At the end of her hospital stay she was to be discharged although she was unable access her home. At the last minute we flew in from out of state to help. George was extremely responsive to our needs and helped to arrange the apartment in short order. The location was perfect as it was near wonderful restaurants and stores, but far enough off the Main Street to afford a quiet space for recovery from our aunt’s hospital stay. Parking - Please park at your own risk. The homeowners nor the managing team shall have no responsibility for any loss or damage to any vehicle.
Overly stained towels/linens - Please refrain from using the white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately, if needed, do not mix with dark clothing. Fine for nonremovable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.
No Animals - Having animals in the unit at any time may result in termination of stay without refund as well as a minimum sanitation fee of $150.
No Illegal Activity - There is absolutely no illegal activity in our units. If discovered, the guest will be subject to a fine of $250 and immediate removal from the unit without refund.
No Mail/Packages - We do not allow anyone to receive mail or packages at our unit. If this rule is broken and you mail something to the property, we will not take any liability if your parcel has been lost or stolen.
Permission to Access the Property - The guest shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and inspection of building.
Quiet hours - We have quiet hours for our unit from 10PM to 8AM everyday including holidays. Violation of this rule may result in removal from the unit without refund in addition to a $100 minimum fine.
No professional photoshoots/video shoots are allowed without prior approval. Unauthorized use of the rental property’s name, address or images, including its interior, exterior and/or private property surroundings, for any commercial use including but not limited to selling, advertising, marketing, and/or promotion of any product or business or use in any print, advertising, TV, film production, electronic or other media, is unlawful and will be pursued to the full extent of the law.
Abandoned belongings - Please do not leave your luggage or belongings behind in the unit. Anything left behind will be considered abandoned. If in fact we do have your belongings after your stay, the following charges will apply:
$25 mailing fee separate from the cost of postage and storage fee.
$25/day for storage fee.
Right to withhold guest’s security deposit - The management may withhold all or part of the deposit if guest fails to follow the rules in this agreement, the property listing or the property house manual.
If the cost of damages, losses, or missing items should exceed the amount of the deposit, the management will bill the guest’s credit card for the difference and/or pursue legal action.
Cause(s) for withholding deposit funds include, but are not limited to:

The neighborhood is a nice suburban neighborhood and the place is across the street from an elementary school. Pasadena wad easy to get to. And the freeway was easy to get to for trips to LA, Burbank, universal studios, and out to Claremont in the other direction. All in all, very happy with the place and would stay there again. "

