Whether you are in town visiting family, taking in all the wonderful things the Colorado Front Range has to offer, in town on business for a few days or few weeks, or just passing through on your way from Denver Airport to some of our beautiful mountain areas, I invite you to enjoy my clean, well equipped 1,500 sq ft two story townhome with a dedicated workspace and full sized washer and dryer. Please note that both bedrooms and full bathrooms are upstairs so my place is not ideal for those with mobility issues.
The kitchen is fully equipped with most everything you need for preparing anything from a cup of coffee to a snack to a holiday meal including a food processor, juicer, blender, drip coffee maker, Keurig and more.
The home has a fenced patio area with gas grill and table and chairs for outdoor dining. Use the attached 2 car garage to keep your car and yourself out of the elements as you come and go on your adventures.
I have a Pack-N-Play and a highchair available if you have little ones. Each of the two upstairs bedrooms is equipped with a queen-size bed, a TV (steaming only), bath robes and plenty of pillows. One of the bedrooms has an ensuite bath with dual sinks and a walk-in shower. The second bath is steps down the hall from the second bedroom and has a tub/shower combo. Both bathrooms have everything you need from towels and shampoo to blow dryers, makeup cloths and first aid kits. Don’t miss a beat at work if you need to stay connected.
There is a dedicated office upstairs equipped with a printer, and 2 monitors, a keyboard and a mouse all connected via a USB laptop docking station. Plug in and go!
Staying for a few days or spilled something on that shirt you just bought? You can pack lighter or take care of the stain using the full-size washer and dryer, iron and ironing board upstairs.
Travelling with fido? The house is dog (only) friendly for up to 2 of your furry family members. There is a nominal pet fee, but the home and neighborhood are dog friendly. There is an open space area to walk your pup mere steps away and there are plenty of sidewalks right out the front door with pet pickup stations throughout the neighborhood. There is a dog crate and blanket stored in the garage if you need it. Additionally, I can supply you with an extensive list of breweries and restaurants with dog friendly patios that are all just minutes away by car.
You will have access to the entire home except for a linen closet upstairs and a cabinet in the garage in which I keep supplies to make each guests stay enjoyable.

You will have this single-family home all to yourself. This is a great house if you are visiting family in the area, if you plan to visit multiple areas like Denver/Boulder/Golden, or if you are moving to town!

This house is also set-up for longer term stays with a washer/dryer and an office that is perfect for working remote. The house fits a couple with a furry dog friend or a small family. No cats, sorry.

We have a detached 2BR guest house on our property that is clean, private, and comfortable. Next to a neighborhood park if you want to walk or play.

This guest house is in our backyard, so you have your own space with privacy away from our main house and away from the road. Two comfortable bedrooms with queen beds, spacious full kitchen, clean bathroom, and a living room with a sleeper couch. Sleeper couch is comfortable sleeping and has a soft mattress topper, which further helps. Kitchen has coffee, teas, and everything you need to prepare meals. TV has roku with apps. Driveway parking space available. Windows and backyard have partial views of the mountains. Next door to a neighborhood park with charcoal grills, basketball court, and horseshoe pits. 10min to Tennyson Street, Denver 15min to downtown Denver 20min to Red Rocks park and amphitheater 25min to Boulder 1 hour to 1 hour and a half to most front range 14K mtn. trailheads 1 hour and 20min to Rocky Mtn. The detached guest house is yours. We have a locking key code system to secure this detached unit. Access to the guest house through a closed gate from our driveway and into the backyard. My wife and I live in the separate main house across the yard. We are certainly available if you need anything. Otherwise, you have your own house with total privacy.

Please leave the place as you found it. We take the time to prepare a clean and organized space for each group of guests when they arrive. We ask you show us the same high level of respect and leave our place in a clean and organized condition. Consider how you would like house guests to treat your own home. We like to consider this as more of a homey and charming experience than a hotel. The $200 "Deposit" is for damage, theft, or breakage. It would only be claimed after checkout for the reasons above. If common sense is used to treat our guest house with respect and leave it clean, we will not claim the deposit. We do not allow any smoking inside.

