in the back of the house. We offer king size bed, 50" Roku TV, work space Office table and chair. There are two sofas that can sleep one person per sofa. Also, we have private attached bathroom with 10x magnifying make up mirror, and 47" vanity mirror. There's of course a wifi. If you choose you can enjoy dining outdoor patio. Also, the property is protected by Ring security camera, and automatic door lock. There's also attached A/C to keep you comfortable.

NO SMOKING - Smoking in the unit will result in an odor removal fee of $500 to cover the cost of odor removal and/or steam cleaning.

NO TAMPERING OF SAFETY DEVICES - Our property is equipped with smoke detectors, indoor smoking detectors, and sound alarms. Indoor smoking detectors will detect all tobacco and marijuana use. Sound monitors will set off an alarm at high decibels, but it is not recorded to invade privacy. Any tampering or removal of such devices will result in a $500 fine.

PARKING - Please park at your own risk. Neither the homeowners nor the managing team shall be responsible for any loss or damage to any vehicle.

OVERLY STAINED TOWELS/LINENS - Please refrain from using white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately; if needed, do not mix with dark clothing. Fines for non-removable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.

NO ANIMALS - Having animals in the unit at any time may result in termination of your stay without a refund, as well as a minimum sanitation fee of $150.

NO BUSINESS EQUIPMENT OR FURNITURE ALLOWED - Guests are prohibited from bringing any additional equipment, furniture, or items for business use into the property without approval. Violation will result in a $1,000 fine and immediate removal from the property without a refund.

NO ILLEGAL ACTIVITY - If guests are discovered engaging in any illegal activity, they will be subject to a fine of $250 and immediate removal from the unit without a refund.

NO UNAUTHORIZED MAIL/PACKAGES - We do not allow anyone to receive mail or packages at our unit. If this rule is broken and you mail something to the property, we will not take any liability if your parcel has been lost or stolen.

PERMISSION TO ACCESS THE PROPERTY - The guest shall allow the property owner or any designated workers access to the unit for landscaping, routine maintenance, cleaning, repairs, and inspection of the property.

QUIET HOURS - To avoid disturbing the neighbors, we impose quiet hours from 10 PM to 8 AM every day, including holidays. Violation of this rule may result in removal from the unit without a refund, in addition to a minimum $100 fine.

PROFESSIONAL PHOTO/VIDEO SHOOTS ARE PROHIBITED - Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and/or private property surroundings, for any commercial use including but not limited to selling, advertising, marketing, and/or promotion of any product or business or use in any print, advertising, TV, film production, electronic, or other media, is unlawful and will be pursued to the full extent of the law.

ABANDONED BELONGINGS - Any belongings left behind in the unit after the guest checks out will be considered abandoned. If we have your belongings after your stay, the following charges will apply:

-$25 mailing fee separate from the cost of postage and storage fee.
-$25/day for storage fee.

RIGHT TO WITHHOLD GUEST'S SECURITY DEPOSIT - The management may withhold all or part of the deposit if the guest fails to follow the rules in this agreement, the property listing, or the property house manual. The dishwasher is not in service now.

Living room: Please use the provided earphone when watching the TV so as not to disturb other guests. There is a reservation book on the coffee table in front of the TV. Each guest can reserve a maximum of 2 hours of TV time daily. You are welcome to use the TV if no reservation was placed.

Restroom: One restroom has a shower and the other one has only a toilet and washing sink. Please prioritize using the toilet without the shower so another guest can take a shower.

Patio: There are chairs and a table on the patio and you are welcome to use them and share them with other guests.

Mid-stay cleaning:
Your room is cleaned before your check-in. If you need cleaning during your stay, I can provide this mid-stay cleaning with an additional charge of $50 per cleaning. This mid-stay cleaning request needs to be scheduled with me 48 hours before. The mid-stay cleaning could take about 3 hours, which includes: Washing and drying the bed sheet, duvet, and pillowcase, vacuuming, mopping cleaning the floor and tabletop, dump the trash can.