LATE CHECK-OUTS - Please seek permission from the host during your stay. Unapproved late check-outs may be subject to a fee of $50 for each succeeding 30 min in the property, in compliance with our partnered cleaning company.
NO PARTIES/GATHERINGS - Violation of this rule may result in termination of your stay without a refund and a minimum $500 fine.
NO UNAPPROVED VISITORS - We do not allow any unapproved visitors during your stay. Violation of this rule will result in a $50 per visitor per day fee.
NO SMOKING - Smoking in the unit will result in an odor removal fee of $500 to cover the cost of odor removal and/or steam cleaning.
NO TAMPERING OF SAFETY DEVICES - Our property is equipped with smoke detectors, indoor smoking detectors, and sound alarms. Indoor smoking detectors will detect all tobacco and marijuana use. Sound monitors will set off an alarm at high decibels, but it is not recorded to invade privacy. Any tampering or removal of such devices will result in a $500 fine.
PARKING - Please park at your own risk. Neither the homeowners nor the managing team shall be responsible for any loss or damage to any vehicle.
OVERLY STAINED TOWELS/LINENS - Please refrain from using white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately; if needed, do not mix with dark clothing. Fines for non-removable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.
NO ANIMALS - Having animals in the unit at any time may result in termination of your stay without a refund, as well as a minimum sanitation fee of $150.
NO BUSINESS EQUIPMENT OR FURNITURE ALLOWED - Guests are prohibited from bringing any additional equipment, furniture, or items for business use into the property without approval. Violation will result in a $1,000 fine and immediate removal from the property without a refund.
NO ILLEGAL ACTIVITY - If guests are discovered engaging in any illegal activity, they will be subject to a fine of $250 and immediate removal from the unit without a refund.
NO UNAUTHORIZED MAIL/PACKAGES - We do not allow anyone to receive mail or packages at our unit. If this rule is broken and you mail something to the property, we will not take any liability if your parcel has been lost or stolen.
PERMISSION TO ACCESS THE PROPERTY - The guest shall allow the property owner or any designated workers access to the unit for landscaping, routine maintenance, cleaning, repairs, and inspection of the property.
QUIET HOURS - To avoid disturbing the neighbors, we impose quiet hours from 10 PM to 8 AM every day, including holidays. Violation of this rule may result in removal from the unit without a refund, in addition to a minimum $100 fine.
PROFESSIONAL PHOTO/VIDEO SHOOTS ARE PROHIBITED - Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and/or private property surroundings, for any commercial use including but not limited to selling, advertising, marketing, and/or promotion of any product or business or use in any print, advertising, TV, film production, electronic, or other media, is unlawful and will be pursued to the full extent of the law.
ABANDONED BELONGINGS - Any belongings left behind in the unit after the guest checks out will be considered abandoned. If we have your belongings after your stay, the following charges will apply:
-$25 mailing fee separate from the cost of postage and storage fee.
-$25/day for storage fee.
RIGHT TO WITHHOLD GUEST'S SECURITY DEPOSIT - The management may withhold all or part of the deposit if the guest fails to follow the rules in this agreement, the property listing, or the property house manual. If the cost of damages, losses, or missing items exceeds the amount of the deposit, the management will bill the guest’s credit card for the difference and/or pursue legal action.
Causes for withholding deposit funds include, but are not limited to:
-Damage to premises or its contents.
-Missing or broken items.
-Required excessive cleaning.
-Not complying fully with the departure checklist.
-Trespassing on neighboring properties.

Located on a quiet street in Alhambra. Newly renovated with all update furnitures & electrical appliances, brand new AC, full kitchen. Self check in. Only 1 block walk to Valley commercial st. many famous restaurants/bars shops etc. Safe residential neighborhood close to Pasadena & Rose bowl, 12mins to Downtown LA. 20 mins to Universal Studio 30 mins to Disney. 30 mins to LA Airport. We hire a professional cleaning team and over 300 5star G00GLE reviews. 4 blocks access to freeway.

NO SMOKING - Smoking in the unit will result in an odor removal fee of $500 to cover the cost of odor removal and/or steam cleaning.
NO TAMPERING OF SAFETY DEVICES - Our property is equipped with smoke detectors, indoor smoking detectors, and sound alarms. Indoor smoking detectors will detect all tobacco and marijuana use. Sound monitors will set off an alarm at high decibels, but it is not recorded to invade privacy. Any tampering or removal of such devices will result in a $500 fine.
PARKING - Please park at your own risk. Neither the homeowners nor the managing team shall be responsible for any loss or damage to any vehicle.
OVERLY STAINED TOWELS/LINENS - Please refrain from using white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately; if needed, do not mix with dark clothing. Fines for non-removable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.
NO ANIMALS - Having animals in the unit at any time may result in termination of your stay without a refund, as well as a minimum sanitation fee of $150.
NO BUSINESS EQUIPMENT OR FURNITURE ALLOWED - Guests are prohibited from bringing any additional equipment, furniture, or items for business use into the property without approval. Violation will result in a $1,000 fine and immediate removal from the property without a refund.
NO ILLEGAL ACTIVITY - If guests are discovered engaging in any illegal activity, they will be subject to a fine of $250 and immediate removal from the unit without a refund.
NO UNAUTHORIZED MAIL/PACKAGES - We do not allow anyone to receive mail or packages at our unit. If this rule is broken and you mail something to the property, we will not take any liability if your parcel has been lost or stolen.
PERMISSION TO ACCESS THE PROPERTY - The guest shall allow the property owner or any designated workers access to the unit for landscaping, routine maintenance, cleaning, repairs, and inspection of the property.
QUIET HOURS - To avoid disturbing the neighbors, we impose quiet hours from 10 PM to 8 AM every day, including holidays. Violation of this rule may result in removal from the unit without a refund, in addition to a minimum $100 fine.
PROFESSIONAL PHOTO/VIDEO SHOOTS ARE PROHIBITED - Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and/or private property surroundings, for any commercial use including but not limited to selling, advertising, marketing, and/or promotion of any product or business or use in any print, advertising, TV, film production, electronic, or other media, is unlawful and will be pursued to the full extent of the law.
ABANDONED BELONGINGS - Any belongings left behind in the unit after the guest checks out will be considered abandoned. If we have your belongings after your stay, the following charges will apply:
-$25 mailing fee separate from the cost of postage and storage fee.
-$25/day for storage fee.
RIGHT TO WITHHOLD GUEST'S SECURITY DEPOSIT - The management may withhold all or part of the deposit if the guest fails to follow the rules in this agreement, the property listing, or the property house manual. If the cost of damages, losses, or missing items exceeds the amount of the deposit, the management will bill the guest’s credit card for the difference and/or pursue legal action.
Causes for withholding deposit funds include, but are not limited to:
-Damage to premises or its contents.
-Missing or broken items.
-Required excessive cleaning.
-Not complying fully with the departure checklist.
-Trespassing on neighboring properties.