We are dog lovers and are pet friendly, provided they are well behaved and house trained. The fee for pets is $50. Maximum is two pets. The pets should be on the floor, not on the bed or couch. We expect the “leave no trace” principle to be respected when your pet stays at our guest house. The backyard is shared with us and we ask that you supervise your dog if playing in the yard. We have young kids who play in the yard, so we ask that your dog goes to the bathroom at the park neighboring our property (literally right next door). If you would like to bring a pet, please indicate to me what type of pet and how large.

Be respectful of the noise level coming out of your house, especially after 10PM.

We have two security cameras on the outside of our property: one is a ring doorbell outside our main house, the other is a backyard security camera.

This is a lower level unit! You will access the unit from the side of the house with an electronic keypad and will be sent the code on the day of check in. The kitchen is brand new- equipped with an oven, stove and full size fridge. The dining table can accommodate 6 people. The living room is spacious- a desk is provided, electric fire place and smart TV. There are two bedrooms- queen tempurpedic beds, small dressers and closet space available!

This is a residential neighborhood/suburb. The house has many fast food chains within a 5 minute drive. Grocery store, King Soopers, is also 10 minutes away.

To get to more trendy, established areas- head into Denver which is 15 minutes away or Boulder which is 25 minutes away. You can get to a front-range hike within 30 minutes. Hop on route 36 or Hwy 70 and be connected to all the major attractions Colorado has to offer. Train station to downtown Denver is 5 minutes away, uber/lyft are readily available.

I have a very detailed guest book with hike, dining and activity recommendations for Denver, Boulder and mountain towns. Day trips to the mountains can easily be done, with expected travel times between 1-2 hours, per way.

Other things to note
As mentioned, this is a lower level unit of a two unit duplex. You may hear the other tenants who live upstairs, but they are held to the same quiet hours of 10 pm-8 am and will not host events.

HEAT/AC IS CONTROLLED UPSTAIRS. The house will be kept 66-70 degrees, please let host know if you are uncomfortable. THE BASEMENT CAN GET COOLER WHEN THE A/C IS RUNNING! Important to understand this before booking. There is a space heater located in each bedroom closet in case you need it. The electric fireplace has temperature settings as well.

If staying for extended time, you can find cleaning supplies under the stairs in the kitchen. Detergent/dryer sheets are located in cabinet above washer/dryer.

A set of bedding for the couch can be found in the back bedroom closet.

Netflix is provided, but this a smart TV so feel free to log in to your own apps and be sure to log out prior to departure!

There is no outlet behind desk, but you can find extension cord behind TV stand.

Garbage is every Tuesday morning, please plan accordingly if staying extended periods of time. Recycling is every other week.

Across (walking distance) from Standley lake regional park that offers camping , paddle boarding and kayaking. Great location off NW Pkwy and 36, between Denver and Boulder. Older home-Not fancy high end, i.e no large granite kitchen, no formal dining etc. but fun to enjoy nature from patio with outside dining. It is a dog friendly home that accommodates 2 people nicely. 2 dedicated bedrooms-loft area for reading/extra bed.

Tri-level home-2 sets of 6 steps, plus steps to loft. Main level is kitchen, dining, living area w/tv. Upper level is master bedroom with full bath, attached office,and tv, Lower level is sitting room, attached sunroom w/access to 2nd bedroom, main tv and . Small .5 bath. Loft is open area reading/emergency bedroom.

Bedrooms (2 designated)--memory foam mattresses on all beds, master bed is medium firm with topper , and downstairs bed 1 soft mem foam. Waffle topper in closet, and 4 inch down duvet on bed that can be removed.

Pool--unheated, opens mid May-and closes in September... Outdoor dining, bar, and sitting area can be used most of the year. Note- due to coyotes from open space and uncovered pool, dogs cannot be left unsupervised in yard. Also, as home backs to open space, critters small and large ( including fox coyote hawks) are often found in/near yard-so this home may not be ideal for everyone.

Hot tub-open year round. Hot tub operates with bromine-which some are allergic to. Use at your own risk. Emergency shutoff onb top deck behind bar

Dogs-Dogs allowed (pls let us know), Dogs cannot be left unsupervised in yard due to coyotes from neighboring open space.

Hot tub maintenance is covered by the $49 Resort Fee. Additional charges may apply if hot tub water needs to be changed due to excessive soiling, hair dye or oils from personal care products. If you remember to shower prior to use and shock the tub after each use (as instructed in the guidebook), typically you will not incur additional cleaning fees for hot tub maintenance. Longer stays may require additional cleaning and / or change of water, depending on level of soiling. A full change of water (if required) is $100 due to the cost of water and additional maintenance time required.

Cleaning, linens and hot tub maintenance may be arranged more frequentliy for an additional fee (recommended). Please specify partial or full cleaning when requesting. Our cleaning and maintenance charges at the conclusion of your rental are hourly, and are based on the amount of time required to restore the property to the same condition it was in prior to rental. Weekly cleaning and hot tub / spa maintenance is required for rentals longer than 1 week.

Our fees for cleaning ($165), linens ($35) and hot tub maintenance ($49) are typically sufficient to restore the property after our minimum 4-night minimum stay.

* Additional cleaning fees may be assessed for excessive dirt/debris/disarray upon your check-out. Please be reasonable and remember other guests and your hosts will be living here, and whenever possible, try to leave things the way you found them. We appreciate your consideration.

And if you're a stellar human, you'll even rinse your dishes prior to putting them in the dishwasher, then run the dishwasher on your way out the door. Our housekeeper thanks you!

Due to insurance for guests being active for the times of the rental only (typically 4PM check-in and 10AM check-out), any late checkout will incur an additional nights' stay charge to ensure full insurance coverage throughout the rental.

A smart lock is used on the front door and you will be provided a unique code when the property is ready for check-in, typically around 4PM.

A representative will be onsite for check-in, to show you around and verify identity. A visual check of your ID to match to your account is fine, nothing from your ID will be recorded/captured.

* Please let us know when you are on your way and your estimated arrival time so we can meet you. If you need a late check-in, we can arrange a quick Zoom or Google Meet and you can show your ID that way to confirm identity, and then you can use the smart lock code when you arrive.

Generally stays of a week or less will not incur additional cleaning charges. A good rule of thumb is to plan to pay each week for a linens change and a partial or full cleaning, as well as to budget for a hot tub maintenance charge every couple of weeks. At the end of the rental, you will receive a request to adjust the pricing to cover any additional cleaning fees to fully restore the property.

If you request a mid-rental cleaning, we typically require a 4hr window for our cleaners to come refresh your linens and clean the home. We are happy to coordinate the cleaning time with you, and there's a good chance we can make that cleaning window shorter (it varies a bit by season and how much notice we provide the cleaners, as well as the level of soiling).

Please let us know your preferred time frame for cleanings as soon as possible, so we can make it happen as seamlessly as possible for you.

Our hot tub maintenance person will knock and introduce themselves before going to the back yard if you are home when they arrive.

Please contact the owner if you would like to specify a timeframe for your hot tub maintenance (ideally, we coordinate this for the same time/day as the cleaners).

* Please inquire prior to placing a booking request if you have questions regarding any billing policies or potential adjustments you may be responsible for covering.

Please keep the Hot Tub and grill covered when not in use.

Detailed Spa / Hot Tub instructions will be messaged to you with your door code, including pics of how to properly remove / store lid during use of spa.

Please shower before using the Hot Tub, to help keep the water fresh for all guests.