The space
The Leobeth Bobo Cottage is professionally designed with a cozy but yet modern BoHo look along with comfort in mind. The 2 beds come with comfortable memory foam mattresses along with quality pillows, linens and duvets. After each rental, our professional housekeeping team washes everything, cleans the entire house, sanitizes and replenishes all products for next rental guests. Attention to details and quality is our priority — over quantity!
Outside, enjoy seating at your front door and fully fenced in backyard, or take walk around the quiet neighborhood — just around the corner where you’ll find retailers, shops and restaurants including Target, Costco, Big Lots, Petsmart, LA Fitness, Kohl’s, etc.

Front outdoor seating area and entire interior of 2 bedroom front house is available to guests. Driveway is also s available to guests for up to 2 cars. Backyard is currently being remodeled but is available to guests intermittently, shared with rear unit tenant.
Other things to note
HD smart TV’s have Wi-fi with Free Netflix subscriptions logged in for guests, as well as some news channel apps. No local channels or cable service. Backyard of property is partially fenced off and can be used by house guests and dogs.
PETS: We allow a house-trained dog in our house, but guests must agree and pay a nightly pet fee to cover additional housekeeping costs we incur. Any dog seen on the property without a proper approval or pet fee payment to host will be subject to removal from the property with no refunds.

Nestled in Alhambra. Beautiful Peaceful guest house. It has 1 Bedroom, 1 bathroom, Kitchen, Dinning room, and living room with 65" TV with Roku Channels. There's a wall heater and and a wall air conditioner. We have a pool that our guests can use. The kitchen has all the basic necessities for a good cook meal. Our living room has a queen sofa bed and a love seat. There is a washer and a dryer downstairs on the back of the unit. It has all the necessaries for a feeling of Home away from Home. Only 9 miles away from Downtown LA. Near Pasadena, San Marino, 10-freeway, 710-freeway, and 60-freeway. 28 miles from LAX Airport. Nearby places to go eat walking distance and only a few minutes away. 12 miles away from La Convention Center and Staple Center. Near Cal State LA, Elac Collage And Pasadena City Collage.

LATE CHECK-OUTS - Please seek permission from the host during your stay. Unapproved late check-outs may be subject to a fee of $50 for each succeeding 30 min in the property, in compliance with our partnered cleaning company.
NO PARTIES/GATHERINGS - Violation of this rule may result in termination of your stay without a refund and a minimum $500 fine.
NO UNAPPROVED VISITORS - We do not allow any unapproved visitors during your stay. Violation of this rule will result in a $50 per visitor per day fee.
NO SMOKING - Smoking in the unit will result in an odor removal fee of $500 to cover the cost of odor removal and/or steam cleaning.
NO TAMPERING OF SAFETY DEVICES - Our property is equipped with smoke detectors, indoor smoking detectors, and sound alarms. Indoor smoking detectors will detect all tobacco and marijuana use. Sound monitors will set off an alarm at high decibels, but it is not recorded to invade privacy. Any tampering or removal of such devices will result in a $500 fine.
PARKING - Please park at your own risk. Neither the homeowners nor the managing team shall be responsible for any loss or damage to any vehicle.
OVERLY STAINED TOWELS/LINENS - Please refrain from using white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately; if needed, do not mix with dark clothing. Fines for non-removable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.
NO ANIMALS - Having animals in the unit at any time may result in termination of your stay without a refund, as well as a minimum sanitation fee of $150.
NO BUSINESS EQUIPMENT OR FURNITURE ALLOWED - Guests are prohibited from bringing any additional equipment, furniture, or items for business use into the property without approval. Violation will result in a $1,000 fine and immediate removal from the property without a refund.
NO ILLEGAL ACTIVITY - If guests are discovered engaging in any illegal activity, they will be subject to a fine of $250 and immediate removal from the unit without a refund.
NO UNAUTHORIZED MAIL/PACKAGES - We do not allow anyone to receive mail or packages at our unit. If this rule is broken and you mail something to the property, we will not take any liability if your parcel has been lost or stolen.
PERMISSION TO ACCESS THE PROPERTY - The guest shall allow the property owner or any designated workers access to the unit for landscaping, routine maintenance, cleaning, repairs, and inspection of the property.
QUIET HOURS - To avoid disturbing the neighbors, we impose quiet hours from 10 PM to 8 AM every day, including holidays. Violation of this rule may result in removal from the unit without a refund, in addition to a minimum $100 fine.
PROFESSIONAL PHOTO/VIDEO SHOOTS ARE PROHIBITED - Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and/or private property surroundings, for any commercial use including but not limited to selling, advertising, marketing, and/or promotion of any product or business or use in any print, advertising, TV, film production, electronic, or other media, is unlawful and will be pursued to the full extent of the law.
ABANDONED BELONGINGS - Any belongings left behind in the unit after the guest checks out will be considered abandoned. If we have your belongings after your stay, the following charges will apply:
-$25 mailing fee separate from the cost of postage and storage fee.
-$25/day for storage fee.
RIGHT TO WITHHOLD GUEST'S SECURITY DEPOSIT - The management may withhold all or part of the deposit if the guest fails to follow the rules in this agreement, the property listing, or the property house manual. If the cost of damages, losses, or missing items exceeds the amount of the deposit, the management will bill the guest’s credit card for the difference and/or pursue legal action.
Causes for withholding deposit funds include, but are not limited to:
-Damage to premises or its contents.
-Missing or broken items.
-Required excessive cleaning.
-Not complying fully with the departure checklist.
-Trespassing on neighboring properties.

The space
Bedrooms:
- One of seven private rooms in building one.
- Dedicated shared bathroom with one other private bedroom.
- Full size bed frame, mattress, (1) pillow, and duvet is included. Bed sheets, pillows case, and duvet cover is available upon request for additional charge. (throw pillows, and extra blanket not included and actual duvet and pillows will be different from marketing photos.)
- Full shelf and pole closets along with basement storage if needed.
- Full length mirror.
- Full dedicated workstation desk and chairs included in every room.
- Fast WiFi 400mbps+ provided to all guests for work-from-home professionals and streaming connoisseurs.
- Private keypad and keyed entrance for security while you're away.
- Note that bedding, towels, and toiletries are not provided.
Kitchen:
- Brand new stainless steel appliances, including two full-sized refrigerators, stove, oven, dishwasher, microwave.
- Basic dishware, pots and pans, and various cooking utensils are provided.
- Dishwashing soap, paper towels, trash bags, etc are included and will be replenished bi-weekly.
- Bar table and stools for eating.
- Located in the kitchen is also an in-unit washer and dryer, free of charge.

Parking:
- There are 4 spots on the lot between Building 1 and Building 2 on a reserved basis to those that have already booked (driveway entrance is tight and may not fit larger than normal cars).
- There is no guarantee for one of the four parking spots onsite if you are a new guest.
- Street parking is available for $5/night and can be conveniently purchased through the Alhambra city app or website.