Please drop a capful of chlorine/shock oxidizer in the tub when you're done with it, and start the jets on low for one cycle - then cover the tub. Chlorine is in the drawer below the top step. That will help keep the water in optimum condition for your enjoyment.

If you are using the spa frequently, take notice of the water level. If it is below the level of the headrests / highest jet, you can always add a bit from the garden hose, but please make sure to turn it off when you're done and don't leave it unattended to prevent overflow. It won't take more than a couple of minutes to top it up an inch or two, which should be more than sufficient to get you through until the required weekly hot tub service.

The hot tub has a five person or 800 lb limit, whichever is greater.

Paper cups are provided above the sink in the kitchen. Please use these while in the hot tub and do not use the glasses.

Please remember to keep the Living Room Speaker system turned off when not in use.
- Turn it on using the power strip with switch labeled 'SPEAKER,' which is sitting on the subwoofer below the TV.

The Tube Amp for the speakers gets HOT, so don't keep anything too close to it. And please, no food or drinks on the road case / equipment rack under the TV.

A reminder that our cleaners charge by the hour and we pass all cleaning fees directly to them. The quoted cleaning fee is typically sufficient for 2 guests for 4 days.

Guest access:
2 basement rooms are inaccessible and remain locked, as well as the outdoor sheds and garage which are locked.

Otherwise, the entire home is yours to enjoy.

- "Beautiful, newly constructed townhome. Great place for 4-5 people. States sleeps 6, but if those are six adults, it may be uncomfortable for the people on the couch, but or 7 and 9 year olds didn’t complain. Well equipped kitchen and a lot of games, which my kids loved. My only real complaint is the loudness of the AC unit on the roof in the upstairs master. We had to turn it off completely at night. I’d still recommend this place with its proximity to Denver and Boulder. We had a great time!"

The guest suite is in the lower level of our home, but is completely private and has your own entrance and a keyless entry so you can come and go as you please! We do live in the upstairs unit and are respectful of our guests privacy. We are mindful to not be disruptive during your stay & do our best to mitigate as much noise as possible.

The lower level guest suite is yours and private for the duration of your stay. The private entrance is on the back part of our home and does require the ability to go down a set of stairs. The driveway area is a shared space for parking, however, you will have a designed parking spot that fits 1 car in the driveway.

Other things to note
We are a small family who live onsite in the upstairs unit and do our best to mitigate as much noise as we can, however, you may hear some minor noise (ie. light footsteps or muffled noise) when we are home.

We are not 420 smoking-friendly in the property, or outside to be courteous to our neighbors & future guests. Please enjoy a smoke off site. :)

The location is 15 minutes from Downtown Denver, RiNo, The Highlands and Olde Towne Arvada. Just over 20 minutes to Golden and Boulder and 9 minutes from the Westminster Promenade if you want to shop!

This space includes two bedrooms: one with a queen bed and the other has a full. Both of the bedrooms have large closets that can fit clothes for 2 people and have built in shelves. The main bedroom (queen bed) also features an office space with a desk where you can work peacefully.

The couch can also be folded down into a bed and this unit comfortably sleeps 4 people.

The bathroom has been newly renovated and features a shower and complimentary amenities: shampoo, conditioner, bodywash, makeup wipes and a container of random supplies you may have left at home!

The Kitchenette features a Fridge/freezer, microwave, Keurig (with free coffee K-Cups, creamer and sugar/sweetener) and hot/cold water dispenser. There are mugs and glasses for you to drink from and paper plates/plastic utensils for your use. There is a bin in the kitchenette for you to place the dirty cups/mugs.

In the living area there is a high top table with barstools, a couch that can fold into a bed if needed, living room furniture and a Smart TV that allows you to log into any of your subscriptions. Please be aware that the top unit is occupied and you may occasionally hear footsteps or some noise from upstairs. This home is in a residential area on a quiet street and being respectful to the neighbors is our most important rule. Parties that are excessively noisy will be shut down promptly, and possibly be threatened with civil prosecution. Please note that we have installed a ring camera cameras outside of the property for safety purposes. There is one near the front door that monitors the driveway. There are no cameras inside the property. Our cameras are motion-activated and are stored in the cloud for a month. There is also a noise detection device installed on the inside of the home. This device CANNOT record or hear anything that is said, its function is to alert us if noise above a certain decibel level is reached.

Please note that smoking of any kind is forbidden INSIDE and will result in a minimum fine of $1000. You are welcome to step onto the back patio and enjoy.

This room is on the main floor of our home close to the kitchen. Our family and, generally, other guests are reasonably quiet, but lot of traffic passes by during non-quiet times. If you need a quiet retreat, this may not be the best room!


Also, living in Colorado we are under no assumption that adults will not be using Marijuana. However, our home is smoke-free which includes 'smoke' of all kinds. You are welcome to use Marijuana while staying with us but it must be outside.

Forget your worries in this spacious and serene space with 4,000 square ft to get lost in. The main living room is almost 1,000 square feet with a indoor fireplace and a 55” TV. There is also a large dining room which connects to the living room through the patio and an hallway. Guests are able to access any part of the house except the downstairs bedroom and bathroom. The bathroom in the downstairs living room is available for use. The patio/deck has a fire pit with wood stacked next to it. Both are available. The kitchen is fully stocked and every appliance in the kitchen is free to enjoy. There is a downstairs living room that has a pool table and TV. There are two gaming consoles available, the Xbox and the Nintendo Switch.

During your stay
You will be living with my girlfriend and myself. We are quite, tidy and love enjoying outdoor adventures in the Colorado area. There also may be other guests. Please refrain from loud noises between the hours of 10:00 pm and 7:00 am during the week, hours change to 1:00 am and 8:00 am on the weekends

Your private bedroom is newly furnished with a comfy queen-sized bed, 55in sit/stand desk, ergonomic desk chair, closet, dresser, nightstand, lamps, blinds/drapes, and 40in mounted TV (with streaming capabilities). You will get access to your own private full bath (shower, toilet, sink). Plus, you will have access to an additional shared half bath downstairs.

A large shared living/dining room includes a comfy 3-piece sectional, coffee table, 55in TV (with Netflix, Peacock and Amazon Prime), and dining room table. Kitchen is also shared and comes fully stocked with silverware, kitchenware, cookware, and appliances.

Our home is perfect for those seeking a comfortable & convenient base from which to explore the best of Colorado.

Our home is surrounded by hiking trails, bike paths, Standley Lake, and more. The neighborhood is peaceful, safe, and family-friendly, with plenty of local shops, restaurants, and parks nearby.

The space
The private room is spacious and bright, with a comfortable queen-sized bed, plenty of storage space, and a desk and chair - perfect for working remotely. You'll have a private half bath downstairs, and a private full bath upstairs.

Your private room is located downstairs on the main level, near the front door, while the hosts' bedroom is upstairs, ensuring privacy for all. The living room and kitchen downstairs are shared with the hosts. Please note that the full bathroom is located upstairs, in which you will walk across the shared living room and up the stairs to access.

When you arrive, enter through the SIDE DOOR off the driveway and go directly down the stairs. Then turn right into a large open area with the coffee/tea bar. Your room will be off to the right with the number #2 on the door.

The other permanent resident, Michael, and I will usually be staying in the house at the same time as guests are. When gone, I will intermittently be reachable by phone.

We like to interact with guests if they want! Or we can give you space. Just let us know. I'm happy to have guests accompany me for a hike or other activity when I have the availability to do so.

There will be loud band practice in the basement most Thursday nights from 7 - 9 pm.

The rabbit’s name is Hop Potato, and he free-roams. I recommend keeping your door closed as he will chew paper/cardboard/books, leather, and plastic/foam. Leave these items out at your own risk!
